Ross Farnsworth and the roots
of Sunland Springs Village
By Ed Leahy
It’s been 50
years now since
Joe Farnsworth
and his youngest
child, Ross, started
down a path
that led to the
building of over
10,000 homes,
with 1,000 or so
more in the offing
at SSV, and
four communities
the size of
lots of America’s
small towns. At
the beginning of
their adventure,
however, this
outcome was
anything but assured.
For one thing, for many years Joe Farnsworth was in the car
business. In the 1920’s he sold General Motors products in Mexico
until Mexican political problems caused him to leave. He returned
to Mesa where he opened up a car dealership which he operated
until business was depleted by The Great Depression. Like many
Americans of that time, he had to find another line of work. He
found it as a public health inspector for Maricopa County, a job
that got him around the area, a fact that later proved useful to him
and his son Ross.
As for a young Ross, he also started his adult life on a different
road. He’d been a football player in High School and later played
one year at Arizona State. An LDS mission kept him from playing
longer. Ross ultimately graduated from ASU with a degree in
General Studies and Political Science and then a Masters in Public
Education. For two years, until the pivotal year of 1959, he taught
at Mesa High School.
It was also in the late 50’s that Joe Farnsworth was struck by
the growth beginning to stir in the area. So, by now in his 60’s,
he bought some land and built a few houses. Meanwhile, in the
West Valley a man name Ben Schlipher had an idea for a new kind
of community, a retirement community. He called it Youngtown
and even got some national publicity on the “Today Show” hosted
by Dave Garroway. Intrigued by the possibilities Schlipher created
with Youngstown, Joe and Ross Farnsworth sold some stock,
raising capital to create another community for retirees which
they named Dreamland Villa. They called it Dreamland because
Joe’s wife Annie’s favorite song was “I’ll meet you tonight in
Dreamland.”
Arizona was beginning to develop in 1959, but it was still
mostly farmland and a far cry from where it is today. In fact,
the road leading to Dreamland was a dirt one and some in Mesa
wondered why the Farnsworths were building their development
“way out there.” Then the competition suddenly got tougher.
Del Webb, a much bigger and more famous player, entered the
market and Ross thought their fledgling Farnsworth venture was
finished for sure.
Not one to fold his tent easily, Ross bought some outdoor
advertising on the road to the new Del Webb site urging people to
“See Dreamland before you decide.” The advertising helped and
instead Farnsworth Development was off to the races. But that
advertising wasn’t all that made the Farnsworth venture succeed.
Neither Joe nor Ross were experts in the field -- so they took their
direction from their customers. Unlike Del Webb, Farnsworth was
willing to tailor the houses they built to suit their buyers’ wishes.
In fact, if you had the plans, they’d even build you a custom house.
Del Webb, on the other hand, took the more assembly line, efficiency
first approach and built houses that buyers had to take just
as they were offered. But that wasn’t all. A preferred Farnsworth
building method was block construction. In practical terms over
the long run, block construction is more durable and, with added
insulation, more energy efficient -- a feature important in a climate
that demands keeping a house cool in summer and forward looking
in a now increasingly energy-conscious America. As time moved
on, Farnsworth homes kept adapting to the market and today are
pre-wired for cable and the computer age. But simply building
better houses doesn’t create a community. That takes recreational
facilities.
Once again Farnsworth followed the directives of its customers.
At Dreamland, their buyers were into shuffleboard, swimming
and golf. So Ross Farnsworth provided facilities for them. As time
moved on, buyers expressed a wider range of preferences. Once
again Farnsworth listened and added more facilities. At Sunland
Village homeowners wanted tennis courts included in the mix.
Residents of Sunland Village East wanted all the above and a place
to play softball. Today, here at Sunland Springs Village, we enjoy
a wide range of activities and now a Softball Field considered by
many as the finest in the East Valley. And that’s not all. The SSV
HOA has encouraged a high level of community volunteership, a
full compliment of clubs and homeowner committees topped off by
an Advisory Board of committee chairs that help keep Farnsworth
management focused on the needs of the homeowners.
It’s a long road Ross Farnsworth traveled from 1959 to 2009,
Farnsworth Development’s 50th year in business. By any measure
Joe and Ross’s dreams have been more than realized and that
happened due to the necessary application of a simple principle
-- pay attention to the needs and wants of your customers. That
way, instead of selling houses to passive consumers, you turn many
thousands of buyers into collaborators who help make your project
live and keep your community abreast of the times.

Facilities
and Services
hoa@ssvhoa.com
Every summer we take advantage of the off season quiet time to undertake larger maintenance
projects. We’ve already gotten off to a good start this summer.
