Darfield
Crusaders
match
• By Jacob Page
THE CHANCES of Darfield
hosting the Crusaders and
Highlanders pre-season game next
year appears unlikely.
The Darfield Rugby Club hosted
the summer fixture in 2017 and
wants to do so again.
But the Canterbury Rugby Football
Union’s insistence a spectator
mound be constructed has proven
an issue.
Darfield president Scott McIlroy
said constructing a mound on the
ground is not viable due to summer
sport use.
“The ground itself is not viable to
host the game and I have looked at
other options including farmland
where a mound already exists but
that too will be expensive,” he said.
More than 5500 people turned
up to watch the 2017 match, including
then-Prime Minister Bill
English.
Minutes from the Malvern
Community Board meeting last
week showed Selwyn Mayor Sam
Broughton was told the CRFU
“would not consider viewing from
a flat-level surface acceptable.”
Mr McIlroy says he had previously
looked into building a 4000
seat temporary stand but at a cost
of more than $100,000, it was
considered uneconomic.
IT WAS a fairly busy weekend around
the traps for that sprightly rugby side, the
Lincoln Lizards.
Ron Fabian (our photo on the front
page) still has the style and balance to slice
through a weakness in the defence, while on page 6 Andy Kitson
showed he might not be out of place in a more competitive grade
when he whistled by former Australian test player Stephen
Larkham.
There’s been a bit of criticism about the Golden Oldies
tournament over the past month in terms of whether it delivered
on the economic promises to Canterbury.
But for the Lizards and other like-minded teams, I hear it was
a pretty good event, both on and off the field.
Slim chance of chlorination U-turn
• By Georgia O’Connor-Harding
THE CHANCES of the district
council back-tracking on its
plans to permanently chlorinate
water supplies in Malvern are
likely to be slim.
But residents are being encouraged
to
make as many
submissions
as possible
to try and
change the
district council’s
mind.
More than
Sam
Broughton
100 people
turned out to a
public meeting
OPPOSITION: More than 100 people have attended a public
meeting in Glentunnel in a bid to fight against the permanent
chlorination of water supplies in parts of Malvern.
in Glentunnel last week to fight
against the permanent chlorination
of water supplies in parts of
Malvern.
The meeting was attended
by the district council’s asset
manager Murray Washington,
Mayor Sam Broughton and district
councillor Bob Mugford.
The district council confirmed
permanent chlorination of the
Sheffield-Waddington and Malvern
Hills Hartleys Road water
supplies will start in July and
August.
Mayor Sam Broughton said
while it is the district council’s
intention introduce chlorination,
the decision is not entirely
a closed book.
“We are open to hear the
views of the community and
if there are other ways of providing
the public safety that
chlorination provides then we
will listen to those submissions,”
he said.
But the meeting’s organiser
Brian Thompson said it appears
the councillors have made up
their mind and a lot of people
are “up in arms” over the decision.
He said residents spoke at the
meeting about the current chlorination
in the scheme which
was causing sore throats, rashes
and eczema.
The water supplies were temporarily
chlorinated in March
after E. coli was detected in the
water supply networks.
Whitecliffs resident Liz Weir,
who chaired the meeting said
there was an overwhelming
dissatisfaction with the proposal
and almost everyone attending
the meeting wanted the council
to reverse its decision.
“Ratepayers expressed the
view that it would be preferable
to “fix” the system, rather than
chlorinate perfectly good, potable
water.
The question of the cost necessary
to upgrade the system was
posed at the meeting, but there
was no definitive answer from
council.
Mr Thompson said if the
district council does not revisit
their decision it is likely more
meetings will be held.
Councils are awaiting a decision
from the Government on
whether all council-owned
water supplies will be required
to be chlorinated as a result of
the Havelock North Drinking
Water Inquiry.
Mr Broughton said while he
has been told the decision is
“imminent”, that does not tell
him when it will happen.
Emergency services were called to
SPRINGFIELD SKATE PARK
The Springfield Township Committee
has asked district council
staff for the construction of a
new skate park in the area to be
brought forward in the Long
Term Plan 2018-2028. The committee
previously built a pathway
from Rewi Alley to the Kowai
Pass Domain Camping Ground
and had funds left over. It has
since asked the district council if
the funding can be put forward
to the skate park. District council
staff have been informed and will
be in contact with the committee.
Committee chairman Graeme
Dawson said in the short-term
it will be built as a concrete slab
and expand into a skate park. It is
planned to be completed within
Headaches are not normal
In today’s fast paced world,
headaches are a normal ailment we
just have to put up with or we can
gloss over by taking a pill or a quick
nap. WRONG! Studies have shown
that roughly a third of all people suffer
from headaches. So yes they are
common, but no they are not normal.
A headache is considered pain
anywhere in the region of the head or
neck, caused by many different
conditions. The brain tissue itself is
not sensitive to pain as it lacks pain
receptors. Rather, the pain is caused
by disturbance of pain-sensitive
structures around the brain.
As many as 45 million people suffer
from chronic or severe headaches
that seriously interfere with their lives.
Signs and Symptoms
Headaches vary in intensity and have
different symptoms:
• Pain in the head
• Visual impairment (blurred vision)
• Nausea and vomiting
• Hearing impairment
• Confusion
• Discomfort
• Irritability
What causes headaches?
Spinal misalignment-nerve irritation/
interferences, certain foods,
toxic fumes, preservatives and
alcohol are all contributing factors to
headaches. Spinal misalignments are
shown to be involved in up to 80% of
all headaches.
Tension headaches are the most
common type of headache for both
adults and children. Triggers point
include lack of sleep, emotional
tension at home, work or school,
second-hand cigarette smoke,
skipped meals, poor nutrition, eye
strain and bright lights.
How Chiropractic helps
Your spine protects your nervous
system, which starts with the
brain and becomes the spinal cord.
Whenthe vertebrae in your neck are
unable to move properly, it irritates
or puts pressure on the nerves in that
area. This can cause headaches.
Chiropractic care addresses
the cause of many types of headaches
and therefore they are capable of
removing or dramatically reducing the
occurrence and frequency of these
headaches, because they are usually
due to what is called subluxations
in the spine. They achieve this by
performing Chiropractic adjustments
to remove pressure on the nerves,
which then also helps to improve
nerve function.
On a study conducted by the
government of New Zealand it found
that the majority of people who
suffered from spinal misalignments
had their headaches relieved or
their condition improved through
Chiropractic care.
Safeguard sought for airfield
• By Georgia O’Connor-Harding
NEW RULES are likely to be
written into Selwyn’s district
plan to protect the West Melton
Aerodrome from future housing
development in the area.
Selwyn’s airfields, airstrips
and helicopter landing pads are
under examination as the district
plan review progresses.
It is further developing an
option to
provide more
comprehensive
rules around
the use of aerodromes,
rural
airstrips and
heli-landing
Pat McEvedy
pads.
As part of
the option, it has been agreed
further discussion is needed between
council staff and airfield
representatives over developing
specific provisions to apply to
the West Melton airfield.
District councillor Pat
McEvedy said the West Melton
Aerodrome would like to have a
special area zoned for them because
they are concerned about
the encroachment of houses and
getting noise complaints in the
future.
“If it is noted in the district
plan, then when development
occurs they will know there is
an airfield designated to operate
at certain times in that area,” he
said.
It is estimated the West
Melton population will grow to
2256 by 2025.
Mr McEvedy said he supports
the Canterbury Aero Club in
their application of their own
designated area and use.
