Mayfair, London. The location of many of London's<br />
most expensive properties and, arguably,<br />
the epicentre of the global Ultra Prime<br />
property market. Certainly lured by the numerous<br />
lifestyle benefits on offer but more importantly<br />
the city's 'safe-haven' factor, the world's Ultra High Net<br />
Worth population have flocked to London, and Mayfair<br />
in particular, to park their money. At the heart of<br />
Mayfair's property market is Beauchamp Estates. Led<br />
by the tireless Gary Hersham, Beauchamp's team routinely<br />
transact multi-million pound deals in a number<br />
of London's prime areas and produce sales of £1bn<br />
per annum. Gary's passion for London property has<br />
helped him, together with business partner Penelope<br />
Court, build both a loyal client list of wealthy individuals<br />

offices in Mayfair, we discussed the market for Ultra<br />
Prime London property and dealing with the world's<br />
wealthiest buyers.<br />
Activity in the Ultra prime market appears to be brisk.<br />
How is business for Beauchamp Estates currently<br />
The top end of the market is strong, there are some<br />
very, very good products on the market though not<br />
very many of them. There are some very good buyers<br />
around at the moment, most of whom have bought<br />
beforehand however there are not that many fresh<br />
buyers coming in to the market, in other words buyers<br />
that are unknown. There are not the same amount of<br />
top end buyers as in the last year but the quality of the<br />
buyers that are around at the moment is superb.<br />
What is currently your highest value listing in London<br />
We've sold quite a bit recently. We're under offer on<br />
a property where we were asking £39m, we've sold a<br />
property in excess of £40m recently and the highest<br />
that we have on our books at the moment is in the<br />
order of £40m.<br />
Price performance at the top end of the market has<br />
been strong over recent years, do you see that continuing<br />
over the next 5 to 10 years<br />
