Residential Density<br />
Simply being able to walk from one<br />
amenity to another does not necessarily<br />
make a community walkable. It is also<br />
important that a large percentage of<br />
residents can easily walk from their<br />
homes to the downtown core and other<br />
amenities, greatly reducing the need to<br />
drive across town. Compact residential<br />
development in and around the<br />
downtown core will encourage<br />
community interaction and enhance the<br />
viability and sustainability of adjacent<br />
businesses and civic services.<br />
The Transect concept can be applied to<br />
illustrate how this residential density is<br />
achieved. Buildings in the Downtown<br />
Core can incorporate residential units<br />
in upper floors. Medium density units<br />
like row houses and semi-detached<br />
houses can be located on the blocks<br />
adjacent to downtown, and lower<br />
density or even suburban houses fill in<br />
the second and third rings of<br />
development. One advantage for<br />
<strong>Greensburg</strong> is that its size allows for a<br />
great diversity of housing densities and<br />
scales that are all located within, or very<br />
near, a five minute walk to downtown.<br />
Although <strong>Greensburg</strong> is a small town, there is still an infrastructure of a subtle transect. Parcels near the Main Street Core are smaller than those on the periphery<br />
of town.<br />