Crushed Granite Top Dressing
For three years running we have replenished the crushed granite in the landscaped areas
of the Master Association. When landscaping is first installed, the newly applied crushed
granite looks great. Over the years, however, weather and foot traffic cause the fines to get
buried and the surface begins to look sparse. We are on a program to apply 100 tons of ½-
inch granite per year until all of the oldest areas are replenished.
Two years ago we covered the Springwood median from Baseline to Mendoza. Last
year we did most of the common area around the recreation center. This year we completed
the recreation center area and completed the Springwood median from Mendoza to Navarro.
We also put granite along the golf course on the west side of Springwood from Baseline to
Kilarea. Our landscaper had enough left over to go about 70 feet along Baseline east from the
monument sign. This project was paid for from the Sunland Springs Village Reserve Fund.
Spa Grouting
We replaced the grouting in the spa. That’s the strip of grouting between the top tile and
the pool deck, and you can’t see it unless you are in the spa. The job was done by Terry, our
maintenance man, with a great deal of assistance from homeowner Pete Crocenzi.
Shuffleboard Resurfacing
The shuffleboards have been resurfaced. The boards are about 10 years old, and they were
due for resurfacing. The timing couldn’t be better because Sunland Springs Village is hosting the
Western Shuffleboard Association Team Tournament in November 2009. Hosting this tournament
is quite an honor. Over 400 shufflers from several states and Canada will participate.
CREDIT CARDS: THE NEW RULES
Consumers cheer. Banks complain.
provided by Kevin Humphrey
With the stroke of a pen on May 22, President
Obama authorized major changes to the
way American credit card issuers do business.
In the President’s view, these are
“common-sense reforms designed to protect
consumers.” 1 Consumer advocates are rejoicing,
but banks are already contending that
the reforms might be bad for cardholders in
the long term.
Here is a rundown of the notable changes
within the Credit Card Accountability, Responsibility
and Disclosure Act (CARD). Some
of these changes will happen in 2010; others
will occur within 90 days. 2
No surprise interest rate increases. If your
credit card company wants to hike interest
rates, it will now have to inform you at least
45 days beforehand and tell you why in writing.
3
New restrictions on retroactive rate increases.
Under the new law, the interest
rate on an existing balance cannot increase
unless the customer is more than 60 days
behind on a payment. Get this, though: even
if that happens, the credit card company will
have to restore the prior, lower interest rate
if you pay the minimum balance on time for
the six months that follow. 3
Statements mailed 21 days in advance. The
new rules say that your monthly bill has to
be mailed to you by the credit card company
at least 21 days prior to the payment due
date. 2
Pay before 5:00pm EST and you are on
time. That’s right: all credit card payments
made before 5:00pm Eastern Standard Time
will be considered paid on that day. If your
payment due date falls on a holiday, a weekend,
or any day on which the credit card
issuer is closed for business, your payment
cannot be subject to late fees. 2
You can choose to attack the highest interest
rates. Do you pay different rates for
different kinds of credit card transactions?
Under the new law, you will be able to apply
any payment above the minimum to your
highest-rate balance. 2
More protection for teens and young
adults. The new legislation bars companies
from issuing cards to most people under age
21. Those younger than 21 will only be able
to use a credit card under one of the following
conditions:

They can prove they have the means to
pay the debt (or their parent or guardian
promises to pay it off if they default)

They are emancipated minors
They are designated secondary cardholders
on a parent or legal guardian’s account. 2,4
No exploitation of college students. College
-age Americans will still be able to get
credit, but within reason. Account limits will
be either 20% of their annual income or
$500, whichever is greater. So this market
will grow less attractive for credit card companies.
2
An end to universal default. If you make a
late payment to one credit card issuer, other
issuers will not be able to hike your rate as a
consequence. 2
Cardholder permission for over-limit fees.
Credit card companies now have to get your
OK before they can process a transaction
that would put your account over its limit. 2
Why are credit card companies crying? Cut
out all the nickel-and-diming, and credit
card issuers will be left with lower revenues.
So where are they going to get the money
back? Think reduced rewards for cardholders.
Think new and inventive annual fees.
Edward Yingling, president and CEO of the
American Bankers Association, fears that
now “less credit will be available generally,
which means some consumers and small businesses
will not be able to obtain credit cards
at all, particularly younger people and startup
small businesses.” But Sen. Chris Dodd (D-
Conn.), the driver behind CARD in Congress,
thinks such claims sound “a little like
Chicken Little.” 5
REVISED VOICE POLICY
Effective March 19, 2009
The Editorial Board of the VOICE has met to re-evaluate its
Editorial Policy. We determined that we needed to be firm in our
requirements for submission of material for all upcoming issues.
