School District to receive 19 acres of land from MH Developers LLC/Resmark to grow MHHS<br />

Mountain House – The Lammersville<br />

Unified School District announced at<br />

their September 21, 2022 board meeting<br />

that the district is set to receive an<br />

additional 19 acres of land on which<br />

they will be able to expand Mountain<br />

House High School.<br />

“We were able to work out an arrangement<br />

with Resmark/Mountain<br />

House Developers, LLC (acting on<br />

behalf of land owner, CalPERS),<br />

whereby 19 additional acres will<br />

become part of the campus,” reported<br />

LUSD Superintendent Dr. Kirk<br />

Nicholas. He went on to state that<br />

an agreement was made the previous<br />

Friday, with parties scheduled to<br />

come together to finalize the deal with<br />

signatures at the end of September.<br />

The near term plan is to use about six<br />

of those acres for additional fields.<br />

He said for sports like Lacrosse, field<br />

hockey, and more, adding that the<br />

current field is not enough.<br />

“We’ve been scrambling for space”. Big picture, “we’re proud<br />

of the outcome,” he said with a warm smile. “We have 45<br />

acres now and we will have 64 acres.”<br />

The rectangular 19 acre plot Plan sits at the corner of Central<br />

Parkway and Grant Line Rd, two blocks from the south edge<br />

of the high school campus.<br />

Tremendous crowd turns out to Central Community Park for day long celebration<br />

India celebrated its 75 years of Independence<br />

Day on August 15, 2022. Dubbed<br />

as “Azadi Ka Amrit Mahotsav", it was<br />

celebrated with great fervor by the Indian<br />

diaspora across the planet. Right from<br />

the “Har Ghar Tirangaa” initiative in<br />

India to festive celebrations in various<br />

parts around the globe, people came<br />

together to mark the historic occasion.<br />

Park of Mountain House on Sunday<br />

August 14, 2022. This community that<br />

hundreds of Indian expatriates call home<br />

came together to hail India's 75th independence<br />

anniversary. Local community<br />

What a great way to wrap the season! A big change in the weather<br />

from previous monthly concert events at the 2022 Mountain House<br />

Music In The Park series welcomed arguably the largest crowd at<br />

this, the final show of the season Saturday, September 17, 2022. The<br />

three hour show featured the dynamic and polished sounds of Stealin’<br />

Chicago, aka Aja Vu. Predominantly a tribute to the vast catalog of<br />

music by the band, Chicago, this talented outfit nailed it! In addition<br />

to playing many of the Chicago hits, they not only delved deeper<br />

into earlier album tracks, but also showcased some great renditions<br />

of numerous Steely Dan songs.<br />

The Mountain House Music In The Park series is produced by the MH Community Services District<br />

(MHCSD) as a Public Recreation service to the community - one of the 18 services the district provides, as orchestrated<br />

by coordinator, Angel Lamb. Folks turned out for this one by the droves, with canopies set up all the way back across<br />

the baseball diamond.<br />

The concert series this year has endured some extreme heat at several of the monthly events. Last night was a bit of a<br />

reversal of that trend. With a storm on the way later in the night, the crowd got a taste of “Mountain House Winds”,<br />

especially early in the five to six o’clock hour. After the sun set, the winds died down and by the band’s second set, the<br />

party was on!<br />

Music fans of all ages were dancing in front of the stage and at their stations, many of them singing along, as the band<br />

moved seamlessly through a strong set list. Steely Dan hits included precision renditions of songs like: Reelin’ in The<br />

Years, Black Cow, and Do It Again. The Chicago songbook was vast. Big hits on the evening included Saturday In<br />

The Park, Hard to Say I’m Sorry, and their closing<br />

number, a raucous 25 or 6 to 4 featuring guitarist<br />

Ronnie Jamison channeling the great Terry Kath<br />

and, of course, a superb horn section. Lead singers,<br />

Andy Morales and Frank Rios, paid great respect to<br />

both bands with spot-on vocals.<br />

Community groups were out in force, along with<br />

several vendors and candidates for the upcoming<br />

local elections. The Rotary Club of MH offered up<br />

beer and wine, and New York Life was providing<br />

ID cards for kids.<br />

“This was such a great event,” stated an enthusiastic<br />

Hazel Maglasang, owner of the locally-based En<br />

Pointe Dance Studio. Seems all present would agree.<br />

A fun way to close the season!

One Incumbent & Five Challengers for Two Seats on MHCSD Board<br />

The upcoming November 8 general election includes the question of who will fill two of five seats on the MHCSD Board of Directors for the next term<br />

The upcoming Mid-Term election is fast approaching. Election Day 2022 is slated for<br />

November 8 - traditionally the second Tuesday of November. In California, however,<br />

voters will be able to do their civic duty at their own convenience. Every registered<br />

voter in the state will receive a ballot in the mail. Said ballots may be completed and<br />

mailed in, or taken to a nearby voting station, or even dropped off in a certified box<br />

to be counted.<br />

On the local level, there are two big races in Mountain House on which voters will decide. The Community<br />

Services District Board of Directors (MHCSD) has two of its five seats on the ticket. The Lammersville<br />

Unified School District Board of Trustees (LUSD) has two of its five seats open for a regular four-year term,<br />

as well as a third “Short Term” seat for a two year term. The oddity of the Short Term seat occurs as a result<br />

two board members leaving their positions in the midst of their terms, as they each had cause to move out of<br />

the area. Appointed replacements must now be elected; two for four years; and the other for a two year term.<br />

For the MH Community Services District Board, current MHCSD Board President, Manuel Moreno is up for<br />

re-election, and the seat currently occupied by Director Brian Lucid is coming available. Mr. Lucid declined<br />

to file papers to pursue re-election, citing personal reasons.<br />

There are five registered challengers for the Mountain House Community Services District Board of Directors<br />

to go against President Moreno and/or the seat left open by the departure of Director Lucid. MH Matters<br />

requested that all candidates submit a brief statement to assist residents in understanding their options<br />

Since relocating to Mountain House in 2019, I have done my best to<br />

engage in community building with the intent of uniting the many<br />

diverse cultures of our small town.<br />

I run two businesses: Mountain House Events LLC; and MattDisko.<br />

com Handyman. Mountain House Events LLC provides a variety<br />

of event production services and sponsorships for local non-profits<br />

and school organizations, and MattDisko.com offers handyman and<br />

home improvement services.<br />

During the pandemic of 2020, I offered a free Socially Distanced DJ<br />

service to boost spirits in a very trying time, providing free 30-minute<br />

hyper-local pop-up parties for birthdays, graduations, and holidays when events were scarce.<br />

