hosting the Crusaders and<br />

Highlanders pre-season game next<br />

year appears unlikely.<br />

The Darfield Rugby Club hosted<br />

the summer fixture in 2017 and<br />

wants to do so again.<br />

But the Canterbury Rugby Football<br />

Union’s insistence a spectator<br />

mound be constructed has proven<br />

an issue.<br />

Darfield president Scott McIlroy<br />

said constructing a mound on the<br />

ground is not viable due to summer<br />

sport use.<br />

“The ground itself is not viable to<br />

host the game and I have looked at<br />

other options including farmland<br />

where a mound already exists but<br />

that too will be expensive,” he said.<br />

More than 5500 people turned<br />

up to watch the 2017 match, including<br />

then-Prime Minister Bill<br />

IT WAS a fairly busy weekend around<br />

the traps for that sprightly rugby side, the<br />

Lincoln Lizards.<br />

Ron Fabian (our photo on the front<br />

page) still has the style and balance to slice<br />

through a weakness in the defence, while on page 6 Andy Kitson<br />

showed he might not be out of place in a more competitive grade<br />

when he whistled by former Australian test player Stephen<br />

Larkham.<br />

There’s been a bit of criticism about the Golden Oldies<br />

tournament over the past month in terms of whether it delivered<br />

on the economic promises to Canterbury.<br />

But for the Lizards and other like-minded teams, I hear it was<br />

a pretty good event, both on and off the field.<br />

meeting in Glentunnel in a bid to fight against the permanent<br />

chlorination of water supplies in parts of Malvern. ​<br />

permanent chlorination of the<br />

Sheffield-Waddington and Malvern<br />

Hills Hartleys Road water<br />

supplies will start in July and<br />

August.<br />

<strong>May</strong>or Sam Broughton said<br />

while it is the district council’s<br />

intention introduce chlorination,<br />

the decision is not entirely<br />

a closed book.<br />

“We are open to hear the<br />

views of the community and<br />

if there are other ways of providing<br />

the public safety that<br />

chlorination provides then we<br />

will listen to those submissions,”<br />

he said.<br />

But the meeting’s organiser<br />

Brian Thompson said it appears<br />

the councillors have made up<br />

their mind and a lot of people<br />

are “up in arms” over the decision.<br />

He said residents spoke at the<br />

meeting about the current chlorination<br />

in the scheme which<br />

was causing sore throats, rashes<br />

and eczema.<br />

The water supplies were temporarily<br />

chlorinated in March<br />

after E. coli was detected in the<br />

water supply networks.<br />

Whitecliffs resident Liz Weir,<br />

who chaired the meeting said<br />

there was an overwhelming<br />

dissatisfaction with the proposal<br />

and almost everyone attending<br />

the meeting wanted the council<br />

to reverse its decision.<br />

“Ratepayers expressed the<br />

view that it would be preferable<br />

to “fix” the system, rather than<br />

chlorinate perfectly good, potable<br />

water.<br />

The question of the cost necessary<br />

to upgrade the system was<br />

posed at the meeting, but there<br />

was no definitive answer from<br />

council.<br />

Mr Thompson said if the<br />

district council does not revisit<br />

their decision it is likely more<br />

meetings will be held.<br />

Councils are awaiting a decision<br />

from the Government on<br />

whether all council-owned<br />

water supplies will be required<br />

to be chlorinated as a result of<br />

the Havelock North Drinking<br />

Water Inquiry.<br />

Mr Broughton said while he<br />

has been told the decision is<br />

“imminent”, that does not tell<br />

him when it will happen.<br />

MAN ESCAPES VEHICLE<br />

A man escaped from his submerged<br />

utility after it left the road<br />

and crashed into the L2 River.<br />

Emergency services were called to<br />

the scene at about 9.30pm on Friday<br />

night at River Rd in Lincoln.<br />

Deputy chief fire officer Roger<br />

McClenaghen said the man had<br />

already freed himself from the<br />

four-wheel-drive when emergency<br />

services arrived. He said the car<br />

was “very water-logged” and the<br />

man was lucky to have walked<br />

away uninjured.<br />

SPRINGFIELD SKATE PARK<br />

The Springfield Township Committee<br />

has asked district council<br />

staff for the construction of a<br />

new skate park in the area to be<br />

brought forward in the Long<br />

Term Plan <strong>2018</strong>-2<strong>02</strong>8. The committee<br />

previously built a pathway<br />

from Rewi Alley to the Kowai<br />

Pass Domain Camping Ground<br />

and had funds left over. It has<br />

since asked the district council if<br />

the funding can be put forward<br />

to the skate park. District council<br />

staff have been informed and will<br />

be in contact with the committee.<br />

Dawson said in the short-term<br />

it will be built as a concrete slab<br />

and expand into a skate park. It is<br />

planned to be completed within<br />

three years at the Springfield<br />

Domain.<br />

Headaches are not normal<br />

In today’s fast paced world,<br />

headaches are a normal ailment we<br />

just have to put up with or we can<br />

gloss over by taking a pill or a quick<br />

Safeguard sought for airfield<br />

NEW RULES are likely to be<br />

written into <strong>Selwyn</strong>’s district<br />

plan to protect the West Melton<br />

Aerodrome from future housing<br />

development in the area.<br />

<strong>Selwyn</strong>’s airfields, airstrips<br />

and helicopter landing pads are<br />

under examination as the district<br />

plan review progresses.<br />

It is further developing an<br />

option to<br />

provide more<br />

comprehensive<br />

rules around<br />

the use of aerodromes,<br />

rural<br />

airstrips and<br />

heli-landing<br />

As part of<br />

the option, it has been agreed<br />

further discussion is needed between<br />

council staff and airfield<br />

representatives over developing<br />

specific provisions to apply to<br />

the West Melton airfield.<br />

District councillor Pat<br />

McEvedy said the West Melton<br />

Aerodrome would like to have a<br />

special area zoned for them because<br />

they are concerned about<br />

the encroachment of houses and<br />

getting noise complaints in the<br />

future.<br />

“If it is noted in the district<br />

plan, then when development<br />

occurs they will know there is<br />

an airfield designated to operate<br />

at certain times in that area,” he<br />

said.<br />

It is estimated the West<br />

Melton population will grow to<br />

2256 by 2<strong>02</strong>5.<br />

Mr McEvedy said he supports<br />

the Canterbury Aero Club in<br />

their application of their own<br />

designated area and use.<br />

The Canterbury Aero Club,<br />

