Asia is still a dynamic powerhouse generating work for architects and<br />

builders from around the globe. Some of the world’s tallest buildings are already<br />

in this part of the region, Shanghai Tower (pg 10) being one of them. Also in<br />

this issue, we feature the University College of Technology Sarawak (pg 6),<br />

Borneo Convention Centre (pg 12) and Paramount Utropolis, Selangor (pg<br />

14). In our Special Feature section, we talked to AHI Roofing to get a better<br />

understanding of their Decra stone-coated metal roof times (pg 18); while<br />

Malaysia takes a ‘leaf’ out of nature<br />

University College of Technology Sarawak (UCTS) in Malaysia aims for green ratings<br />

while taking design inspiration from the forest canopy and fern leaves.<br />

The complexity of the configuration of the aluminium<br />

cladding is to create the organic shape of the rainforest<br />

canopy.<br />

UNIVERSITY COLLEGE of Technology<br />

Sarawak (UCTS) is the culmination of the<br />

state of Sarawak’s vision in establishing a<br />

world-class institution of higher learning to<br />

spearhead the development and production<br />

of technical human resource for the Sarawak<br />

Corridor of Renewable Energy (SCORE).<br />

UCTS is committed to facilitating<br />

student access to an affordable world-class<br />

university education that nurtures creative<br />

and entrepreneurial leaders through a broad<br />

education in science and technology.<br />

Located in the town of Sibu, Sarawak in<br />

East Malaysia, one of the main gateways into<br />

SCORE, UCTS’ campus, when completed,<br />

will be equipped with the latest state-of-theart<br />

facilities to facilitate teaching, learning and<br />

research activities necessary in the production<br />

of graduates required by the industries within<br />

SCORE.<br />

UCTS will collaborate with Universiti<br />

Kuala Lumpur, one of Malaysia’s leading<br />

technical university with over 18,000 students<br />

across the country, in areas like: automation<br />

& industrial maintenance; machine building<br />

& metal fabrication; product design &<br />

precision manufacturing; information<br />

technology; animation & multimedia; food<br />

technology, chemical & bioengineering;<br />

marine engineering; automobile engineering;<br />

aviation engineering; electrical, electronics &<br />

telecommunication; quality engineering &<br />

industrial logistics; medical & allied health<br />

sciences; business, entrepreneurship &<br />

Islamic finance; oil & gas; built environment;<br />

environmental design; civil engineering &<br />

construction management.<br />

The campus site which covers a total land<br />

area of approximately 96.98 acres is situated<br />

adjacent to the Old Sibu Airport Runway. It is<br />

in an elongated shape with an organic form.<br />

UCTS is envisaged to be the first university<br />

to be rated under the “Green <strong>Building</strong> Index”<br />

certification.<br />

Key green features include: integrated<br />

photovoltaic panel which will generate<br />

electricity daily; advanced building envelope<br />

to minimise heat gain including low-emissive<br />

glass and insulated roofs; variable speed<br />

drive chilled with VAV system for the air<br />

conditioning system; rainwater harvesting<br />

and water recycling system, among others.<br />

In terms of design concept, the designers<br />

looked to the mighty Rejang river for<br />

inspiration. The large water body in front<br />

of the campus not only creates a sense of<br />

arrival by boat but also reminds visitors of<br />

how Sibu was created. Sibu is also known as<br />

a “timber town” and this is reflected in the<br />

“forest canopy” rooftop over the areas where<br />

students gather for social activities.<br />

The overall master plan adopts the shape<br />

of fern leaf ’s frond whose organic shape offers<br />

an excellent spatial planning idea. The central<br />

spine branches off to secondary corridors that<br />

connect to the various faculties leading to the<br />

individual classrooms much like the structure<br />

of the fern leaf.<br />

The UCTS campus is divided into six<br />

zones namely: public space; semi-public<br />

space; academic zones; recreational areas;<br />

private residential space; and the research &<br />

development areas.<br />

The public zone includes the Convocation<br />

Hall and Surau which are located at the main<br />

entrance. The Convocation Hall is located on<br />

the north-west end of the campus, fronting<br />

the feature lake with good landscaping view.<br />

Adequate parking spaces are provided to<br />

cater for higher vehicle volumes during peak<br />

season. The semi-public zone will be the<br />

‘forest canopies’ for social interactions.<br />

comprising the school of built environment,<br />

school of civil engineering, school of electrical<br />

and electronic, and school of management<br />

science/general studies and also the lecture<br />

theatres which are fronting the main entrance<br />

and the forest canopy, sprawling towards to<br />

the east direction.<br />

The recreational zone will be the newly<br />

proposed indoor stadium and will also<br />

include the existing stadium, which are<br />

located adjacent to the site. The library and the<br />

recreational block within the site will be the<br />

supportive recreational area for the campus.<br />

Hostels which are being grouped under<br />

the private residential zone are proposed at<br />

the east end of the site with a multi-level car<br />

park. These hostels are slightly further from<br />

the centre of the campus. However, they are<br />

still within walking distance. An exit is also<br />

proposed near the hostels so that students can<br />

go out from there without creating congestion<br />

at the main entrance.<br />

Shanghai Tower makes the list as<br />

world’s second tallest building<br />

Aurecon provided facade engineering design for the striking Shanghai Tower, which is now on<br />

the official Council on Tall <strong>Building</strong>s and Urban Habitat’s (CTBUH) “Current Tallest 20” list.<br />

SEVEN YEARS after construction began, Shanghai Tower has officially<br />

been completed, becoming China’s tallest skyscraper and the focal point<br />

of Shanghai’s skyline. To commemorate this milestone, Shanghai Tower<br />

has been added to the official CTBUH “Current Tallest 20” list, which<br />

presents the world’s tallest 20 buildings as recognised by the CTBUH’s<br />

Height Criteria. In addition, the tower has also achieved impressive<br />

sustainability credentials.<br />

At 632 metres high, Shanghai Tower is the world’s second tallest<br />

building, after the Burj Khalifa in Dubai. It is also the world’s tallest<br />

double-skin building, with its distinctive helix-like facade. Global<br />

engineering consulting firm Aurecon provided facade engineering<br />

design for the striking building, working with US architectural firm<br />

Gensler to combine the complex façade with the structure and services<br />

systems. In addition to its work on the facade, Aurecon also collaborated<br />

with New York engineering consultancy, Cosentini Associates, to<br />

provide mechanical, electrical and plumbing design services, including<br />

materials selection and schematic and development design.<br />

The tower’s unique design comprises a circular central floor plate<br />

enveloped by a suspended outer skin, triangular in plan, twisting as<br />

it ascends. This feature was not only included for aesthetics, it also<br />

contributes to Shanghai Tower’s functionality and sustainability, greatly<br />

reducing wind load and enabling the easy capture of rainwater to be<br />

used in the building’s air conditioning and central heating system.<br />

Designed as an eco-building, the Shanghai Tower’s sustainable<br />

features took the US Green <strong>Building</strong> Council and the Chinese threestar<br />