In the fall of 2020, I organized a 5-day community-wide cleanup focusing on each village per day with<br />

the goal of gathering volunteers to help beautify our town.<br />

In 2021, I organized several post-pandemic events over the summer including free Cinco De Mayo,<br />

Memorial Day, and Labor Day events, then co-produced the 4th of July Independence Festival for over<br />

2,500 residents at Central Park.<br />

In Q4, I focused on crowdfunding over $10,000 to build MH's first dog park. With the help of hundreds of<br />

donors and volunteers, Sydney’s Dog Park opened next to Central Park's Tennis Courts in April of this year.<br />

“Sydney” was the 18-month-old pet of a local Indian family whose dog fell victim to a rare genetic cancer<br />

and was an honored legacy at the park.<br />

In 2022, I hosted a Movie in the Park series featuring both American and Indian classic movies in July<br />

and August. This October, I’m hosting a city-wide block party on Halloween night in Bethany Village,<br />

offering free food for the first 100 guests.<br />

My business, Mountain House Events, has been a huge supporter of non-profit organizations, LUSD campuses,<br />

and cultural events, often providing event and music services at a discount or as a donation-in-kind.<br />

My MH Events contract with the MHCSD provided event production and management services to scale<br />

out events, including Music in the Park and other civic festivals since 2021.<br />

My passion is to improve the living experience of all residents in 95391, regardless of race or religion,<br />

and to be the positive change needed in our ever-growing town.<br />

I am currently running for an open seat on the MHCSD Board of Directors this coming election, November<br />

8th, 2022. As a board member, I will help secure another provider for sound and production assistance for<br />

the Music In The Park events and any other similar events that might be construed as a potential conflict.<br />

to Master Plan visions, assisting with the development of strategic<br />

planning, listening to, and respecting the views, directions, and<br />

voices of the community.<br />

I volunteer my personal time serving my community with efforts that effect the growth and development<br />

I have Co-Chaired the Mountain House Youth Action Committee (YAC) Program and was an instrumental<br />

part in organizing the Black Lives Matter Community Unity Walk in 2020, as well as helping the youth<br />

of Mountain House to invite Wanda Johnson, mother of the late Oscar Grant (from the movie Fruitvale<br />

Station), to speak at their youth rally.<br />

I serve as a Board Member of the Cambridge Place Home Owners Association and as a chartering Board<br />

Member of the National Coalition of 100 Black Women - Central Valley Chapter as the Mentoring and<br />

Education Director.<br />

I am a successful business owner for 32 years of the Rare Touch #2 Salon in Fremont California.<br />

I am a native Californian and bought my home in beautiful Mountain House in 2005, and a very proud<br />

mother of 3: Brandee, Louis, and Ray and a Grandmother of 4: Tavio, Carter, Alonso and Somaya Rose.<br />

I am honored to be running for Board Member of the Mountain House<br />

Community Services District Board of Directors (MHCSD). I am<br />

excited to serve the Mountain House community as a leader who<br />

will address community goals and establish a strong positive impact.<br />

As a Board Member, my primary goals would be to closely work<br />

with the board and the community to increase economic growth,<br />

promote small businesses, organize welfare programs for senior and<br />

disabled citizens, bring-in ambulance services, promote public safety,<br />

and expand youth involvement/programs. I have over a decade of<br />

experience, I am a motivated and dedicated leader who has shaped<br />

local communities through consistent and proven action.<br />

I am the President, Board Member of a non-profit organization for the Mountain House and Tracy area.<br />

Under my leadership, we lead multiple programs for youth, outreach, food drive, donation drive for fire<br />

affected areas of Napa, Sonoma and Paradise.<br />

When the pandemic hit us, I was involved in donating 10k protective facemasks to hospital, organizing<br />

COVID vaccination drive, COVID testing drive, wellness health clinics which was a huge success with<br />

thousands of people getting tested and vaccinated from across central valley, stockton, bay area and<br />

other areas.<br />

I am a Software Professional and have been living in Mountain House since 2007. I am a proud father<br />

of two kids: Samah and Ali. My daughter, Samah, graduated from Mountain House High in 2021 and is<br />

currently studying at San Jose State. My son, Ali, born and raised in Mountain House and is a freshman<br />

at MHHS. I’m also excited to welcome our newest addition to the family: our baby kitten, Milo.<br />

With my proven records I sincerely believe my passion, countless years of experience, and strong commitment<br />

to the Mountain House community make me a compelling candidate to serve on the Mountain<br />

House Community Services District Board of Directors.<br />

Hi, I am Umar Sear.<br />

I am a tech executive, currently serving as a Vice President of Product<br />

management for a software compan. Previous to that I was a<br />

Senior Director at TATA communication, and a Principal engineer<br />

at Cisco Systems.<br />

I have been an active participating community member of Mountain<br />

House since 2011. I served on the MHCSD incorporation committee<br />

in 2015 that recommended incorporation of Mountain House<br />

as a city, and I was elected as the member of the Wicklund school<br />

site council in 2014.<br />

I have started many community programs and projects. Here are some of the key ones:<br />

• Local Boy Scouts troop and den<br />

• Junior Soccer League<br />

• Summer Basketball training camp<br />

• Youth mentoring and Internship Program<br />

• Robotics and microelectronics classes for youth<br />

• Negotiated group solar purchase for more than 100 Mountain House residents<br />

• Neighborhood camera installs<br />

• Knowledge sharing blogs<br />

• LinkedIn group for Mountain House Professionals of Bay Area<br />

I am primarily running to improve our town for the growing population of youths in our community, to<br />

have more activities for them, and use my extended Bay Area connections to create opportunities for<br />

our youth and young adults.<br />

I was appointed to the MHCSD Board of Directors in August 2016<br />

and elected to a full term in November 2018. During my time on<br />

the Board, I have served two years as President and two years as<br />

Vice President. I currently Chair the MHCSD Transportation Committee.<br />

I am a pragmatic thinker who is not afraid to make difficult<br />

decisions. I am focused on the future of Mountain House and the<br />

issues impacting our community. If elected to a second term, I will<br />

continue to focus on Incorporation, Transportation, Public Safety,<br />

and Water resources.<br />

My 22 years of experience in the commercial real estate industry are<br />

an asset for our community. I have governance and leadership experience through my involvement with<br />

the MHCSD Board of Directors and the Building Owners and Managers Association (BOMA). I have<br />

held leadership positions with BOMA on the local, state, regional, and international levels. I currently<br />

serve as the Vice Chair of BOMA International.<br />

I am calm under pressure, trustworthy and honest. As a resident of Mountain House for over 16 years,<br />

