the Ulster/Tufts Transfer Station,<br />
and the Orchard and Arapahoe<br />
Light Rail Stations.<br />
• Encourage shared parking when<br />
peak periods of demand are<br />
staggered for adjacent uses.<br />
Encourage parking structures, with<br />
wrap-around retail, wherever<br />
possible within the district.<br />
Discourage parking areas between<br />
primary, “front” building facades<br />
and the street.<br />
AREA PLANNING<br />
In 2009, the Village completed the<br />
I-25 Corridor Transportation Plan, a<br />
study for the two commercial areas in<br />
the Village along the I-25 Corridor. In<br />
2011, a study was completed on the<br />
south I-25 Corridor. Both of these<br />
studies further refined the Village’s<br />
Transportation Plan for specific areas<br />
of the Village to identify potential<br />
transportation improvements based on<br />
future land use demands in the area.<br />
Transportation Impact Study Process<br />
While the Comprehensive and<br />
Transportation Plans and area studies<br />
look at the Village or larger areas of<br />
the Village when a development is<br />
considered, a detailed analysis of<br />
transportation is required.<br />
Transportation planning in the Village<br />
requires a transportation impact study<br />
(TIS) for proposed development. A<br />
TIS is a study which assesses the<br />
effects that a development’s traffic will<br />
have on the overall transportation<br />
system and the community. The study<br />
assesses the traffic impacts of a<br />
proposed development, and<br />
determines necessary improvements to<br />
accommodate the new development<br />
minimizing impacts to the Village<br />
transportation network and<br />
neighborhoods. The study also<br />
evaluates the existing traffic within the<br />
Village and its surrounding<br />
communities. The Village generally<br />
requires TIS studies if the proposed<br />
development generates more than<br />
100 trips per day or more than 40<br />
trips during peak hours; proposes<br />
new access for an arterial street,<br />
indicates safety/capacity concerns;<br />
and/or has the potential to impact<br />
adjacent neighborhoods.<br />