Because of high traffic during the season, space in the VOICE
becomes limited. This can necessitate reducing the size of articles;
our current limit is 350 words. Space limitations may require cutting
an article; therefore it should be written with the most important
information at the beginning so it can be cut from the bottom up.
Articles are due in the Activities Office by Noon on the due date;
it is preferred that they be submitted by email to voice@ssvhoa.com
with the subject including the word VOICE and a Microsoft Word
2003 or earlier file attached. Submitting a Word file will eliminate
retyping errors. Please include the full name of the person writing the article
plus a telephone contact number for our questions. Any photos to be included with an
article should be submitted separately in a .jpg format and not be embedded in the article;
this ensures clarity of the picture.
Deadlines are going to mean just that, a deadline. NO MATERIAL RECEIVED
AFTER THE PUBLISHED DEADLINE WILL BE ACCEPTED. If material will not
be available at the deadline or there are any unanticipated changes, the Editorial Board
must be notified with the expected due date. This information should also be addressed
by email to voice@ssvhoa.com. Further, NO ADDITIONS will be accepted after the
material has been given to the publisher. These rules are to assure that we have a finished
paper on schedule.
VILLAGE VOICE OF HOPE
Pastor Milt
A commentary of
our present generation
might read like a news
headline, “Stress Related
Factor the Cause”. The
truth of the matter is we
find a reason for anything
we do in a negative form
and blame it on stress.
The most operative
word available and at the
tip of our tongues is the
word “stress”. Stress has
a negative reactive force
behind it. Mr. Webster
defines stress as being
“a force that strains or
deforms”. Pressure and
tension, mental or physical,
appears to enter our
lives at varied seasons of
life with great force and
often brings deformity.
The good news, not read
in any headline but packed
with release and contentment,
is that God is eager
to give you His operative
instrument of peace. Words
spoken to us by the Son of
God are a powerful guide
and gift of assurance and
are found in the Gospel of
John 14:27: “Peace I leave
with you; my peace I give
you. I do not give to you as
the world gives. Do not let
your hearts be troubled and
do not be afraid.” To that I
say a hearty “Amen.”
Peace is the release
of stress. Stress forges
its way into our spirit and
mind which affects our
bodies. Is it any wonder
there is so much pain and
ill health? Stress deforms
and strains emotions, wills
and purposes. Proverbs, a
gathering of real life realities,
reads in 14:30: “A
heart at peace gives life to
the body, but envy (and
stress) rots the bones.”
Well said and a truthful
result of allowing stress
that comes from envy and
strife. The peace Jesus
offers is not what the
world offers. His peace
is within you, a force that
removes stress.
You are welcome to
The “taxpayer’s soup kitchen” was a huge success with a full house enjoying the soup and bread
pudding. But a couple of the men were “broke” and in drastic need of the soup as evidenced by
their attire.
• No one has been in the active adult market as long as we have
• No one builds such a quality home and gives you a choice of masonry walls or 2x6 construction
Computer Club
Jane E. Harrel, President •
Jane.harrel1@cox.net
We are in the midst of summer
and the hot weather, but
inside the Superstition Room
it’s cool, both temperature-wise
and subject-wise. We had a
great presentation from Allen
Schaeffer on the SSVHOA
website and from Greg Lutz on
financial dealings on the web.
Now we can all go forth and
multiply our millions.
This month Dick Simmon
is bringing us two sessions
using Mac Computers. He
will be demonstrating how a
Mac works, showing some
videos and other features of a
Macintosh computer. Then we
will show side by side usage
of a Mac and the Vista operating
systems. No, it won’t be
“dueling computers;” it will
just give you an idea of what
each computer can do, the
accessibility and speed. No
judgments will be made.
In July Jane Harrel will
demonstrate Word, Email, Excel
and/or File Management.
That means: How to make
folders, name documents,
retrieve documents and attach
to emails. August will be too
hot to think, but we’ll come
up with something – you just
wait and see.
Don’t forget in September
we have scheduled a
“picnic,” including a field
trip to Phoenix-Mesa Gateway
Airport with lunch following.
We’ll carpool from
the Activities Office, have
a guided tour of the airport
from a bus and then lunch in
the little deli there. Sounds
like fun, so stay tuned for
more information.
Summers are a great time
to come and get to know us in
the Computer Club because
no dues are collected or attendance
taken. We don’t even
have business meetings. We
just have fun and you will
learn lots. So if you aren’t currently
a member of the Computer
Club, come to a meeting
and give us a test drive.