Green <strong>Building</strong> rating and certification systems into account. The<br />

tower’s sustainability features include greywater recycling systems<br />

located at basement and mid-level to collect water for reuse; 15 3kW<br />

vertical axis wind turbines located on the roof to provide 157,500kWh<br />

of renewable electricity each year; two sets of natural gas turbines which<br />

generate electricity, chilled water and hot water, while reducing carbon<br />

dioxide by 49 per cent; as well as a 12-storey ‘sky garden’ created by the<br />

interstitial spaces in the form which act as environmental buffer zones<br />

and maximise the usage of the double skins.<br />

“Shanghai Tower is a landmark achievement – both in terms of size<br />

and sustainability – and we are incredibly proud to have been a part of<br />

its construction,” says Margaret Cao, country manager for Aurecon in<br />

China. “It’s exciting to finally see such a long, complex project come to<br />

fruition so that the people of Shanghai can begin to enjoy this building.”<br />

The landmark building will include offices, commercial space, a five-star<br />

hotel, exhibition and conference halls as well as recreational facilities.<br />

New convention centre provides a<br />

meeting place under the ‘rainforest trees’<br />

Borneo Convention Centre Kuching in East Malaysia is designed with the theme “let’s meet<br />

under the trees” – a concept that most locals can relate to.<br />

AS THE first dedicated convention centre<br />

on the East Malaysian’s island of Borneo, the<br />

Borneo Convention Centre Kuching (BCCK)<br />

was designed to blend with it’s natural<br />

surroundings. A key element of this design<br />

strategy is it’s free flowing roof structure. The<br />

roof is shaped in the form of a “ririg” leaf,<br />

which in Iban language refers to the species<br />

phacelophrynium maximum. Ririg grows in<br />

abundance in Sarawak and due to its large<br />

leaves, is used by many indigenous tribes for<br />

wrapping rice and food.<br />

The roof canopy is supported by a series<br />

of exposed structural elements resembling<br />

the trunks and branches of rainforest trees.<br />

At the tip of the roof canopy there is a<br />

stone collection pond, reminiscent of water<br />

drops falling off a ririg leaf after a torrential<br />

monsoon rain. The combination of function<br />

and design come together seamlessly in a<br />

form that is truly representative of Borneo<br />

island and it’s people.<br />

BCCK is located in Kuching, Sarawak,<br />

East Malaysia. Located eight kilometres<br />

from the city centre, the centre aims to<br />

organise and attract local and international<br />

concerts, events, exhibitions and conventions<br />

to Sarawak. Sited on a six hectare riverfront<br />

site, BCCK forms part of a new marina and<br />

tourism development on the ‘Isthmus Island’.<br />

Construction began in June 2006 and was<br />

completed in October 2009. The actual cost<br />

of construction is about RM200 million.<br />

BCCK is designed on an east-west access<br />

to mitigate the effects of solar heat gain. It is<br />

also oriented to face Mecca and incorporates<br />

a Muslim prayer room. The building has a<br />

gross floor area of 36,500 square metres and<br />

the internal design offers complete flexibility<br />

with functional spaces able to be sub-divided<br />

into a variety of sizes and configurations for<br />

plenary sessions, exhibitions and banquets.<br />

The capacities in BCCK include 5,000<br />

delegates in plenary, a 2,000 capacity banquet<br />

hall and 14 breakout meetings rooms. The

largest pillar free exhibition space is 2,500<br />

square metres. Parking spaces for 620 cars,<br />

20 coaches and 180 motorbikes is provided<br />

in a combination of underground and open<br />

parking.<br />

In addition, BCCK provides supporting<br />

service areas including reception and prefunction<br />

assembly areas, a VIP lounge,<br />

administration offices, commercial kitchens<br />

capable of servicing 2,000 delegates and a<br />

public restaurant.<br />

Incorporated with the best of modern<br />

communication technology of the time, the<br />

centre is equipped with wireless internet access<br />

in public areas and provide simultaneous<br />

translation facilities in four languages.<br />

The core functional considerations of<br />

BCCK are flexible multi-function rooms<br />

and energy efficiency. This allows the centre<br />

to adapt to various user needs while being<br />

sensitive to nature and the environment.<br />

The design elements implemented to<br />

respond to functional requirements include:<br />

advanced traffic circulation and parking<br />

studies; design of dense vegetation to cool<br />

ambient surface temperature of external<br />

carparks and driveways; extensive sun angle<br />

studies and modeling to minimise direct<br />

sunlight penetration on the 3,400-squaremetre<br />

curtain wall; expansion/spill-over space<br />

considerations (eg five-metre ceiling height<br />

for carparks at Level 1 to allow for additional<br />

exhibition space & roof cavity space for<br />

additional storage areas); acoustic testing<br />

The project is located adjacent to residential hubs like Subang,<br />

Klang, Sunway and Petaling Jaya. In future, it will be linked by three<br />

new LRT stations: Kelana Jaya Centre Point, Subang Jaya and LRT Line<br />

3 Glenmarie station (Bandar Utama to Klang) – and the Damansara-<br />

Shah Alam Elevated Expressway (DASH).<br />

The project developer is Paramount Property, an award winning<br />

developer with a 35-year track record for building homes in Klang<br />

Valley and Sungei Petani. From its beginnings as a township developer,<br />

Paramount Property has grown its portfolio to include residential,<br />

commercial, retail, educational, industrial and integrated developments.<br />

AHI Roofing (Malaysia) Regional General Manager-Asia, Mr Robert Aaron talked to B&I team<br />

on Decra ® brand and the company’s plans for the future.<br />

AHI ROOFING (MALAYSIA) is a wholly owned entity of Fletcher<br />

<strong>Building</strong>, a leading New Zealand based manufacturer and provider of<br />

construction related materials and services. AHI Roofing (Malaysia)<br />

operates under Fletcher <strong>Building</strong>’s international Roof Tile Group (RTG)<br />

and produces and distributes stone coated metal roof tiles (a high quality<br />

roofing material that is lightweight, sustainable and proven to withstand<br />

severe weather conditions) to markets across Asia and Africa from its<br />

facility in Nilai, Malaysia. It is a part of RTG’s broader plant and market<br />

network which together service over 120 countries across 4 continents<br />

under the brands “Decra® Roofing Systems” and “Gerard Roofing<br />

Systems”. Here on home soil, it has been a decade since AHI acquired<br />

Malaysian Roofing Industries Sdn Bhd (MRI) and upgraded the Nilai<br />

plant to support its regional growth in Japan, Southeast Asia and Africa.<br />

Recently, B&I talked to Regional General Manager-Asia, Mr Robert<br />

Aaron, about the company’s achievements and its plans for the future.<br />

B&I: By way of introduction to our readership, would you brief<br />

us on AHI Roofing’s history?<br />

AHI Roofing (Malaysia) Regional General Manager-Asia, Mr Robert Aaron.<br />

RA: It’s a bit of a long history that dates back almost 60 years now. The<br />

business was founded in New Zealand by Mr L J Fischer, the inventor of<br />

stone-coated metal rooftops, in 1957 and subsequently acquired by AHI<br />

(Alex Harvey Industries) in 1969. When Fletcher <strong>Building</strong> (Roof Tile<br />

