Влияние
Паркер Хадсон впервые приехал в
Россию в 1969 году – он учил русский язык
в Ленинграде. Его деловое знакомство со
страной состоялось в 1991 году – в качестве
преподавателя курсов CCIM. После
этого он не раз возвращался в Россию для
участия в различных конференциях. А
потом открыл и возглавил одну из первых
консалтинговых компаний, которая оказывала
услуги в области коммерческой
недвижимости – Western Group. Г-н Хадсон
провел одну из первых инвестиционных
сделок на рынке – по продаже офисного
здания банку Dresdnerbank/BNP. Заметим,
что многие видные лидеры рынка начинали
свою карьеру именно в этой компании.
После кризиса 1998 года г-н Хадсон
вернулся в США, в Атланту. А 2003-м стал
работать в Wells Real Estate Funds – компании,
занимающейся приобретением и
управлением инвестиционными объектами
для фондов Wells. Один из них – Wells REIT
II – владеет активами на сумму $4,5 млрд.
В фонде работает около 400 сотрудников,
компания занимается долгосрочным инвестированием.
«Мы привлекаем в основном
частные деньги – не от компаний с Wall-Street
или от пенсионных фондов. Инвестируем в
офисные центры и складские комплексы, у
нас есть прекрасные бизнес-центры по всей
Америке. Основа нашей политики – регулярная
выплата дивидендов. Мы обычно покупаем
не с целью продажи, а ориентируемся
на продолжительное владение активами»,
– говорит Паркер Хадсон.
В России фонд придерживается той же
политики. В ноябре 2007 года фонд заключил
сделку с компанией Central Properties
по вхождению в проект строительства
бизнес-центра «Двинцев».
Немного личного
Паркер Хадсон – автор трех книг, но времени
на творчество не хватает. «Работа, в
том числе и в России, не оставляет мне на
это времени. Я люблю писать, пишу христианские
новеллы и короткие рассказы. Мои
произведения всегда духовны, потому что
я очень верующий человек. Мне нравится
давать пищу умам людей, я стараюсь писать
о том, что хорошо знаю».

Impact
Mr. Parker came to Russia for the first
time back in 1969 - he studied Russian in
Leningrad. His business acquaintance with
the country took place in 1991 - as the CCIM
course teacher. Since then he returned to
Russia several times to participate in various
conferences. Later he founded and headed
one of the first consulting companies that provided
services in the area of commercial real
estate – the Western Group. Mr. Hudson carried
out one of the first investment transactions
in the market - the sale of an office building
to Dresdnerbank/BNP Bank. We should
note that many prominent market leaders
started their careers in this very company.
After the crisis of 1998, Mr. Hudson returned
to the United States, to Atlanta. Then in 2003,
Parker Hudson joined Wells Real Estate Funds
– the division dealing with the acquisition and
management of investment objects for the
Wells funds. One of them – the Wells REIT II -
owns $4.5 billion in assets. The fund has about
400 employees, and the company is involved in
long-term investments. “We attract mostly private
money - not from Wall-Street companies,
or from pension funds. We invest in business
centers and warehouse complexes. Our policy
is based on the regular payout of dividends. We
usually do not buy for future resale, but rather
focus on permanent ownership of assets,” says
Mr. Hudson.
In Russia, the Fund follows the same policy. In
November 2007, the Fund signed an agreement
with Central Properties and joined the construction
project of the Dvintsev business center.
A personal touch
Parker Hudson is the author of three
books. “Work, including my work in Russia,
does not leave me time for writing. I love to
write, I write Christian novels and short stories.
My works are always spiritual, because
I am a very spiritual person. I like to provide
food for people’s thoughts with my creativity.
I try to write about the things I know well.
Recently I have started writing a novel about
people from the world of real estate, so be
careful of what you say!” smiles Mr. Hudson.