REMEMBER: We meet
the first and third Wednesdays
through September at 10 AM
in the Superstition Room.
Linda “Scooter” Granzow, Coordinator of Team Promotion, SSV Softball Club
Welcome to June; it’s officially summer now and the heat is on! The SSV Softball Club has
already wound down most scheduled activities for the season. We still want to remind our fans/supporters
that the Softball Club continues sales of soda pop and snacks at all Thursday evening Bingo
games, beginning when Auditorium doors open around 5:30 PM and ending after intermission.
Proceeds raised for the Softball Club treasury are used toward Softball Field upkeep and
team(s) equipment, etc. Your generous assistance to make our varied fundraisers successful
is greatly appreciated throughout the year!
Speaking of fundraisers, next season we plan to reprise our now-legendary series of Pancake
Breakfasts and our annual Hamburger Feast. To properly thank the SSV community at
large, we will also conduct our third annual Community Fun Day in November 2009. Stay
tuned for all of the pertinent details as we approach our autumn season.
Thanks to the following additional members of the Softball Club Board, re-elected in
March (besides yours truly): Dave Chase, Shirl Sutor and Paul Hensley (groundskeeper – a
BIG job!). Our past presidents Dick Paulin and Rex Smith also deserve a commendation, as
do Dave Chase and Larry Selear for spearheading our major fundraisers (and agreeing to do
so again in ‘09-’10).
Open practices for SSV residents/Softball Club members/authorized guests are held at
7:30 AM Saturdays at the SSV Softball Field during the summer months through the end of
September. We also continue to recruit women for the SSV Scorpions (ladies’) team; practices
will commence in the fall and league play runs January through early March. If interested,
please contact Manager Patti Finney at 982-7747 for details.
We are publicizing our field usage policy for SSV residents/homeowners’ and their guests
only (not applicable for organized teams not authorized/recognized by the SSV Softball Club).
Residents who wish to reserve the Softball Field for their personal use should call Joe Fellhauer
at 835-6052 for reservations. Reservations are available on a non-interference basis
with existing teams’ playing schedules throughout the season.
Congratulations to Edna and Don
for hosting an excellent dinner at Carrabbas
in April. The food was tasty and we
shared some good companionship.
The June dinners will be hosted by
Patty DeYoung and Dennis Eschman.
The Potluck will be held on June 9 in
the Superstition Room at 5 PM. We will
go to My Big Fat Greek Restaurant for
our dinner out on June 23. We’ll leave
the parking lot promptly at 4:30 PM, so
please be on time.
We hope for a great turn-out at the
Karaoke Party!
Monica Rae Stein
We saw lots of cowboy
hats and boots at our
May 8 Karaoke Party as
we gave tribute to country
music. Pat Wohland,
along with Joe and Kathy
Fellhauer, did a bang-up
job with the decorations.
We celebrated our May
birthdays and introduced
our new sound system.
Dan Radeka started the
evening with “I’m so
Lonesome” followed by
Ivan and Monica Rae
Stein singing “My Maria”
and “Oklahoma Swing.”
The girls wanted to “Feel
Like a Woman” and the
guys sang “All My Ex’s
Live in Texas.” Dan enticed
Kathy Mitchell to
duo on “Somewhere Out
There” and Lyn Mineo
and Ronnie Cohen sang
“Ring of Fire.” Newcomer
Mary Williams
and Monica harmonized
on “Tennessee Waltz” to
the delight of the dancers.
Dan sang about “The
Gambler” and was joined
by John Herr for “Hey
Good Lookin’.” Lyn,
Kathy and Judi Ofelt sang
about “Mr. Sandman”
and Ivan and Ronnie
said they “Should’ve
Been a Cowboy.”
Wayne Havelka was
a “Boy Named Sue”
and Bud West and John
sang “Bye Bye Love.”
Jim Wysoski gave us
“He’ll Have to Go” and
Doris Havelka and Judi
were “Walkin’ After
Midnight.” Ivan entertained
with “I Love
this Bar” and Doris, Ronnie
and Judi with “These
Boots Are Made for Walking.”
Judi made quite a
picture wearing Wayne’s
boots! Bud sang “After
the Lovin’” and was
joined by John for “All I
Have to Do is Dream.”
We had great participation
from our cowgirls
who gave us “Delta
Dawn,” “Mommas Don’t
Let Your Babies Grow
Up to be Cowboys” and
“Paper Roses.” The cowboys
sang “Dang Me”
and “Make the World Go
Away.” Kathy couldn’t
find her salt as she joined
Dan, Ivan, Monica, Mary
and Jim for “Margaritaville.”