Group) acquired AHI, the product was integrated into its (Fletcher’s)<br />

business portfolio which, over time, has had a<br />

history of innovation and development. The<br />

business here in Malaysia began in 1985 when<br />

Fletcher provided a licensing agreement to a<br />

company called MRI - they built the facility<br />

that is currently at Nilai – under which they<br />

were entitled to produce and sell the Decra®<br />

brand in Malaysia. During that time, AHI in<br />

New Zealand was already exporting Decra<br />

products to Asia, including markets such as<br />

Japan.<br />

In 2005, Fletcher acquired MRI - since<br />

then we have been operating under the AHI<br />

Roofing entity in Malaysia, producing and<br />

distributing Decra® brand into Malaysia<br />

and other Asian markets. We also produce<br />

for several markets in Africa to support<br />

RTG’s growth there. RTG operates with<br />

ISO-accredited production in New Zealand,<br />

Malaysia, Hungary (Europe) and Corona,<br />

California (USA), supplying into markets<br />

across Asia, Europe, Africa, the Americas and<br />

New Zealand / Australia. In that context, RTG<br />

is the largest manufacturer of stone-coated<br />

metal roof tiles in the world and the only<br />

stone coated metal roof tile producer to have<br />

a multiple plant network with a truly global<br />

reach.<br />

As for AHI Roofing Malaysia, what’s<br />

interesting is that our production is almost<br />

entirely destined for export outside of<br />

Malaysia. In the Asian context, Japan is a<br />

leading market for us, the Philippines is a<br />

growing market and we have footholds into<br />

many other regional markets.<br />

B&I: AHI Roofing’s flagship product<br />

Decra® Roofing Systems has been around<br />

for ages - what distinctive features set it<br />

apart from the others?<br />

RA: If you think about the traditional<br />

roofing market here in Malaysia or in the<br />

region, clay and concrete tiles are traditional<br />

“heavyweight construction” materials. Our<br />

product range falls into the “lightweight”<br />

category and by comparison can weigh 7<br />

times less than other traditional materials.<br />

In other words for an equivalent area of roof<br />

coverage, our product would be lighter by a<br />

factor of 7. This offers architects, developers<br />

and homeowners a variety of benefits in terms<br />

of structural and cost advantages - roof trusses<br />

can be reduced to bear the same weight load,<br />

same for columns, foundations, etc.<br />

I think the more compelling advantage<br />

to the architect, developer or home owner<br />

is the aesthetics achieved from the flexibility<br />

of design offered by our product range. Our<br />

products are durable yet pliable, allowing<br />

designers to integrate bolder aesthetic design<br />

elements (curves and angles for example)<br />

which would be difficult to achieve with more<br />

traditional materials. This advantage provides<br />

a unique opportunity for creativity and end<br />

design.<br />

In addition to enhanced design<br />

opportunities, the performance of the product<br />

offers impressive advantages as well. The<br />

product itself and the nature in which it is<br />

fixed into place, is well suited to high intensity<br />

storm environments. Our system is proven<br />

to offer wind resistance of up to 193km per<br />

hour (120mph) in wind tests, making it very<br />

suitable for typhoon exposed markets and<br />

coastal regions. And its durable nature can<br />

help to reduce maintenance costs over the<br />

lifespan of the roof. These are some of the<br />

reasons our products are coveted in resort<br />

projects across the region, including here in<br />

Malaysia.<br />

For high intensity seismic areas, (e.g.<br />

Japan, the Philippines and Indonesia), there<br />

is a compelling argument to use our products<br />

because of their lightweight nature and the<br />

way they are fastened to the roof structure.<br />

This interlocking and horizontal fastening<br />

system can provide incremental structural<br />

integrity and a lighter load on the structural<br />

frame below. This differentiates the Decra®<br />

offer in our opinion.<br />

B&I: What of the ‘desired’ roof pitch for<br />

Decra®?<br />

RA: We perform best when roof pitches<br />

are 15° or higher - we can go to 12° for some<br />

profiles. And we back our performance<br />

with warranties of up to 50-years, which<br />

is significant. This is another compelling<br />

reason for the end user to adopt our system<br />

- confidence that their choice will last them<br />

a lifetime.<br />

B&I: What about rainwater ingress/leaks,<br />

how does Decra® perform?<br />

RA: Again, because it is an interlocking<br />

system with a unique installation method/<br />

treatment, we are leakproof when installed<br />

correctly (to the manufacturer’s specification).<br />

Another key consideration for homeowners<br />

is noise transmission, especially with the<br />

intensity of rain in the region. We have<br />

commissioned formal field tests on in situ<br />

homes by independent third party testing<br />

agency and have achieved a reading in their<br />

“comfortable” zone category (the categories<br />

are “silent”, “comfortable” and “other”). Our<br />

stone chip coating acts as a natural noise<br />

transmission dampener and allows us to<br />

achieve levels within the required tolerance of<br />

the testing standard.<br />

B&I: You qualified your comment with “if<br />

properly installed”. Does AHI have a team of<br />

trained installers?<br />

RA: Part of the important service that we<br />

provide is being affiliated with competent<br />

roofers and installers trained by our own<br />

technical department. Homeowners can call<br />

on these trained installers or opt to approach<br />

our distributors directly, many of whom can<br />

offer a supply and install service. When feasible,<br />

we will support projects with installation<br />

inspection service as well.<br />

B&I: What are some of the landmark<br />

projects in Malaysia, and the region, for<br />

that matter, where Decra® Roofing Systems<br />

are installed?<br />

RA: We have supplied some landmark<br />

projects, for example, Shangri La’s Rasa<br />

Sayang Resort and Spa, Penang, Awana<br />