I will continue to work tirelessly to make our community the finest in the Central Valley. My wife and<br />

I have raised our children in Mountain House and want to continue to focus on its safe, nurturing, family-oriented<br />

Public service is my passion and my calling. I find myself thinking<br />

about various initiatives that can potentially improve the quality of<br />

life of my community. Since moving to Mountain House, I have been<br />

actively volunteering in various activities, be it organizing sports<br />

tournaments, providing platform to exhibit performances or working<br />

on neighborhood issues by bringing vital issues to the attention of<br />

concerned authorities while consistently following up on them.<br />

I was volunteering in various large organizations in the Bay Area<br />

for the past 19 years, these organizations expanding their services<br />

to Mountain House area. Using these connections I would help our<br />

community to get prioritized opportunities. I am helping various local organizations, individuals and<br />

businesses connect to the right resources.<br />

As part of my continued commitment to serve our community, I will support Public safety, Education,<br />

Sports & recreation.<br />

Public Safety<br />

Public safety is critical for every resident irrespective of any community. No person can ever be safe<br />

enough and the bar of safety always keeps going higher with time. I would like to put Public Safety<br />

as one of my top priorities. I will work with authorities for enforcing traffic rules and initiating new<br />

measures in road safety. I will also work actively with county officials in the matter of weed abatement<br />

in the land surrounding Mountain House.<br />

Education<br />

Mountain House is evolving into a standard bearer for excellence in schools which is one of the reasons<br />

why families are gravitating to our community. As we are in the proximity of the most technologically<br />

advanced region in the world, I will invite technology leaders as guest speakers to share their experiences<br />

with our kids to motivate them and guide them to be the best they can be. I will ensure that MHCSD<br />

collaborates with LUSD in maximizing usage of our existing resources. I will also help in starting open<br />

source projects for MHCSD and involve High School students with internships.<br />

Sports & Recreation<br />

Sports and physical activity is an integral and essential part of life be it during childhood or adulthood. I<br />

have already spawned the Mountain House Sports and Recreation Club which will help foster sporting<br />

activities for our community. I intend to propose and quickly implement a multipurpose indoor sports<br />

and recreation facility that will serve all members of our community including senior citizens. This will<br />

help in generating revenue as well as providing employment.<br />

The Lammersville Unified School District Board of Trustees race is slightly more<br />

complicated. Current Board President, Colin Clements, is up for re-election. Appointed<br />

incumbent Trustee, Vanitha Daniel, is also up for a four year seat, while<br />

fellow appointed incumbent, Lisa Boulais, must run for a two-year term - at the<br />

end of which the seat will then revert to every four years for her, or whomever<br />

occupies the seat should one of her challengers defeat her come November.<br />

The race, then, is divided into two parts. The two four year chairs, currently occupied by Clements and Daniel,<br />

are one part of the race. There is one registered challenger taking the two of them on. That is long time resident<br />

Arjun Juturu. That makes three candidates vying for two seats.<br />

The other part of the race is the seat occupied by appointed incumbent, Lisa Boulais. She, however, has two<br />

challengers facing off with her, including Dr. Jasjeet Kaur and Mr. Harmeet Gill.<br />

Colin Clements<br />

Incumbent<br />

I grew up in Southeast Kansas, so when my wife, Ginny, and I<br />

moved our family to the Lammersville community in 2004 it felt<br />

like coming home! We love it here so much that for years after I lost<br />

my job during the downturn I commuted to work in North Highlands<br />

so that my children could continue to go to school here.<br />

I am a CPA with over 25 years of experience in real estate development<br />

and construction, including planning, financing, and building<br />

schools. Two instances showed the value of this experience to<br />

the District. I learned of a recurring natural gas leak at Wicklund<br />

Elementary that had not been resolved for about six months. I leveraged<br />

my contacts at the Division of the State Architect to ensure that the issue was quickly resolved.<br />

I later learned that the District had failed to timely file for matching funds on Bethany Elementary and,<br />

further, had only appealed for about half of the $8 million that the District actually qualified for. I met<br />

with members of the State Allocation Board to campaign for the District, and am proud that the District<br />

did receive the full $8 million!<br />

I believe that a candidate should show that they are willing to serve before they ask the community to elect<br />

them. I volunteered for MH Flag Football and was the Treasurer for MH Little League. I also served on<br />

the boards of WSF, BSF, QSF, MHHS Visual and Performing Arts Boosters, and MHHS Athletic Boosters.<br />

My experience, history of service, and value to the district has been recognized and I am honored by<br />

endorsements from a growing list of teachers, staff, and community members. I am proud to be the ONLY<br />

candidate endorsed by the North Valley Labor Federation, which represents over 45 different unions/<br />

chapters and tens of thousands of workers in San Joaquin County!<br />

For the past eight years, it has been my honor to serve the community as a School Board Trustee. While<br />

an individual Trustee cannot take credit for the accomplishments of the District, I am very proud of its<br />

successes, including but not limited to:<br />

• Highest performing school district in San Joaquin County<br />

• Surpassed Livermore public schools and closed the gap with Dublin and Pleasanton public schools<br />

• Our Early College Pathway program, wherein students graduate with college credits up to an AS or AA<br />

degree, won the California School Board Association (CSBA) award (2017) and the National School<br />

Hello everyone, my name is Vanitha Daniel and I am excited to<br />

announce my candidacy as an Incumbent in the General Elections<br />

on November 8th, 2022 for the Lammersville Joint Unified School<br />

District ( LUSD) Board of Trustees!!<br />

As a mother of two LUSD children and an educator, I firmly believe<br />

that a comprehensive and quality-oriented education will help us<br />

build a better tomorrow for our community.<br />

Early in my life, I discovered a passion for education which led me to<br />

tutor students full-time, teaching hundreds of our community’s kids.<br />

While teaching, I began to understand the issues our students and parents face today. That encouraged me<br />

to become a substitute teacher at LUSD. Wanting to make a larger impact on our school and education<br />

systems led me to become a school board member.<br />

Over the last 2 years, I have served you all as one of the Trustees of Lammersville Joint Unified School<br />

