SECTION 704.4SECTION 704.5MAXIMUM BUILDING HEIGHT – Forty (40) feet.SITE PLAN REQUIREMENTSAll multifamily uses under Section 704.2 shall be permitted only after t<strong>here</strong>view and approval of the site plans by the <strong>Zoning</strong> Inspector and uponfinding that:1. All the development features, including the principal buildings,open spaces, service roads, driveways, and parking areas, are solocated and related as to minimize the possibility of any adverseeffects upon adjacent development.2. Grading and surface drainage provisions are reviewed andapproved by <strong>Stark</strong> <strong>County</strong>’s Subdivision Engineer, or a total siteplan has been prepared by a registered engineer.3. The site plan is so designed to permit adequate access by fire andpolice and ambulance vehicles.4. Parking, service and active recreation areas shall be screened fromsurrounding properties by landscaping and/or ornamental walls offences.5. The use, placement, and dimensions of all buildings, driveways,sidewalks, parking areas, curb cuts, and recreation areas, and theinstallation of landscaping, fences, and wall shall conform to theapproved site plan.6. A copy of the site plan will be filed with the permit and kept as amatter of public record.SECTION 704.6MINIMUM FLOOR AREAMinimum floor area per dwelling unit for multifamily dwellings – 575square feet for one bedroom unit, 720 square feet for two bedroom unit, and 850 for a threebedroom unit or more.SECTION 704.7open space.OPEN SPACEFor multifamily dwellings, at least 25% of the lot area shall be devoted to36