which operates the West Melton<br />

Aerodrome did not respond to<br />

<strong>Selwyn</strong> <strong>Times</strong>.<br />

not reflect the airfield’s importance.<br />

He said it was the airfield used<br />

by Prime Minster John Key after<br />

the February 22, 2011, earthquake<br />

when Christchurch International<br />

Airport was closed.<br />

“We believe that strategic<br />

place of airport is worth something<br />

to us and we want to make<br />

sure we don’t undermine its importance<br />

by not recognising it in<br />

the district plan,” Mr Broughton<br />

said.<br />

As part of its decision, aircraft<br />

facilities will continue to be<br />

permitted but may be subject<br />

to more comprehensive and<br />

restrictive rules.<br />

However, flights including<br />

emergency, fire control, law<br />

enforcement, seasonal farming<br />

work, military aircraft movements<br />

will remain a permitted<br />

activity without needing to meet<br />

certain standards.<br />

Council planning manager<br />

Jesse Burgess said there will<br />

be multiple opportunities for<br />

affected parties and the general<br />

public to have input.<br />

Consultation with<br />

stakeholders and affected<br />

landowners on the preferred<br />

option has begun.<br />

Public consultation on the<br />

district plan will begin in July.<br />

The new district plan is expected<br />

to be operative by March<br />

2<strong>02</strong>2.<br />

is seeking input from the<br />

community to improve its<br />

services. The <strong>2018</strong> library survey<br />

will run until Saturday and aims<br />

to gather feedback about services,<br />

resources and programmes<br />

offered by the libraries. The main<br />

aim of the project is to review core<br />

and holiday programmes, as well<br />

as evaluate customer feedback<br />

gathered during the year. Current<br />

library members as well as<br />

non-members are encouraged<br />

to participate in the survey to<br />

provide data for planning and<br />

development for future years. The<br />

online survey can be accessed<br />

Students meet the stars<br />

A GROUP of Ellesmere College<br />

students have met Prime<br />

Minister Jacinda Ardern and<br />

some of their sporting idols<br />

Ten year 13 students and<br />

two teachers travelled to<br />

the Gold Coast to watch the<br />

Commonwealth Games for<br />

a physical education<br />

assessment.<br />

They were studying sports<br />

issues and how the Commonwealth<br />

Games impact New<br />

Zealand society.<br />

The students were staying at<br />

QT Gold Coast hotel in Surfers<br />

Paradise, where the ANZ New<br />

Zealand House was , and where<br />

most New Zealand supporters<br />

were staying.<br />

During their stay, the New<br />

Zealand gold, silver and bronze<br />

medallists and Ms Ardern visited<br />

the hotel.<br />

Year 13 student Mel Poole said<br />

while she didn’t get the chance<br />

to speak to Ms Ardern, she was<br />

“lovely” and spoke to the crowd<br />

at the hotel well.<br />

She said Ms Ardern spoke<br />

about how proud she was of the<br />

athletes and how she thinks<br />

working in politics and being an<br />

athlete are similar.<br />

But Ms Ardern said one thing<br />

that is different is everyone<br />

thinks they can do her job but<br />

everyone knows they can’t do<br />

what athletes do.<br />

While she didn’t go into<br />

details of the pregnancy of her<br />

first child, due in June, athlete<br />

Valerie Adams warned her being<br />

a mother is harder than everyone<br />

makes out, Mel said.<br />

“She was one of the nicest people<br />

I have ever met. She was so<br />

friendly and really interested in<br />

what we were doing on our trip,”<br />

FONTERRA SAYS it will be<br />

drawing significantly less water<br />

for its Darfield site when an<br />

advanced plant is built.<br />

Last month the <strong>Selwyn</strong> <strong>Times</strong><br />

reported on concerns from<br />

Malvern Community deputy<br />

chairman Kerry Pauling about<br />

the affect on the Darfield water<br />

supply from the Fonterra site.<br />

The article failed to mention<br />

a response from Fonterra in<br />

which the company said it plans<br />

to draw about 70 per cent less<br />

water than it is now.<br />

“Thanks to the new plant<br />

we’ll save the equivalent of<br />

around 100 tanker loads of<br />

water every day,” said Robert<br />

Spurway, head of Fonterra’s<br />

global operations.<br />

Construction is under way<br />

on an advanced plant that will<br />

reduce the amount of groundwater<br />

extracted for Fonterra’s<br />

Darfield manufacturing site by<br />

around 70 per cent.<br />

Darfield is already a worldleading<br />

facility and the $11<br />

million investment in water<br />

processing technology will<br />

have a significant impact on its<br />

environmental footprint, said<br />

Mr Spurway.<br />

“As well as reducing water<br />

use, the new technology also<br />

Water is passed through<br />

a membrane filtration system<br />

which makes it drinkable and<br />

suitable for use in a range of onsite<br />

activities such as cooling,<br />

heating and cleaning.<br />

The Darfield development<br />

aligns with Fonterra’s six water<br />

commitments to help improve<br />

the quality of New Zealand’s<br />

waterways.<br />

Said Mr Spurway: “We’re<br />

prioritising investment to<br />

reduce water consumption. Last<br />

year we announced our 2<strong>02</strong>0<br />

target to reduce the amount of<br />

water we use across our 26 New<br />

Zealand manufacturing sites by<br />

20 per cent.<br />

“The new plant will go a<br />

significant way towards helping<br />

us achieve our target, creating a<br />

manufacturing site that’s more<br />

self-sufficient.”<br />

The new plant is expected to<br />

be up and running by October,<br />

in time for the <strong>2018</strong>/2019 milk<br />

VISITORS TO Lake Lyndon over<br />

the last year will have noticed a<br />

new fence around its shores.<br />

It was put up to protect rare<br />

ephemeral turflands present at<br />

the lake’s waterline, which were<br />

being threatened by vehicles<br />

being driven too close to the<br />

water’s edge. Other changes are<br />

likely in the near future as a<br />

result of the current development<br />

of a recreation and ecological<br />

management plan for the lake<br />

and its watershed.<br />

Lake Lyndon is the closest<br />

large natural body of fresh water<br />

to Christchurch and, as such, has<br />

attracted increasing attention<br />

over the past five to 10 years.<br />

There is some concern that<br />

recreational activities are having<br />

a significant impact on the<br />

natural values of the lake and the<br />

surrounding area. Currently, in<br />

spite of its easy public access and<br />

high amenity and conservation<br />

values, there is little formal<br />

