ARTICLE 6<br />
R-2 RESIDENTIAL DISTRICT<br />
6.0 PURPOSE<br />
The purpose of the R-2 Residential District is to provide an area for medium density<br />
single and multiple-family residential and associated land uses normally considered an<br />
integral part of the neighborhood they serve. In an R-2 Residential District, no building or<br />
premises shall be used and no building shall be erected which is arranged, intended or<br />
designed to be used for other than one or more of the following specified uses.<br />
6.1 USES PERMI1TED IN THE R-2 RESIDENTIAL DISTRICT<br />
6.1.1 Any permitted use established within the R-1 District;<br />
6.1.2 Multiple family dwelling structures for occupancy by not more than two (2)<br />
families living independently of each other;<br />
6.1.3 Church, school, library, college building, public park playground and/or<br />
buildings pertaining to the use thereof, but only provided the main building<br />
therefore, be not less than fifty (50) feet from adjoining property lines; and,<br />
6.1.4 Accessory buildings and uses.<br />
6.2 CONDITIONAL USES - WITH APPROVAL BY THE TOWNSHIP BOARD OF ZONING<br />
APPEALS AFTER A PUBLIC HEARING<br />
6.2.1 Country clubs, private clubs or lodges, golf courses and similar uses and<br />
facilities. Buildings and structures shall be located not less than seventy-five<br />
(75) feet from any other adjoining property line;<br />
6.2.2 Utility sub-stations and pump houses providing that such structure will not<br />
detract from the general appearance of the area nor adversely affect the<br />
comfort, safety or welfare of the residents of the area;<br />
6.2.3 Any person may maintain an office or may carry on a customary home<br />
occupation; provided that such occupations shall be conducted exclusively by<br />
resident occupants, that not more than one-quarter of the floor area of said<br />
residence shall be used for such purpose, that no structural alterations<br />
involving features not customarily found in dwellings are required, and that<br />
the entrance to the space devoted to such use shall be from within the<br />
dwelling. An unlighted sign of not over two (2) square feet in area and<br />
attached flat against the building shall be permitted (See Section 10.7);<br />
6.2.4 A tourist house having not more than five (5) guest rooms when located on a<br />
State or Federal Highway provided the building in which such use is housed<br />
shall be located at least twenty-five (25) feet from other lots in any R-District;<br />
6.2.5 Funeral home pursuant to Section 15.4; and,<br />
6.2.6 Cemeteries pursuant to Section 15.4.<br />