Kijal, the Seremban Syariah High Court and<br />

Government/JKR projects (e.g., Cultural<br />

Palace extension and Mahkamah Alor Gajah)<br />

and recent private residential projects (for<br />

example S P Setia Eco Glades, Cyberjaya). We<br />

are seeing increased interest for our products/<br />

system among architects and developers<br />

because of the benefits it offers in design,<br />

durable performance and product lifespan as<br />

demonstrated through our 50-year warranty.<br />

In the region, we have established strong<br />

relationships with national homebuilders in<br />

both Japan and increasingly in the growing<br />

market of the Philippines. In the Japanese<br />

construction sector, lightweight construction<br />

methods are favoured, so we believe we have<br />

an exciting potential for growth in that market.<br />

As construction methods continue to evolve<br />

across other markets in Asia, we also believe<br />

growth prospects are strong. Lightweight<br />

materials contribute to more effective and<br />

efficient construction, providing opportunities<br />

to improve areas such as construction speed, on<br />

site management (7 times lighter also translates<br />

to significantly less pallets of products for<br />

equivalent roof coverage optimising site<br />

storage requirements) and supply chain and<br />

logistics management (transport, distribution<br />

and handling opportunities). These offer<br />

real efficiencies for developers and general<br />

contractors.<br />

B&I: Projects in Philippines and Japan, are<br />

these new or renovation projects?<br />

RA: We operate in both segments of<br />

the market although in Japan, new-build<br />

construction is actually on the decline as the<br />

population there contracts. In the renovation<br />

segment, we offer the Japanese market a<br />

lightweight solution which can be installed over<br />

an existing roof, which in the case of Japan, is<br />

supported by a sub-deck (platform). This is<br />

more cost and time effective, not to mention<br />

less disruptive for a family living in the home<br />

during a roof renovation. Here in Malaysia, you<br />

must either place battens on top of the existing<br />

roof or replace it entirely - in either scenario,<br />

re-roofing is an attractive market for us and an<br />

interesting option for homeowners.<br />

B&I: Where do you stand with GBI as a<br />

sustainable green product?<br />

RA: We are committed to manufacturing a<br />

sustainable product and being made of steel,<br />

Decra® products are durable, long-lasting and<br />

recyclable at the end of their useful life. We<br />

are listed in Green Pages Malaysia by MGBC<br />

(Malaysia Green <strong>Building</strong> Confederation) as a<br />

sustainable green product.<br />

B&I: Going with what the construction<br />

industry has to offer, how do you see the<br />

market potential in Malaysia for Decra®<br />

Roofing Systems?<br />

RA: I think there is a huge potential in the<br />

roofing sector in Malaysia where, for now, we<br />

have a small market share. Generally speaking,<br />

metal roofing or metal roof tiles are not as<br />

commonly accepted as clay and concrete but<br />

we are now getting feedback during product<br />

presentations to architects and developers, that<br />

the benefits we talk about resonate with them -<br />

the advantages of lightweight construction, the<br />

durability of our product, the design flexibility<br />

etc. These characteristics are catching people’s<br />

attention.<br />

We believe we provide a unique product<br />

and system whose attributes differentiate<br />

it from other offers. This makes us excited<br />

about the future for us here in Malaysia, the<br />

Asia region and globally. We have backed<br />

this confidence in growth with a recent<br />

expansion at our Nilai facility, investing in a<br />

new warehouse and container loading yard - a<br />

sizable investment that will also allow us the<br />

flexibility to expand production capacity in the<br />

future as our growth ambitions are met. In the<br />

interim, we have the benefit of a RTG network<br />

of manufacturing facilities from which we can<br />

service our markets as required. <br />

WTW Property Market Report <strong>2016</strong><br />

Outlook for various sectors in the ensuing year.<br />

IT IS A carry-over from the preceding year – the gloom, that is,<br />

though not the doom. Whereas 2015 was a time for caution in a slow,<br />

albeit price-resilient, property market, the prognosis for <strong>2016</strong> by<br />

C.H. WIlliams, Talhar and Wong (WTW) is that, even for the tough,<br />

the going will get tougher and, in the final reckoning, it is the fittest<br />

that will survive. The overall sentiment is that the market will remain<br />

“flat”, in consequence of falling crude oil prices and commodities, the<br />

depreciating Ringgit, under-performing services sector, increasing<br />

cost of living, sluggish global economy, etc. Property developers,<br />

in general, are keeping prices up by strategically launching smaller<br />

number of units, lamentably, “beyond the affordability of first-timer<br />

buyers.”<br />

Economic Considerations<br />

Tabled in October last, Budget <strong>2016</strong> had based oil revenues on<br />

crude prices at a “conservative” USD 48 per barrel. At this writing,<br />

however, a “recalibration” of Budget <strong>2016</strong> is imminent (scheduled<br />

for 28 <strong>Jan</strong>uary <strong>2016</strong>) following further dips in crude oil prices, now<br />

wavering at USD 30 per barrel. For now, indications are that “minor”<br />

cuts are on the cards - in operating expenditure and the shelving<br />

of non-priority development projects. Priority projects, e.g., Mass<br />

Rapid Transit (MRT) and Kuala Lumpur-Singapore High Speed<br />

Rail would go ahead, per the 11th Malaysia Plan. Whilst a modest<br />

GDP growth of 4.5% had been earlier forecast for <strong>2016</strong> (likely to<br />

be trimmed, come 28 <strong>Jan</strong>uary), domestic demand will remain the<br />

main driver of growth. Facilitated by Government infrastructure<br />

initiatives, private sector participation and FDI (Foreign Direct<br />

<strong>Investment</strong>), the manufacturing and industrial sectors are expected<br />