District and it has been a privilege and absolute honor. I am proud of the dedication shown by our<br />

teachers, administrators, classified personnel, and students. As a trustee, I have served on the District<br />

English Learners Advisory Committee and Education committee for 2021 and currently serve in the<br />

Policy, Education and Wellness Committees for 2022. My experiences on the board have helped me<br />

understand the process of taking an issue, identifying the crux, and working with the board and superintendent<br />

to find a resolution.<br />

Currently, we have good momentum within the board and are working together with our students and<br />

staff in mind. With the increasing demand and need for students to be assigned to their home school, I<br />

am happy to share that we recently had the groundbreaking for our new school - Evelyn Costa at College<br />

Park and is scheduled to be ready soon. This will enable students to be assigned to their home schools<br />

and minimize the overflow to neighboring schools. We will also have our very first Cricket ground built<br />

at Evelyn Costa for our students.<br />

Lisa Boulais<br />

Appointed Incumbent<br />

In May of 2021, I was appointed to the Lammersville Unified School<br />

district as a governing board trustee. I am running in the November<br />

election to retain this seat. As a school board trustee, I am committed<br />

to making sound decisions that will ensure educational excellence,<br />

equity amongst students, and fiscal responsibility for the district.<br />

I have enjoyed these past 17 months on the school board and look<br />

forward to continuing the work that I have started. In addition to<br />

visiting school sites and attending school functions throughout the<br />

district, I have been pursuing educational opportunities to ensure<br />

that I am a well-informed trustee. I have completed courses in<br />

school board governance that include setting direction, policy and judicial review, school finance, and<br />

human resources.<br />

I have lived in Mountain House for 18 years. I have three children who have attended both Wicklund<br />

Elementary School and Mountain House High School. I have been an active parent volunteer since<br />

the day my oldest daughter was in Kindergarten. For several years, I served as a board member for<br />

Wicklund’s Parent/Teacher Organization. In this role, I organized countless fundraisers and served as<br />

the annual auction coordinator. In addition, I was a member of Wicklund’s School Site Council as well<br />

as the LUSD Facilities Committee. The most rewarding volunteer work, however, has been working<br />

directly with students. In addition to helping with school plays and summer camps, I have coached<br />

Science Olympiad at the Elementary, Middle, and High School levels. And, I coached Speech & Debate<br />

for Mountain House High School.<br />

In my professional career, I am a Registered Nurse with 20 years of clinical experience. I have a Master’s<br />

Degree in Trauma & Critical Care Nursing. Over the course of my career, I have taken care of all types<br />

of patients from the very old to the very young. My clinical experience ranges from acute inpatient care<br />

to Emergency, trauma, Lifeflight and critical care transport. I have also participated in humanitarian<br />

missions in China & Mongolia, working with health care practitioners to care for critically ill patients.<br />

I am a military veteran with 15 years of service in the Army. Upon graduating from college, I was<br />

commissioned as a 2nd Lieutenant and began my career as an Army Nurse. I had the honor of caring for<br />

sick and injured service members, retirees, and their families both stateside and overseas. My military<br />

experience includes formal training in leadership development and personnel management. I perfected<br />

these skills in my roles as Executive Officer and Program Manager. After 15 years, and attaining the<br />

rank of Major, I resigned my commission to pursue other opportunities.<br />

In my free time, I enjoy spending time with family, traveling, volunteering, eating at new restaurants,<br />

cooking, and attending drama productions.<br />

I look forward to continuing my role as Governing Board Trustee for the Lammersville Unified School<br />

I’m running for the LUSD school board for the two year position. I<br />

have been a resident of MH for the past seven years. I live here with<br />

my husband who is a dentist as well as a US Army Lt Col. We have<br />

two beautiful children who were born here, a four year old daughter,<br />

and a six month old son. We look forward to them being a part of<br />

this wonderful community and thriving in our schools.<br />

As for myself, I am a Board Certified Adult and Child & Adolescent<br />

Psychiatrist. My work experience is extremely diverse as I have<br />

worked in both inpatient and outpatient settings with patients who<br />

actively served in the military, veterans, and children and adolescents of all ages . I have extensive experience<br />

working with traumatized adults and children and specialize in treating a variety of mental health<br />

issues such as post traumatic stress disorder (PTSD), substance abuse issues, depression, and anxiety.<br />

My past academic affiliations include being an Assistant Professor of Psychiatry at the Albert Einstein<br />

University, School of Medicine in New York.<br />

With my given qualifications, I believe I can translate my knowledge into creating an environment where<br />

students of all academic needs have access to quality education and mental health services, teachers<br />

are given proper training, compensation, and respect, and the overall atmosphere is safe and secure for<br />

