Ross Farnsworth and the roots<br />

of <strong>Sunland</strong> <strong>Springs</strong> <strong>Village</strong><br />

It’s been 50<br />

years now since<br />

Joe Farnsworth<br />

and his youngest<br />

child, Ross, started<br />

down a path<br />

that led to the<br />

building of over<br />

10,000 homes,<br />

with 1,000 or so<br />

more in the offing<br />

at SSV, and<br />

four communities<br />

the size of<br />

lots of America’s<br />

small towns. At<br />

the beginning of<br />

their adventure,<br />

however, this<br />

outcome was<br />

anything but assured.<br />

For one thing, for many years Joe Farnsworth was in the car<br />

business. In the 1920’s he sold General Motors products in Mexico<br />

until Mexican political problems caused him to leave. He returned<br />

to Mesa where he opened up a car dealership which he operated<br />

until business was depleted by The Great Depression. Like many<br />

Americans of that time, he had to find another line of work. He<br />

found it as a public health inspector for Maricopa County, a job<br />

that got him around the area, a fact that later proved useful to him<br />

and his son Ross.<br />

As for a young Ross, he also started his adult life on a different<br />

road. He’d been a football player in High School and later played<br />

one year at Arizona State. An LDS mission kept him from playing<br />

longer. Ross ultimately graduated from ASU with a degree in<br />

General Studies and Political Science and then a Masters in Public<br />

Education. For two years, until the pivotal year of 1959, he taught<br />

at Mesa High School.<br />

It was also in the late 50’s that Joe Farnsworth was struck by<br />

the growth beginning to stir in the area. So, by now in his 60’s,<br />

he bought some land and built a few houses. Meanwhile, in the<br />

West Valley a man name Ben Schlipher had an idea for a new kind<br />

of community, a retirement community. He called it Youngtown<br />

and even got some national publicity on the “Today Show” hosted<br />

by Dave Garroway. Intrigued by the possibilities Schlipher created<br />

with Youngstown, Joe and Ross Farnsworth sold some stock,<br />

raising capital to create another community for retirees which<br />

they named Dreamland Villa. They called it Dreamland because<br />

Joe’s wife Annie’s favorite song was “I’ll meet you tonight in<br />

Dreamland.”<br />

Arizona was beginning to develop in 1959, but it was still<br />

mostly farmland and a far cry from where it is today. In fact,<br />

the road leading to Dreamland was a dirt one and some in Mesa<br />

wondered why the Farnsworths were building their development<br />

“way out there.” Then the competition suddenly got tougher.<br />

Del Webb, a much bigger and more famous player, entered the<br />

market and Ross thought their fledgling Farnsworth venture was<br />

finished for sure.<br />

Not one to fold his tent easily, Ross bought some outdoor<br />

advertising on the road to the new Del Webb site urging people to<br />

“See Dreamland before you decide.” The advertising helped and<br />

instead Farnsworth Development was off to the races. But that<br />

advertising wasn’t all that made the Farnsworth venture succeed.<br />

Neither Joe nor Ross were experts in the field -- so they took their<br />

direction from their customers. Unlike Del Webb, Farnsworth was<br />

willing to tailor the houses they built to suit their buyers’ wishes.<br />

In fact, if you had the plans, they’d even build you a custom house.<br />

Del Webb, on the other hand, took the more assembly line, efficiency<br />

first approach and built houses that buyers had to take just<br />

as they were offered. But that wasn’t all. A preferred Farnsworth<br />

building method was block construction. In practical terms over<br />

the long run, block construction is more durable and, with added<br />

insulation, more energy efficient -- a feature important in a climate<br />

that demands keeping a house cool in summer and forward looking<br />

in a now increasingly energy-conscious America. As time moved<br />

on, Farnsworth homes kept adapting to the market and today are<br />

pre-wired for cable and the computer age. But simply building<br />

better houses doesn’t create a community. That takes recreational<br />

facilities.<br />

Once again Farnsworth followed the directives of its customers.<br />

At Dreamland, their buyers were into shuffleboard, swimming<br />

and golf. So Ross Farnsworth provided facilities for them. As time<br />

moved on, buyers expressed a wider range of preferences. Once<br />

again Farnsworth listened and added more facilities. At <strong>Sunland</strong><br />

