<strong>conwert</strong> has concentrated on four business sectors in the<br />
residential property segment:<br />
Letting & development of older residential properties<br />
The core business of <strong>conwert</strong> is the rental and development<br />
of older residential properties. In accordance with its proven<br />
investment strategy, <strong>conwert</strong> acquires properties with:<br />
+ a low current level of rents in inner city locations where<br />
demand is strong<br />
+ high quality building substance<br />
+ a diversified tenant structure<br />
+ capacity for loft extensions<br />
+ available space for immediate rental at market prices<br />
The goal of this development strategy is to create a sustainable<br />
increase in both the earning power and the value of the individual<br />
objects, and thereby optimize the earnings of the company. After<br />
the acquisition phase is completed, the properties are upgraded<br />
through the adaptation of apartments or loft extensions and<br />
the rental of vacant space. <strong>conwert</strong> is then able to profit from<br />
higher rental income and a longterm increase in the value of the<br />
properties. The <strong>conwert</strong> strategy also includes the realisation<br />
of shortterm increases in value by way of the selective and<br />
profitable sale of objects in this core segment.<br />
Sale of flats and buildings<br />
The “sale of flats and buildings” is the second largest segment<br />
in the <strong>conwert</strong> Group based on portfolio assets. Activities in this<br />
area of business are concentrated on older properties, but also<br />
include the sale of newly constructed apartments and entire<br />
buildings from the trading portfolio. Residential properties<br />
are acquired in blocks and, in many of the older buildings,<br />
subsequently modernised. In the CEE region, <strong>conwert</strong> is also<br />
active in the construction of apartment complexes. <strong>Invest</strong>ment<br />
targets are realised above all through the sale of vacant<br />
apartments or newly constructed space and the profitable sale<br />
of entire properties from the trading portfolio. This allows for the<br />
fast realisation of value increases as well as the generation of<br />
attractive cash flows.<br />
Letting of newly constructed residential properties<br />
In Austria the focal point of business activities for the “rental<br />
of newly constructed residential properties” lies on subsidised<br />
apartments, where capital requirements are lower because<br />
of public subsidies and equity contributions by tenants. The<br />
overall segment criteria for these objects include a mixed use,<br />
maximum building age of 0 years and a location in rapidly<br />
developing urban areas with an excellent infrastructure and<br />
traffic connections in Austria and other countries. These<br />
investments generally represent fully rented properties that are<br />
used primarily for residential purposes.<br />
Temporary Housing<br />
<strong>conwert</strong> has concentrated its activities for “Temporary Housing”<br />
in a fourth strategic segment since 007. This area of business<br />
focuses on the acquisition of and investment in boarding houses,<br />
senior citizens‘ residences and similar forms of serviced<br />
apartments as well as the rental of these objects to commercial<br />
operators. These properties allow <strong>conwert</strong> to diversify the<br />
offering of residential properties in its portfolio through the<br />
addition of an attractive future-oriented niche market and, at the<br />
same time, generate yields that exceed the traditional residential<br />

The focus of property investments is on high level residential properties.<br />
The goal of the Group’s investment strategy is to generate an internal rate<br />
of return (IRR) of 8 % over the mid-term by increasing rental income and/<br />
or realising value growth through the sale of properties.<br />