students, educators, and administration.<br />

The Mission of the District is to Provide Responsive Service to our<br />

MAINTAINING YOUR FRONT YARD TREES<br />

As a friendly reminder, trees located in your front yards and especially<br />

in the District Right-of-Way, are due for maintenance. As many of<br />

you might already know, these trees are the responsibility of the<br />

homeowner to maintain. Unfortunately, many of these trees are in<br />

a state of deferred maintenance. In the past, MHCSD Staff published<br />

a series of articles that covered requirements and other helpful<br />

guidelines to educate our residents. Our goal was to encourage<br />

residents to become more active in maintaining their trees in the<br />

correct manner. Residents were also directed to the Mountain House<br />

Residential Design Guideline Manual (Appendix F), which provides<br />

the requirements that each resident must follow. This document<br />

can be found on the Mountain House website in addition to the<br />

Mountain House CC&Rs and Ordinances. These clear guidelines<br />

are available to assure that correct and consistent maintenance<br />

practices are established for trees growing in front yards and the<br />

District right of way.<br />

Here is a brief example: Appendix F section of the Mountain House<br />

Residential Design Guideline Manual<br />

• Those trees that have overextended, dead and unsightly branches<br />

shall be pruned and trimmed. Damage from wind, etc., shall be<br />

repaired.<br />

• All trees shall be pruned and trimmed only as necessary to maintain<br />

their natural form. Trees shall not be topped, “hat-racked”,<br />

“lollypopped”, sheared, or pruned in any manner which alters the<br />

natural growth habit of the tree.<br />

• Trees shall be pruned to maintain a central leader and to remove<br />

branches that form narrow crotches. Prune trees to maintain permanent<br />

scaffold branches which have a radial orientation and do<br />

not overlay one another. All suckers shall be removed from trees.<br />

• All trees that are located adjacent to streets and/or sidewalks shall<br />

be pruned and trimmed as necessary to maintain a height clearance<br />

of 8 ft. over sidewalks and, 12 ft. over local (inner neighborhood)<br />

streets, and 14 ft. over collector (main neighborhood) streets for<br />

vehicle and pedestrian safety.<br />

• Trees shall be pruned to allow clearance for street light illumination<br />

and to train the trees to eventually rise above the top of the light<br />

fixtures.<br />

• Pruning shall be completed while the tree is dormant (after leaf<br />

fall in autumn)<br />

• Inspect each tree on a continuous basis for cross branches that<br />

may rub, broken branches, damage from mowing equipment, etc.<br />

• Perform "same day" clean-up of all pruned and trimmed material<br />

and dispose of this material off-site.<br />

• The watering of the tree, health, and welfare is the responsibility<br />

of the homeowner.<br />

For the typical homeowner, these requirements are challenging.<br />

The larger trees may be extremely dangerous for homeowners to<br />

personally perform pruning tasks safely. Deferred pruning becomes<br />

equally as dangerous.<br />

Trees that have not been pruned might lead to hazardous limb<br />

failures become unbalanced, and may blow over. Professional<br />

maintenance contractors should be called for this type of pruning.<br />

(wire or conduit) on or over any Lot before the commencement of such work.<br />

The requirement applies to the construction, reconstruction, or alteration of<br />

any improvements within any Community Use Area. If such work does not<br />

constitute a material change in the design or color of original construction<br />

or Improvements already approved in accordance with this Declaration, it<br />

shall be sufficient for an Owner to notify the Review Entity in writing before<br />