management of the lake, its<br />

biodiversity and the recreational<br />

activities. Hence the need for a<br />

management plan.<br />

Claire Newell, a professional<br />

ecologist living at Springfield,<br />

will be the plan’s main author.<br />

“I have driven past the lake<br />

many hundreds of times and<br />

watched the area move from<br />

leasehold grazed land into public<br />

ownership, where all types of<br />

recreation are currently being<br />

undertaken,” Dr Newell said.<br />

She said while she welcomes<br />

the increased public use, it is<br />

vital that recreation is developed<br />

and managed in a way that is<br />

compatible with the long-term<br />

sustainability of the natural<br />

ecosystems and endangered<br />

species in the area. That is the<br />

purpose of the plan.<br />

Dr Newell is a trustee of the<br />

Waimakariri Environment and<br />

Recreation Trust. The trust is an<br />

end-user group which has been<br />

set up to support the Department<br />

of Conservation with recreation<br />

and environment needs in the<br />

upper Waimakariri area.<br />

Over the past 18 months, the<br />

trust’s efforts have focused on<br />

Lake Lyndon.<br />

Pumpkin capers<br />

pumpkins in a bid to raise<br />

awareness for growing food and<br />

water management.<br />

The community-focused<br />

project challenges participants<br />

across the urban and rural sectors<br />

to grow a pumpkin from a<br />

seedling in a friendly competition<br />

with each other.<br />

Participants received their<br />

seedling in November and the<br />

competition has now finished.<br />

Some <strong>Selwyn</strong> schools have<br />

also taken part in the contest,<br />

competing for cash prizes.<br />

Mr Broughton planted his<br />

pumpkin in a patch outside his<br />

offices at the district council.<br />

He’s pleased with his pumpkin<br />

growth but admits he’s “no<br />

pumpkin farmer.”<br />

“It’s not embarrassingly small<br />

but I’m not expecting to take out<br />

the big prize,” Mr Broughton<br />

said.<br />

Sam Broughton is growing a<br />

pumpkin in competition with<br />

other mayors and councillors. ​<br />

Mrs Favel is out of the running<br />

as her pumpkin was sabotaged<br />

last month by vandals.<br />

Like Mrs Favel, Ms Dalziel<br />

encountered bad luck in her<br />

pumpkin-growing effort.<br />

“It’s actually my second pumpkin<br />

. . . my first was doing really,<br />

really, really well until it exploded.<br />

That’s why we had to plant<br />

another one. I’m now at a distinct<br />

disadvantage… just like my<br />

pumpkin, I’m gutted,” she said.<br />

Both of her pumpkins have<br />

been grown in the Otakaro<br />

Orchard.<br />

Mr Lim said this was the first<br />

year of the competition and he<br />

hopes the project will be bigger<br />

next year.<br />

Julie Baker –We are on the<br />

Malvern Hills Hartleys Rd water<br />

supply. When I received the<br />

letter from the council on this<br />

subject I was very upset. We love<br />

our Greendale water. It has no<br />

smell and we have never had a<br />

boil notice. I recently thought I<br />

could smell chlorine in the water,<br />

I phoned Murray England and<br />

he told me that they had already<br />

treated the water with emergency<br />

powdered chlorine and that the<br />

smell I was getting wouldn’t last<br />

long. But it is still there and I<br />

am so upset that the smell will<br />

continue to be there forever. Mr<br />

England said that it wouldn’t be<br />

such a strong smell using the gas<br />

chlorine that is planned. But the<br />

water to me, is undrinkable now.<br />

I had no idea that the council<br />

were thinking of doing this. I<br />

understand it is in the Long<br />

Term Plan, but of course, if I’m<br />

happy, I don’t go looking for<br />

something to complain about. I<br />

hope that someone high up in<br />

the council can do something<br />

about this.<br />

and I have had no warning<br />

letters or emails to say the water<br />

changes are taking place. I would<br />

agree with Glentunnel Township<br />

Anderson’s quote. Thanks for the<br />

efforts in getting this information<br />

Panos Tsavousis – My view<br />

on this is no. Why are there only<br />

two options? And the way the<br />

question is framed – it is chlorine<br />

or E. coli. Christchurch has<br />

chosen to chlorinate for a year<br />

until the problem is fixed and<br />

then stop using it. Why is that<br />

not an option for us?<br />

Bill Woods – So chlorination<br />

is going to be mandatory as ultra<br />

violet treatment is not residual,<br />

but chlorination is. Who are<br />

they trying to fool? Springfield<br />

has been chlorinated from day<br />

one (30+ years) and we get “boil<br />

water” notices. To make matters<br />

even worse they tell us they are<br />

going to waste our money by<br />

installing UV treatment in all<br />

water supplies, even though it<br />

has no purpose if water is chlorinated.<br />

totally against our water supply<br />

being permanently chlorinated.<br />

This should not happen and I<br />

hope public support is strong<br />

enough to halt this stupid idea in<br />

its tracks.<br />

not 25m. Rolleston is the town of<br />

the future and the <strong>Selwyn</strong> district<br />

is only going to continue to grow.<br />

The district council needs to<br />

think big and think long-term. It<br />

is very short-sighted to only build<br />

yet another 25m pool just as it<br />

was short-sighted not to build a<br />

bigger facility five years ago when<br />

the pool was originally built. The<br />

centre is a wonderful resource<br />

that so many different members<br />

of the community can use of all<br />

ages. Let’s stand out as being a<br />

progressive community, branching<br />

out and doing what so many<br />

other councils have not had the<br />

future focus to do. A 50m done<br />

right could be used for South Island<br />

and national championships<br />

not just Canterbury’s. Please get<br />

it right this time and build a 50m<br />

pool.<br />

<strong>Selwyn</strong> District Council’s Fast<br />

Forward ’28 is a plan for the next<br />

10 years. It could be up to four<br />

years, if not longer, before we see<br />

an improved pool. This being<br />

the case, I don’t expect any of<br />

our submissions to cause a delay<br />

to the design and planning of<br />

the new pool. Your submissions<br />

are important for the <strong>Selwyn</strong><br />

district as a whole, Those saying<br />

yes as well as the those saying no,<br />

we all have an opinion, please<br />

express it before Friday’s cut-off<br />

date. Your council needs you to<br />

tell them what you wish to see.<br />

With information supplied in<br />

the council information sheet,<br />

they expect to issue 817 building<br />

permits per year <strong>Selwyn</strong>-wide,<br />

