A central requirement of the Building Safety Act is that all duty holders on
higher risk building projects – including the ‘principal contractor’ and
‘contractor’ – must keep a ‘Golden Thread’ of information that runs from
the design phase through construction, to eventual building management.
Maintained in whatever kind of digital format is suitable for the project, it
must include everything about the building’s design, safety aspects, and
management.
Where a manufacturer inspection has taken place, either by app or inperson,
the final report can be included in the handover information,
providing a clear record of exactly what passive fire protection measures
have been used in the building, and where and how they were installed.
This helps to maintain that vital ‘Golden Thread’ of product information,
and will be a useful reference point for any future modifications to the
project that may affect the building envelope. It can also be submitted as
part of the evidence required for Gateway 3 to demonstrate that the
building conforms with the regulatory requirements for firestopping.
What about product information?
Digital identification platforms, such as BSI Identify, can also provide a
straightforward solution for product traceability. Dedicated QR codes are
added to products, which are linked to BSI UPINs (unique persistent
identification numbers) applied to every construction product within the
BSI Identify database. When scanned, the code gives the user rapid
access to product resources for more information, and all queries about
the product can be routed back to the manufacturer.
This ensures that anyone can easily find all the correct product
information relating to specification, testing, installation, and
maintenance. In addition to enabling instant access to correct data, it has
‘real time’ value giving access to information that assists within on-site
product identification and application, such as installation videos or
standard details.
A job well done
As the people who bring a building to life from design to functional
construction, contractors are pivotal in not only ensuring the passive fire
safety of its structure, but also in maintaining that ‘Golden Thread’ of
information that is so important in delivering a safer built environment,
both now and long into the future. Partnering with manufacturers who
offer quality products and systems, supplemented with supportive
services at every stage of the construction process can be crucial to
ensuring the highest standards of passive fire safety are achieved on
every project, and that this can be demonstrated to the client.
