Getting Started with Investment Property Lending<br />

So you choose to buy an investment property to enhance your overall<br />

retirement portfolio. Once you have decided on what type of investment<br />

property, now it’s time to get your financing in place. Whether you are a firsttime<br />

investor or a seasoned landlord, the mortgage process can seem a bit<br />

daunting with many lenders. At The <strong>Parham</strong> Team, we strive to provide you<br />

with the most upfront information required to make the best choice for your<br />

lending needs.<br />

Since the mortgage meltdown of 2008, many lenders have closed their<br />

doors because of the demands that are required from loan originators.<br />

Lenders have found that delivering loans in today’s secondary market can be<br />

very difficult and quite costly. Many lenders have created their own set of<br />

guideline overlays for their non-owner occupied loans which makes it very<br />

difficult to obtain loans with their firm.<br />

The Application<br />

The first step in the loan process is for me to<br />

obtain a loan application from you. Many of our<br />

investors choose to use the online application<br />

which is safe and secure. Others may choose to<br />

have the application information taken over the<br />

phone.<br />

The Documentation Stage<br />

Once we receive the application, our team will reach out to the borrower<br />

to verify accuracy and to discuss all phases of the transaction. We will provide<br />

each borrower their own unique documentation list that is required for<br />

underwriting purposes. The list will be sent via email. We recognize in today’s<br />

world that borrowers are looking for a safe and secure environment to provide<br />

scan and email the documentation, fax all the documentation to our safe and<br />