down from 1000 as it has been.<br />

With three people to a house,<br />

there will be 2451 new residents<br />

each year, the high schools will<br />

be at full capacity by then, along<br />

with and increase in primary<br />

school rolls. The military is<br />

using the pool during the winter<br />

period, with an increase in<br />

training at the camp, we can<br />

expect to see increased personnel<br />

making use of the facilities. With<br />

Jellie Park closed during the<br />

winter months, there is no 50m<br />

pool anywhere.<br />

A new Diploma in Organic Agri-Food<br />

Production is being offered through a<br />

partnership with Christchurch’s Lincoln<br />

University and the Biological Husbandry<br />

Unit (BHU).<br />

The one-year full time programme,<br />

largely focused on the theory and practice of<br />

organics, will commence in July. The course<br />

will cover small business management,<br />

plant and animal health, traditional and<br />

cultural food growing techniques and<br />

contemporary Māori enterprises with<br />

a focus on small scale and urban food<br />

production. The BHU Organics Trust,<br />

established in 2001, brought together likeminded<br />

specialists from Lincoln University<br />

and the NZ Organic Movement.<br />

BHU manager Bill Martin says people<br />

are taking an active interest in the food<br />

supply chain and as a result there is<br />

increased demand for smaller scale<br />

organic production. to supply<br />

farmers’ markets, cafés and<br />

restaurants.<br />

“There are numerous social<br />

enterprises popping up across<br />

the country that are involved<br />

in food production. I believe<br />

this will add huge value to<br />

society,” says Martin.<br />

an example, creating urban<br />

farms, clever composting and<br />

encouraging growth of urban<br />

produce. Chief executive<br />

officer of Organics Aotearoa,<br />

Brendan Hoare welcomes the<br />

direction Lincoln University<br />

is taking, maintaining organic production<br />

is the fastest growing food industry globally.<br />

BHU is dedicated to the science of<br />

permanent and wholesystem agriculture<br />

and horticulture. Its campus facilities<br />

include an Organic Training College<br />

focusing on crops, livestock and soil<br />

management and a Future Farming Centre,<br />

with a 10-hectare horticultural farm located<br />

at Lincoln University. Students are actively<br />

involved in the process of growing organic<br />

fruit and vegetable crops, and encouraged<br />

to facilitate business relationships at the<br />

local markets. BHU and Lincoln’s Bio-<br />

Protection Research Centre have also<br />

teamed up with Kings Seeds to produce a<br />

‘How does your garden grow’ kit, answering<br />

common questions about soil regulation<br />

and including techniques for attracting<br />

bees and ladybirds to garden crops. Kits are<br />

available to purchase online through BHU.<br />

given a special makeover in celebration of<br />

Mother’s Day.<br />

Lincoln-based make-up artist Alex<br />

Meaclem and photographer Claire Fahey<br />

have teamed up to gift a nominated<br />

mother, grandmother, friend, sister,<br />

or daughter a make-up/photoshoot<br />

confidence booster.<br />

Mrs Meaclem said she and Mrs Fahey<br />

are both mothers in the community, and<br />

are like-minded and love supporting<br />

other people.<br />

“We just wanted to do something to<br />

give back,” she said.<br />

Mrs Meaclem is a freelance make-up<br />

artist for Bobbi Brown Cosmetics and<br />

runs her own business, Ally M Makeup<br />

Artist, while Mrs Fahey runs Lime Blue<br />

Photography, specialising in family and<br />

food photography.<br />

“Once we get all the nominations in,<br />

Claire and I are just going to sit down read<br />

through and make a decision on who we<br />

think may have been through a hard time<br />

or deserves a boost in their life,” she said.<br />

Principal’s Message<br />

Welcome to our first community newsletter for <strong>2018</strong>.<br />

We communicate regularly to our students and families<br />

during the term but we also want to share with our wider<br />

community some of the celebrations and activities from<br />

the last term. The educational success of our children<br />

is based on the partnership between school, family and<br />

community so it is important to keep in touch.<br />

Student well-being is one of our strategic goals. We all<br />

want our children to be happy at school and schools<br />

play a significant role in supporting the well-being of our<br />

children. Our Health and PE programmes are an obvious<br />

and important aspect of this. These programmes cover<br />

aspects of both physical and mental well-being. Students<br />

experience these as part of their class programmes and<br />

also school-wide activities such as the ‘Attitude’ speakers<br />

and ‘I Am Hope’ tour visit.<br />

Students have taken a lead role in promoting well-being<br />

by initiating a student well-being committee and having<br />

a ‘Head of Well-being’ role for a prefect. At a student led<br />

assembly last term the committee shared the range of<br />

support services available through the school.<br />

student mental well-being is<br />

students feeling part of a school<br />

community that they feel connected<br />

to. Connection with the school is<br />

strengthened by feeling listened<br />

to, contributing and participating in<br />

school activities, and having friends<br />

and positive working relationships with the adults at school.<br />

As well as being fun the school ‘House’ competitions help<br />

engender a greater sense of belonging. Promoting physical<br />

health by participating in sports teams can also build<br />

positive social links with others in the school. Activities<br />

such as school camps enable students to have shared<br />

experiences that can work to build greater comaraderie.<br />

Thank you to all of those in the community who have given<br />

their time to support students with their learning and extracurricular<br />

activities.<br />

Our school year began with a Mihi Whakatau, which is a<br />

welcome ceremony to all the new staff and students as they<br />

began their journey at Darfield High School.<br />

Mr Morris spoke to the new students about making the most<br />

of the opportunities available to them during their time at<br />

Darfield High School.<br />

Mr Teasdale, a new member of staff, spoke on the students’<br />

behalf and students sing a Waiata in support. New staff and<br />

students were invited to engage in a hongi, an act of trust<br />

between two parties.<br />

After the ceremony, new students and staff enjoyed a<br />

morning tea as a time to get to know one another.<br />

International Department<br />

<strong>2018</strong> has started off with a total of 23 awesome international<br />

