Independent Living Subsidized Senior Citizens Apartments
• Apartment type accommodations for low and moderate income seniors who are functionally
independent.
• Suites are completely self-contained studios and one bedrooms. There are a limited number of
two bedrooms reserved for couples.
• ELIGIBILITY REQUIREMENTS: Most seniors housing is for ages 65 + years. Some
management groups have made exceptions by accepting applicants 65+ years then, 50-64
years as a second priority. The age requirements are given in each listing.
• Residency requirements also vary. Under the Social Housing Accommodations Regulation,
an individual must: be a Canadian Citizen or an individual lawfully admitted to Canada for
Permanent Residence; an individual who has applied for refugee or immigration status and for
whom private sponsorship has broken down and met the residency requirement prescribed by
the management body. You must make under or equal to the Core Needs Income Threshold per
year of your municipality to be eligible (in Calgary, 2010, $29,500 for a bachelor suite).
• POINT SYSTEM: A needs assessment is part of the interviewing process. Questions
will be asked regarding present income, reasons for moving and concerns with present
accommodations. There could also be a ceiling on the amount of assets.
• RENTS: Rents are calculated at 30% of the household gross income (line 150 of your income
tax). For couples, both incomes are taken into account. Extra costs may be electricity, cable,
parking and phone service.
These buildings have waiting lists. It is important to apply to as many as possible and
remain in contact with the residential managers. It is best to start applying several months
in advance.