The Canterbury Aero Club,
which operates the West Melton
Aerodrome did not respond to
ZONES: The West Melton Aerodrome would like to have a
special zoned area.
airfields in Selwyn with the
other being the Springfield
Aerodrome operated by Canterbury
Gliding Club.
Mayor Sam Broughton said
the initial report presented to
the district plan committee did
not reflect the airfield’s importance.
He said it was the airfield used
by Prime Minster John Key after
the February 22, 2011, earthquake
when Christchurch International
Airport was closed.
“We believe that strategic
place of airport is worth something
to us and we want to make
sure we don’t undermine its importance
by not recognising it in
the district plan,” Mr Broughton
said.
As part of its decision, aircraft
facilities will continue to be
permitted but may be subject
to more comprehensive and
restrictive rules.
However, flights including
emergency, fire control, law
enforcement, seasonal farming
work, military aircraft movements
will remain a permitted
activity without needing to meet
certain standards.
Council planning manager
Jesse Burgess said there will
be multiple opportunities for
affected parties and the general
public to have input.
Consultation with
stakeholders and affected
landowners on the preferred
option has begun.
Public consultation on the
district plan will begin in July.
The new district plan is expected
to be operative by March
The Season of the Sleeves
it’s all about the sleeves this winter and sleeve detail
major trend with plenty of variations. Knitwear with bell
trend. We are also seeing coatagins (Longline knits)
with bell type sleeves as well as coats.
Vests remain as strong as ever for this season and
work very well with the sleeves in that you
can add warmth but without hiding the
beautiful sleeve detail. Ponchos are also
Strong support for Anzac service
LINCOLN FAMILIES and
residents once again gave
strong support to the local
community Anzac Day
service, held in the Lincoln
Event Centre, with about
650 attending.
The district council’s
chief executive officer
David Ward read extracts
from the wartime diaries
of his grandfather, who
served in France in Word
War 1, and father, a prisoner
of war in Germany in
World War 2.
“I hope their diary
entries share something
you have all come to know
through hearing or reading
about the experiences of
your own family members,”
he said.
“Every family has its
legacy of war experiences.
It is important for our generation
to acknowledge the
enhanced quality of our
lives, resulting from the
efforts of those who served
•From page 1
“We’ve had to accept that
the ground is not a viable
option and we’ve left the
farmland idea with the
rugby union for them to
consider but I wouldn’t get
Selwyn District Council,
more than 15 local organisations,
supported the
Lincoln service.
my hopes up,” Mr Scott
said.
Crusaders chief
executive Hamish Riach
said the venue for the
match was still to be confirmed.
Lincoln Scout Group
members, under Ross
Wallace, formed a guard
of honour at the Lincoln
War Memorial during the
service.
Darfield may lose Crusaders match
process of planning for
the match, and once again
look forward to bringing
this pre-season game to
fans with the support of
Students meet the stars
• By Georgia O’Connor-Harding
A GROUP of Ellesmere College
students have met Prime
Minister Jacinda Ardern and
some of their sporting idols
Ten year 13 students and
two teachers travelled to
the Gold Coast to watch the
Commonwealth Games for
a physical education
assessment.
They were studying sports
issues and how the Commonwealth
Games impact New
Zealand society.
The students were staying at
QT Gold Coast hotel in Surfers
Paradise, where the ANZ New
Zealand House was , and where
most New Zealand supporters
were staying.
During their stay, the New
Zealand gold, silver and bronze
medallists and Ms Ardern visited
the hotel.
Year 13 student Mel Poole said
while she didn’t get the chance
to speak to Ms Ardern, she was
“lovely” and spoke to the crowd
at the hotel well.
She said Ms Ardern spoke
about how proud she was of the
athletes and how she thinks
working in politics and being an
athlete are similar.
But Ms Ardern said one thing
that is different is everyone
thinks they can do her job but
everyone knows they can’t do
what athletes do.
While she didn’t go into
details of the pregnancy of her
first child, due in June, athlete
Valerie Adams warned her being
a mother is harder than everyone
makes out, Mel said.
A highlight for year 13 student
Sophie Allan was meeting former
Silver Ferns netballer Irene Van
Dyk.
She, along with fellow student
Claire Lambie and teachers Sam
watching the NZ v England game
at their hotel when Van Dyk sat
behind them to watch the game.
“I got very excited as she has
been one of my favourite netball
players ever since I first started
watching the Silver Ferns on
television,” Sophie said.
“She was one of the nicest people
I have ever met. She was so
friendly and really interested in
what we were doing on our trip,”
FONTERRA SAYS it will be
drawing significantly less water
for its Darfield site when an
advanced plant is built.
Last month the Selwyn Times
reported on concerns from
Malvern Community deputy
chairman Kerry Pauling about
the affect on the Darfield water
supply from the Fonterra site.
The article failed to mention
a response from Fonterra in
which the company said it plans
to draw about 70 per cent less
water than it is now.
“Thanks to the new plant
we’ll save the equivalent of
around 100 tanker loads of
water every day,” said Robert
Spurway, head of Fonterra’s
global operations.
Construction is under way
on an advanced plant that will
reduce the amount of groundwater
extracted for Fonterra’s
Darfield manufacturing site by
around 70 per cent.
Darfield is already a worldleading
facility and the $11
million investment in water
processing technology will
have a significant impact on its
environmental footprint, said
Mr Spurway.
“As well as reducing water
use, the new technology also
Fonterra to reduce water
use at its Darfield plant
decreases the amount of water
the site discharges for irrigation.
It’s a win-win situation.”
The new plant uses a reverse
osmosis technique to purify the
water extracted from cows’ milk
during the manufacturing process.
Water is passed through
a membrane filtration system
which makes it drinkable and
suitable for use in a range of onsite
activities such as cooling,
heating and cleaning.
The Darfield development
aligns with Fonterra’s six water
commitments to help improve
the quality of New Zealand’s
waterways.
Said Mr Spurway: “We’re
prioritising investment to
reduce water consumption. Last
year we announced our 2020
target to reduce the amount of
water we use across our 26 New
Zealand manufacturing sites by
20 per cent.
“The new plant will go a
significant way towards helping
us achieve our target, creating a
manufacturing site that’s more
self-sufficient.”
The new plant is expected to
be up and running by October,
in time for the 2018/2019 milk
season.
Protecting Lake Lyndon
Waimakariri
Environment
and Recreation
Trust member
Nick Ledgard
writes about a
new fence at
Lake Lyndon to
protect turflands along the
waterline
VISITORS TO Lake Lyndon over
the last year will have noticed a
new fence around its shores.
It was put up to protect rare
ephemeral turflands present at
the lake’s waterline, which were
being threatened by vehicles
being driven too close to the
water’s edge. Other changes are
likely in the near future as a
result of the current development
of a recreation and ecological
management plan for the lake
and its watershed.
Lake Lyndon is the closest
large natural body of fresh water
to Christchurch and, as such, has
attracted increasing attention
over the past five to 10 years.
There is some concern that
recreational activities are having
a significant impact on the
natural values of the lake and the
surrounding area. Currently, in
spite of its easy public access and
high amenity and conservation
values, there is little formal
management of the lake, its
KEEP OUT: A fence has been installed at Lake Lyndon to
protect rare ephemeral turflands.
biodiversity and the recreational
activities. Hence the need for a
management plan.
Claire Newell, a professional
ecologist living at Springfield,
will be the plan’s main author.
