Household Structures Meanwhile, the Mirrabooka Local Area has a significant family focus, with approximately half of the household types consisting of nuclear families (52.5%), and lesser proportions of one parent families (24.6%) and couples without children (21.3%). There is an average of 3.2 persons per household and 1.2 persons per bedroom, within the Local Area. Such household structures need be considered in conjunction with the provision of housing to see if local housing needs are being met. There may however be special needs groups that the current housing stock does not provide for adequately such as lone-person households. These community aspects will be considered when exploring potential rezoning opportunities. Housing Market From 2001 to 2006, there has been a decrease in the number and percentage of owned homes within the Local Area, with 489 homes (20.2%) being owned in 2001 and 420 homes (17%) in 2006. This is reflective of the previous housing boom in Western Australia and Perth, which saw an increase in housing prices across the board in addition to changes in the demographic structure of households. Recent global economic shifts which have created economic instability throughout Australia, have affected the state of affordable housing all the more. The fall in housing affordability can be seen to significantly affect low to middle income families. Low-income earners can be impacted by the escalating prices of private rentals in addition to the scarcity of affordable public and community housing. For people who are new to the country with culturally and linguistically diverse backgrounds, uncertainty and stress in finding and maintaining affordable housing can be an extra pressure that can be damaging to overall states of wellbeing. Within the Mirrabooka Local Area, the number of dwellings rented from a Government landlord is double the City of Stirling average for a suburb, although the overall number of leased properties within Mirrabooka and the City of Stirling are similar. This is evident that a large proportion of the Mirrabooka Local Area residents rely on public and community housing which needs to be adequately taken into account in the future planning of the area. Built form In addition to houses within the Mirrabooka Local Area, there are many other buildings which serve the community. These include retail premises, community centres and halls, recreation facilities, schools and religious meeting places. Mirrabooka Mosque Dryandra Primary School There is generally no discernable building character throughout the Local Area (although character is ultimately influenced by perceptions and values of community members). There are no design guidelines for the area which would otherwise work towards providing a consistent built-form. Cultural Heritage The City of Stirling has a number of tools to recognise and protect the cultural and architectural heritage of localities across the City. occurred in the early to mid 1980s, there is much cultural and historic significance in the area that may be recognised by the City in terms of heritage significance. The City of Stirling maintains a Heritage List and a Municipal Inventory of Heritage Places to record significant places. At present there are no buildings within the Local Area that are on either list.