<strong>Village</strong> homeowners wanted tennis courts included in the mix.<br />

Residents of <strong>Sunland</strong> <strong>Village</strong> East wanted all the above and a place<br />

to play softball. Today, here at <strong>Sunland</strong> <strong>Springs</strong> <strong>Village</strong>, we enjoy<br />

a wide range of activities and now a Softball Field considered by<br />

many as the finest in the East Valley. And that’s not all. The SSV<br />

HOA has encouraged a high level of community volunteership, a<br />

full compliment of clubs and homeowner committees topped off by<br />

an Advisory Board of committee chairs that help keep Farnsworth<br />

management focused on the needs of the homeowners.<br />

It’s a long road Ross Farnsworth traveled from 1959 to 2009,<br />

Farnsworth Development’s 50th year in business. By any measure<br />

Joe and Ross’s dreams have been more than realized and that<br />

happened due to the necessary application of a simple principle<br />

-- pay attention to the needs and wants of your customers. That<br />

way, instead of selling houses to passive consumers, you turn many<br />

thousands of buyers into collaborators who help make your project<br />

live and keep your community abreast of the times.

Every summer we take advantage of the off season quiet time to undertake larger maintenance<br />

projects. We’ve already gotten off to a good start this summer.<br />

Crushed Granite Top Dressing<br />

For three years running we have replenished the crushed granite in the landscaped areas<br />

of the Master Association. When landscaping is first installed, the newly applied crushed<br />

granite looks great. Over the years, however, weather and foot traffic cause the fines to get<br />

buried and the surface begins to look sparse. We are on a program to apply 100 tons of ½-<br />

inch granite per year until all of the oldest areas are replenished.<br />

Two years ago we covered the Springwood median from Baseline to Mendoza. Last<br />

year we did most of the common area around the recreation center. This year we completed<br />

the recreation center area and completed the Springwood median from Mendoza to Navarro.<br />

We also put granite along the golf course on the west side of Springwood from Baseline to<br />

Kilarea. Our landscaper had enough left over to go about 70 feet along Baseline east from the<br />

monument sign. This project was paid for from the <strong>Sunland</strong> <strong>Springs</strong> <strong>Village</strong> Reserve Fund.<br />

Spa Grouting<br />

We replaced the grouting in the spa. That’s the strip of grouting between the top tile and<br />

the pool deck, and you can’t see it unless you are in the spa. The job was done by Terry, our<br />

maintenance man, with a great deal of assistance from homeowner Pete Crocenzi.<br />

Shuffleboard Resurfacing<br />

The shuffleboards have been resurfaced. The boards are about 10 years old, and they were<br />

due for resurfacing. The timing couldn’t be better because <strong>Sunland</strong> <strong>Springs</strong> <strong>Village</strong> is hosting the<br />

Western Shuffleboard Association Team Tournament in November 2009. Hosting this tournament<br />

is quite an honor. Over 400 shufflers from several states and Canada will participate.<br />

