The “Duties Owed” document<br />
is a State mandated document<br />
(NRS 645.252) and is required to<br />
be used “as soon as practicable”<br />
with each client. Many agents do<br />
not understand the importance of<br />
this document or how to properly<br />
complete this form.<br />

Contributions are not deductible for income tax purposes. Contributions to RPAC are voluntary and are used for political purposes.<br />
You may refuse to contribute without reprisal and the National Association of REALTORS ® or any of its state associations or local<br />
boards will not favor or disfavor any member because of the amount contributed. 70% of each contribution is used by your state<br />
PAC to support state and local political candidates. Until your state PAC reaches its RPAC goal 30% is sent to National RPAC to<br />
support federal candidates and is charged against your limits under 2 U.S.C. 441a; after the state PAC reaches its RPAC goal it<br />
may elect to retain your entire contribution for use in supporting state and local candidates.<br />
First, the entire top section of<br />
the Duties Owed must be filled<br />
in completely by the Licensee to<br />
disclose the Name of the licensee,<br />
his/her state licensee number(s), the<br />
Brokerage the licensee is associated<br />
with and the name of the Broker of<br />
Record.<br />
Next, at the bottom of the page, just<br />
above the signatures, is the section<br />
titled “Licensee Acting for Both<br />
Parties”. Many agents do not have<br />
their clients initial a choice (or they<br />
have them initial both). Remember,<br />
your client must choose and initial<br />
that line. If your client later changes<br />
their mind, a new duties owed must<br />
be completed and they need to<br />
indicate the new choice by initialing<br />
the correct line. n<br />