students, and a handful more due to arrive at the start of<br />

Term 2.<br />

They began the year with a three-day orientation<br />

programme, and enjoyed experiencing some Maori culture<br />

at the Mihi Whakatau. Although there were some nervous<br />

faces on the first day of school, everyone is settling in well.<br />

On Thursday evening 8 February, the International Dept<br />

held a ‘Picnic in the Park’ event at the Darfield Domain for all<br />

International Students and their Host Families.<br />

Holding an event at the start of the year is a great way for<br />

International Students to spend some fun time together,<br />

sharing food, playing games and getting to know one<br />

another along with their host siblings. Host parents enjoyed<br />

the chance to get to know one another as well as catch up<br />

with other host families who have been hosting for several<br />

years.<br />

Mrs Kennedy and Miss Hely cooked a BBQ for the 77<br />

guests, and host families brought delicious desserts for<br />

everyone to enjoy. The international students enjoyed their<br />

first taste of a NZ BBQ, with meat patties being the favourite!<br />

to run a business. This was a great opportunity for<br />

everyone and helped us identify next steps for our<br />

products.<br />

Year 9 Camps<br />

The Year 9 camp was based at Craigieburn for<br />

three days and two nights. They got to experience<br />

many fun activities, such as bouldering, abseiling,<br />

kayaking, Cave Stream, BBTBT (also known as bring<br />

back the beech trees) and a big three hour hike up<br />

Helicopter Hill.<br />

Seasprite Visit<br />

Darfield High School was lucky enough to have a visit from<br />

the Royal New Zealand Navy in their Seasprite helicopter.<br />

A large audience of students and staff were able to get up<br />

close to the machine and ask the crew members questions.<br />

We found out about their roles on the Seasprite and within<br />

the Defence Force, and exactly what prerequisites and<br />

grades are required to be able to apply for careers within the<br />

New Zealand Defence Force.<br />

Field Trips<br />

A busy start to the year for students heading outside the<br />

classroom to study. Some of the Field trips so far this year<br />

have included Geography trip to Mount Cook to study<br />

different terrain and geographical features; History trip to<br />

Akaroa, learning about the history of Ngai Tahu and Ngati<br />

Toa and also to Arrowtown to study the Otago Gold Rush.<br />

The Social Studies classes spent a day at the school’s<br />

established plot on Creyke Road, bird feeding, weeding,<br />

possum trapping and watering the plants.<br />

House Colours Mufti Day<br />

<strong>2018</strong>, the start of the new year, means new students, and<br />

new House captains and deputies. The first of the House<br />

competitions was a "House Colours Mufti Day".<br />

This day always generates a fun and exciting atmostphere<br />

at school, and once again, there were some awesome<br />

costumes and bright colours on the school turf for the judges<br />

to choose the winning Houses from each year level.<br />

before that spent two years working in<br />

London while he enjoyed his OE. Chris<br />

is passionate about exercise and using<br />

exercise as a powerful recovery tool.<br />

In February, Steph Foster joined the<br />

Motus Lincoln physio team. Steph<br />

recently graduated from Otago<br />

University. Steph is loving being<br />

a physio and using her new found<br />

knowledge to assist her patients<br />

with their recovery. Steph is working<br />

Music Month comes to <strong>Selwyn</strong><br />

New Zealand Music Month is coming to <strong>Selwyn</strong> District Libraries<br />

this month.<br />

Enjoy free interactive performances for children with ensembles<br />

from the Christchurch Symphony Orchestra (CSO), as well as a<br />

variety of Ministry of the Mind Music artists brought to libraries in<br />

conjunction with the Council’s Arts, Culture & Heritage team.<br />

The CSO ‘Music Trails through the Library’ sessions are a fun and<br />

interactive way of introducing young children to live music. These<br />

45-minute interactive performances by CSO ensembles have elements<br />

of song, stories and dance, and are a great opportunity for children to<br />

<strong>Selwyn</strong> District Council’s road safety team are running an ‘Active Autumn’ active transport<br />

campaign for schools in Term 2.<br />

‘Active transport’ is using physical activity, such as walking, biking or scootering, to get to and<br />

from school, rather than the commute in a car, or bus.<br />

School Road Safety Coordinator Stephanie Hautler says there are many physical and mental<br />

benefits to active transport, which are being encouraged with ‘Active Autumn’.<br />

“Children develop increased road safety awareness, decision making and risk assessment skills. It<br />

takes practice to develop skills such as being able to judge the speed of a moving vehicle, or how<br />

big a gap is needed to cross a busy road safely,” she says.<br />

“Gaining these life skills as a child is an important step towards gaining independence. Children<br />

are also better primed for learning, and studies have found that children who are active are not<br />

only physically fitter but can concentrate for longer.<br />

“Active transport can be instrumental in increased social connectivity, not only for children, but<br />

parents too. Getting to know the neighbourhood and community is important for all of us to feel<br />

like we belong and makes for a safer more connected society.<br />

“Skipping the car ride also means less noise, less congestion, less visual pollution and cleaner air.<br />

Burning less fuel saves money too!” she says.<br />

During <strong>May</strong>, local <strong>Selwyn</strong> schools are being provided with Active Autumn packs to educate<br />

families about active transport. One of the activities children can take part in is the W.o.W<br />

challenge, where children can get a card stamped each time they walk or wheel to or from school.<br />

Completed cards will go in the draw to win an MGP scooter, helmet or backpack cover, plus<br />

heaps of other great prizes.<br />

A poster design competition is also being held, with children challenged to create a poster about<br />

why walking or wheeling is good for you. The prize is a new helmet, and a day of Pedalmania for<br />

the winning student’s school. Entries close Thursday 31 <strong>May</strong> <strong>2018</strong>.<br />

10-year plan<br />

Consultation on the Council’s Long-Term Plan <strong>2018</strong>–2<strong>02</strong>8 closes<br />

on Friday.<br />

Submissions on the plan opened on 4 April, and over the past few<br />

weeks hundreds of <strong>Selwyn</strong> residents have taken the opportunity to<br />

share their views on the Council’s proposals.<br />

Many people have completed a quick poll or survey online,<br />

while others have made formal submissions on the consultation<br />

document, Fast Forward ’28. Councillors and <strong>May</strong>or Sam Broughton<br />

have also been out and about, hearing first-hand from local people<br />

at events and locations across the district.<br />

The plan sets out the Council’s priorities and budgets for the next<br />

decade – which will see the district’s population grow from around<br />

59,000 now to nearly 80,000 by 2<strong>02</strong>8.<br />

Responding to that growth means the Council is planning for new<br />

and expanded facilities and services in the coming years. Among<br />

the major proposals released for consultation are three new<br />

community centres, a new indoor sports hub, extensions to the<br />

<strong>Selwyn</strong> Aquatic Centre and the Council’s Rolleston offices, and a<br />