“I have driven past the lake
many hundreds of times and
watched the area move from
leasehold grazed land into public
ownership, where all types of
recreation are currently being
undertaken,” Dr Newell said.
She said while she welcomes
the increased public use, it is
vital that recreation is developed
and managed in a way that is
compatible with the long-term
sustainability of the natural
ecosystems and endangered
species in the area. That is the
purpose of the plan.
Dr Newell is a trustee of the
Waimakariri Environment and
Recreation Trust. The trust is an
end-user group which has been
set up to support the Department
of Conservation with recreation
and environment needs in the
upper Waimakariri area.
Over the past 18 months, the
trust’s efforts have focused on
Lake Lyndon.
Pumpkin capers
• By Emily O’Connell
MAYORS, councillors and
contestants from across
Canterbury are comparing
pumpkins in a bid to raise
awareness for growing food and
water management.
Selwyn Waihora Water Zone
Committee chairman Allen Lim
challenged Selwyn Mayor Sam
Broughton, Christchurch City
Council Mayor Lianne Dalziel
and Ashburton District Council
Mayor Donna Favel to take
part in The People’s Pumpkin
Project.
The community-focused
project challenges participants
across the urban and rural sectors
to grow a pumpkin from a
seedling in a friendly competition
with each other.
Participants received their
seedling in November and the
competition has now finished.
Some Selwyn schools have
also taken part in the contest,
competing for cash prizes.
Mr Broughton planted his
pumpkin in a patch outside his
offices at the district council.
He’s pleased with his pumpkin
growth but admits he’s “no
pumpkin farmer.”
“It’s not embarrassingly small
but I’m not expecting to take out
the big prize,” Mr Broughton
said.
SPROUT: Selwyn Mayor
Sam Broughton is growing a
pumpkin in competition with
other mayors and councillors.
Mrs Favel is out of the running
as her pumpkin was sabotaged
last month by vandals.
Like Mrs Favel, Ms Dalziel
encountered bad luck in her
pumpkin-growing effort.
“It’s actually my second pumpkin
. . . my first was doing really,
really, really well until it exploded.
That’s why we had to plant
another one. I’m now at a distinct
disadvantage… just like my
pumpkin, I’m gutted,” she said.
Both of her pumpkins have
been grown in the Otakaro
Orchard.
Mr Lim said this was the first
year of the competition and he
hopes the project will be bigger
next year.
Readers respond to the
Selwyn Times’ article on
the district council’s plans
to permanently chlorinate
the Sheffield-Waddington
and Malvern Hills Hartleys
Rd water supplies
Julie Baker –We are on the
Malvern Hills Hartleys Rd water
supply. When I received the
letter from the council on this
subject I was very upset. We love
our Greendale water. It has no
smell and we have never had a
boil notice. I recently thought I
could smell chlorine in the water,
I phoned Murray England and
he told me that they had already
treated the water with emergency
powdered chlorine and that the
smell I was getting wouldn’t last
long. But it is still there and I
am so upset that the smell will
continue to be there forever. Mr
England said that it wouldn’t be
such a strong smell using the gas
chlorine that is planned. But the
water to me, is undrinkable now.
I had no idea that the council
were thinking of doing this. I
understand it is in the Long
Term Plan, but of course, if I’m
happy, I don’t go looking for
something to complain about. I
hope that someone high up in
the council can do something
about this.
Greg White – I live in Coalgate
and I have had no warning
letters or emails to say the water
changes are taking place. I would
agree with Glentunnel Township
Committee chairman Reg
Anderson’s quote. Thanks for the
efforts in getting this information
out there.
Panos Tsavousis – My view
on this is no. Why are there only
two options? And the way the
question is framed – it is chlorine
or E. coli. Christchurch has
chosen to chlorinate for a year
until the problem is fixed and
then stop using it. Why is that
not an option for us?
Bill Woods – So chlorination
is going to be mandatory as ultra
violet treatment is not residual,
but chlorination is. Who are
they trying to fool? Springfield
has been chlorinated from day
one (30+ years) and we get “boil
water” notices. To make matters
even worse they tell us they are
going to waste our money by
installing UV treatment in all
water supplies, even though it
has no purpose if water is chlorinated.
Russell Blackney – I am
totally against our water supply
being permanently chlorinated.
This should not happen and I
hope public support is strong
enough to halt this stupid idea in
its tracks.
Hamish Middleton – Residents
need to mooooooo’ve into
action to find out the real reason
chlorination is needed.
Jaed During – How can putting
chemicals in our drinking
water be safe? Greed of industry
has stuffed our rivers and the
environment and the solution
is to slowly poison the people,
while giving away their pure
water supply. The hypocrisy is
sickening.
Paul Hewett – Well Environment
Canterbury gave all the
nice water to the dairy farmers.
David Simons – It’s a cheap
way to not have to actually deal
with the water purity problem.
Stephanie Hagerty – And
so it starts. Wait and see how
long it will take all councils to do
the same.
Craig Orr – Drinking water
that no one will drink, how does
that work again?
Bella Huddleston – It
tastes awful.
Mel Chalmers – The smell is
so strong. It smells like a swimming
pool, it tastes gross. And
is making my skin very itchy.
Supermarkets will more than
likely see a rise in sales of bottled
water now.
Belinda Taylor – My daughter
has been drinking it from the
tap as she drinks heaps of water.
She forgot to get it through the
fridge filter, it was burning her
throat it’s that disgusting.
Margaret Gamblin – I just
buy bottled water until they stop
putting that chlorine in our water
supply, unfortunately, I still
have to shower in it.
Monique Opsomer – It is
disgusting.
responds to the Selwyn
Times’ article on plans to
plant designed to break
down end-of-life tyres and
plastics in Burnham
The tyre recycling plant
sounds beneficial provided Eneform
Ltd do everything agreed
to in the resource consent. It
sounds better than allowing
leachate, and presumably there
will be employment for local
people. As it runs on its ownproduced
gas, it seems to be as
environmentally-friendly as we
are able to make it with current
knowledge and technology.
Fire rages, homes at risk
Implementation of potential
commercial activities in public
with a sense of reality. With the
Having the common right law
relating to this sensitive issue
be done with a sense of rationale.
Any legislature therefore while not
diminishing the rights of traders
must also ensure they do not encroach
path of right within close
proximity to established food
outlets, restaurants and
cafes.
Readers respond to the
plans to build another 25m
pool in the Selwyn Aquatic
Centre
Lynette Webber – The
proposed pool should be 50m,
not 25m. Rolleston is the town of
the future and the Selwyn district
is only going to continue to grow.
The district council needs to
think big and think long-term. It
is very short-sighted to only build
yet another 25m pool just as it
was short-sighted not to build a
bigger facility five years ago when
the pool was originally built. The
centre is a wonderful resource
that so many different members
of the community can use of all
ages. Let’s stand out as being a
progressive community, branching
out and doing what so many
other councils have not had the
future focus to do. A 50m done
right could be used for South Island
and national championships
not just Canterbury’s. Please get
it right this time and build a 50m
pool.
Cleve Prescott – The
Selwyn District Council’s Fast
Forward ’28 is a plan for the next
10 years. It could be up to four
years, if not longer, before we see
an improved pool. This being
the case, I don’t expect any of
our submissions to cause a delay
to the design and planning of
the new pool. Your submissions
are important for the Selwyn
district as a whole, Those saying
yes as well as the those saying no,
we all have an opinion, please
express it before Friday’s cut-off
date. Your council needs you to
tell them what you wish to see.
