The newly released Christchurch<br />
City Council rating values (RV) may<br />
have created curiosity as to how your<br />
own properties’ new RV aligns with<br />
your actual current market value?<br />
The city’s average home rating value<br />
is $774,000, based on QV’s August<br />
2022 snapshot of house prices.<br />
This is a jump of 47.3% from about<br />
$525,000 three years ago.<br />
Rating valuations are typically<br />
calculated as a desktop exercise,<br />
based on the age, size and type of<br />
building, and the size and location<br />
of the land, with only a few sample<br />
sites visited. They are not intended as<br />
market valuations. An agent’s current<br />
market valuation is instead based<br />
on a visit to your home and then<br />
analysing recent surrounding sales of<br />
comparable properties.<br />