programme of new cycleways and walkways.<br />

The plan also proposes changes to rating for community halls and<br />

reserves, and for water races, along with new funding and processes<br />

for community grants. The Council has also asked for feedback on<br />

what approach it should take to protecting the safety of community<br />

water supplies, which may include wider use of chlorination.<br />

These proposals sit alongside the Council’s ongoing programme<br />

of providing quality infrastructure and services, including the<br />

development of Rolleston’s town centre, transport connections to<br />

the new southern motorway, ongoing upgrades to water services,<br />

development of reserves and community facilities, and a huge<br />

schedule of roading maintenance and improvements.<br />

New team members join<br />

expanding vet service<br />

The experienced team at the West Melton Vet Centre<br />

is there to take care of all your veterinary needs, and<br />

with demand growing since they opened, they have<br />

recently welcomed some new staff members.<br />

These include part-time vet Dr Michael Meehan, a<br />

compassionate vet with extensive experience in several<br />

different countries. He will be in the vet centre on<br />

Tuesdays and they hope soon also on Wednesdays.<br />

Vet nurse Phillida Gordon has joined the team,<br />

running the puppy classes. She comes highly<br />

recommended with a wide range of expertise.<br />

Jo Messenger, also a fully qualified vet nurse, spends<br />

some time working at the front desk, but is also very<br />

much involved with surgeries and the care of the<br />

animals.<br />

Head vet nurse Joe Greenfield’s responsibilities<br />

range from front desk duties, surgeries and caring for<br />

the animals to making sure the clinic is organised and<br />

running smoothly.<br />

Accountant Rudi Vaessler has also been<br />

added to the team and you will see him for a<br />

few hours a day in the clinic.<br />

To keep up with all new developments in<br />

veterinary care, the vet nurses have<br />

recently undergone refresher<br />

training on dog dentistry with the<br />

IM3 trainer from Australia.<br />

They also receive training from the Royal<br />

Canin vet and representative on the food and<br />

nutrition for dogs and cats.<br />

The West Melton Vet Centre’s services include<br />

vaccinations, consultations, surgery, dentistry, X-ray,<br />

ultrasound, in-house blood analysis, small animal<br />

reproductive work, skin allergies work, and much<br />

more.<br />

They supply all your dog and cat food needs with<br />

their in-store product range, or on a 24-hour order-in<br />

service.<br />

Dr Jacoba Vaessler and her team thank the people of<br />

West Melton and the surrounding areas for their great<br />

support so far, and they hope to be of service for many<br />

years to come.<br />

Farm environment plan<br />

template approved<br />

Environment Canterbury has confirmed Ravensdown’s farm<br />

environment plan template meets the requirements of the Canterbury<br />

Land & Water Regional Plan (LWRP).<br />

Under the LWRP, all farms requiring<br />

a land use consent to farm must produce<br />

an environmental plan to support it.<br />

Environment Canterbury chief executive<br />

Bill Bayfield said the Ravensdown template<br />

made that process a lot easier and exceeded<br />

the regulatory requirements of Schedule 7<br />

of the LWRP.<br />

“Like the Farm Environment Plan<br />

Assessment Group, I was impressed with<br />

the ease of use of the template and its ability<br />

to adapt to the specifics of a property, only<br />

“While regional plan compliance is<br />

critical, the team has also developed<br />

Biodiversity and Greenhouse Gas guidance<br />

within the FEP. It’s all part of enabling<br />

smarter farming for a better New Zealand.”<br />

The Land & Water Regional Plan is<br />

a primary delivery mechanism of the<br />

Canterbury Water Management Strategy.<br />

“It is reassuring to see in the Ravensdown<br />

template a methodology that will enable the<br />

development of plans and to identify and<br />

address actual and potential environmental<br />

effects and risks,” Mr Bayfield said.<br />

“We encourage all farmers to prepare<br />

farm environment plans, regardless of<br />

whether they’re needed by regulation.<br />

International markets are increasingly<br />

demanding proven sustainability, and<br />

farm environment plans are one way to<br />

Complying with the Land Water Regional<br />

Plan<br />

Under Schedule 7 of the Land & Water<br />

Regional Plan, farm environment plans<br />

can be prepared either by landowners<br />

themselves using guidance in the LWRP<br />

or via industry-prepared templates and<br />

guidance material.<br />

Minimum content is specified, and all<br />

farm environment plans must include an<br />

assessment of the risks associated with<br />

the farming activities and how those risks<br />

will be managed. This includes irrigation,<br />

application of nutrients, effluent, stock<br />

exclusion from waterways, offal pits and<br />

farm rubbish pits. Farm environment plans<br />

must be auditable.<br />

Schedule 7 of the LWRP is subject<br />

to several changes in the Nutrient<br />

Management and Waitaki Plan Change<br />

(Plan Change 5, currently under appeal)<br />

including the addition of matters set out in<br />

sub-region plans. These include important<br />

things such as identification of further<br />

features including flood protection works,<br />

public access management of phosphorus<br />

risk zones and management of sites with<br />

mahinga kai.<br />

Ravensdown has included these items in<br />

its template, avoiding the need to update<br />

the template once Plan Change 5 becomes<br />

operative, unless changes are made to the<br />

New taxes not supported<br />

by farmers, survey shows<br />

Any move to introduce a capital gains, land or environment tax will meet<br />

stiff opposition from farmers, a Federated Farmers survey shows.<br />

The Federation asked its members for<br />

their views in March, to help inform the<br />

farmer group’s submission to the Tax<br />

Working Group. The nearly 1400 responses<br />

indicated strong opposition to some of the<br />

new taxes that have been suggested.<br />

Just on 81 per cent opposed a capital<br />

gains tax excluding the family home, with<br />

11 per cent in support. However, 47 per<br />

cent would support a CGT on property<br />

sold within a five year ‘bright line’ test.<br />

There is currently a two-year threshold,<br />

and the measure is seen by some as a way of<br />

discouraging speculators.<br />

“Farmer opposition is even more<br />

entrenched on the idea of a land tax,<br />

excluding under the family home, with 91<br />

per cent against and only two per cent in<br />

favour,” Federated Farmers Economics and<br />

Commerce spokesperson Andrew Hoggard<br />

said.<br />

“A land tax would be punitive and<br />

inequitable on farming. The strong<br />

opposition to it in last month’s survey<br />

mirrors its utter rejection by rural New<br />

Zealand the last time our tax system was<br />

reviewed, in 2010,” he said.<br />

Some 82 per cent of respondents opposed<br />

environmental taxation but there was<br />

minority support if such taxes were used to<br />

fund on-farm environmental initiatives.<br />