With information supplied in
the council information sheet,
they expect to issue 817 building
permits per year Selwyn-wide,
down from 1000 as it has been.
With three people to a house,
there will be 2451 new residents
each year, the high schools will
be at full capacity by then, along
with and increase in primary
school rolls. The military is
using the pool during the winter
period, with an increase in
training at the camp, we can
expect to see increased personnel
making use of the facilities. With
Jellie Park closed during the
winter months, there is no 50m
pool anywhere.
Murray – What about street/
lane/crescent/avenue names
like Sparrowhawk, Goshawk,
Peregrine, Red Kite, Kestrel,
Harrier, Osprey, Merlin,
Morepork, Karearea (NZ Hawk),
Buzzard, Gyrfalcon, Eagle.
The developers could also use
associated words like Perlin,
Jess, Eyrie, Eaglet, Talon, Lure,
Hobby, Tercel, Eyas. We think
that names like Squawk are
ridiculous. Hope the developers
decide to re-think.
Julie Hide – It sounds as if
a group of people have made
an attempt at being “trendy.’’
Anything would steer me, and
many others, it seems, away
from the street and the subdivision.
Give Falcon’s Landing the
respectability it deserves. If the
council wishes to come up with
some interesting bird facts for
the basis of naming streets, why
not consult the Forest and Bird
A new Diploma in Organic Agri-Food
Production is being offered through a
partnership with Christchurch’s Lincoln
University and the Biological Husbandry
Unit (BHU).
The one-year full time programme,
largely focused on the theory and practice of
organics, will commence in July. The course
will cover small business management,
plant and animal health, traditional and
cultural food growing techniques and
contemporary Māori enterprises with
a focus on small scale and urban food
production. The BHU Organics Trust,
established in 2001, brought together likeminded
specialists from Lincoln University
and the NZ Organic Movement.
BHU manager Bill Martin says people
are taking an active interest in the food
supply chain and as a result there is
increased demand for smaller scale
organic production. to supply
farmers’ markets, cafés and
restaurants.
“There are numerous social
enterprises popping up across
the country that are involved
in food production. I believe
this will add huge value to
society,” says Martin.
Cultivate Christchurch is
an example, creating urban
farms, clever composting and
encouraging growth of urban
produce. Chief executive
officer of Organics Aotearoa,
Brendan Hoare welcomes the
direction Lincoln University
is taking, maintaining organic production
is the fastest growing food industry globally.
BHU is dedicated to the science of
permanent and wholesystem agriculture
and horticulture. Its campus facilities
include an Organic Training College
focusing on crops, livestock and soil
management and a Future Farming Centre,
with a 10-hectare horticultural farm located
at Lincoln University. Students are actively
involved in the process of growing organic
fruit and vegetable crops, and encouraged
to facilitate business relationships at the
local markets. BHU and Lincoln’s Bio-
Protection Research Centre have also
teamed up with Kings Seeds to produce a
‘How does your garden grow’ kit, answering
common questions about soil regulation
and including techniques for attracting
bees and ladybirds to garden crops. Kits are
available to purchase online through BHU.
Community News - Term 1, 2018
Page 1
Principal’s Message
Welcome to our first community newsletter for 2018.
We communicate regularly to our students and families
during the term but we also want to share with our wider
community some of the celebrations and activities from
the last term. The educational success of our children
is based on the partnership between school, family and
community so it is important to keep in touch.
Student well-being is one of our strategic goals. We all
want our children to be happy at school and schools
play a significant role in supporting the well-being of our
children. Our Health and PE programmes are an obvious
and important aspect of this. These programmes cover
aspects of both physical and mental well-being. Students
experience these as part of their class programmes and
also school-wide activities such as the ‘Attitude’ speakers
and ‘I Am Hope’ tour visit.
Students have taken a lead role in promoting well-being
by initiating a student well-being committee and having
a ‘Head of Well-being’ role for a prefect. At a student led
assembly last term the committee shared the range of
support services available through the school.
One key factor in supporting
student mental well-being is
students feeling part of a school
community that they feel connected
to. Connection with the school is
strengthened by feeling listened
to, contributing and participating in
school activities, and having friends
and positive working relationships with the adults at school.
As well as being fun the school ‘House’ competitions help
engender a greater sense of belonging. Promoting physical
health by participating in sports teams can also build
positive social links with others in the school. Activities
such as school camps enable students to have shared
experiences that can work to build greater comaraderie.
Thank you to all of those in the community who have given
their time to support students with their learning and extracurricular
activities.
Welcome to Darfield High School
Our school year began with a Mihi Whakatau, which is a
welcome ceremony to all the new staff and students as they
began their journey at Darfield High School.
Mr Morris spoke to the new students about making the most
of the opportunities available to them during their time at
Darfield High School.
Mr Teasdale, a new member of staff, spoke on the students’
behalf and students sing a Waiata in support. New staff and
students were invited to engage in a hongi, an act of trust
between two parties.
After the ceremony, new students and staff enjoyed a
morning tea as a time to get to know one another.
2018 has started off with a total of 23 awesome international
They began the year with a three-day orientation
programme, and enjoyed experiencing some Maori culture
at the Mihi Whakatau. Although there were some nervous
faces on the first day of school, everyone is settling in well.
On Thursday evening 8 February, the International Dept
held a ‘Picnic in the Park’ event at the Darfield Domain for all
International Students and their Host Families.
Holding an event at the start of the year is a great way for
International Students to spend some fun time together,
sharing food, playing games and getting to know one
another along with their host siblings. Host parents enjoyed
the chance to get to know one another as well as catch up
with other host families who have been hosting for several
years.
Mrs Kennedy and Miss Hely cooked a BBQ for the 77
guests, and host families brought delicious desserts for
everyone to enjoy. The international students enjoyed their
first taste of a NZ BBQ, with meat patties being the favourite!
Business Studies
The NCEA level 3 Business Studies course involves
a practical business activity, in which students
must form businesses and produce new, innovative
products that can be put on the market. This is part
of a course which is organised by the national Young
Enterprise Scheme.
Elyse Kerr and Bridget
Leach are working in
collaboration with the
SPCA to produce a
colouring book/story
book of the tales of
animals that have
been rescued by the
SPCA.
As part of their course,
the Year 13 Business
Studies class travelled
to the The Foundry
at the University of
Canterbury to attend Business partners Elyse Kerr and
Kickstart | Tīmata. Bridget Leach with Connie
Attending Kickstart
allowed Years 12 and 13 students from all over
Canterbury to learn more about the Young Enterprise
Scheme programme for the year. We were given the
chance to talk to a number of business people about
our product ideas and also gain an insight on how
to run a business. This was a great opportunity for
everyone and helped us identify next steps for our
products.
Above: Looking after our International Thailand guests from Kiwi Centre.
While at Darfield High School they are assigned a “School Buddy” who helps them within the school environment.
Year 9 Camps
The Year 9 camp was based at Craigieburn for
three days and two nights. They got to experience
many fun activities, such as bouldering, abseiling,
kayaking, Cave Stream, BBTBT (also known as bring
back the beech trees) and a big three hour hike up
Helicopter Hill.
Seasprite Visit
Darfield High School was lucky enough to have a visit from
the Royal New Zealand Navy in their Seasprite helicopter.
A large audience of students and staff were able to get up
close to the machine and ask the crew members questions.
We found out about their roles on the Seasprite and within
the Defence Force, and exactly what prerequisites and
grades are required to be able to apply for careers within the
New Zealand Defence Force.