CREDIT CARDS: THE NEW RULES<br />

Consumers cheer. Banks complain.<br />

With the stroke of a pen on May 22, President<br />

Obama authorized major changes to the<br />

way American credit card issuers do business.<br />

In the President’s view, these are<br />

“common-sense reforms designed to protect<br />

consumers.” 1 Consumer advocates are rejoicing,<br />

but banks are already contending that<br />

the reforms might be bad for cardholders in<br />

the long term.<br />

Here is a rundown of the notable changes<br />

within the Credit Card Accountability, Responsibility<br />

and Disclosure Act (CARD). Some<br />

of these changes will happen in 2010; others<br />

will occur within 90 days. 2<br />

No surprise interest rate increases. If your<br />

credit card company wants to hike interest<br />

rates, it will now have to inform you at least<br />

45 days beforehand and tell you why in writing.<br />

New restrictions on retroactive rate increases.<br />

Under the new law, the interest<br />

rate on an existing balance cannot increase<br />

unless the customer is more than 60 days<br />

behind on a payment. Get this, though: even<br />

if that happens, the credit card company will<br />

have to restore the prior, lower interest rate<br />

if you pay the minimum balance on time for<br />

the six months that follow. 3<br />

Statements mailed 21 days in advance. The<br />

new rules say that your monthly bill has to<br />

be mailed to you by the credit card company<br />

at least 21 days prior to the payment due<br />

date. 2<br />

Pay before 5:00pm EST and you are on<br />

time. That’s right: all credit card payments<br />

made before 5:00pm Eastern Standard Time<br />

will be considered paid on that day. If your<br />

payment due date falls on a holiday, a weekend,<br />

or any day on which the credit card<br />

issuer is closed for business, your payment<br />

cannot be subject to late fees. 2<br />

You can choose to attack the highest interest<br />

rates. Do you pay different rates for<br />

different kinds of credit card transactions?<br />

Under the new law, you will be able to apply<br />

any payment above the minimum to your<br />

highest-rate balance. 2<br />

More protection for teens and young<br />

adults. The new legislation bars companies<br />

from issuing cards to most people under age<br />

21. Those younger than 21 will only be able<br />

to use a credit card under one of the following<br />

conditions:<br />

<br />

They can prove they have the means to<br />

pay the debt (or their parent or guardian<br />

promises to pay it off if they default)<br />

<br />

They are emancipated minors<br />

They are designated secondary cardholders<br />

on a parent or legal guardian’s account. 2,4<br />

No exploitation of college students. College<br />

-age Americans will still be able to get<br />

credit, but within reason. Account limits will<br />

be either 20% of their annual income or<br />

$500, whichever is greater. So this market<br />

will grow less attractive for credit card companies.<br />

An end to universal default. If you make a<br />

late payment to one credit card issuer, other<br />

issuers will not be able to hike your rate as a<br />

consequence. 2<br />

Cardholder permission for over-limit fees.<br />

Credit card companies now have to get your<br />

OK before they can process a transaction<br />

that would put your account over its limit. 2<br />

Why are credit card companies crying? Cut<br />

out all the nickel-and-diming, and credit<br />

card issuers will be left with lower revenues.<br />

So where are they going to get the money<br />

back? Think reduced rewards for cardholders.<br />

Think new and inventive annual fees.<br />

Edward Yingling, president and CEO of the<br />

American Bankers Association, fears that<br />

now “less credit will be available generally,<br />

which means some consumers and small businesses<br />

will not be able to obtain credit cards<br />

at all, particularly younger people and startup<br />

small businesses.” But Sen. Chris Dodd (D-<br />

Conn.), the driver behind CARD in Congress,<br />

thinks such claims sound “a little like<br />

Chicken Little.” 5<br />

The Editorial Board of the VOICE has met to re-evaluate its<br />

Editorial Policy. We determined that we needed to be firm in our<br />

requirements for submission of material for all upcoming issues.<br />

Because of high traffic during the season, space in the VOICE<br />

becomes limited. This can necessitate reducing the size of articles;<br />

our current limit is 350 words. Space limitations may require cutting<br />

an article; therefore it should be written with the most important<br />

information at the beginning so it can be cut from the bottom up.<br />

Articles are due in the Activities Office by Noon on the due date;<br />

it is preferred that they be submitted by email to voice@ssvhoa.com<br />

with the subject including the word VOICE and a Microsoft Word<br />

2003 or earlier file attached. Submitting a Word file will eliminate<br />

retyping errors. Please include the full name of the person writing the article<br />

plus a telephone contact number for our questions. Any photos to be included with an<br />

article should be submitted separately in a .jpg format and not be embedded in the article;<br />