to expand.<br />

Overview by Region<br />

Against the above backdrop of economic fundamentals, the WTW<br />

take on the property market focused on three regions, namely, North<br />

(Penang), South (Johor Bahru) and Central (Klang Valley):<br />

Penang<br />

Despite general weaker market/business sentiments, “no notable<br />

decline” in prices/realised rentals as property owners hold out;<br />

land reclamation projects (32.76 acres Light Waterfront Penang<br />

and 891 acres Seri Tanjung Pinang Phase 2) opens up new<br />

areas for development. State Government raised net household<br />

income cap to “render affordable housing more accessible.”<br />

Landed residential is still the preferred choice, especially in<br />

Seberang Prai - with transactions for 2½-storey and 3-storey<br />

semi-detached houses fetching more than RM2.0 and RM3.0<br />

million, respectively.<br />

Slower growth expected for high-rise residential as more<br />

affordable flats/apartments being launched/under construction;<br />

bulk of existing apartments/condominiums in northeast sector<br />

of the island whilst more being developed and launched in<br />

Butterworth/Bukit Mertajam; accordingly, spike in supply<br />

expected within next 3 to 5 years.<br />

Purpose-built offices - existing supply 9.14 million sq ft with<br />

average occupancy rate 88%; prime office space expected to stay<br />

in demand (e.g., slightly-increased rental rate of RM2.80 per sq<br />

ft/month in Georgetown), the new growth area will be in the<br />

south-east.<br />

Healthy albeit competitive outlook for hotel sector, with 11 new<br />

developments coming on-stream in next 2-3 years (Georgetown,<br />

Tanjung Tokong/Tanjung Bungah and Bayan Baru).<br />

Retail market likely to stay healthy in next few years; major<br />

developments on island/mainland include Designer Village<br />

(NLA 400,000 sq ft), IKEA & Integrated Mall @ Aspen Vision<br />

City, both at Batu Kawan and Mydin Hypermarket at Bukit<br />

Mertajam (NLA 536,507 sq ft).<br />

Industrial development remain focused in south-east, i.e., Batu<br />

Kawan and surrounds of Byram and Changkat, with multinationals<br />

establishing new plants/investments, engaging in<br />

mergers, acquisitions and/or relocation.<br />

Johor Bahru<br />

Generally, property market expected to be lacklustre, carrying<br />

over from 2015, insofar as less new projects and protracted<br />

selling period. In the case of high-rise residential development,<br />

State Government deterring new applications to build serviced<br />

apartments by imposing tax (1% on GDV).<br />

Demand still significant for landed residential properties,<br />

particularly in established areas where prices have escalated<br />

11.5%; in next two years, existing supply expected to increase<br />

5.7% from the current level of 291,284 units and new launches,<br />

outside of these areas, are likely to be affordably-priced to<br />

promote buying interest.<br />

Continued sluggish performance for high-rise residential with<br />

downtrend in sub-market transaction activity and value as well<br />

as occupancy, aggravated further with new launches coming onstream<br />

this year.<br />

Purpose-built office sector to remain stable over next two years,<br />

with existing supply of 9.2 million sq ft, 75% occupancy rates<br />

and rentals (in prime areas) averaging RM2.80 to 3.50 per sq ft/<br />

month.<br />

Retail market is expected to remain steady in next 1-2 years with<br />

average occupancy rate of 77% and rentals of RM27 per sq ft/<br />

month.<br />

Occupancy rates in hotel sector to increase slightly, supported<br />

by mix of leisure/business/catalytic developments, whereas<br />

average room rates to remain steady following added supply of<br />

establishments in 2015, e.g., Holiday Villa, Somerset Medini and<br />

Citadines Medini.<br />

“Flat” outlook for industrial as market softened, compared to<br />

2014, notwithstanding new developments completed in 2015,<br />

namely, SME City i-Park@Indahpura and Tropika Industrial<br />

Park.<br />

by on-going Government infrastructure<br />

development and new investments<br />

(Johor topped the list for nine months<br />

of 2015, followed by Sarawak, Melaka,<br />

Selangor and Penang). <br />

optimistic about future<br />

With an increased in customers enquiries reported, machinery manufacturers<br />

hope bauma <strong>2016</strong> marks a turnaround in sales for the industry.<br />

THE MINING ASSOCIATION, affiliated in the German Engineering<br />

Federation, the VDMA, is again reporting falling sales. Nevertheless,<br />

it is optimistic that 2017 will bring a return to profit. As regards the<br />

global market, too, the analysts are expecting things to improve in<br />

<strong>2016</strong> and 2017. One reason for the cautious optimism is bauma,<br />

which takes place from April 11 to 17, <strong>2016</strong> in Munich.<br />

Experience shows that many customers delay purchasing decisions<br />

until bauma, where they can first get an overview of the world market<br />

offering. Also as regards to the rising number of customer enquiries,<br />

bauma is coming at a good time—an upturn would certainly do the<br />

sector a lot of good.<br />

In 2014, worldwide exports of mining machinery were around<br />

€27.929 billion (2013: €31.087 bn), which is a fall of 10.2 percent. The<br />

biggest exporting nation, when it comes to mining machinery, was<br />

the US, with €7.694 bn (2013: €8.364 bn). The only country to report<br />

a rise in exports was China, where the figures rose from €3.940 bn to<br />

€4.071 bn. Singapore was in third place in the statistics for exporting<br />

nations, with €3.098 bn (€3.468 bn), because of its high volume of<br />

transshipments of mining machinery in Southeast Asia. The US thus<br />

has a 27.5 percent share of world exports of mining machinery, China<br />

has 14.6 percent and Singapore 11.1 percent, followed by Germany<br />

with 7.0 percent.<br />

In Germany, in the current year, machinery and plant worth<br />

€3.62 bn is being built. That’s three percent less than in the previous<br />

year. At least this reflects a much lower annual drop in sales, especially<br />

in view of the figures for 2014, when sales fell 29 percent as compared<br />

to 2013. For <strong>2016</strong>, Dr Michael Schulte Strathaus, Chairman of the<br />