Field Trips
A busy start to the year for students heading outside the
classroom to study. Some of the Field trips so far this year
have included Geography trip to Mount Cook to study
different terrain and geographical features; History trip to
Akaroa, learning about the history of Ngai Tahu and Ngati
Toa and also to Arrowtown to study the Otago Gold Rush.
The Social Studies classes spent a day at the school’s
established plot on Creyke Road, bird feeding, weeding,
possum trapping and watering the plants.
House Colours Mufti Day
2018, the start of the new year, means new students, and
new House captains and deputies. The first of the House
competitions was a "House Colours Mufti Day".
This day always generates a fun and exciting atmostphere
at school, and once again, there were some awesome
costumes and bright colours on the school turf for the judges
to choose the winning Houses from each year level.
This year's placings for Mufti Day are:
FIRST: Kikorangi
SECOND: Rawhiti
THIRD: Tawera
Motus Lincoln
has moved
ADVERTORIAL
As of Monday 16 April 2018 we have
moved to our purpose built clinic
at Unit 7, 3 Vernon Drive, the new
development behind the Challenge
Service Station. The new clinic is
fully equipped to provide our clients
with consistent, quality healthcare
that can be relied upon. The clinic
has a rehabilitation gym onsite, extra
treatment rooms and a light bright feel
to assist you with your recovery. The
staff are also very pleased to finally
have a staff room after five and half
years of eating lunch in their rooms!!
With a new clinic we also welcome
some new faces to the Motus Lincoln
team. In January we welcomed Chris
Pettet to the physio team. Chris has
come across from Sportsmed and
before that spent two years working in
London while he enjoyed his OE. Chris
is passionate about exercise and using
exercise as a powerful recovery tool.
In February, Steph Foster joined the
Motus Lincoln physio team. Steph
recently graduated from Otago
University. Steph is loving being
a physio and using her new found
knowledge to assist her patients
with their recovery. Steph is working
alongside our senior clinicians under
our Graduate Education program.
Chris and Steph join Brett, Kathryn,
Mary and Jo making up our physio
team.
Motus Lincoln welcomed a new
podiatrist to the team in January.
Georgina Barr works onsite every
Wednesday to assist with all your
podiatry needs. Georgina spends the
rest of her work working at Sportsmed
in town.
Anna Bradley from Form Massage and
Pilates is enjoying the new premises
and available for massage therapy
appointments every Tuesday and
Thursday afternoon. Anna also runs
Pilates classes from the Lincoln Events
Centre on Thursday evenings.
It was a sad day on Friday 13th April as
we said goodbye to the old clinic on
the corner of Lyttleton and Gerald St.
This site has been a physio clinic since
1989 under the guidance of Kathryn
Claridge for much of this time.
The team at Motus Lincoln are
available to help you on your journey
from injury to wellbeing and look
forward to helping you to “live active”.
SELWYN UNITED are still chasing
their first win in the Mainland Premier
League following two defeats in three
days.
On Anzac Day Selwyn were handed
a 1-3 defeat by Coastal Spirit before
another 1-3 loss to defending champions
Ferrymead Bays on Saturday.
The Stallions have just two draws
to show from nine games in
Wins elude Selwyn
Canterbury’s premier competition.
However, after a string of away games
against title contenders, Selwyn will
return to Foster Park with possibly their
best chance of securing an elusive MPL
victory on Saturday.
They host FC Twenty 11 who have three
wins to their name, including a 3-1 win
over Selwyn when the two sides met at
the end of March.
Final minute win
elevates Prebbleton
• By Gordon Findlater
PREBBLETON have
moved joint top of section
B in the combined country
division one rugby
competition following a
final minute penalty kick
to defeat Ellesmere rivals
Darfield for the first time
in over a decade.
Saturday’s 19-18 win
over Darfield at Sheffield
Domain provided plenty
of late drama for onlookers.
Holding a slim lead
Prebbleton lost captain
Steven Lees-Goodwin with
8min to play after he was
yellow-carded for not rolling
away after a tackle.
Darfield made the most
of the extra man advantage
and scored to lead 18-16.
However, Prebbleton were
awarded a penalty with
only moments left to play.
With regular kicker Recce
Martin already substituted,
first-five George Wigley
stepped up to slot the kick
40m directly in front of
goal to give his side a 19-18
lead.
Proud supporters of
Rugby & Netball in Selwyn
At this point many
Prebbleton fans ran onto
the field assuming time
was up, but they were
quickly ushered off and
made to watch a nail biting
final 40sec before the ball
was kicked in to touch.
The win was
Prebbleton’s second in
three days after a bonus
point win over Rakaia
on Anzac Day. The team
also achieved both results
without coach Derek
Todd who is currently in
Australia.
“They did really well. I
don’t know if they’ll want
me back,” joked Todd.
“That has been mentioned
by the boys,” said
assistant coach Tony
Martin.
Prebbleton’s only try of
the match came midway
through the first half when
No. 8 Etu Sunia intercepted
a pass in his own
half before running 60m
to score. Halfback Reece
Martin added three penalties
and one two-point
conversion.
Get active on the school
Music Month comes to Selwyn
New Zealand Music Month is coming to Selwyn District Libraries
this month.
Enjoy free interactive performances for children with ensembles
from the Christchurch Symphony Orchestra (CSO), as well as a
variety of Ministry of the Mind Music artists brought to libraries in
conjunction with the Council’s Arts, Culture & Heritage team.
The CSO ‘Music Trails through the Library’ sessions are a fun and
interactive way of introducing young children to live music. These
45-minute interactive performances by CSO ensembles have elements
of song, stories and dance, and are a great opportunity for children to
see the instruments up close and join in with the musical fun.
The two CSO performances occur on Thursday 3 May at Rolleston
Library and Monday 14 May at Lincoln Library, from 10.30–11.15am.
A caregiver is required for all children.
Ministry of the Mind Music features acoustic artists Picking at the
Remnants, Alex Hardy (pictured) and Patrick, Moonflower, and
Hanna Hogg. These sessions take place each Saturday during
May at each Selwyn District Libraries branch (Rolleston, Darfield,
Leeston and Lincoln), and run from 11.30am–1pm, including breaks.
All Music Month events in Selwyn are free, with no bookings
required, however spaces are limited.
See www.selwynlibraries.co.nz for more details.
Selwyn District Council’s road safety team are running an ‘Active Autumn’ active transport
campaign for schools in Term 2.
‘Active transport’ is using physical activity, such as walking, biking or scootering, to get to and
from school, rather than the commute in a car, or bus.
School Road Safety Coordinator Stephanie Hautler says there are many physical and mental
benefits to active transport, which are being encouraged with ‘Active Autumn’.
“Children develop increased road safety awareness, decision making and risk assessment skills. It
takes practice to develop skills such as being able to judge the speed of a moving vehicle, or how
big a gap is needed to cross a busy road safely,” she says.
“Gaining these life skills as a child is an important step towards gaining independence. Children
are also better primed for learning, and studies have found that children who are active are not
only physically fitter but can concentrate for longer.
“Active transport can be instrumental in increased social connectivity, not only for children, but
parents too. Getting to know the neighbourhood and community is important for all of us to feel
like we belong and makes for a safer more connected society.
“Skipping the car ride also means less noise, less congestion, less visual pollution and cleaner air.
Burning less fuel saves money too!” she says.
