SUPERVISING CONSTRUCTION<br />

Monitoring – view included<br />

For the past year an imposing high-rise hotel has been under construction in the heart<br />

of Rostock, right next to the Kröpeliner Tor. However, a substantial amount of work<br />

still has to be performed – and supervised – before the new “SAS Radisson” can<br />

open its doors in 2005. The latter is the joint responsibility of three companies<br />

of the <strong>DEKRA</strong> Industrial business unit.<br />

From investment planning<br />

to commissioning<br />

The new Radisson Hotel is emerging on<br />

the site of the former “Warnow” Interhotel,<br />

close to the river of the same<br />

name, where prominent international<br />

guests once resided. Although it is only<br />

the first construction phase of a much<br />

larger hotel and office complex named<br />

“Kröpeliner-Tor-Passagen”, it already<br />

makes an impressive picture. The ninestorey<br />

building with three underground<br />

levels will incorporate 250 rooms, a<br />

ballroom, restaurants and a separate<br />

wellness area.<br />

a project that is of vital importance for<br />

Rostock – the responsible authorities<br />

have entrusted <strong>DEKRA</strong> experts with<br />

the task of supervising all planning and<br />

construction phases. Representatives<br />

of <strong>DEKRA</strong> Real Estate Expertise and<br />

<strong>DEKRA</strong> Industrial Services Testing &<br />

Inspection have thus been sitting at<br />

the negotiating table with the investor<br />

Kunst Immobilien GmbH and the Ostseeparkasse<br />

Rostock since October 2002.<br />

After settling safety and planning issues<br />

in the forefront, <strong>DEKRA</strong> Real Estate<br />

Expertise under project leader Pascal<br />

Klein assumed responsibility for central<br />

quality control and status monitoring,<br />

auditing and invoice release.<br />

Experts Gerd Möser and Reinhard<br />

Rußmann from <strong>DEKRA</strong> Industrial<br />

Services Testing & Inspection were<br />

called in at an early stage to advise on<br />

the planning of building services and<br />

electrical installations. Now the work is<br />

in full swing, they are supervising the<br />

carcass installations and will complete<br />

their duties with the commissioning of<br />

the building.<br />

The safety and health protection coordinator<br />

at this large-scale construction<br />

site is also a <strong>DEKRA</strong> employee. Hans-<br />

Georg Nitsche from the Stralsund office<br />

of <strong>DEKRA</strong> Umwelt GmbH ensures that<br />

regulations for occupational health and<br />

safety are complied with. This includes<br />

the proper provision of safety rails, fire<br />

precautions and safe handling of hazardous<br />

substances. This close cooperation<br />

within the business unit means that the<br />

clients receive the full range of services<br />

from a single source.<br />

A complex matter: The new SAS Radisson<br />

in Rostock consists of a hotel block and<br />

entrance tower with intermediate section.<br />

Practiced synergy<br />

By the time they have finished their work<br />

in 2005 the experts of the three <strong>DEKRA</strong><br />

companies will have completed far in<br />

excess of 100 property inspections, construction<br />

progress and status reports.<br />

Not only is it a foregone conclusion that<br />

the teamwork should function perfectly<br />

– it is also an absolute must. Each day<br />

up to five cranes are in operation on the<br />

construction site in the centre of the<br />

Hanseatic city, together with a wide<br />

range of subcontractors and their suppliers.<br />

Without coordinated supervision<br />

this would not be possible.<br />

“Complex operations are continuously<br />

being carried out here in the middle<br />

of the city, without disrupting traffic,”<br />

explains Hans-Georg Nitsche. “To successfully<br />

avoid risk situations you need<br />

to watch things like a hawk.” But the<br />

central location also has its attractive<br />

aspects. When they visited the Rostock<br />

Christmas market in December last year<br />

the <strong>DEKRA</strong> employees were able to<br />

enjoy the view from the big wheel at the<br />

Kröpeliner Tor – directly over “their”<br />

building site.