commencing the work, and prior approval shall not be required unless the<br />

Review Entity determines that such work constitutes a material change. An<br />

Owner must also obtain approval from the Review Entity of the content of<br />

any Subordinate Restrictions that the Owner intends to record. Approval is<br />

not required for any work done or for any Subordinate Restrictions to be<br />

recorded by or for Declarant or by or for the MHCSD.<br />

Local ordinances prohibit anything other than uncontaminated rainwater<br />

from entering the storm drain system. Never pour anything into a gutter,<br />

street, or storm drain.<br />

A Normalized Market With Inventory Shrinking Once Again<br />

Hello Mountain House family. I am pleased to bring<br />

you another Market Update.<br />

We are currently still in a “Sellers Market,” I know<br />

that statement might be confusing to some. At the<br />

beginning of the year, we were in a very aggressive<br />

seller’s market with inventory in single digits with<br />

very high demand because of the low-interest rates<br />

and an interest rate hike right around the corner.<br />

Once the interest rates increased, many buyers<br />

paused their search, many were no longer qualified,<br />

or their buying power went down.<br />

In hindsight, homes started sitting on the market<br />

longer. At that time, many sellers noticed the slowdown,<br />

and more homes began hitting the market.<br />

Inventory shot up very fast, and homes sat longer<br />

on the market. We started seeing price reductions<br />

left and right. We went from single-digit inventory<br />

to almost 90 homes on the market within a twomonth<br />

span. As a result, buyers had many options<br />

from which to choose.<br />

What we all witnessed is a shifting market that is<br />

normalizing, not crashing. Demand is still high<br />

for homes that are priced properly. Inventory is<br />

starting to shrink once again. Currently, we have<br />

just 33 homes for sale at the moment. The Real<br />

Estate market is still very healthy.<br />

Food Drive Returns<br />

The Pumpkin Festival is back after the pandemic<br />

Submitted by Colleen Jacobsen, Go2Realty Pros<br />

Drew and I started the Pumpkin Festival in 2012 as a<br />

way to thank our friends and neighbors for allowing<br />

us the opportunity to do business here in Mountain<br />

House. Each year since then we gave away pumpkins<br />

to carve with our kids. That was the foundation of<br />

our event.<br />

Over the years we scaled the event up to become<br />

a huge community wide festival. We were able to<br />

bring in more activities and help support one of our<br />

favorite organizations, Second Harvest of Central<br />

Valley Food Bank.<br />

This year we will bring back our pumpkin give-away,<br />

while supplies last. We will have 3 ponies, a petting<br />

zoo, mechanical bull, a 360 photo booth, a 25ft<br />

rock climbing wall, bouncy houses, DJ and Music<br />

Mountain House, CA – The prospering High School community<br />

here came together grandly to embrace Mountain House<br />

High School’s ninth annual Homecoming Saturday, September<br />

23, 2022. Ever since 2014, the dedicated leadership team<br />

at Mountain House High School, led by Mr. Feinstein, has<br />

striven to create the best version of this super popular event.<br />

The hard work and effort put in by this team clearly showed,<br />

as the students at Homecoming seemed to have a blast.<br />

Throughout the school week, each grade level at the High<br />

School brought out their “float buildings”, which were large,<br />

complex structures, each symbolizing a Disney character. The<br />

freshmen represented Cinderella, the sophomores depicted<br />

Aladdin, the juniors chose Little Mermaid, and the seniors,<br />

Tangled. Overall, Homecoming’s theme seemed to be Disney-related<br />

and whimsical.<br />

High Schoolers and guests who purchased tickets would show<br />

their ID cards and receipts to Mr. Fobert or Mr. Feinstein to<br />

kick the event off. When my friends and I entered, a large,<br />

grand red carpet lay in front of us where attendees and guests<br />

could take photos. These spots always seemed to gain a lot of<br />

attention as they had long lines throughout the event.<br />

If you walked a little further toward the theater of the High<br />

School, massive food carts serving tacos, sushi, ice cream, and<br />

boba tea catered to many students during the event.<br />

Now onto the main event. A DJ with prominent speakers was<br />

in the middle of the quad, surrounded by many students. Long<br />

Italian lights decorated the tall, skinny trees in the background.<br />

“Are you ready to get this party started!” exclaimed the DJ in<br />

the night. With a swift movement, he turned on the speakers<br />

and started blasting loud music in the quad. Music from pop<br />

to hardcore hip-hop was all played at the event.<br />

Classics included “What You Know About Love” by Pop<br />

Smoke and “Sunroof” by Nicky Youre.<br />

The energy from the High Schoolers as the event went<br />

on was thunderous. As more people came to the event,<br />

long lines formed at the food trucks and the photo booth.<br />

At the quad, students created large, frolicking groups of<br />

people in which one person at the center would dance.<br />

Teens would jump, scream, and enjoy themselves<br />

with their friends as music played melodiously in the<br />

background.<br />

Around 10:15ish, the food trucks slowly started to leave<br />

the area, and the long lines became shorter. While the<br />

energy did slow down, the spirit did not. Everyone still<br />

partied, and the DJ still pumped everyone up. “When<br />

I say ‘Mountain’, you say ‘House!’,” he exclaimed.<br />

“Mountain -- House!” my friends and I clamored.<br />

After a long night filled with spirit and fun, it was time<br />

for the event to end. “We love homecoming,” my friends<br />

in leadership said, “It’s always been a crucial part of<br />

the school spirit here at Mountain House. Without it,<br />

you would feel like a part of the school is missing.”<br />

Delta College announces passing of<br />

longtime trustee Dr. Teresa Brown<br />

STOCKTON – Delta College joins family, friends, and community<br />

members in mourning the death on September 11 of<br />

Trustee Teresa Brown, who served on Delta’s Board of Trustees<br />

for nearly 14 years.<br />

A longtime educator by profession, Dr. Brown was a strong<br />

advocate for Delta College in Area 6, which includes Tracy<br />

and Mountain House.<br />

Dr. Brown was born in Pittsburgh, PA, and grew up in a coal<br />

mining town outside the city before she left to pursue higher<br />

education. Like about half of Delta College students, Dr. Brown<br />

was a first-generation college student.<br />

“My mother finished the eighth grade and went to work for the<br />

Pennsylvania railroad, and my father graduated from high school and went into the military,” she said<br />

in a 2020 candidates forum.<br />

Dr. Brown went on to be a college professor, and her two siblings became a doctor and a lawyer.<br />

“This is just proof that education can change an entire generation that quickly,” she said in 2020. “If we<br />

want to improve the lifestyle, the income, and the quality of life for people, community colleges are the<br />

key to that. Delta College is the closest, safest, least expensive, and best resource for higher education<br />

in San Joaquin County today, and I’m proud to be a part of that.”<br />

Dr. Brown left her childhood home and traveled to West Virginia University where she got an undergraduate<br />

degree in journalism. She then went on to spend 18 years working in news media and public<br />

relations positions.<br />

A self-described lifelong learner, Dr. Brown went back to school yet again, earning masters’ degrees in<br />

3 Ensured that the District received $8 million in matching funds on Bethany Elementary School,<br />

rather than the $4 -$5 million that the District initially appealed for by meeting with members of<br />

the State Allocation Board.<br />

3 Leveraged contacts at the Division of State Architects to quickly resolve a recurring natural gas leak at<br />

Wicklund Elementary School that had been dragging on for approximately six months.<br />

District Successes During Colin’s Tenure on the LUSD School Board:<br />

While a School Board Member cannot take individual credit, there are a number of notable accomplishments<br />

that the District has achieved during his tenure on the Board, including:<br />

• Maintained ranking as the highest performing school district in San Joaquin County.<br />

• Surpassed Livermore schools (based upon CAASPP scores), and closing gap with<br />

Dublin and Pleasanton schools.<br />

• Transitioned to remote learning within 72 hours of Governor mandated lockdown<br />

(45% of schools in California could not even provide regular access to teachers<br />