During May, local Selwyn schools are being provided with Active Autumn packs to educate
families about active transport. One of the activities children can take part in is the W.o.W
challenge, where children can get a card stamped each time they walk or wheel to or from school.
Completed cards will go in the draw to win an MGP scooter, helmet or backpack cover, plus
heaps of other great prizes.
A poster design competition is also being held, with children challenged to create a poster about
why walking or wheeling is good for you. The prize is a new helmet, and a day of Pedalmania for
the winning student’s school. Entries close Thursday 31 May 2018.
Check out www.selwyn.govt.nz for more information about Active Autumn.
Apply for events funding
Applications for round one of the Selwyn District Events Fund are open during May to fund events
happening between 1 July and 31 December 2018.
Events help make Selwyn a great place to live and provide economic benefits by attracting visitors to
our district.
The Council’s Events Fund can support a wide variety of events and help cover costs such as
equipment, venue hire, promotion, consent and traffic management to ensure your event is a success.
Applications for funding close 5pm, Thursday 31 May 2018.
To find out more and make an application visit www.selwyn.govt.nz/eventsfund or phone 347 2719.
share their views on the Council’s proposals.
Many people have completed a quick poll or survey online,
while others have made formal submissions on the consultation
document, Fast Forward ’28. Councillors and Mayor Sam Broughton
have also been out and about, hearing first-hand from local people
at events and locations across the district.
The plan sets out the Council’s priorities and budgets for the next
decade – which will see the district’s population grow from around
59,000 now to nearly 80,000 by 2028.
Responding to that growth means the Council is planning for new
and expanded facilities and services in the coming years. Among
the major proposals released for consultation are three new
community centres, a new indoor sports hub, extensions to the
Selwyn Aquatic Centre and the Council’s Rolleston offices, and a
programme of new cycleways and walkways.
The plan also proposes changes to rating for community halls and
reserves, and for water races, along with new funding and processes
for community grants. The Council has also asked for feedback on
what approach it should take to protecting the safety of community
water supplies, which may include wider use of chlorination.
These proposals sit alongside the Council’s ongoing programme
of providing quality infrastructure and services, including the
development of Rolleston’s town centre, transport connections to
the new southern motorway, ongoing upgrades to water services,
development of reserves and community facilities, and a huge
schedule of roading maintenance and improvements.
More detail about the Long-Term Plan 2018–2028, and the
proposed projects for consultation, is available at www.selwyn.
govt.nz/fastforward28. Anyone can make a submission online, or
complete the quick online survey. Submissions and comments must
be received by 5pm on Friday 4 May.
Farm environment plan
template approved
Environment Canterbury has confirmed Ravensdown’s farm
environment plan template meets the requirements of the Canterbury
Land & Water Regional Plan (LWRP).
Under the LWRP, all farms requiring
a land use consent to farm must produce
an environmental plan to support it.
Environment Canterbury chief executive
Bill Bayfield said the Ravensdown template
made that process a lot easier and exceeded
the regulatory requirements of Schedule 7
of the LWRP.
“Like the Farm Environment Plan
Assessment Group, I was impressed with
the ease of use of the template and its ability
to adapt to the specifics of a property, only
populating the relevant parts,” Mr Bayfield
said.
Ravensdown business manager
environmental Mark Fitzpatrick said the
digital template constructed in Microsoft
Excel format was a precursor to a nationally
available online version hosted within the
company’s mapping and analytics platform,
Hawkeye, and other farm management
tools such as agronomy plans.
Identifying and addressing potential
environmental effects and risks
“The digital version is tailored to fit a
wide range of farm systems and will be
used by Ravensdown farm environmental
consultants to help farmers prepare their
farm environment plan,” Mr Fitzpatrick
said.
“While regional plan compliance is
critical, the team has also developed
Biodiversity and Greenhouse Gas guidance
within the FEP. It’s all part of enabling
smarter farming for a better New Zealand.”
The Land & Water Regional Plan is
a primary delivery mechanism of the
Canterbury Water Management Strategy.
“It is reassuring to see in the Ravensdown
template a methodology that will enable the
development of plans and to identify and
address actual and potential environmental
effects and risks,” Mr Bayfield said.
“We encourage all farmers to prepare
farm environment plans, regardless of
whether they’re needed by regulation.
International markets are increasingly
demanding proven sustainability, and
farm environment plans are one way to
demonstrate this.”
Complying with the Land Water Regional
Plan
Under Schedule 7 of the Land & Water
Regional Plan, farm environment plans
can be prepared either by landowners
themselves using guidance in the LWRP
or via industry-prepared templates and
guidance material.
Minimum content is specified, and all
farm environment plans must include an
assessment of the risks associated with
the farming activities and how those risks
will be managed. This includes irrigation,
application of nutrients, effluent, stock
exclusion from waterways, offal pits and
farm rubbish pits. Farm environment plans
must be auditable.
Schedule 7 of the LWRP is subject
to several changes in the Nutrient
Management and Waitaki Plan Change
(Plan Change 5, currently under appeal)
including the addition of matters set out in
sub-region plans. These include important
things such as identification of further
features including flood protection works,
public access management of phosphorus
risk zones and management of sites with
mahinga kai.
Ravensdown has included these items in
its template, avoiding the need to update
the template once Plan Change 5 becomes
operative, unless changes are made to the
Schedule.
New taxes not supported
by farmers, survey shows
Any move to introduce a capital gains, land or environment tax will meet
stiff opposition from farmers, a Federated Farmers survey shows.
The Federation asked its members for
their views in March, to help inform the
farmer group’s submission to the Tax
Working Group. The nearly 1400 responses
indicated strong opposition to some of the
new taxes that have been suggested.
Just on 81 per cent opposed a capital
gains tax excluding the family home, with
11 per cent in support. However, 47 per
cent would support a CGT on property
sold within a five year ‘bright line’ test.
There is currently a two-year threshold,
and the measure is seen by some as a way of
discouraging speculators.
“Farmer opposition is even more
entrenched on the idea of a land tax,
excluding under the family home, with 91
per cent against and only two per cent in
favour,” Federated Farmers Economics and
Commerce spokesperson Andrew Hoggard
said.
“A land tax would be punitive and
inequitable on farming. The strong
opposition to it in last month’s survey
mirrors its utter rejection by rural New
Zealand the last time our tax system was
reviewed, in 2010,” he said.
Some 82 per cent of respondents opposed
environmental taxation but there was
minority support if such taxes were used to
fund on-farm environmental initiatives.
Tax incentives for those who invested in
environment-related on-farm investments
drew 84 per cent support.
“Just on 12 per cent supported a
‘progressive company tax’ (i.e., a lower
rate for small companies), with 26 per cent
opposed and 55 per cent thinking ‘maybe’
depending on what is considered ‘small’.
There was a lot of concern about compliance
implications,” Mr Hoggard said.
Meanwhile, 66 per cent opposed
exempting basic items, such as food, from
GST, with 29 per cent supporting.
“Federated Farmers will be sending in
a comprehensive submission to the Tax
Working Group, which will pick up on
the concerns and comments raised in our
member survey,” he said.
Selwyn District Plan
Private Plan Change 54
Ballymena Holdings Ltd has lodged a private plan change request with the
Council. The Plan Change seeks to rezone 31.32ha of Rural Outer Plans land near
Springfield to a Residential Living 2 Zone (rural residential type development).