A commentary of<br />

our present generation<br />

might read like a news<br />

headline, “Stress Related<br />

Factor the Cause”. The<br />

truth of the matter is we<br />

find a reason for anything<br />

we do in a negative form<br />

and blame it on stress.<br />

The most operative<br />

word available and at the<br />

tip of our tongues is the<br />

word “stress”. Stress has<br />

a negative reactive force<br />

behind it. Mr. Webster<br />

defines stress as being<br />

“a force that strains or<br />

deforms”. Pressure and<br />

tension, mental or physical,<br />

appears to enter our<br />

lives at varied seasons of<br />

life with great force and<br />

often brings deformity.<br />

The good news, not read<br />

in any headline but packed<br />

with release and contentment,<br />

is that God is eager<br />

to give you His operative<br />

instrument of peace. Words<br />

spoken to us by the Son of<br />

God are a powerful guide<br />

and gift of assurance and<br />

are found in the Gospel of<br />

John 14:27: “Peace I leave<br />

with you; my peace I give<br />

you. I do not give to you as<br />

the world gives. Do not let<br />

your hearts be troubled and<br />

do not be afraid.” To that I<br />

say a hearty “Amen.”<br />

Peace is the release<br />

of stress. Stress forges<br />

its way into our spirit and<br />

mind which affects our<br />

bodies. Is it any wonder<br />

there is so much pain and<br />

ill health? Stress deforms<br />

and strains emotions, wills<br />

and purposes. Proverbs, a<br />

gathering of real life realities,<br />

reads in 14:30: “A<br />

heart at peace gives life to<br />

the body, but envy (and<br />

stress) rots the bones.”<br />

Well said and a truthful<br />

result of allowing stress<br />

that comes from envy and<br />

strife. The peace Jesus<br />

offers is not what the<br />

world offers. His peace<br />

is within you, a force that<br />

removes stress.<br />

20 residents on a tag-along<br />

to two Ronald McDonald<br />

houses in Phoenix. We delivered<br />

23 five-gallon pails<br />

(372 pounds or 471,957) of<br />

pull-tabs collected in the last<br />

year. We also presented them<br />

with $559.91 in cash.<br />

We are in the midst of summer<br />

and the hot weather, but<br />

inside the Superstition Room<br />

it’s cool, both temperature-wise<br />

and subject-wise. We had a<br />

great presentation from Allen<br />

Schaeffer on the SSVHOA<br />

website and from Greg Lutz on<br />

financial dealings on the web.<br />

Now we can all go forth and<br />

multiply our millions.<br />

This month Dick Simmon<br />

is bringing us two sessions<br />

using Mac Computers. He<br />

will be demonstrating how a<br />

Mac works, showing some<br />

videos and other features of a<br />

Macintosh computer. Then we<br />

will show side by side usage<br />

of a Mac and the Vista operating<br />

systems. No, it won’t be<br />

“dueling computers;” it will<br />

just give you an idea of what<br />

each computer can do, the<br />

accessibility and speed. No<br />

judgments will be made.<br />

In July Jane Harrel will<br />

demonstrate Word, Email, Excel<br />

and/or File Management.<br />

That means: How to make<br />

folders, name documents,<br />

retrieve documents and attach<br />

to emails. August will be too<br />

hot to think, but we’ll come<br />

up with something – you just<br />

wait and see.<br />

Don’t forget in September<br />

we have scheduled a<br />

“picnic,” including a field<br />

trip to Phoenix-Mesa Gateway<br />

Airport with lunch following.<br />

We’ll carpool from<br />

the Activities Office, have<br />

Softball Spotlight<br />

Welcome to <strong>June</strong>; it’s officially summer now and the heat is on! The SSV Softball Club has<br />

already wound down most scheduled activities for the season. We still want to remind our fans/supporters<br />

that the Softball Club continues sales of soda pop and snacks at all Thursday evening Bingo<br />

games, beginning when Auditorium doors open around 5:30 PM and ending after intermission.<br />

Proceeds raised for the Softball Club treasury are used toward Softball Field upkeep and<br />

team(s) equipment, etc. Your generous assistance to make our varied fundraisers successful<br />

is greatly appreciated throughout the year!<br />

Speaking of fundraisers, next season we plan to reprise our now-legendary series of Pancake<br />

Breakfasts and our annual Hamburger Feast. To properly thank the SSV community at<br />

large, we will also conduct our third annual Community Fun Day in November 2009. Stay<br />

tuned for all of the pertinent details as we approach our autumn season.<br />

Thanks to the following additional members of the Softball Club Board, re-elected in<br />

March (besides yours truly): Dave Chase, Shirl Sutor and Paul Hensley (groundskeeper – a<br />

