Using the density of 2.65 persons per dwelling unit, the following increases in population for<br />

R-1 and R-2 would be:<br />

Total R-1&R-2,<br />

18,833 increased Population<br />

These densities represent the use of Community Sanitary Sewer and Water Systems. Densities will vary<br />

with multiple living unit structures in the R-1 and R-2 zoning districts.<br />

Open Space Designations and Existing Zoning<br />

The Open Space Zoning shown within the overall master plan area is acreage that has not had another<br />

zoning district classification assigned. They are generally parcels with a minimum of 40 acres.<br />

The approximate acreage shown is approximately 7,959 acres in 2012, down from the 9,160 acres shown in<br />

the review of 2005. Primarily, the decrease is due to the proposed Redstone Development. Approximately<br />

86% of the Open Space shown is currently under the management by the B.L.M. Approximately 1,500<br />

acres of Open Space within the Master Plan area is adjacent to a portion of the South Fork Master Plan near<br />

the Ten Mile <strong>Creek</strong> basin.<br />

Currently the minimum parcel size represented in the South Fork Master Plan is 40 acres due to the<br />

availability of existing water sources. The areas depicted in the <strong>Spring</strong> <strong>Creek</strong> / <strong>Lamoille</strong> Master Plan that<br />

are adjacent to the South Fork Master Plan are shown to be Open Space both in current zoning and future<br />

designation.<br />

The total maximum densities created by Open Space in Plan Area I would be as follows:<br />

1) OS - 40 acres 199 possible additional units<br />

Using the density of 2.65 persons per dwelling unit, the following increases/decreases in<br />

population for Open Space are:<br />

1) OS - 40 acres 199 x 2.65 = 527 increased Population<br />
