Basis of Valuation<br />
Valuation of land and buildings were undertaken by Ian Wilson, AAPI. The valuation is at fair value,<br />
being market value based on the highest and best use permitted by relevant land planning provisions.<br />
The valuation of buildings is at fair value based on current replacement cost less accumulated<br />
depreciation at the date of valuation. All freehold land reserved for public open space is valued at fair<br />
value, being market value.<br />
