Rural land could be your
next big investment
Land development is typically thought
of as housing, but it’s forests that are the
hot opportunity right now for investors.
If you’ve never thought of selling or
developing your land as a forestry
investment, now’s the time to find out more.
Rural landowners may be sitting
on unused land or land they consider
“unsuitable” for other developments due to
typograhy, but could be subdivided to plant
new forests for carbon emissions trading,
earning between $7k-14k per hectare
income every year for 15-50 years.
What are Carbon Credits anyway?
You may not be aware that carbon credits
are actually trees at work, pulling out
carbon dioxide (CO2) from our atmosphere
to store it in their trunks, and release
oxygen in exchange. One carbon credit
is measured by one tonne of CO2 being
exchanged. Landowners in the Emissions
Trading Scheme (ETS) can earn carbon
credits by planting new forests, and earn
revenue every year until the trees are felled
and replanted. Businesses who emit high
levels of Co2 through their operations
can purchase carbon credits each year to
off-set the carbon they produce with the
CO2 being taken in & stored by trees. New
targets for businesses to be “carbon neutral”
(have the same level of carbon being
removed as they put into the atmosphere)
means that demand for credits, and land for
forests, is on the rise.
Cost & Returns
In 2023 new ETS regulations will allow
species such as fast growing radiata pine to
be included in the scheme, creating exciting
new investment opportunities. A hectare
of radiata pines costs around $10-40k to
establish, and will return around 75 credits
for 16 years, that’s about $6675/ha per year,
at current credit rates. Forests planted with
hardwood indigenous species are even more
attractive to investors, and would earn
around 220 credits per year. The NZU price
for credits doubled from around $35 in late
2020 to over $89 earlier this year and set to
continue to rise.
