Colour your home
THERE are few things as dreary
as just white walls – correct?
Well, some might agree and
others disagree, but it is a reality
that colour can help change the
look of a house. Whether the
exterior is given a new coat of
paint sporting an unusual colour
or whether the interior walls get a
new look, adding colour to your
home may be the best thing you
have done in a long time.
While earthy and sandy tones
are all the range lately, the
adventurous do go for brighter
colours on the exterior of the
home. This may, however, lead to
a near fail if a glaring yellow or
orange do not blend in with the
character of the home.
More modern homes may carry
off a brighter colour better than
vintage homes, but
experimentation on a small
section of wall could give you a
better idea.
Painting one wall in a room has
also become a firm favourite with
those wanting to try something
n e w.
A bright red or even black wall
could lend an interesting contrast
to a room and open up a whole
world of possibilities when it
comes to furniture, art and other
d e c o r at i o n s .
Muted colours, like mint green
and a light blue, mixed on the
walls of bedrooms could create
interesting and peaceful
contrasts. These could be set off
by using vivid curtains and linen
for a stunning visual experience.
Baby rooms have also evolved
over the years as people
experiment with different murals
and colour walls to enhance the
appeal of the nursery.
There is no set recipe for
success. What is important is
that your home – and the colours
thereof – reflects your
personality. It could be great fun
making it work and watching
people’s reactions to the new
look of your home.
In addition, hardware stores
often have experience and skilled
staff members who are able to
assist with advice on colours and
the mixing thereof. You don’t
have to go it alone – help is on
hand!

First-time buyers caught unawares

IRST-TIME home buyers
often get caught by
surprise when banks
ask for a deposit in
order to secure a home loan.
“When applying for a home
loan, banks will access your
credit status to establish
whether you will be able to
meet the bond payments.
Depending on the outcome,
you are either given a 100%
bond or required to put down
a deposit of between 5% and
20% of the loan amount,” FNB
housing finance CEO Lee
Mhlongo said.
To assist lower income
first-time home buyers, most
banks and FNB in particular,
will grant the majority of
customers 100% bonds
without the need for deposits
where customers meet
affordability considerations.
However, when a deposit is
required by the bank, many
home owners who fear not
being able to qualify,
mistakenly compromise their
chances of getting the home
loan by taking out an
alternative loan to cover the
deposit.
“Taking out any form of loan
while applying for a bond or
during the registration
process, may result in the
bank reversing its initial
decision to grant you a home
loan. This is due to the fact
that your credit profile will be
in a poorer state, as you will
now be required to repay both
your home loan and additional
loan instalments monthly,”
said Mhlongo.
Furthermore, you also need
to take into account that you
will be required to pay bond
and transfer attorney fees
before the house can be
registered. For a house valued
at R500000, you are likely to
pay around R30000.
Mhlongo said applying for a
pre-approval from your bank
can give you a good
indication of how much you
qualify for. This gives you an
opportunity to start saving in
advance for the deposit and
attorney fees.
Moreover, being able to pay
a deposit, when you qualify
for a 100% bond, improves
your credit score, resulting in
the bank offering you an even
better interest rate.
First-time buyers who earn
a household income between
R3 501 and R15000 per month,
can also use the Finance
Linked Individual Subsidy
Programme (FLISP) from the
government to pay the
deposit.
FLISP offers qualifying
consumers subsidies ranging
between R20000 to R87000
once-off, provided that they
h av e n ’t benefited from a
government subsidy before
and approval of the home
loan from the bank.
“Keeping your credit record
clean and saving in advance
for a deposit and attorney
fees before applying for a
bond, can give you peace of
mind knowing that you stand
a greater chance of qualifying
and there are no surprise
costs that will catch you
of f - g u a r d , ” Mhlongo
concluded.
