Majlis telah memutuskan adalah tidak praktikalmembuat perubahan tersebut melalui penyelarasan tahun terdahulumemandangkan akaun yang terlibat telah berusia melebihi 15 tahun. (The existingaccounting treatment for lease with option to purchase for previous years isnot in compliance with IAS 17. The Council is of the opinion that it is impracticalto adjust the above non-compliance by way of prior year adjustments since theexisting treatment has been adopted for more than 15 years.)Rumah-rumah pangsa adalah disewa dan dibeli setelah penyewa membayarRM1,200 dan mengikut perjanjian tersebut, setelah dua puluh lima tahun danselepasnya, pembeli bolehlah membeli rumah-rumah pangsa pada harga yangdipersetujui. Bayaran diterima daripada sewa dan beli diiktiraf sebagai tanggungankecuali yang berkenaan dengan rumah-rumah pangsa Blok 10 Taman Indah Jaya.Rumah-rumah pangsa Blok 10 Taman Indah Jaya yang disewa kepada pembelidiambil kira sebagai sewa beli dan penjualan rumah diambil kira pada tarikh suratperjanjian sewa dan beli. (Flats are leased to buyers upon payment of RM1,200and lease rental in accordance with the agreement for twenty five years andthereafter buyers have the option to buy the flats at the agreed prices. Paymentreceived from lease and purchase scheme are recognised as liability except forthose relating to Taman Indah Jaya Apartment Block 10. Flats at Taman IndahJaya Apartment Block 10 leased to buyers are treated as finance leases andrecognised as sales at the inception of lease.)
