Moore County residents earning less than $78,200 per year or less<br />

than $103,200 per year for families larger than four are eligible for a<br />

government-insured zero down loan program. Program eligibility<br />

income is calculated by summing the earnings of all occupants of the<br />

household, except minors and full-time students over 18 years.<br />

The program entails a 30 year fi xed rate loan with lower than normal<br />

monthly mortgage insurance. Closing costs of up to 6% of the sales<br />

price are allowed to be paid by the seller. Should the house appraise<br />

for more than the sales price the closing costs may even be fi nanced<br />

into the loan. There is NO fi rst time homebuyer requirement.<br />

What this means is that with an income of $78,200, a family of 4 c<br />

an qualify for a $250,000 home. Financing a $250,000 home with<br />

this program yields a monthly payment that would be $70 LESS than<br />

normal and a SAVINGS of $8,750 in down payment funds.<br />
