Where to Invest<br />

Each island in the <strong>Turks</strong> & <strong>Caicos</strong> has an individual<br />

charm, appealing to those who want the comfort and<br />

convenience of a more cosmopolitan setting, to others<br />

who envision their island getaway as remote and pristine.<br />

All share the bountiful sunny days, turquoise seascapes<br />

and cooling tradewinds that make living in the <strong>Islands</strong> so<br />

enjoyable.<br />

Providenciales is by far the most developed of the<br />

<strong>Islands</strong> and, as such, has been the focus of most real estate<br />

activity. Available is a wide variety of property, including<br />

residential villas and homes, resort condominiums, townhomes,<br />

apartments, commercial businesses and vacant<br />

land.<br />

Providenciales can be loosely divided into various<br />

“neighborhoods.” Leeward is a community on the<br />

northeast tip bordered by the Leeward-Going-Through<br />

Channel connecting the north and south sides of<br />

Providenciales. Leeward property includes a mix of villas,<br />

homes, condominiums and waterfront estates in such<br />

developments as Blue Cay <strong>Estate</strong>s, Blue Haven Resort &<br />

Marina, Provo Golf Course, Emerald <strong>Estate</strong> and Atrium<br />

Resort.<br />

Grace Bay, often termed the “Gold Coast,” boasts<br />

what international travel magazine surveys consistently<br />

rate among the world’s best beaches. It is home to the<br />

majority of the resort hotels and condominiums. While<br />

the first decade of the millennium saw a boom in construction<br />

of beachfront condominiums here, with a tremendous<br />

pre-sales and after-sales market, development is evolving<br />

with the addition of “back from the beach” properties,<br />

retail/office plazas, new restaurants and casinos.<br />

With completion of The Shore Club on Long Bay<br />

luxury condo and villa resort community, development<br />

has sky-rocketed in the area, anchored by the new South<br />

Bank project and the most costly beachfront villas on the<br />

island. Located on Provo’s southeast shore, the residential<br />

subdivision of Long Bay Hills offers some of the most<br />

affordable prices and among the best southern island<br />

views.<br />

Located between Grace Bay and Turtle Cove, The<br />

Bight is home to the sprawling Beaches <strong>Turks</strong> & <strong>Caicos</strong><br />

Resort & Spa and other beachfront hotels. Several condominium<br />

developments line the beautiful beach that is an<br />

extension of Grace Bay, including Wymara Resort <strong>Turks</strong><br />

+ <strong>Caicos</strong>, West Bay Club and Windsong.<br />

Turtle Cove was the site of Provo’s first hotel and<br />

many of its first homes. The beach is prime, with excellent<br />

snorkeling, and the area boasts close proximity to<br />

restaurants, watersports and Turtle Cove Marina. Luxury<br />

beachfront villa and condominium and townhome projects<br />

are now here, including The Dunes and The Enclave<br />

luxury villas, the Yacht Club, La Vista Azul, Queen Angel<br />

and Seaflowers.<br />

Located in the center of Provo’s south shore,<br />

Discovery Bay is the entrance to a 2.5 mile, man-made<br />

canal system. This peaceful residential area offers access<br />

to the ocean at a reasonable price.<br />

Turtle Tail is a 3.5 mile peninsula on the south-central<br />

shore, bounded on the north by Juba Salina and on<br />

the south by the open sea. Turtle Tail provides dramatic<br />

views of the <strong>Caicos</strong> Banks and Five Cays, small coves with<br />

private beaches and fabulous hilltop properties.<br />

Located on Provo’s southwest shore, Cooper Jack is<br />

quite popular due to the prevailing breezes, privacy and<br />

magnificent sunsets. Waterfront is primarily ironshore,<br />

with some sandy swimming areas.<br />

The highest point on Provo, the exclusive Blue<br />

Mountain settlement, comprises an elevated area between<br />

Turtle Cove and Thompson Cove. Nearby Thompson<br />

Cove is a 130-acre planned community — quiet, secluded<br />

and entirely composed of fine homes and estates. There<br />

is dock space within a private, protected canal and beach<br />

access.<br />

On the southwest tip of Provo, a long peninsula separates<br />

Chalk Sound, a shallow inland waterway, and the<br />

Atlantic Ocean. The ocean side at Sapodilla Bay, Taylor<br />

Bay and Silly Creek offers unparalleled sunsets, while<br />

Chalk Sound displays incandescent blue waters dotted<br />

with hundreds of tiny cays. The area is strictly residential<br />

and boasts the upscale developments of Harbour Gates,<br />

Ocean Point, Sunset Bay and Silly Creek <strong>Estate</strong>s. Homes<br />

tend to be luxury estates. Homes and lots are also being<br />

sold to the southwest.<br />

The far northwest tip of Providenciales is currently<br />

home to the North West Point Resort and the exclusive<br />

Amanyara. As well, the area is beginning to evolve from<br />

homesites along Millennium Highway to beachfront land<br />

sales along the north shore.<br />

There is a variety of commercial properties for sale,<br />

including existing businesses and revenue properties. They<br />

are scattered across the island, with prime sites including<br />

along Leeward Highway, in Grace Bay and within the<br />

Industrial Park.<br />

Spread out like jewels connecting Providenciales and<br />

North <strong>Caicos</strong> are the <strong>Caicos</strong> Cays—Pine Cay, Dellis Cay,<br />

and Parrot Cay. Pine Cay boasts private homes that were<br />

among the country’s first, some are now on the resale market,<br />

along with a select number of lots. Parrot Cay is a<br />

getaway for the rich and famous, and the multi-million<br />

dollar villas in this island paradise exude sophisticated<br />

simplicity.<br />

While Providenciales is all about tourism and development,<br />

the country’s other islands reflect the fascinating<br />

history that shaped them. The <strong>Turks</strong> <strong>Islands</strong>—Grand<br />

Turk and Salt Cay—have a heritage dating back to the<br />

salt trade and its Bermudian influence is strongly felt. The<br />
