ARTICLE III<br />
DISTRICTS AND SPECIFIC REQUIREMENTS<br />
PERTAINING TO EACH DISTRICT<br />
B. Width <strong>of</strong> Lot The minimum width <strong>of</strong> the lot when measured at the required front yard<br />
setback line (established by ordinance or recorded plat) shall not be less than sixty foot<br />
(60’); nor less than thirty foot (30’) when measured at the right-<strong>of</strong>-way line.<br />
C. Depth <strong>of</strong> Lot The minimum depth <strong>of</strong> the lot shall be one hundred foot (100’).<br />
D. Building Site Coverage The gross ground floor area <strong>of</strong> all building structures shall not<br />
exceed fifty percent (50%) <strong>of</strong> the site area.<br />
SECTION 3 – BUILDING SETBACKS<br />
Setbacks shall be established on the site plan. Minimum setback distances from the right-<strong>of</strong>way<br />
line <strong>of</strong> public streets and adjacent lot lines are as follows:<br />
A. Public Street Right-<strong>of</strong>-Way (R.O.W.) Above ground building structures shall be a<br />
minimum <strong>of</strong> twenty foot (20’) from right-<strong>of</strong>-way lines.<br />
B. Rear Lot Lines Above ground building structures shall be a minimum <strong>of</strong> fifteen foot (15’)<br />
from a rear lot line not fronting on right-<strong>of</strong>-way.<br />
C. Side Lot Lines Above ground building structures shall be a minimum <strong>of</strong> (10’) foot from a<br />
side lot line not fronting on right-<strong>of</strong>-way.<br />
D. Underground Setback No underground building structure shall be located closer than<br />
ten feet (10’) from any lot line.<br />
Required screening devices are exempt from the setback requirement.<br />
SECTION 4 – PAVEMENT SETBACKS<br />
All paving, except for driveways and sidewalks shall be a minimum <strong>of</strong> ten foot (10’) from right<strong>of</strong>-ways.<br />
SECTION 5 – MAXIMUM BUILDING HEIGHT<br />
The maximum height <strong>of</strong> any structure shall not exceed thirty-five foot (35’) in height.<br />
SECTION 6 – LANDSCAPE OPEN SPACE<br />
A. A landscape buffer equal to ten foot (10’) must be placed on all property lines adjacent<br />
to residential uses. The buffer will maintain existing vegetation where feasible or the<br />
area must be planted with on (1) tree (with a minimum three inch [3”] diameter) every<br />
twenty foot (20’) along with living ground cover fro the length <strong>of</strong> the property line.<br />