Mining Association, fears that sales will “probably fall further, also by<br />

a single-figure percentage”.<br />

With an export share of 94 percent, the sector expects sales of<br />

only €0.21 bn (- 7.8 percent) on the German domestic market this<br />

year, as compared to €3.41 bn (- 2.7 percent) abroad. Most of the<br />

exports (17 percent) go to the Mediterranean and the Middle East,<br />

and here Saudi-Arabia is the single biggest market, at almost nine<br />

percent. “Together with Iran, governments there want to reduce their<br />

dependency on oil,” says Schulte Strathaus, adding: “Mining is being<br />

developed as an additional mainstay.” The second-largest region for<br />

sales of German mining machinery is Latin America, which accounts<br />

with increase in customer enquiries being<br />

reported - an indication that customers<br />

are again starting to look at buying new<br />

equipment. Also some companies are<br />

successfully opening up new areas of<br />

business, for example in hard-rock mining.<br />

The VDMA Mining Association expects<br />

that demand for the metallic but also mineral<br />

raw materials extracted in hard-rock mining<br />

will increase substantially as a result of a<br />

global expansion in alternative methods of<br />

energy production.<br />

Another reason for this cautious<br />

optimism, says Schulte Strathaus, is in the<br />

need for raw material producers to reduce<br />

costs: “In order to achieve profits in the<br />

current low-price environment, they have<br />

to increase the efficiency of their machinery<br />

and plant, and thereby reduce their costs.”<br />

A global trend towards increasing<br />

safety also benefits the sector, he reports.<br />

TAKING CENTRE STAGE at ICONS:<br />

Malaysian Architects Global Acclaim, a<br />

month-long exhibition held at University<br />

Malaya from 1 - 31 December 2015 are<br />

notables of international repute, whose<br />

contributions to the field of architecture<br />

and design have been nothing less than<br />

exemplary, if not outstanding. Organised<br />

by the Department of Architecture, Faculty<br />

of Built Environment, University of Malaya<br />

(FBEUM), in collaboration with Lembaga<br />

Arkitek Malaysia (LAM) and Pertubuhan<br />

Akitek Malaysia (PAM), and in conjunction<br />

with the Construction Industry Development<br />

Board’s (CIDB) 20th anniversary, the<br />

event showcased the achievements of<br />

Malaysian architects whose works have<br />

earned global acclaim and accolades. These<br />

latter includes the ASEAN Energy Award,<br />

UNESCO Asia-Pacific Awards for Cultural<br />

Heritage Conservation, ARCASIA Awards<br />

for Architecture, SIA Architectural Design<br />

Awards and other similar prestigious awards<br />

between 1995 and 2015.<br />

As well as 28 “stellar” projects by<br />

Malaysian architects, the exhibition’s<br />

agenda, along with conservation, sustainable<br />

green buildings and timber structures, also<br />

included a complementary programme of<br />

talks by pillars of the profession in Malaysia<br />

such as Dato’ Dr Ar Ken Yeang of T.R.<br />

Hamzah & Yeang, Ar Hijjas Kasturi of Hijjas<br />

Eco-Design with Yeang<br />

Nature is in peril and the eco-system, its<br />

biological and physical constituents, which<br />

is irreplaceable, is under siege by human<br />

activity. Environmental problems would not<br />

the eco-system and Nature in its pristine<br />

infrastructure development, etc.,’ lamented Yeang. What we will be<br />

bequeathing to future generations is a world that is polluted with<br />

enormous constructed artefacts that are estranged from nature.<br />

“We have to build in harmony with nature, not simply to retard<br />

the present rate of environmental impairment, but to eliminate<br />

it entirely”, to bring nature back into the built environment. Ecoarchitecture<br />

is designing in such a way that the human-built<br />

environment or our design system “integrates benignly and seamlessly<br />

with the natural environment.” It is about designing human-made<br />

artefacts in the context of site characteristics (location), its ecological<br />

features and integrating at three levels, namely, physically, systemically<br />

and temporally:<br />

Physical integration - of the location, its topography, ground<br />

water, hydrology, vegetation and the different species on the site.<br />

Systemic integration - of human “processes”, i.e., use of water,<br />

energy, waste, sewers, etc., and nature, to ensure no pollution and<br />

no waste.<br />

Temporal integration - of the rate of use of resources and<br />

replenishment thereof.<br />

To this end, Yeang advocates that the platform for green design<br />

or eco-designing is the integration of four basic components or ecoinfrastructures<br />

(colour-coded in parenthesis):<br />

Eco-technology/Engineering (grey), “which we need<br />

(indispensable) to maintain our standard of living”, encompassing<br />

concerns and issues in energy system, clean technology, renewable<br />

energy, smart grid/IT network, transportation systems, waste<br />

management systems, carbon neutral, recycling;<br />

Water Management (blue), “what life is all about”, i.e., rainwater<br />

harvesting, “closing the loop”, grey and black water re-use,<br />

acquifier recharge, sustainable drainage, constructed wetlands and<br />

wastewater treatment;<br />

Nature’s Utilities (green), “what you cannot see but it’s there”,<br />

opportunities and options in resource conservation, ecological<br />

corridors, reconnecting nature, rehabilitation, habitat creation,<br />

biodiversity;<br />

Human Behavioural patterns (red), “laws have to change because<br />

we cannot live the way we have been doing for the last 100 to 200<br />

years”, with the focus on lifestyles, activities, economic systems,<br />

industries zero impact, regulations/legislations, mobility/<br />

transport concepts, penalties/incentives, materials/enclosures,<br />

products/food.<br />

With any of the four components/infrastructures as a starting<br />

point, green design, the Yeang approach, when looking at a site, is<br />

to look at latitude, “where we are at” and its diversity, two factors to<br />

consider before start of design - different regions of the earth have<br />

different ecology, being more intense in tropics than higher or lower<br />

latitudes. For example, in a master plan project in India, next to a<br />

forest reserve, ‘the first thing we did was to create a spine between<br />

the development and the reserve and collect all the species to stretch<br />

across the site. Then we laid the other infrastructures, the red, the grey<br />

and the blue - “closing the loop” in water management where grey<br />

water and black water is recycled with construction of wetlands.’<br />

Citing projects successfully undertaken at home (DiGi Technology<br />

Operations Centre) and abroad (Solaris Singapore and SOMA<br />

Masterplan India), Yeang illustrated examples of eco-structures, i.e.:<br />

e.g., the green infrastructure ‘bifurcated by roads and highways<br />

– vegetating bridges so that the species can move from one<br />

disparate piece of land to the other and becomes one single<br />

habitat, integrating the four eco-infrastructures into the single<br />

whole.<br />

weaving up from ground level to sky gardens and winding down<br />

to basements to create “eco-cells.”<br />

In the final reckoning, he concluded. ‘as human beings, we have<br />

to change our diet, the way we move, live and play’; a suggested idea<br />

is the 7-minute community, i.e., time taken for residents to access<br />

facilities in a city by walking, cycling, electric carts, medium public<br />

transport. It discourages the use of private cars, reduces energy<br />

consumption and pollution to make a healthier environment -<br />

something to ponder when planning the city. <br />

that Malaysia’s economic fundamentals<br />

still remain robust (World Bank projects a<br />

4.5% GDP growth for <strong>2016</strong> and 2017, driven<br />

by domestic demand), with (economic)<br />

transformation programme on track, some<br />

concerns highlighted were:<br />

Malaysia”, the “stark” reality is that we<br />

have to create a “national innovation<br />

environment or innovative ecosystem”<br />

“the key is innovation, in products, services<br />

Seminar on Strata Management Act 2015<br />

Industry experts addressed issues and implications in day-long seminar organised by the<br />