Mary and Jan
Jelley sang “Take Me
Home Country Roads”
and Jan was joined by
Bud for “Your Cheatin’
Heart.” Our next party is
June 5 from 7 - 9 PM in
the Superstition Room.
The theme is rock and
roll. We’ll be singing
those juke box favorites.
Admission is only $1.
and a snack to share.
Association
Monthly Meeting
April 28, 2009
Auditorium
The meeting was called to order John Lippert at 9:45 a.m.
after distributing a copy of the Master Association financial
report for the period ended March 31, 2009, to the audience.
He introduced Jeff Decker, Chairman of the HOA Advisory
Board and Vice President of Farnsworth Homes, and Jane
Harrel as recording secretary.
In reviewing the financial report, Mr. Lippert highlighted
the Cox Revenue Share received of $13,823, which exceeds
the budgeted amount by $2,000. He also pointed out that the
Janitorial expenses were more than budget but this expense
should decrease during the summer months. He also pointed
out that there was a problem with termites in the Springs Card
room and bees were swarming twice at the auditorium entrance
and had to be eliminated.
A homeowner reported scum accumulating above the
water line in the large pool and wondered what could be
done. Mr. Lippert stated that spring break and the increase
number of visitors always causes a problem. This tile has
been cleaned for several years by the morning aerobics group.
Terry changes the water in the spa every week.
Mr. Lippert also stated that the Mixed Doubles Tennis
Tournament held here was very well run by the Tennis Club.
He also noted that the Pool Monitoring Committee of Joanne
Chapin and Myra Lillie was doing a good job and made for
a quiet spring break.
In November there will be the Western States Shuffleboard
Tournament here, and it is expected that 400 shufflers
from all Western United States and Canada will be here.
Twelve of the 16 courts are being resurfaced the other four
were done last year, so the area will be in great shape. A
second sunscreen will be added as well.
Other improvements in the sports facilities include a new
sunscreen in the tennis courts paid for by the Tennis Club; a
concrete pad behind the dugouts at the softball field; Karaoke
purchased some new equipment that was approved (it will be
put into use on May 8th as reported by Dan Radeka). Four
new air fresheners were installed in the fitness center; supposed
to be odorless and neutralize the air. Mr. Lippert extolled the
abilities of the volunteer workers here in the Village and the
work they do, such as regrouting the tile at the spa and fixing
a leak found in the dishwasher in the auditorium kitchen.
With regard to sales of new homes, Mr. Decker stated that
they are slow but steady with a couple each month. We should
be able to reach our goal of 50 this year, he stated.
In response to questions from the audience, Mr. Decker
noted that the infrastructure was in at the corner of Signal Butte
and Baseline, but he didn’t know if Walgreen’s had applied
for their building permit. He has tried to contact the owners
of the self-storage units at Guadalupe and Signal Butte, but
no response. There no information on when the stoplight will
be working at that same corner.
There being no further business to come before the Association,
the meeting adjourned at 10:03 a.m.
Respectfully submitted, Jane E. Harrel, Recording Secretary
65 Year Old Grandmother Ends
Frustration With Dentures…
Experiences Sheer Joy of Gorgeous Strong Teeth,
and Re-Ignites Her Marriage
Phyllis Hicks had been hiding
something. This busy grandmother ran the
family business while taking care of her
grandkids. On the outside, it looked like she
“had it all”, she was struggling with an ever
increasingly frustrating problem that plagued
her for 20 years.
Phyllis had lost her teeth at the early age of 45. This caused her to be
confined to the limitations of dentures. Not being able to eat the foods that she
treasured and loved.
Through time and nature, Phyllis had lost most of the bone that she
was relying on to support those dentures. Due to the fact that her dentures no
longer fit, she was constantly suffering from excessive rubbing and sores. Her
deepest fear that her teeth might pop out at any moment was paralyzing her in
social settings.
The “Miraculous” Solution that Most Seniors Have Zero Clue About
Fortunately for Phyllis, startling advancements in dentistry provided
her with options that weren’t available for her in the past 20 years. Now,
Phyllis is laughing, smiling, and enjoying those grandchildren with the
confidence and pleasure she desires. Her friends now admire her new
beauty… and some have actually admitted gossiping about what plastic
surgery she had done. After all, “she is looking 10 years younger!
Phyllis Got Her Life Back
At this point, you may be wondering …
How Can I Be One of The People to Benefit From This Miraculous
Solution, Too?
Dr. Sullivan, from right here in the East Valley, is a leader in providing
