<strong>Hinesburg</strong> <strong>Zoning</strong> <strong>Regulations</strong> – October 17, 2011 Article 3west along the northern boundary <strong>of</strong> parcel 20-50-66.000 to the southwest corner <strong>of</strong> parcel08-01-06.030 (starting point).3.13.2 PERMITTED USES(1) Production and processing <strong>of</strong> agricultural products, including animal products but notincluding slaughter, which may include secondary/accessory warehousing anddistribution uses.(2) Light industrial and/or light manufacturing, both <strong>of</strong> which may includesecondary/accessory warehousing and distribution uses.(3) Warehousing and distribution as a primary use utilizing no more than 16,000 squarefeet <strong>of</strong> the overall footprint <strong>of</strong> all structures in the district. Note: <strong>The</strong> intent <strong>of</strong> thisprovision is to cap the total amount <strong>of</strong> space dedicated to this permitted/primary use at16,000 square feet, regardless <strong>of</strong> the number <strong>of</strong> discreet uses/businesses. In otherwords, one warehousing use <strong>of</strong> 15,000 square feet would be a permitted use; whereasthe addition <strong>of</strong> a second warehousing use <strong>of</strong> 10,000 square feet would not be apermitted use because taken as a whole, the square footage dedicated to this type <strong>of</strong>use would exceed the cap. See Conditional Uses below to exceed this cap.(4) Engineering and product design.(5) Non retail business incubation facilities.(6) Offices, retail shops and stores, service establishments, and restaurants that aresecondary/accessory to other allowed uses, excluding any drive-through sales or pickup.(7) Offices (business, pr<strong>of</strong>essional, medical, dental, and governmental) as a primary useutilizing no more than 5,000 square feet <strong>of</strong> the overall footprint <strong>of</strong> all structures in thedistrict. Note: <strong>The</strong> intent <strong>of</strong> this provision is to cap the total amount <strong>of</strong> spacededicated to this permitted/primary use at 5,000 square feet, regardless <strong>of</strong> the number<strong>of</strong> discreet uses/businesses. See Conditional Uses below to exceed this cap.(8) Accessory uses for the benefit <strong>of</strong> employees such as day care facilities, health clubs orother employee conveniences.(9) Buildings, structures, and uses owned and operated by the municipality.(10) Planned Unit Developments.(11) Ro<strong>of</strong>top solar hot water.(12) Ro<strong>of</strong>top photovoltaics.(13) Ro<strong>of</strong>top wind turbines.(14) Photovoltaic trackers.(15) Small wind energy systems.3.13.3 CONDITIONAL USES(1) Warehousing and distribution facilities as a primary use utilizing no more than 47,000square feet <strong>of</strong> the overall footprint <strong>of</strong> all structures in the district. Note: <strong>The</strong> intent <strong>of</strong>this provision is to cap the total amount <strong>of</strong> space dedicated to this type <strong>of</strong> use(permitted & conditional) at 47,000 square feet, regardless <strong>of</strong> the number <strong>of</strong> discreetuses/businesses. In other words, one warehousing use <strong>of</strong> 15,000 square feet would bea permitted use; whereas the addition <strong>of</strong> a second warehousing use <strong>of</strong> 10,000 squarefeet would constitute a conditional use.(2) Offices (business, pr<strong>of</strong>essional, medical, dental, and governmental) as a primary useutilizing more than 5,000 square feet <strong>of</strong> the overall footprint <strong>of</strong> all structures in the- Page 36 -
