The conditional plat shall expire in two (2) years if no further approvals in the subdivision processare obtained.2. The applicant must conform to Hernando County Facility Design Guidelines.3. The applicant shall show the following on the conditional plat:a) new flood map data and flood zone boundaries,b) traffic calming devices acceptable to the County Engineer.4. All proposed lots must meet the minimum dimensional requirements for the R1C District.5. The development of all lots must meet the minimum fire code standards for building separation.6. The applicant must submit a revised conditional plat to the Planning Department within 30 days ofthe applicant receiving the Planning and Zoning Commission approval notice. The final revisedconditional plat must be submitted to the Planning Department no later then at the end of the 5thmonth proceeding Planning and Zoning Commission approval. Staff approval of the revisedconditional plat must occur within 6 months from receiving the approval notice. If not, theconditional plat will become null and void.Mr. Nicholson, under oath, agreed with the staff recommendations.Vice Chairman Palmieri noted for the record that there was no one in the audience to provide publiccomment.Mr. Mixson explained to Comm. Covell that there were areas where the proposed curves would not meetthe Facilities Design Guidelines and the petitioner would have to apply for a variance.Mr. Greif advised Vice Chairman Palmieri that the lots and streets would have to be designed to meet theflood standards. Mr. Mixson clarified that the roads would have to meet the 25 year flood event and thehomes would have to meet the 100 year flood event.Comm. Covell asked if access could be provided to the west; Mr. Greif indicated the abutting property wasdeveloped.MOTIONComm. Covell moved that the Planning and Zoning Commission approve the conditional plat of forBrooksville Properties Subdivision per staff’s recommendation. Comm.
