SUPERVISING CONSTRUCTION

For the past year an imposing high-rise hotel has been under construction in the heart
of Rostock, right next to the Kröpeliner Tor. However, a substantial amount of work
still has to be performed – and supervised – before the new “SAS Radisson” can
open its doors in 2005. The latter is the joint responsibility of three companies
of the DEKRA Industrial business unit.
From investment planning
to commissioning
The new Radisson Hotel is emerging on
the site of the former “Warnow” Interhotel,
close to the river of the same
name, where prominent international
guests once resided. Although it is only
the first construction phase of a much
larger hotel and office complex named
“Kröpeliner-Tor-Passagen”, it already
makes an impressive picture. The ninestorey
building with three underground
levels will incorporate 250 rooms, a
ballroom, restaurants and a separate
wellness area.

a project that is of vital importance for
Rostock – the responsible authorities
have entrusted DEKRA experts with
the task of supervising all planning and
construction phases. Representatives
of DEKRA Real Estate Expertise and
DEKRA Industrial Services Testing &
Inspection have thus been sitting at
the negotiating table with the investor
Kunst Immobilien GmbH and the Ostseeparkasse
Rostock since October 2002.
After settling safety and planning issues
in the forefront, DEKRA Real Estate
Expertise under project leader Pascal
Klein assumed responsibility for central
quality control and status monitoring,
auditing and invoice release.
Experts Gerd Möser and Reinhard
Rußmann from DEKRA Industrial
Services Testing & Inspection were
called in at an early stage to advise on
the planning of building services and
electrical installations. Now the work is
in full swing, they are supervising the
carcass installations and will complete
their duties with the commissioning of
the building.
The safety and health protection coordinator
at this large-scale construction
site is also a DEKRA employee. Hans-
Georg Nitsche from the Stralsund office
of DEKRA Umwelt GmbH ensures that
regulations for occupational health and
safety are complied with. This includes
the proper provision of safety rails, fire
precautions and safe handling of hazardous
substances. This close cooperation
within the business unit means that the
clients receive the full range of services
from a single source.
A complex matter: The new SAS Radisson
in Rostock consists of a hotel block and
entrance tower with intermediate section.
Practiced synergy
By the time they have finished their work
in 2005 the experts of the three DEKRA
companies will have completed far in
excess of 100 property inspections, construction
progress and status reports.
Not only is it a foregone conclusion that
the teamwork should function perfectly
– it is also an absolute must. Each day
up to five cranes are in operation on the
construction site in the centre of the
Hanseatic city, together with a wide
range of subcontractors and their suppliers.
Without coordinated supervision
this would not be possible.
“Complex operations are continuously
being carried out here in the middle
of the city, without disrupting traffic,”
explains Hans-Georg Nitsche. “To successfully
avoid risk situations you need
to watch things like a hawk.” But the
central location also has its attractive
aspects. When they visited the Rostock
Christmas market in December last year
the DEKRA employees were able to
enjoy the view from the big wheel at the
Kröpeliner Tor – directly over “their”
building site.
