ARTICLE 5<br />

R-1 RESIDENTIAL DISTRICT<br />

5.0 PURPOSE<br />

The purpose of the R-1 Residential District is to provide an area for low density<br />

residential and associated land uses. In an R-1 Residential District no building or<br />

premise shall be used and no building shall be erected which is arranged, intended or<br />

designed to be used for other than one or more of the following specified uses.<br />

5.1 USES PERMITTED IN THE R-1 RESIDENTIAL DISTRICT<br />

5.1.1 Single family dwelling, but excluding tents, cabins, trailers, trailer coaches,<br />

and mobile homes;<br />

5.1.2 Accessory buildings and uses; and,<br />

5.1.3 Church and other places of worship, including Sunday School building, but<br />

only provided the main building thereof, be not less than fifty (50) feet from<br />

adjoining property lines.<br />

5.2 CONDITIONAL USES - WITH APPROVAL BY THE TOWNSHIP BOARD OF ZONING<br />

APPEALS AFTER A PUBLIC HEARING<br />

5.2.1 Country clubs, private clubs or lodges, golf courses and similar uses and<br />

facilities. Buildings and structures shall be located not less than seventy-five<br />

(75) feet from any other lot line;<br />

5.2.2 Utility sub-stations and pump houses providing that such structures will not<br />

detract from the general appearance of the area nor adversely affect the<br />

comfort, safety or welfare of the residents of the area;<br />

5.2.3 Any person may maintain an office or may carry on a customary home<br />

occupation such as handicrafts, dressmaking, millinery, laundry, preserving<br />

and home cooking; provided that such occupations shall be conducted<br />

exclusively by resident occupants, that not more than one-quarter of the floor<br />

area of said residence shall be used for such purpose, that no structural<br />

alterations involving features not customarily found in dwellings are required,<br />

and that the entrance to the space devoted to such use shall be from within<br />

the dwelling. An unlighted sign of not over two (2) square feet in area and<br />

attached flat against the building shall be permitted (See Section 10.7); and,<br />

5.2.4 Funeral home pursuant to Section 15.4.<br />

5.3 MAXIMUM HEIGHT REGULATIONS WITHIN THE R-1 RESIDENTIAL DISTRICT<br />