BIG job!). Our past presidents Dick Paulin and Rex Smith also deserve a commendation, as<br />

do Dave Chase and Larry Selear for spearheading our major fundraisers (and agreeing to do<br />

so again in ‘09-’10).<br />

Open practices for SSV residents/Softball Club members/authorized guests are held at<br />

7:30 AM Saturdays at the SSV Softball Field during the summer months through the end of<br />

September. We also continue to recruit women for the SSV Scorpions (ladies’) team; practices<br />

will commence in the fall and league play runs January through early March. If interested,<br />

please contact Manager Patti Finney at 982-7747 for details.<br />

We are publicizing our field usage policy for SSV residents/homeowners’ and their guests<br />

only (not applicable for organized teams not authorized/recognized by the SSV Softball Club).<br />

Residents who wish to reserve the Softball Field for their personal use should call Joe Fellhauer<br />

at 835-6052 for reservations. Reservations are available on a non-interference basis<br />

with existing teams’ playing schedules throughout the season.<br />

Monthly Meeting<br />

April 28, 2009<br />

Auditorium<br />

The meeting was called to order John Lippert at 9:45 a.m.<br />

after distributing a copy of the Master Association financial<br />

report for the period ended March 31, 2009, to the audience.<br />

He introduced Jeff Decker, Chairman of the HOA Advisory<br />

Board and Vice President of Farnsworth Homes, and Jane<br />

Harrel as recording secretary.<br />

In reviewing the financial report, Mr. Lippert highlighted<br />

the Cox Revenue Share received of $13,823, which exceeds<br />

the budgeted amount by $2,000. He also pointed out that the<br />

Janitorial expenses were more than budget but this expense<br />

should decrease during the summer months. He also pointed<br />

out that there was a problem with termites in the <strong>Springs</strong> Card<br />

room and bees were swarming twice at the auditorium entrance<br />

and had to be eliminated.<br />

A homeowner reported scum accumulating above the<br />

water line in the large pool and wondered what could be<br />

done. Mr. Lippert stated that spring break and the increase<br />

number of visitors always causes a problem. This tile has<br />

been cleaned for several years by the morning aerobics group.<br />

Terry changes the water in the spa every week.<br />

Mr. Lippert also stated that the Mixed Doubles Tennis<br />

Tournament held here was very well run by the Tennis Club.<br />

He also noted that the Pool Monitoring Committee of Joanne<br />

Chapin and Myra Lillie was doing a good job and made for<br />

a quiet spring break.<br />

In November there will be the Western States Shuffleboard<br />

Tournament here, and it is expected that 400 shufflers<br />

from all Western United States and Canada will be here.<br />

Twelve of the 16 courts are being resurfaced the other four<br />

were done last year, so the area will be in great shape. A<br />

second sunscreen will be added as well.<br />

Other improvements in the sports facilities include a new<br />

sunscreen in the tennis courts paid for by the Tennis Club; a<br />

concrete pad behind the dugouts at the softball field; Karaoke<br />

purchased some new equipment that was approved (it will be<br />

put into use on May 8th as reported by Dan Radeka). Four<br />

new air fresheners were installed in the fitness center; supposed<br />

to be odorless and neutralize the air. Mr. Lippert extolled the<br />

abilities of the volunteer workers here in the <strong>Village</strong> and the<br />

work they do, such as regrouting the tile at the spa and fixing<br />

a leak found in the dishwasher in the auditorium kitchen.<br />

With regard to sales of new homes, Mr. Decker stated that<br />

they are slow but steady with a couple each month. We should<br />

be able to reach our goal of 50 this year, he stated.<br />

In response to questions from the audience, Mr. Decker<br />

noted that the infrastructure was in at the corner of Signal Butte<br />

and Baseline, but he didn’t know if Walgreen’s had applied<br />

for their building permit. He has tried to contact the owners<br />

of the self-storage units at Guadalupe and Signal Butte, but<br />

no response. There no information on when the stoplight will<br />

be working at that same corner.<br />

There being no further business to come before the Association,<br />

the meeting adjourned at 10:03 a.m.<br />
