Heelis, National Trust, Swindon, UK There is often discussion about the additional capital costs that procuring a green building can mean for developers and investors. In this case study, a charity occupies a newly procured building and makes significant savings. Formerly located in an historic building in central London, the National Trust’s new HQ building is in Swindon, Wiltshire, meaning that: • Running costs have been reduced by £550,000 a year • Around £400,000 per annum will be saved in “London weighting” payments in the future • More than £250,000 per annum in administrative costs will be saved due to improved working practices allowed by the new building. Sustainability The National Trust is committed to demonstrating its sustainable credentials. In its choice of HQ building, the use of day-lighting and natural ventilation demonstrates how a building can be efficient, sustainable and economical. The building has won awards in the construction industry, for its sustainability and innovative design including a prestigious AJ100 award from The Architects Journal. Some key environmental design features: • Generates 9%of CO 2 per square metre p.a. compared to a typical air-conditioned office. • North-facing roof pitches allow the maximum possible daylight to enter the building without overheating. • South-facing pitches covered in solar panels providing 40% of the building’s electricity needs. Panels were DTI-funded. • Roof vents ensure the circulation of fresh air. • Bricks used as the principal external material are laid in a lime mortar to reduce cement use and facilitate re-cycling. • Lighting control system adjusts the level of artificial light in response to external conditions and movement sensors ensure that lights are turned off in unoccupied areas. • Concrete ceilings absorb heat from the office space during the working day. In summer secure external vents automatically open at night, allowing the whole structure to cool. • Naturally ventilated: Some windows are controlled automatically and others manually. • During winter much of the heat is provided by incoming fresh air, warmed by the extracted air which has been heated by people and electronic office equipment. • All of the timber has been harvested from sustainable woodland. • Carpet developed for the building using wool from sheep grazed on Trust farmland. Yarn has been mixed with a small amount of nylon and carbon fibre to give a commercial quality carpet tile in keeping with our environmentally responsible ethos. • The land around the building uses indigenous species planting. • Very few car parking spaces provided: Most are reserved for those who subscribe to the carshare scheme. Visitors are encouraged to use public transport to get to Heelis. • Showers and lockers for walkers, cyclists and runners, storage for bicycles and parking for motorbikes and mopeds.
