Previously mentioned how I believed that<br />

the recent changes to laws around tax<br />

and capital gains was impacting the rental<br />

market in New Zealand and over the past<br />

few weeks I have noticed a real decline in<br />

advertised properties.<br />

When I combine this with what my team are<br />

telling me about the number of enquiries<br />

they are receiving for advertised rentals<br />

and the amount of very disappointed<br />

tenants who are missing out, I do think that<br />

we are heading for a shortage of rentals<br />

right here in Canterbury.<br />

Today when I look on TradeMe I note that<br />

the numbers are sitting at (aside from postearthquake)<br />

an all-time low in most of the<br />

Canterbury districts. This is certainly the<br />

case for the 15 years I have been working<br />

in the industry. Here are the numbers for<br />

you: Christchurch – 857, Waimakariri – 19,<br />

Hurunui – 8 (includes Hanmer Springs),<br />

Banks Peninsula – 8 and Selwyn – 71.<br />

If you break it down into suburbs, there are<br />

definitely some pockets where there are<br />

still a reasonably high number of properties<br />

available, in particular the city centre where<br />

there are a lot of apartments popping<br />

up. However, if you don’t fancy inner city<br />

apartment living or living in the Selwyn<br />

area, and are looking to rent, then your<br />

choices are very slim.<br />

The Government’s dream does seem to<br />

be that all New Zealanders will have the<br />

opportunity to own their own home, and<br />

while this would of course be fantastic what<br />

we need to remember is that not all can,<br />

or indeed want to own their own homes. I<br />

read recently where it said that over 33% of<br />

New Zealanders will never own their own<br />

home, through choice or financial ability.<br />

Private landlords in New Zealand provide<br />

homes to Kiwis, and regardless of the bad<br />

press they often get, it is important to<br />

remember that we will always need houses<br />

for those who wish to rent.<br />
