Rural land could be your<br />

next big investment<br />

Land development is typically thought<br />

of as housing, but it’s forests that are the<br />

hot opportunity right now for investors.<br />

If you’ve never thought of selling or<br />

developing your land as a forestry<br />

Rural landowners may be sitting<br />

on unused land or land they consider<br />

“unsuitable” for other developments due to<br />

typograhy, but could be subdivided to plant<br />

new forests for carbon emissions trading,<br />

earning between $7k-14k per hectare<br />

income every year for 15-50 years.<br />

What are Carbon Credits anyway?<br />

You may not be aware that carbon credits<br />

are actually trees at work, pulling out<br />

carbon dioxide (CO2) from our atmosphere<br />

to store it in their trunks, and release<br />

oxygen in exchange. One carbon credit<br />

is measured by one tonne of CO2 being<br />

exchanged. Landowners in the Emissions<br />

Trading Scheme (ETS) can earn carbon<br />

credits by planting new forests, and earn<br />

revenue every year until the trees are felled<br />

and replanted. Businesses who emit high<br />

levels of Co2 through their operations<br />

can purchase carbon credits each year to<br />

off-set the carbon they produce with the<br />

CO2 being taken in & stored by trees. New<br />

targets for businesses to be “carbon neutral”<br />

(have the same level of carbon being<br />

removed as they put into the atmosphere)<br />

means that demand for credits, and land for<br />

forests, is on the rise.<br />

Cost & Returns<br />

In 2023 new ETS regulations will allow<br />

species such as fast growing radiata pine to<br />

be included in the scheme, creating exciting<br />

new investment opportunities. A hectare<br />

of radiata pines costs around $10-40k to<br />

establish, and will return around 75 credits<br />

for 16 years, that’s about $6675/ha per year,<br />

at current credit rates. Forests planted with<br />

hardwood indigenous species are even more<br />

attractive to investors, and would earn<br />

around 220 credits per year. The NZU price<br />

for credits doubled from around $35 in late<br />

2020 to over $89 earlier this year and set to<br />

continue to rise.<br />