<strong>Building</strong> Management Association of Malaysia (BMAM).<br />

ALTHOUGH GAZETTED ON 8 <strong>Feb</strong>ruary<br />

2013, the Strata Management Act (SMA)<br />

2013 and its governing Strata Management<br />

(Maintenance and Management)<br />

Regulations (SMR) 2015, finally came into<br />

effect on 1 June 2015, under the auspices of<br />

the Ministry of Urban Wellbeing, Housing<br />

and Local Government. Ostensibly to do<br />

away with the <strong>Building</strong> and Common<br />

Property (Maintenance and Management)<br />

2007, the SMA and SMR serve to provide<br />

clear-cut steps in the sales, purchase and<br />

management of stratified properties and,<br />

at the same time, safeguard the interests<br />

of owners of said properties. Accordingly,<br />

a framework is now in existence for the<br />

establishment of a joint management body<br />

(JMB), management corporation (MC), a<br />

subsidiary MC, rights and responsibilities<br />

of owners and the appointment of a<br />

Commissioner of <strong>Building</strong>s (COB) to<br />

administer the new legislation.<br />

Strata Management Seminar<br />

However, implementation of the SMA and<br />

SMR has, inadvertently, served up a number<br />

of unforeseen issues – administrative,<br />

operational and legal – with impact<br />

significant enough to warrant review and,<br />

more importantly, resolution. Hence the daylong<br />

Strata Management Seminar, organised<br />

by the <strong>Building</strong> Management Association of<br />

Malaysia (BMAM), where industry experts<br />

sounded out on precautions to be taken and<br />

pitfalls to avoid in the building, management<br />

and maintenance of stratified properties.<br />

Some concerns brought up at the Seminar,<br />

themed “The Good, The Bad and The Ugly”,<br />

included:<br />

Section 6 (1) (a) and (b) – of the<br />

13 sections or stages in the housing<br />

members of JMBs/MCs (volunteer<br />

accounts, failure to comply is an offence<br />

with liability of fines or jail term.<br />

This will deter and aggravate existing<br />

difficulties in finding volunteers willing<br />

2013, the University College of Technology Sarawak (UCTS) has<br />

Platinum Index, UCTS campus is a futuristically designed campus<br />

with an intent to reflect the characteristics of the town of Sibu.<br />

Seeing that Sibu is known as a ‘forest town’, the architecture of<br />

UCTS was carefully constructed to reflect the environmental state of<br />

Sarawak itself. Amongst the most striking features of the structure is<br />

the entrance of the university with a circular pool of water, designed<br />

to pay tribute to the powerful river of Rejang, the cradle of Sibu.<br />

As the first university in Malaysia to attain a GBI Platinum<br />

status, the inception of UCTS was also properly constructed with<br />

considerations to: (i) Cost-effective construction; (ii) Limited<br />

energy consumption; (iii) Consideration of user comfort; (iv) Rain<br />

water harvesting and water recycling; (v) Reduced volatile particle<br />

emissions; (vi) Solar power generation; and, (vii) High thermal<br />

case of 4-sash sliding systems in 2000 hotel<br />

sliding system) of the iconic Marina Bay<br />

Sands Hotel, Singapore. It is projects like<br />

these and the Sincere Aluminium Works<br />

The flow of water is turned on and off by<br />

Talis conserves water<br />

makeover with an aquatic theme<br />

WISHING TO reinvigorate its image and<br />

position itself as an essential player on the<br />

entertainment scene, Société des casinos du<br />

Québec commissioned Sid Lee Architecture<br />

and FCSD architecture + design to lead<br />

an intervention strategy at Casino du Lac-<br />

Leamy in Gatineau, Québec, Canada. The<br />

casino presented major organisational<br />

challenges: its interior spaces were cluttered<br />

and undistinguished, producing a confusing<br />

and unwelcoming result, devoid of hierarchy<br />

or landmarks. The re-design therefore<br />

aimed to bring coherence to the space; open<br />

perspectives to better connect the spaces and<br />

identify their functions.<br />

An aquatic theme was naturally chosen<br />

to develop a unique identity for the casino,<br />

located on the shores of a lake and surrounded<br />

by water. “The main staircase was brought to<br />

the middle of the central space, among the<br />

game tables and machines, while connecting<br />

to the restaurants and discotheques on the<br />

upper floors. Designed as a beacon visible<br />

from all around the casino, the stairs are<br />

dressed with a unique carapace composed<br />

of 595 backlit metal scales declined into<br />

94 different models, reminiscent of fish<br />

skin and its changing reflections. An iconic<br />

architectural element, it centralises all visual<br />

perspectives and asserts the space’s identity”,<br />

explains Martin Leblanc, architect and<br />

partner at Sid Lee Architecture.<br />

The project was carried out in close<br />

collaboration with Lightemotion for an<br />

immersive lighting installation and with<br />

Trizart-Alliance for the multi-media segment.<br />

Founded in 2009, Sid Lee Architecture<br />

is the fruit of architects and urban designers<br />

Jean Pelland and Martin Leblanc. Operating<br />

on a global scale from its Montreal offices,<br />

Sid Lee Architecture gathers more than<br />

35 architects, technicians, designers,<br />

managers, and artisans offering services in<br />

urban studies, architecture, interior design,<br />

strategic development and positioning,<br />

Interior designer Studio Mackereth re-creates The Mellier apartments<br />

in the posh neighbourhood of downtown London.<br />

BEHIND THE building’s handsome Beaux-<br />

Arts facade in the heart of Mayfair, London,<br />

The Mellier includes five voluminous<br />

lateral modern apartments and one unique<br />

penthouse overlooking the rooftops of<br />

London. Formerly a Buick car showroom in<br />

the 1930s, the building has been refurbished<br />

in 2015 by Eric Parry Architects with Studio<br />

Mackereth appointed as interior designer for<br />

each of the apartments and the lobby—this<br />

includes sourcing all fabrics, rugs, lamps,<br />

contemporary as well as vintage furniture and<br />

works-of-art. A free-standing folding walnut<br />

screen ‘Albemarle’ has been designed specially<br />

for this project.<br />

These lateral apartments benefit from a<br />

real sense of scale with spectacular ceiling<br />

heights, elegant proportions and dramatic<br />

use of light. The client’s brief was to take a<br />

brave step away from the usual bland beige<br />

formulaic interiors of most speculative<br />

residential property developments. In<br />

response, the designer’s approach was to<br />

create luxurious apartment interiors that<br />

epitomise Modern Mayfair: bold colourful<br />

spaces that flow, settings that are dramatic<br />

without being overly formal, effortlessly<br />

stylish and unashamedly contemporary<br />

homes.<br />

“It was important that the prospective<br />

buyers walk in and can immediately imagine<br />

themselves living here. In order to create this<br />

sense of home we sourced vintage as well as<br />

contemporary pieces from all over Europe to<br />

create a story, as if the home had evolved over<br />

time rather than the bling-yet-lifeless look of<br />

most speculative show homes. We carefully<br />

curated a library and also briefed a florist on<br />

our overall vision so as to reinforce this sense<br />

of a real home,” says Sally Mackereth of Studio<br />

Mackereth.<br />

“Is it gorgeous? Sure. Would I like to live<br />

there? Yes, please. It’s borderline perfect,”<br />

writes Giles Hattersley in The Sunday Times.<br />

