Along with NAR and NVAR, we are hosting a Global<br />
Summit featuring Las Vegas as a destination for business<br />
and real estate investment this April 18-19th. Space is<br />

“Culture has a HUGE affect on how we buy and how we<br />
sell,” stated Darryl Freeman Strategic Markets Liaison for<br />
First American Title and guest speaker at January’s GBC<br />
Forum. Statistics analyzed suggest that the majority of the<br />
population growth in Clark County over the next five years<br />
will come from multicultural markets. Deeper analysis<br />
reveals that this growth will be directly reflected in our<br />

housing market, projecting that 91% of owner-occupied<br />
purchases will come from multicultural buyers. Hispanics<br />
lead the growth; however, “Hispanic” covers a vast<br />
spectrum of diverse peoples. Data accumulated with selfdetermining<br />
options, shows that Filipinos are the fastest<br />
growing uniquely identified culture in the valley.<br />
Mr. Freeman shared the cultural nuances that can enhance<br />
or harm a real estate transaction and ultimately your<br />
relationship with your clients, their family and their friends.<br />
Something that may be innocuous, even endearing in<br />
American mainstream culture may be horrifically offensive<br />
in another culture. When representing a foreign-born client<br />
or recent immigrant family it is mission critical to learn<br />
about their customs and business practices before your<br />
initial meeting.<br />
The reward for your cultural intelligence will be<br />
reflected in your repeat business and referrals. Kiss,<br />
Bow or Shake Hands by Terri Morrison is a quick<br />
resource to prepare you for a client appointment.<br />
Being aware of potential cultural influences without<br />
assuming their existence is the duty of a professional.<br />
All clients are unique and deserve customized service<br />
that respects them as an individual in the context of their<br />
choosing. Take the time to listen to your clients and what is<br />
important to them. Is their family’s involvement paramount?<br />
Are schools more important than proximity to work? Will<br />
they need special accommodations at closing? Having an<br />
all-encompassing Buyer and Seller Questionnaire will serve<br />
you well in years to come as our valley grows.<br />
