the provision of a 2.0 metre by 2.0 metre truncation on the northwest corner
where Station Street intersects with the Right of Way (Houlahan Lane);
a detailed landscaping and reticulation plan being submitted prior to the issue of
a building licence, showing the location and type of proposed trees, shrubs and
lawns to be approved by the Town. The landscaping areas as shown on the
approved plan are to be installed by the applicant prior to the occupation of the
building, and thereafter maintained by the applicant to the satisfaction of the
Town;
(iii) vehicle parking, manoeuvring and circulation areas indicated on the approved
plan being sealed and drained to the satisfaction of the Town, and the nineteen
parking spaces being marked out and maintained in good repair;

the applicant to delete one car bay in the front setback area and instead provide
an improved landscaped and featured entry statement for the purpose of
providing some public art in the front of the proposed building to the
satisfaction of the Chief Executive Officer;
the preparation and submission of a Construction Management Plan detailing
how the construction of the development will be managed in order to limit the
impact on the surrounding area, tenants and shoppers. The plan will need to
ensure that adequate space is provided within the subject site for the parking of
construction vehicles and for the storage of building materials so as to minimise
the need to utilise the surrounding road network. The construction management
plan is to be submitted and approved by the Town prior to the issue of a building
licence.
Footnote:
The applicant is advised that this approval relates to an office use only and any
change in use from this would require a separate planning approval.