Tax incentives for those who invested in<br />

environment-related on-farm investments<br />

drew 84 per cent support.<br />

“Just on 12 per cent supported a<br />

‘progressive company tax’ (i.e., a lower<br />

rate for small companies), with 26 per cent<br />

opposed and 55 per cent thinking ‘maybe’<br />

depending on what is considered ‘small’.<br />

There was a lot of concern about compliance<br />

implications,” Mr Hoggard said.<br />

Meanwhile, 66 per cent opposed<br />

exempting basic items, such as food, from<br />

GST, with 29 per cent supporting.<br />

“Federated Farmers will be sending in<br />

a comprehensive submission to the Tax<br />

Working Group, which will pick up on<br />

the concerns and comments raised in our<br />

member survey,” he said.<br />

Private Plan Change 54<br />

Ballymena Holdings Ltd has lodged a private plan change request with the<br />

Council. The Plan Change seeks to rezone 31.32ha of Rural Outer Plans land near<br />

Springfield to a Residential Living 2 Zone (rural residential type development).<br />

<strong>Selwyn</strong> District Council<br />

Clause 5 of the First Schedule, Resource Management Act 1991<br />

Plan Change 54 (PC54) seeks to rezone the site from an Outer Plains Rural<br />

Zone (minimum 20ha per dwelling) to a Living 2 Zone to accommodate 15 new<br />

lots plus the retention of the existing dwelling to give 16 lots in total. The lots<br />

are to have an average size of 2ha, with no individual lot to be less than 1ha in<br />

area. The rule framework being sought by PC54 relies on the existing Living 2<br />

Zone provisions, with amendments being limited to site-specific matters. No<br />

amendments are sought to the District Plan’s objective and policies beyond the<br />

inclusion of a site-specific reference in a single policy regarding site coverage. The<br />

request is accompanied by an Outline Development Plan that gives guidance as<br />

to the general size and location of lots, associated vehicle access routes and key<br />

features such as a proposed 80m setback for dwellings from the boundary of the<br />

Midland Rail Corridor to manage amenity outcomes.<br />

The plan change request and the assessment of why it is needed can be read at<br />

Council’s Rolleston Headquarters and Darfield Library and can be viewed online at<br />

service centres and public libraries in Darfield, Leeston, Lincoln and Rolleston or<br />

at www.selwyn.govt.nz.<br />

Submissions<br />

Any person or organisation may make a submission supporting or opposing any<br />

aspect of this plan change. Submissions must be written and in accordance<br />

with Form 5 of the Resource Management Regulations and is available from any<br />

Council Service Centre or on the website.<br />

Council’s decision may then appeal to the Environment Court.<br />

Mammoth makeovers, not so much. You<br />

probably won’t get your money back if you<br />

do a huge improvement project before you<br />

top dollar. Get a new fresh coat of paint<br />

on the walls. Clean the curtains or go buy<br />

some inexpensive new ones. Replace door<br />

You might think a cuddly dog would<br />

warm the hearts of potential buyers, but<br />

your home and see a bowl full of dog food,<br />

smell the kitty litter box or have tufts of<br />

pet hair stuck to their clothes. It will give<br />

buyers the impression that your house is<br />

not clean. If you’re planning an open home<br />

don’t leave your pets around.<br />

Selling Secret #7: Play the agent<br />

field<br />

A secret sale killer is hiring the wrong<br />

real estate agent. Make sure you have an<br />

agent who is totally informed. They must<br />

constantly monitor the multiple listing<br />

service (MLS), know what properties are<br />

going on the market and know the comps<br />

in your neighborhood. Find an agent who<br />

embraces technology – a tech-savvy one<br />

has many tools to get your house sold.<br />

Selling Secret #8: Light it up<br />

Maximize the light in your home. After<br />

location, good light is the one thing that<br />

every buyer cites that they want in a<br />

home. Take down the drapes, clean the<br />

windows, change the lampshades, increase<br />

the wattage of your light bulbs and cut the<br />

bushes outside to let in sunshine. Do what<br />

you have to do make your house bright<br />

and cheery – it will make it more sellable.<br />

Selling Secret #9: Half-empty<br />

closets<br />

Storage is something every buyer is<br />

looking for and can never have enough of.<br />

Take half the stuff out of your closets then<br />

neatly organize what’s left in there. Buyers<br />

Fix those<br />

minor defects<br />

Start out front, cleaning, clearing and<br />

decluttering the yard to make a good<br />

impression on buyers.<br />

It’s a rare house that doesn’t have defects.<br />

Even newly renovated ones can have<br />

features that detract for buyers. But there<br />

are ways for sellers to deflect attention<br />

from them without pretending they’re not<br />

there. The three main ways of dealing with<br />

defects are:<br />

1. Fix them.<br />

2. Draw the eye away from them.<br />

3. Use them as a selling point.<br />

Simple defects can be fixed easily. Start<br />

out front. Overgrown bushes can be<br />

trimmed, or replaced with a few matching<br />

plants, old fences and front doors can be<br />

painted or stained, and the paths cleaned.<br />

Do this even if a property is a do-up.<br />

You want to give the impression that<br />

buyers can move into the house and chip<br />

away at the work in their own time<br />

If you have time and money, paint sills<br />

and eaves using accents.<br />

Inside, the first thing buyers see is the<br />

hallway, which can be brightened up with<br />

a lick of paint. The neutral paint trick can<br />

also be used to paint over dated wallpaper,<br />

completely changing the look and feel of a<br />

tired house.<br />

Bathrooms and kitchens are important to<br />

buyers, and the eye settles on vanities and<br />

benches. These can be resurfaced relatively<br />

quickly to give a modern look.<br />

If the seller can’t repaint or tile the<br />

bathroom bring in high quality matching<br />

towels, which become a feature in the<br />

room and draw the eye from the less than<br />

desirable walls and features. Nice vases and<br />

flowers will do the same.<br />

Replacing handles and knobs to draw<br />

attention away from the units themselves.<br />

This reduces the number of “I have to do<br />

this” thoughts in potential buyers’ minds.<br />

Drawing the eye away from a multitude<br />

of sins is exactly the thing to do.<br />

If you see an empty house the eye always<br />

goes to marks on the carpet and walls and<br />

this will lower the price expectation.”<br />

Drawing the eye to the furniture and<br />

furnishings, creates better flow, and de<br />

cluttering makes buyers feel the home<br />

would be a nice place to live in.<br />

The other way to handle the property’s<br />

defects is to raise them with the buyer<br />

before they see them.<br />

If the carpet is bad, for example, you<br />

can say: “Hey, they were going to replace<br />

the carpet but they decided to leave it to<br />

you to choose a new carpet and priced it<br />

accordingly.”<br />

Finally, good old fashioned elbow grease<br />

is essential in all properties to remove<br />

those sins that are simply cleanable.