Selwyn District Council
Clause 5 of the First Schedule, Resource Management Act 1991
Plan Change 54 (PC54) seeks to rezone the site from an Outer Plains Rural
Zone (minimum 20ha per dwelling) to a Living 2 Zone to accommodate 15 new
lots plus the retention of the existing dwelling to give 16 lots in total. The lots
are to have an average size of 2ha, with no individual lot to be less than 1ha in
area. The rule framework being sought by PC54 relies on the existing Living 2
Zone provisions, with amendments being limited to site-specific matters. No
amendments are sought to the District Plan’s objective and policies beyond the
inclusion of a site-specific reference in a single policy regarding site coverage. The
request is accompanied by an Outline Development Plan that gives guidance as
to the general size and location of lots, associated vehicle access routes and key
features such as a proposed 80m setback for dwellings from the boundary of the
Midland Rail Corridor to manage amenity outcomes.
The plan change request and the assessment of why it is needed can be read at
Council’s Rolleston Headquarters and Darfield Library and can be viewed online at
service centres and public libraries in Darfield, Leeston, Lincoln and Rolleston or
at www.selwyn.govt.nz.
Submissions
Any person or organisation may make a submission supporting or opposing any
aspect of this plan change. Submissions must be written and in accordance
with Form 5 of the Resource Management Regulations and is available from any
Council Service Centre or on the website.
Submissions may be:
Posted to: Planning Department, Selwyn District Council, PO Box 90, Rolleston 7643
Delivered to: A Council service centre in Darfield, Lincoln, Leeston or Rolleston.
Faxed to: 03 347 2799 (if you fax your submission please post or deliver a copy to
the details above)
Emailed to: submissions@selwyn.govt.nz
At a later date, all submissions received will be summarised and published.
Further Submissions will then be invited, allowing any person or organisation to
support or oppose any of the initial submissions. A Council hearing will then be
arranged to consider all submissions, after which the Council will decide whether
to reject or approve the plan change. Any submitter who is not satisfied with the
Council’s decision may then appeal to the Environment Court.
For further information regarding this plan change or the process outlined above,
please contact Ben Rhodes on 03 347 2824.
The closing date for submissions is 5pm on Wednesday 30 May 2018.
The Best Kept Secrets
to Selling Your Home
Selling Secret #1: The first
impression is the only impression
No matter how good the interior of your
home looks, buyers have already judged
your home before they walk through the
door. You never have a second chance to
make a first impression. It’s important
to make people feel warm, welcome and
safe as they approach the house. Spruce
up your home’s exterior with inexpensive
shrubs and brightly colored flowers. Entry
ways are also important. You use it as a
utility space for your coat and keys. But,
when you’re selling, make it welcoming by
putting in a small bench or a vase of freshcut
flowers.
Selling Secret #2: Always be ready
to show
Your house needs to be “show-ready” at
all times – you never know when your
buyer is going to walk through the door.
You have to be available whenever they
want to come see the place and it has to
be in tip-top shape. Don’t leave dishes in
the sink, keep the dishwasher cleaned out,
the bathrooms sparkling and make sure
there are no dust bunnies in the corners.
It’s a little inconvenient, but it will get your
house sold.
Selling Secret #3: The kitchen
comes first
You’re not actually selling your house,
you’re selling your kitchen – that’s how
important it is. The benefits of remodeling
your kitchen are endless, and the best
part of it is that you’ll probably get 85%
of your money back. It may be a few
thousand dollars to replace countertops
where a buyer may knock $10,000 off the
asking price if your kitchen looks dated.
The fastest, most inexpensive kitchen
updates include painting and new cabinet
hardware. Use a neutral-color paint so you
can present buyers with a blank canvas
where they can start envisioning their own
style. If you have a little money to spend,
buy one fancy stainless steel appliance.
Why one? Because when people see one
high-end appliance they think all the
rest are expensive too and it updates the
kitchen.
Selling Secret #4: Take the home
out of your house
One of the most important things to
do when selling your house is to depersonalize
it. The more personal stuff in
your house, the less potential buyers can
imagine themselves living there. Get rid
of a third of your stuff – put it in storage.
This includes family photos, memorabilia
collections and personal keepsakes.
Staging simply means arranging your
furniture to best showcase the floor plan
and maximize the use of space.
Selling Secret #5: Don’t overupgrade
Quick fixes before selling always pay off.
Mammoth makeovers, not so much. You
probably won’t get your money back if you
do a huge improvement project before you
put your house on the market. Instead,
do updates that will pay off and get you
top dollar. Get a new fresh coat of paint
on the walls. Clean the curtains or go buy
some inexpensive new ones. Replace door
handles, cabinet hardware, make sure
closet doors are on track, fix leaky faucets
and clean the grout.
Selling Secret #6: Conceal the
critters
You might think a cuddly dog would
warm the hearts of potential buyers, but
you’d be wrong. Not everybody is a dogor
cat-lover. Buyers don’t want to walk in
your home and see a bowl full of dog food,
smell the kitty litter box or have tufts of
pet hair stuck to their clothes. It will give
buyers the impression that your house is
not clean. If you’re planning an open home
don’t leave your pets around.
Selling Secret #7: Play the agent
field
A secret sale killer is hiring the wrong
real estate agent. Make sure you have an
agent who is totally informed. They must
constantly monitor the multiple listing
service (MLS), know what properties are
going on the market and know the comps
in your neighborhood. Find an agent who
embraces technology – a tech-savvy one
has many tools to get your house sold.
Selling Secret #8: Light it up
Maximize the light in your home. After
location, good light is the one thing that
every buyer cites that they want in a
home. Take down the drapes, clean the
windows, change the lampshades, increase
the wattage of your light bulbs and cut the
bushes outside to let in sunshine. Do what
you have to do make your house bright
and cheery – it will make it more sellable.
Selling Secret #9: Half-empty
closets
Storage is something every buyer is
looking for and can never have enough of.
Take half the stuff out of your closets then
neatly organize what’s left in there. Buyers
will snoop, so be sure to keep all your
closets and cabinets clean and tidy.

Fix those
minor defects
Start out front, cleaning, clearing and
decluttering the yard to make a good
impression on buyers.
It’s a rare house that doesn’t have defects.
Even newly renovated ones can have
features that detract for buyers. But there
are ways for sellers to deflect attention
from them without pretending they’re not
there. The three main ways of dealing with
defects are:
1. Fix them.
2. Draw the eye away from them.
3. Use them as a selling point.
Simple defects can be fixed easily. Start
out front. Overgrown bushes can be
trimmed, or replaced with a few matching
plants, old fences and front doors can be
painted or stained, and the paths cleaned.
Do this even if a property is a do-up.
You want to give the impression that
buyers can move into the house and chip
away at the work in their own time
If you have time and money, paint sills
and eaves using accents.
Inside, the first thing buyers see is the
hallway, which can be brightened up with
a lick of paint. The neutral paint trick can
also be used to paint over dated wallpaper,
completely changing the look and feel of a
tired house.
Bathrooms and kitchens are important to
buyers, and the eye settles on vanities and
benches. These can be resurfaced relatively
quickly to give a modern look.
If the seller can’t repaint or tile the
bathroom bring in high quality matching
towels, which become a feature in the
room and draw the eye from the less than
desirable walls and features. Nice vases and
flowers will do the same.
Replacing handles and knobs to draw
attention away from the units themselves.
This reduces the number of “I have to do
this” thoughts in potential buyers’ minds.
Drawing the eye away from a multitude
of sins is exactly the thing to do.
If you see an empty house the eye always
goes to marks on the carpet and walls and
this will lower the price expectation.”