within four weeks of lockdown).<br />

each other was a majestic sight in itself. Members<br />

of the community participated in a symbolic parade<br />

around the two flags. Mr. Suresh Vuyyuru, founder<br />

of Mountain House Sports and Recreation Club<br />

welcomed the dignitaries and members of the<br />

Mountain House community in attendance.<br />

All the honored guests addressed the crowd.<br />

MHSRC, which is dedicated to promoting sports<br />

and recreational activities in Mountain House,<br />

was born.<br />

“We had pledged to host multiple sporting events<br />

in Mountain House and followed that pledge with<br />

a Volleyball tournament and a Table Tennis tournament,”<br />

stated Mr. Vuyyuru, “which saw players<br />

converging from the Bay Area and as far as from<br />

Sacramento,” he said.<br />

In addition to fostering sporting events , MHSRC<br />

also is involved in various volunteering initiatives,<br />

including July 4th Independence Day celebrations<br />

and Mountain House High School events. “Our<br />

involvement with various business organizations in<br />

an individual capacity in the past has enabled us to<br />

request them to expand their activities and services<br />

in our community,” Suresh explained.<br />

There were many performances over the course of<br />

the day, including: a Yoga demonstration, Classical<br />

dance performances and dances to the tunes of Indian<br />

cinema was mesmerizing, to say the least. The<br />

program by itself was held together by the lively<br />

compering of Sunny Moza whose wit and energy<br />

kept the audience engaged throughout the 4 hours<br />

of the celebration. Attendees stayed until late in the<br />

evening soaking in the high-energy atmosphere.<br />

The entire program was an opportunity for members<br />

of the community to showcase diverse talents.<br />

The presence of various stalls and local artists<br />

evoked a feeling of being at a fair.<br />

None of the festivities would have been possible<br />

land will solve what would likely have soon become<br />

a major problem for the district.<br />

Even before stating the big news, Dr. Nicholas<br />

provided a bit of background. “I’m no historian,”<br />

he began, “but originally in the master plan there<br />

were supposed to be two high schools. It was<br />

changed to one, but bigger,” he said. “Two 45<br />

acre school sites became one 45 acre site,” with a<br />

larger facility on the land. With the school already<br />

nearing capacity in student enrollment, expansion<br />

plans have been in the works for some time.<br />

MHHS currently has about 2,200 students enrolled.<br />

The District estimates they will exceed current<br />

capacity of 2,400 by 2024. The plans in the works<br />

involve an expansion of the existing C classroom<br />

building. The building expansion will ultimately<br />

add eleven (11) additional classrooms, one chem<br />

lab, one bio lab, and a store room.<br />

To aid in this expansion effort, two temporary<br />

portable buildings are being brought in. They will<br />

be positioned at the south west parking lot area.<br />

Theoretically, District leaders could potentially add<br />

buildings on the 19 acre plot. Given that it’s not<br />

quite connected to the rest of the school, however,<br />

consideration is being given to the possibility of<br />

moving some of the various sports fields to the<br />

new land, and building more on the main campus<br />

site. For the time being, they are clearly pleased<br />

to have new options.<br />

New opportunities for 529 plan owners<br />

If you want to provide educational opportunities<br />

for your children or grandchildren, you may want<br />

to consider investing in a 529 plan. In recent years,<br />

this plan has gotten more flexible, and potentially<br />

more powerful, than ever.<br />

A key benefit of a 529 plan is that earnings are<br />

generally tax free, provided the money is used for<br />

qualified educational expenses. As the owner of the<br />

plan, you can essentially name any beneficiary you<br />

want, and you’re free to change the beneficiary as<br />

needed. Contribution limits are quite high, so you<br />

can put away considerable sums in a 529 plan – and<br />

you may want to, because college costs have risen<br />

steadily over the years. In fact, for the 2021-’22<br />

academic year, the College Board reports that the<br />

average cost (tuition, fees, room and board) of a<br />

public, four-year college or university was more<br />

than $27,000 for in-state students and nearly<br />

$56,000 for students at private schools.<br />

But 529 plans are no longer just for higher education.<br />

Over the past few years, the rules governing<br />

529 plans have changed, so they can now be used<br />

for:<br />

• K-12 tuition expenses (up to $10,000 per<br />

student, per year),<br />

• Apprenticeship programs registered with the<br />

U.S. Department of Labor, and<br />

• Student loans ($10,000 lifetime limit for<br />

student loan repayments per each 529 plan<br />

beneficiary and another $10,000 for each of the<br />

beneficiary’s siblings.)<br />

And soon, a major change will affect the relationship<br />

between grandparent-owned 529 plans and<br />

the financial aid packages awarded to their grandchildren.<br />

Families applying for aid have not been<br />

required to report grandparent-owned 529 account<br />

assets on the Free Application for Federal Student<br />

Aid (FAFSA). However, under previous rules, you had<br />

to report withdrawals from the grandparent-owned<br />

plans as untaxed student income, which could<br />

reduce aid eligibility by up to 50% of the amount<br />

of cash received.<br />

But that’s changing for the 2024-’25 FAFSA, which<br />

won’t require students to report cash support, including<br />

money taken from a grandparent-owned<br />

529 plan. Instead, a student’s total income amount<br />

will be reported directly from federal income tax<br />

returns. This means that a grandparent-owned 529<br />

plan won’t have any effect on need-based financial<br />

aid eligibility. This benefit to families is already here,<br />

because 2022 will be used as the base year for the<br />

2024-’25 FAFSA, so any withdrawals taken in 2022,<br />

and also going forward, won’t need to be reported<br />

as student income.<br />

With this change, families will now have more<br />

options on using 529 plans without jeopardizing financial<br />

aid. You can generally withdraw any amount<br />

from the aggregate of all 529 plans for higher<br />

education costs, but only the qualified withdrawals<br />

– the ones used for typical education-related<br />

expenses – will be tax-free. The earnings portion<br />

of non-qualified withdrawals are taxable and could<br />

also incur a 10% penalty.<br />

Given the new rules affecting a grandparent-owned<br />

529 plan, you should consult with a financial professional<br />

to determine how this plan can work with<br />

other strategies to help meet educational expenses<br />

while, at the same time, not detracting from the<br />

progress you’d like to make on other important<br />

goals, such as a comfortable retirement.<br />

In any case, consider looking into a 529 plan – it was<br />

already a great tool for education funding, and it can<br />

now offer your family even more options.<br />

Welcomes En Pointe Dance Studio<br />

The “Mountain House Power Partners” Business Networking<br />

group re-launched in September in its new home at the MH<br />

Library/Town Hall Community Room (TH-1), at 201 E. Main<br />

St in the Mountain House Town Center. The group of local<br />

business professionals, who meet-up each Tuesday morning<br />

from 9-10:30 a.m. in an ongoing effort to assist one another in<br />

building their respective businesses, are pleased to welcome<br />

the newest member to the team, Hazel Maglasang, of En Pointe<br />

Dance Studio.<br />

Ms. Maglasang has been operating En Pointe Dance Studio in<br />

Tracy and Mountain House since the end of 2016. Her studio<br />

consists of some 300 students and is growing still. She recently<br />

took-on young students the new RedRose Montessori school<br />

here in town, as well.<br />

Each networking meeting of the MH Power Partners is structured and designed for all members<br />

to benefit by working together to help each other through qualified referrals in what’s called<br />

the “Givers Gain” approach.<br />

The BNI (Business Networking Int’l) program dictates that only one representative business<br />

type may be included in the group. There are numerous groups outside of Mountain House, so<br />

business owners interested in becoming involved may still likely do so, even if their category is<br />