Selling your house<br />

in winter<br />

The perception seems to be that it is<br />

harder to sell your home during the winter<br />

months than the summer ones. While<br />

statistics may not necessarily bear that out,<br />

it is true that selling your home in winter<br />

presents a specific set of challenges that may<br />

not apply in the busier and warmer months<br />

of October, February or March.<br />

It is also reassuring to know that people<br />

buy houses year round, including June<br />

and July, when sale numbers do appear to<br />

drop, but not as much as you might think.<br />

There may be some advantages to selling or<br />

buying a house during winter. There is less<br />

competition, which may mean a quicker<br />

sale (but not necessarily) and, as Real Estate<br />

blogger Andrew Duncan writes, when you<br />

view a house, “if you like it on a freezing<br />

cold day, with a howling southerly, getting<br />

pelted by hail as you run to the front door,<br />

chances are high you will like it in the<br />

middle of January, too”.<br />

Many of the steps required to make<br />

your house presentable for sale apply<br />

whatever time of year it goes on the market.<br />

Decluttering, clearing away the knickknacks,<br />

books, papers and other things that<br />

make your home yours but may distract<br />

from what potential buyers want and need<br />

to see. Cleaning may be an obvious thing<br />

to do, or have done, but it is an important<br />

step to take. If it can be cleaned, clean<br />

it – carpets, upholstery, floors, drapes,<br />

cupboards and corners, even those hard to<br />

reach or see places. Tidy outdoor spaces,<br />

keep the lawns mowed and leaves raked<br />

and cleared away. There will always be some<br />

painting and fixing to do.<br />

Viewing and buying a house is an<br />

emotional experience. Appealing to buyer’s<br />

emotions is not cheating, it is doing the best<br />

to enable them to see themselves living in<br />

your home.<br />

The extra challenges of presenting your<br />

home in winter relate to the colder, wetter<br />

weather and poorer light.<br />

Maximising natural light, and enhancing<br />

it by turning on all the lamps and lights<br />

gives a bright, spacious feel to your house,<br />

especially on grey days. Scheduling open<br />

homes and showings during the brightest<br />

part of the day is best.<br />

Make sure the house is warm. Cold<br />

homes are not inviting. Turn on the heat<br />

pump, or light the fire if you have one.<br />

Street appeal is always important. In<br />

addition to the summer basics, make sure<br />

the gutters and down pipes are cleared and<br />

are not leaking. Make sure the entrance way<br />

is clean and welcoming and the paths are<br />

free of moss and slime.<br />

Hopefully mould and condensation are<br />

not issues, but if they are they should be<br />

fixed long before showings begin. Efficient<br />

heating systems, including insulation,<br />

and adequate ventilation will be a good<br />

investment at any time, and will add value<br />

to your house.<br />

Sometimes the little things make a big<br />

difference. Some candles and light music<br />

can create a calming ambience. Have a<br />

couple of umbrellas available if it is raining.<br />

Hopefully, it won’t be a howling southerly<br />

on showing/open home day, but if you<br />

are selling in winter it may be more likely.<br />

does not have to make showing your home<br />

more difficult.<br />

Making the most of<br />

show home viewing<br />

Looking through show homes is a great way to get ideas for<br />

features and fittings to put into a new home. It can also be helpful<br />

for getting a spatial feel for other aspects of a house design.<br />

Before heading out for a day’s<br />

viewing, conduct an internet search.<br />

identify the locations of show home<br />

villages and the types and sizes of the<br />

various building company’s homes on<br />

display, noting down the square metre<br />

size of each home.<br />

if wanting a high end, architectural<br />

design, focus on the larger homes that<br />

have desirable design features. if at the<br />

entry or middle level of the market,<br />

earmark homes that fit this taking in<br />

other show homes for extra ideas.<br />

allow sufficient time when visiting each<br />

show home, asking for a floor plan that<br />

has room sizes before walking through.<br />

Check also the floor to ceiling height<br />

of the rooms and consider how this feels<br />

and whether you prefer a cosier feel with<br />

the standard ceiling eight of 2.4 metres or<br />

more spaciousness created with a higher<br />

stud or exposed ceiling beams.<br />

if doors and windows are taller than<br />

normal, weigh their effect in creating<br />

a more luxurious and spacious feel,<br />

against potential inconvenience for small<br />

children, cleaning and maintenance.<br />

on entering each room, take account of<br />

how much furniture is in each room and<br />

whether there is sufficient space for the<br />

furniture you will have in the room and<br />

the size needed in a walk-in robe. Look<br />

too, at storage capacity throughout the<br />

home and whether this is adequate.<br />

in the living areas, consider whether a<br />

lounge separated from the family living<br />

room or a true open plan kitchen, dining,<br />

living/lounge area is preferable, and<br />

compare internal kitchens with those that<br />

have natural light.<br />

Look too at the layout of<br />

the kitchen: whether to have<br />

an island sink or breakfast<br />

bar where a newspaper can<br />

be read, and children can<br />

sit and draw or complete<br />

homework; the positioning<br />

of appliances; and how<br />

important having a pantry is.<br />

for the little rooms, equate<br />

space and features desired<br />

with that needed, especially<br />

if the budget needs to be<br />

sharp. it might be nice to<br />

have a large walk-in shower<br />

with double shower heads<br />

but is this just fanciful and<br />

will the extra cleaning annoy you long<br />

term. a laundry in the garage is also more<br />

economical though a separate laundry<br />

may be handier.<br />

Bring the garage size into the equation<br />

also. as these vary considerably, assess<br />

the actual measurements of each garage<br />

viewed comparing this with the space<br />

needed for your motor vehicles and other<br />

items to be stored there. if a good number<br />

of toys will be housed there, it may be<br />

sensible to increase the size of this area of<br />

the home.<br />

By imagining what you need, want and<br />

will have in your new home, you will be in<br />

a better position to confidently choose a<br />

design that works for you.