Drawing the eye to the furniture and
furnishings, creates better flow, and de
cluttering makes buyers feel the home
would be a nice place to live in.
The other way to handle the property’s
defects is to raise them with the buyer
before they see them.
If the carpet is bad, for example, you
can say: “Hey, they were going to replace
the carpet but they decided to leave it to
you to choose a new carpet and priced it
accordingly.”
Finally, good old fashioned elbow grease
is essential in all properties to remove
those sins that are simply cleanable.

Your guide to Show Homes & New Sections
in the Selwyn District
Selling your house
in winter
The perception seems to be that it is
harder to sell your home during the winter
months than the summer ones. While
statistics may not necessarily bear that out,
it is true that selling your home in winter
presents a specific set of challenges that may
not apply in the busier and warmer months
of October, February or March.
It is also reassuring to know that people
buy houses year round, including June
and July, when sale numbers do appear to
drop, but not as much as you might think.
There may be some advantages to selling or
buying a house during winter. There is less
competition, which may mean a quicker
sale (but not necessarily) and, as Real Estate
blogger Andrew Duncan writes, when you
view a house, “if you like it on a freezing
cold day, with a howling southerly, getting
pelted by hail as you run to the front door,
chances are high you will like it in the
middle of January, too”.
Many of the steps required to make
your house presentable for sale apply
whatever time of year it goes on the market.
Decluttering, clearing away the knickknacks,
books, papers and other things that
make your home yours but may distract
from what potential buyers want and need
to see. Cleaning may be an obvious thing
to do, or have done, but it is an important
step to take. If it can be cleaned, clean
it – carpets, upholstery, floors, drapes,
cupboards and corners, even those hard to
reach or see places. Tidy outdoor spaces,
keep the lawns mowed and leaves raked
and cleared away. There will always be some
painting and fixing to do.
Viewing and buying a house is an
emotional experience. Appealing to buyer’s
emotions is not cheating, it is doing the best
to enable them to see themselves living in
your home.
The extra challenges of presenting your
home in winter relate to the colder, wetter
weather and poorer light.
Maximising natural light, and enhancing
it by turning on all the lamps and lights
gives a bright, spacious feel to your house,
especially on grey days. Scheduling open
homes and showings during the brightest
part of the day is best.
Make sure the house is warm. Cold
homes are not inviting. Turn on the heat
pump, or light the fire if you have one.
Street appeal is always important. In
addition to the summer basics, make sure
the gutters and down pipes are cleared and
are not leaking. Make sure the entrance way
is clean and welcoming and the paths are
free of moss and slime.
Hopefully mould and condensation are
not issues, but if they are they should be
fixed long before showings begin. Efficient
heating systems, including insulation,
and adequate ventilation will be a good
investment at any time, and will add value
to your house.
Sometimes the little things make a big
difference. Some candles and light music
can create a calming ambience. Have a
couple of umbrellas available if it is raining.
Hopefully, it won’t be a howling southerly
on showing/open home day, but if you
are selling in winter it may be more likely.
Being prepared means inclement weather
does not have to make showing your home
more difficult.
The extra challenges of
presenting your home in winter
relate to the colder, wetter
weather and poorer light.
Building on a budget
Building your own home is one of the biggest investments of a lifetime and with
a few clever tips we show you how to make the most of what you can afford.
Get smart with your money to achieve
your dream home without compromising
on what’s really important.
Consider buying a large plot of land with
friends or family which you can split into
smaller lots. Many great
locations tend to cover
more ground, so get the
stunning harbour view
you dream of by sharing
the cost with someone you
don’t mind having as a
neighbour.
Opting for lowmaintenance
building
materials, like vinyl siding
and metal roofing saves in
the long run. Although
they may be more
expensive to install you
will save money on future
repairs, replacement or
repainting.
Using salvaged and recycled
materials and componentry
from the abundance of
demolition sites around the
city not only adds valuable
character to new builds, but
can save money, too.
For the safety and security
of your home, don’t skimp on structural
elements, doors and windows. Buy the
very best you can afford and, together
with your architect or builder, determine
other areas you could save on to allow for
a few luxuries.
It’s important not to waste valuable cash
on overbuilding. Look carefully at the
existing properties in the area and be
Deciding exactly
what you want
and then sticking with
it will ensure you stay
on budget, on time,
and all with
minimal stress.
aware that building a home that is bigger
and better than those of your neighbours
will not necessarily equate to a fair price
if and when it’s time to sell. instead, the
value of your build will be determined
by the lower-priced homes
around it.
The experience of a wellqualified
contractor is an
invaluable asset in any
building project. Not only
will you have recourse
should anything go wrong,
but their experience in
the industry means they
will have established
relationships with suppliers
and subcontractors, whom
they trust to deliver the best
workmanship possible.
Keep a close eye on
construction allowances as
your home is being built
to ensure you are getting
what you asked for and
what you paid for. if you
had initially agreed on
using a specific brand, for
example, then don’t settle
for less, unless you discuss
a cost adjustment with your
builder or contractor.
Many a building project has snowballed
out of control in the financial department
due to changes being made to the design
and materials once building is already
underway. Deciding exactly what you
want and then sticking with it will ensure
you stay on budget, within your expected
time frame, and all with minimal stress.
Making the most of
show home viewing
Looking through show homes is a great way to get ideas for
features and fittings to put into a new home. It can also be helpful
for getting a spatial feel for other aspects of a house design.
Before heading out for a day’s
viewing, conduct an internet search.
identify the locations of show home
villages and the types and sizes of the
various building company’s homes on
display, noting down the square metre
size of each home.
if wanting a high end, architectural
design, focus on the larger homes that
have desirable design features. if at the
entry or middle level of the market,
earmark homes that fit this taking in
other show homes for extra ideas.
allow sufficient time when visiting each
show home, asking for a floor plan that
has room sizes before walking through.
Check also the floor to ceiling height
of the rooms and consider how this feels
and whether you prefer a cosier feel with
the standard ceiling eight of 2.4 metres or
more spaciousness created with a higher
stud or exposed ceiling beams.
if doors and windows are taller than
normal, weigh their effect in creating
a more luxurious and spacious feel,
against potential inconvenience for small
children, cleaning and maintenance.
on entering each room, take account of
how much furniture is in each room and
whether there is sufficient space for the
furniture you will have in the room and
the size needed in a walk-in robe. Look
too, at storage capacity throughout the
home and whether this is adequate.
in the living areas, consider whether a
lounge separated from the family living
room or a true open plan kitchen, dining,
living/lounge area is preferable, and
compare internal kitchens with those that
have natural light.
Look too at the layout of
the kitchen: whether to have
an island sink or breakfast
bar where a newspaper can
be read, and children can
sit and draw or complete
homework; the positioning
of appliances; and how
important having a pantry is.
for the little rooms, equate
space and features desired
with that needed, especially
if the budget needs to be
sharp. it might be nice to
have a large walk-in shower
with double shower heads
but is this just fanciful and
will the extra cleaning annoy you long
term. a laundry in the garage is also more
economical though a separate laundry
may be handier.
Bring the garage size into the equation
also. as these vary considerably, assess
the actual measurements of each garage
viewed comparing this with the space
needed for your motor vehicles and other
items to be stored there. if a good number
of toys will be housed there, it may be
sensible to increase the size of this area of
the home.
By imagining what you need, want and
will have in your new home, you will be in
a better position to confidently choose a
design that works for you.