taken up in this chapter.<br />

education and theology and, in 1992, she and her<br />

daughter Amber moved to California so she could<br />

obtain her Ph.D. in biblical studies from U.C.<br />

Berkeley and the Graduate Theological Union.<br />

Dr. Brown was a pioneer of online education,<br />

teaching online courses as early as 1996. She later<br />

worked as director of online education for the<br />

Church Divinity School of the Pacific in Berkeley,<br />

where she taught biblical learning classes. She<br />

later served as a program developer for University<br />

Extension Education at the CSU Stanislaus<br />

Stockton Center.<br />

A resident of Tracy for 20 years, Dr. Brown was<br />

first elected to Delta’s Board of Trustees in 2008<br />

and brought stability during a time of much turnover<br />

on the seven-member Board. She told The<br />

Stockton Record in 2008 that the college needed a<br />

more diverse faculty and staff, and emphasized the<br />

importance of transparency in how public business<br />

is conducted.<br />

As a trustee, Dr. Brown worked to provide access<br />

for south county students. She manifested care<br />

for the College not only in her work on the Board,<br />

but in everyday acts of kindness as well. When<br />

the South Campus at Mountain House opened in<br />

August 2009, she brought blueberry muffins to<br />

share with staff and faculty on the first day.<br />

Dr. Brown frequently attended College functions<br />

with her partner Jim, and her daughter. She was<br />

keen to celebrate the successes of students and<br />

employees.<br />

She was well known as a community college<br />

trustee not only at Delta but throughout the state,<br />

having been instrumental in developing the<br />

Excellence in Trusteeship Program to help new<br />

trustees hone their skills. She served about 10<br />

years as a member of the Advisory Committee on<br />

Educational Services for the Community College<br />

League of California.<br />

Becoming a community college trustee was a steep<br />

learning curve, she said in 2020.<br />

“You have to learn to be a team player, you have<br />

to learn how to get along with others, you have to<br />

learn how to listen, and that’s probably something<br />

I’ve done my whole life…. listen not just to the<br />

words people say, but what’s behind the words<br />

people say,” Dr. Brown said.<br />

Outside of Delta and community colleges, Dr.<br />

Brown was a proud advocate for those with developmental<br />

disabilities, including and especially<br />

her daughter.<br />

“I am saddened by the news of the sudden death<br />

of longtime trustee Dr. Teresa Brown,” said Delta<br />

College Board President Dr. Charles Jennings.<br />

“Her commitment to the San Joaquin Delta Community<br />

College District is commendable as is her<br />

influence in community college issues. Her loss<br />

will be felt statewide, too, as a longtime member<br />

and highly regarded presenter for the Community<br />

to serve as appointed trustee<br />

Applications for Area 6: Tracy and Mountain House<br />

STOCKTON – The San Joaquin Delta Community<br />

College District is soliciting applications to serve<br />

as an appointed trustee for Area 6 on the Board of<br />

Trustees until the next regularly scheduled election<br />

for governing Board members, which is Nov. 5, 2024.<br />

Area 6 includes the communities of Tracy and<br />

Mountain House.<br />

The Board is seeking candidates who have the ability<br />

and time to fulfill the responsibilities of being a<br />

member of the board, which includes:<br />

– Participating fully in the work of the board, which<br />

includes attending all board meetings and key college<br />

Thompson Wins Sept MH Golf Tourney<br />

The Mountain House Golf League met up once again Sunday September 25, 2022 at Redwood Canyon Golf Course<br />

in Castro Valley. The tee time was 8:00 a.m. and the crew got to it.<br />

It was a beautiful day on the links, warming up a bit by afternoon. Our winner was Steve Thompson, with the lowest<br />

net score. Closest to the pin was Bill Githens<br />

The final tourney of the season will be for the Club Championship and will be held November 6, 2022 at Yocha<br />

Homecoming Successes<br />

Mountain House High Varsity and JV Football Defeat Johansen<br />

The Mountain House Mustangs Varsity Football<br />

team made the most of their opportunities against<br />

a strong but error-prone Johansen Vikings Team<br />

at their September 22, 2022 Homecoming game.<br />

Following a Mustang 56 yard pass play for a<br />

touchdown, Johansen committed four turn-overs,<br />

including three fumbles and one interception, while<br />

an astute and aggressive Mountain House Mustangs<br />

team capitalized on many of the mistakes. In the<br />

end, it was Mountain House with a Homecoming<br />

game victory, defeating Johansen 24-6.<br />

Earlier in the evening, the MHHS JV Football team<br />

shut-out rival Johansen 20-0. All that following a stellar<br />

Homecoming parade that afternoon, celebration of the<br />

Royal Court at the game, and a homecoming celebration<br />

the next evening, these Mustangs are all smiles.<br />

MHHS Cross Country Excels with three<br />

individual winners in a cross country meet<br />

The Mountain House Mustangs Cross Country teams traveled to Ceres River Bluff Park for their first<br />

Conference meet of the season. They had one of the greatest Cross Country race days in school history,<br />

winning 3 out of the 4 races!<br />

The JV Girls finished second in their race, lead by Hana Keiffaber, who came in second overall in a<br />

personal record of 15:03 over the two mile course. Also notable was the PR time of Lavanya Sindhu,<br />

coming in 11th overall and second for the Mustangs, with a big PR of 17:03.<br />

The JB Boys won their race, led by Tirdaud Rejaly, who dominated his race and finished first in a PR<br />

time of 11:41 over two miles. Michael Rivello was second overall, also with a big PR time of 12:06.<br />

The Varsity Girls team was led to victory by Senior and Team Captain Sophia Kwok, who steadily pulled<br />

away from a tough field on the 3 mile course, with an excellent winning time of 21:52. Sadie Baddas<br />

placed 4th overall with a PR time of 23:03.<br />

The Varsity Boys won their first full Conference<br />

meet in school history, led by Team<br />

Captain and Senior Yuji Buczynski, who<br />

won the race overall in a school record time<br />

of 16:37 over the 3 miles. Senior Jerry Kenny<br />

was 6th overall in a time of 17:42, with<br />

Junior Siddarth Putta and Senior Amartya<br />

Poovaiah contributing strong performances.<br />

Overall it was the one of the best team performances<br />

in MHHS Cross Country school<br />

history, and a day that the athletes will not<br />

soon forget. Congratulations to the huge<br />

effort by everyone, including parent volunteers,<br />

to put together an exceptional day!<br />

Manteca Park Tennis Center<br />

to take on the Lady Spartans<br />

of Lathrop High.<br />

Su, the Lady Mustangs were<br />

still able to win convincingly<br />

over the Lady Spartans by a<br />

score 9-0.<br />

All matches were won in<br />

straight sets and 4 of them ended with MH winning<br />

6-0, 6-0.<br />

“The closest matches today were at #5 singles<br />

where super sophomore Akweley Sai won a tough<br />

match 6-4, 6-1,” stated coach Andy Su, “and at #3<br />

doubles where sophomore Katelyn Ky and freshman<br />

Ragni Maheshwari won 6-1, 6-3,” he added.<br />

The Lady Mustangs end the first half of the regular<br />

season 7-0 (1st place in the WAC) and were set<br />

to start the second half at home on Wednesday,<br />

September 27, against Johansen.<br />

Public service is my passion and my calling. I find myself<br />

thinking about various initiatives that can potentially<br />

improve the quality of life of my community.<br />

Since moving to Mountain House, I have been actively<br />

volunteering in various activities, be it organizing sports<br />

tournaments, providing platform to exhibit performances<br />

or working on neighborhood issues by bringing vital<br />

issues to the attention of concerned authorities while<br />

consistently following up on them.<br />

As part of my continued commitment to serve our<br />

community, I will support Public safety, Education,<br />

Sports & recreation.<br />

• Proven track record of taking proactive measures in following<br />

up on community related issues to ensure fire safety.<br />

• Timely helped various local organizations like Grateful Heart<br />