The Mellier is the winner of the World<br />

Interior News Award 2015 for the category<br />

of Residential Development Interiors.<br />

Studio Mackereth’s principal Sally<br />

Mackereth was recently featured as one of<br />

the six best architects in London by The<br />

Daily Telegraph’s online magazine Luxury.<br />

Mackereth studied architecture at The<br />

Architectural Association in London, and has<br />

gone on to teach the subject at the prestigious<br />

Royal College of Art. After working with<br />

renowned architects like Piers Gough and<br />

Stanton Williams, she established her own<br />

IKANOS, AN OLD Montreal restaurant with<br />

Mediterranean flair, is located along McGill<br />

Street in Montréal, Canada. For his new<br />

Mediterranean-styled restaurant, the owner<br />

chose an imposing space in an old warehouse<br />

that had more recently served as an artist’s<br />

studio. He appointed designer Blazysgérard<br />

to take on the challenge of crafting a strong<br />

identity for the restaurant.<br />

The concept is based on a re-interpretation<br />

of the characteristic architecture of Greece<br />

and neighbouring countries. The goal was<br />

to develop an architectural language that<br />

would meet the client’s requirements while<br />

remaining consistent with the theme, without<br />

becoming a mere pastiche or stage set.<br />

Designers Alexandre Blazys and Benoit<br />

Gérard approached the problem from a<br />

fresh, modern angle. The bar sets the tone<br />

with a blackened steel arch, antique mirrors<br />

and deep blue bar stools. By installing a<br />

constellation of smoked globe lights of<br />

varying sizes, the designers sought to echo<br />

the Mediterranean sky.<br />

Wood and leather banquettes structure<br />

the restaurant’s space and different zones. They<br />

help maximise the restaurant’s capacity while<br />

giving guests excellent views of Old Montreal<br />

outside the restaurant. The wood and seagrass<br />

chairs are accented with sheepskin, giving the<br />

space a playful feminine touch.<br />

Meanwhile, the designers approached<br />

the ceiling as an infinite pergola made of<br />

suspended wood planks. Spaced at regular<br />

intervals, the planks generate an interesting<br />

interplay of shadow and light on the brick and<br />

straw paper walls. Lights and service conduits<br />

are concealed above the planks, giving the<br />

space a warm, intimate character and a more<br />

human scale. Lighting at the base of the<br />

partitions is concealed inside steel mouldings,<br />

creating a visual horizon for guests.<br />

The placement of the kitchen in the<br />

basement made it possible to consolidate<br />

all technical services on the left side of the<br />

building. The kitchen is a major technical<br />

achievement in its own right. Faced with the<br />

need to run an enormous exhaust conduit<br />

across four levels, including a huge elbow<br />

behind the bar, the designers turned the<br />

constraint to their advantage by making the<br />

conduit the focal point and unifying element<br />

of the bar.<br />

joined forces in 2003 to form Blazysgérard,<br />

Transforming an old home’s interior<br />

into a contemporary living space<br />

Architecture Open Form & FX Studio par Clairoux takes on the challenge<br />

of turning a mid-20th century residence into a modern space.<br />

THE DU TOUR Residence is a renovation<br />

project in Laval, Québec, Canada. Designed<br />

by an architect in the 1960s, it has belonged<br />

to the same family for decades. The designers’<br />

challenge was to transform the home’s interior<br />

into a contemporary space without losing its<br />

soul and the memories associated with it.<br />

In collaboration with interior design<br />

firm FX Studio par Clairoux, the concept<br />

was developed by highlighting the stretched<br />

building’s “prairie style” architecture and<br />

re-introducing the use of natural wood. In<br />

addition, the openings on the south side were<br />

enlarged on both levels in order to offer, in the<br />

heart of the living area, impressive views of the<br />

river and the surrounding natural area.<br />

To complement the building’s stretched<br />

width, attention was paid to movement<br />

within the space, the perspectives it offered<br />

and its distinct horizontal volumes. Some<br />

existing elements, including the huge central<br />

chimney of natural stone, were conserved<br />

to preserve the essence of the family home.<br />

Light materials and pale, nuanced colours<br />

were used to enhance the quality and volume<br />

of the space.<br />

The stretched building is underlined by<br />

terraces at each end that are covered by the<br />

continuous wooden roof. The first, to the<br />

northeast, overlooks a small stream flowing<br />

into Rivière des Prairies.<br />

Connected to the kitchen and dining<br />

room, it has become a place of meditation<br />

at breakfast time. At the other end, more<br />

than 110 feet away, the second terrace faces<br />

south and is connected to the gym and sauna,<br />

which are in the basement. It houses an<br />

outdoor kitchen, a fireplace, a dining room,<br />

a relaxation area and a spa. Enclosed by its<br />

roof, its cedar shutters and vegetation, it has<br />

become a haven of peace.<br />

The mix of stone, masonry and wood<br />

in the transformation of the terrace is very<br />

much in the style of the original house. To<br />

enhance the warm feeling of its cedar ceiling,<br />

the existing steel structure was replaced by<br />

a structure of solid cedar. Cedar posts and<br />

screens with insertions of stained cedar unite<br />

the wood ceiling and the ceramic floor.<br />

a garden flat into a ‘villa’<br />

Designer ROHD goes all out to turn a flat in the posh neighbourhood<br />

of Rabieh, Lebanon, into a luxurious dwelling.<br />

HAVING THE visual appeal and<br />

sophistication of a villa, this ground floor<br />

garden flat is an eye-catching trompe l’oeil<br />

that draws from interior architecture master<br />

tricks that command—besides the inevitable<br />

amazement—scrutiny.<br />

Roland Helou Design (ROHD) is behind<br />

the interior design marvel for this flat whose<br />

intriguing design will delightfully bemuse<br />

even the most philistine eye.<br />

ROHD is a Beirut-based (Lebanon)<br />

interior architecture and multi-disciplinary<br />

design studio that rests on the aesthetic<br />

sensibility and design expertise of Roland<br />

Helou, a master graduate of the University of<br />

the Arts London.<br />

The garden flat has no dull corners or any<br />

detail left to whims or spontaneity. Everything<br />

is thought-out and even the silent spaces are<br />

studied.<br />

Conceived for a young professional<br />

couple, the garden flat stretches across 300<br />

sq metres of ground floor space in a building<br />

located in Rabieh, Beirut’s most affluent<br />

suburb, nested on a hillside to the north of<br />

the city.<br />

Seamlessly blending with a quaint<br />

outdoor garden, the flat appears like a<br />

villa. This result is achieved through clever<br />

execution of curtain glass and a terrace<br />

serving dual usage: annexed living space in<br />

winter and an extension of the garden in<br />

summer.<br />

Luxurious fittings abound, such as the<br />

Onyx marble and black lacquered wood lit<br />

bar that protrudes to the outdoor area, serving<br />

as an organic connection along with the large<br />

curtain glass doors. Another impressive piece<br />

is the black basalt built-in chimney of the<br />

main living room. Made of volcanic stones,<br />

it radiates a distinctive blend of elegance and<br />

dominance, like that of the central jewel of a<br />
