WHEREAS, on the 20th day of<br />

September, 2004 and acknowledged<br />

on the 21st day of September, 2004,<br />

Rev. M. D. Sterling and wife, Barbara<br />

Sterling, executed and delivered a<br />

certain Deed of Trust unto American<br />

Title Company, Trustee for The<br />

Hurricane Mortgage Company, Inc.,<br />

Beneficiary, to secure an indebtedness<br />

therein described, which Deed of<br />

Trust is recorded in the office of the<br />

Chancery Clerk of Marion County,<br />

Mississippi in Book 1462 at Page 649;<br />

and<br />

WHEREAS, by various assignments<br />

on record said Deed of Trust was ultimately<br />

assigned to<br />

Wachovia Bank, N.A., as Trustee.<br />

Pooling and Servicing Agreement<br />

dated as of November 1, 2004. Asset<br />

Backed Pass-Through Certificates<br />

Series 2004-WWF1., by instrument<br />

recorded in the office of the aforesaid<br />

Chancery Clerk in Book 1523 at Page<br />

516; and<br />

WHEREAS, on the 21st day of<br />

August, 2006, the Holder of said Deed<br />

of Trust substituted and appointed<br />

Emily Kaye Courteau as Trustee in<br />

said Deed of Trust, by instrument<br />

recorded in the office of the aforesaid<br />

Chancery Clerk in Book 1523 at Page<br />

517; and<br />

WHEREAS, default having been<br />

made in the payments of the indebtedness<br />

secured by the said Deed of<br />

Trust, and the holder of said Deed of<br />

Trust, having requested the undersigned<br />

so to do, on the 12th day of<br />

March, 2009, I will during the lawful<br />

hours of between 11:00 a.m. and<br />

4:00 p.m., at public outcry, offer for<br />

sale and will sell, at the North front<br />

door of Marion County Courthouse at<br />

Columbia, Mississippi, for cash to the<br />

highest bidder, the following<br />

described land and property situated<br />

in Marion County, Mississippi, to-wit:<br />

the SW1/4 of the NE1/4 of Section 15,<br />

Township 3 North, Range 13 East, and<br />

North 89 degrees and 14 minutes<br />

West 250 feet; thence run South 0<br />

degrees and 46 minutes West 98 feet;<br />

thence run West 267 feet to the point<br />

of beginning: Thence continue West<br />

100 feet; thence run South 10<br />

degrees and 24 minutes West 151.3<br />

feet; thence run South 87 degrees<br />

and 36 minutes East 100 feet; thence<br />

run North 10 degrees and 24 minutes<br />
