UNDERSTANDING THE MLS SYSTEM 

What does MLS stand for? I notice 

it is mentioned everywhere in this 

magazine and on your web site. 

MLS stands for Multiple Listing System. It is a system 

managed by the Turks & Caicos Real Estate 

Association. MLS means that every piece of land and 

property that is for sale through a TCREA agent in 

the Turks & Caicos Islands is sited on a single database. 

Each piece of land and each property has an 

MLS number (which you will see noted after every 

property description in the magazine and on the web 

site) and is therefore easily identifiable in the system. 

How does the MLS help me buy 

a property in the Turks & Caicos 

Islands? 

It makes it a lot easier! All properties on the MLS can 

be viewed by all TCREA agents on all of the Islands. 

So, instead of spending your time going from agent to 

agent to find out about properties that you are interested 

in, you can choose just one realtor. Through them 

you are able to view not just that broker’s listings, but 

all listings for all properties with all TCREA brokers 

in the country. So you can spend more time relaxing on 

the beach while your agent does all of the footwork to 

help you find your perfect property! 

What happens when I decide to view 

and then want to buy the property? 

Do I have to deal with two brokers? 

No, not at all. If you want to look at a property that 

is listed with another agent, your agent will simply 

arrange a viewing appointment through them. When 

you decide to purchase, the procedure is just as simple 

whether you choose a property under your estate agent 

or under another. Your agent will draw up all the necessary 

paperwork and you will continue to deal with 

only your agent throughout the entire buying process. 

Does having access to the MLS cost 

me anything? Do I have to pay commission 

to either broker? 

Access to MLS is free. And if you are a buyer you 

pay no commission on a sale. It is the vendor who 

pays commission as set by the Turks & Caicos Real 

Estate Association – currently at 6% of the sales price 

on developed properties and 10% on undeveloped 

land. The commission is no greater if two brokers are 

involved in the sale, they just “co-broke” and share the 

commission. 

How does the MLS help me sell my 

property? 

As a seller, you can still choose the real estate agent 

you would like to deal with, but your property gets 

maximum exposure by being available to all agents to 

pass to their clients. So hopefully it sells faster! 

Can I view the MLS database myself 

online? 

Yes, as well as viewing the listings in this magazine, 

you can also see all MLS listings on the TCREA 

website: www.tcrea.com. Just go to the “Search for 

Listings” tabs and you will be taken to the database. 

You can refine your search by a number of criteria – 

just choose from the dropdown boxes – so you can, 

for example, easily and quickly find all two-bedroom 

apartments for sale at your budget level throughout the 

entire Turks & Caicos Islands. Properties are placed 

on the MLS within three days of an agent receiving 

a listing and removed within three days of sale completion. 

The website will state whether a property is 

pending sale. 

If you see a property that you are interested in, you 

can then contact any real estate agent in the Islands to 

view and help continue your property search. Interview 

different agents to see which one you feel most comfortable 

with; there are currently almost 100 agents 

and 15 broker companies under the TCREA banner, 

so you have plenty to choose from. You will need to 

have absolute trust and confidence in your chosen 

agent’s ability, especially if you are in the country for 

only a few days, and they will continue negotiations 

while you are away. v

WHERE TO INVEST 

Each island in the Turks & Caicos has an individual 

charm, appealing to those who want the comfort and convenience 

of a more cosmopolitan setting, to others who 

envision their island getaway as remote and pristine. All share 

the bountiful sunny days, turquoise seascapes and cooling 

tradewinds that make living in the Islands so enjoyable. 

Providenciales is by far the most developed of the Islands 

and, as such, has been the focus of most real estate activity. 

With tremendous advances in the infrastructure and services 

offered, the real estate market changed from being speculative 

pre-2000, to one in which property was purchased for 

immediate development of tourist accommodations (most 

notably, resort condominium properties), residential villas, 

townhomes and apartments, and commercial businesses. 

Today, a large re-sale market has developed, with new development 

primarily seen in the managed luxury villa and off the 

beach condominium market. 

Providenciales can be loosely divided into various 

“neighborhoods.” Leeward is a planned community on the 

northeast tip of Providenciales, where both land sales, residential 

construction and re-sales have steadily increased. It 

includes the Leeward-Going-Through Channel connecting 

the north and south sides of Providenciales, as well as the 

Blue Haven Resort & Marina. 

Grace Bay, often termed the “Gold Coast,” boasts what 

international travel magazine surveys consistently rate among 

the world’s best beaches. It is home to the majority of the 

resort hotels and condominiums. While the first decade of 

the millennium saw a boom in construction of beachfront 

condominiums here, with a tremendous pre-sales and aftersales 

market, development is evolving with the addition of 

“back from the beach” properties, retail/office plazas, new 

restaurants and a casino. 

With paving finally completed for Long Bay Highway, 

and completion of The Shore Club on Long Bay Beach 

luxury condo and villa resort community, development has 

expanded in the Long Bay area. Located on Provo’s southeast 

shore, the residential subdivision of Long Bay Hills offers 

some of the most affordable prices and among the best southern 

island views. 

Located between Grace Bay and Turtle Cove, The Bight 

is home to the sprawling Beaches Turks & Caicos Resort 

& Spa and other beachfront hotels. Several condominium 

developments line the beautiful beach that is an extension of 

Grace Bay, including Gansevoort Turks + Caicos, West Bay 

Club and Windsong. 

Turtle Cove was the site of Provo’s first hotel and many 

of its first homes. The beach is prime, with excellent snorkeling, 

and the area boasts close proximity to restaurants, 

watersports and Turtle Cove Marina. Luxury beachfront 

villa and condominium and townhome projects are now here, 

including The Dunes luxury villas, the Yacht Club, La Vista 

Azul, Queen Angel and Seaflowers. 

Located in the center of Provo’s south shore, Discovery 

Bay is the entrance to a 2.5 mile, man-made canal system. 

This peaceful residential area offers access to the ocean at a 

reasonable price. 

Turtle Tail is a 3.5 mile peninsula on the south-central 

shore, bounded on the north by Juba Salina and on the south 

by the open sea. Turtle Tail provides dramatic views of the 

Caicos Banks and Five Cays, small coves with private beaches 

and fabulous hilltop properties. 

Located on Provo’s southwest shore, Cooper Jack 

is quite popular due to the prevailing breezes, privacy and 

magnificent sunsets. Waterfront is primarily ironshore, with 

some sandy swimming areas. It is also home to Cooper Jack 

Marina. 

The highest point on Provo, the exclusive Blue Mountain 

settlement, comprises an elevated area between Turtle Cove 

and Thompson Cove. Nearby Thompson Cove is a 130-acre 

planned community — quiet, secluded and entirely composed 

of fine homes and estates. There is dock space within 

a private, protected canal and beach access. 

On the southwest tip of Provo, a long peninsula separates 

Chalk Sound, a shallow inland waterway, and the 

Atlantic Ocean. The ocean side at Sapodilla Bay, Taylor 

Bay and Silly Creek offers unparalleled sunsets, while Chalk 

Sound displays incandescent blue waters dotted with hundreds 

of tiny cays. The area is strictly residential and boasts 

the upscale developments of Harbour Gates, Ocean Point, 

Sunset Bay and Silly Creek Estates. Homes tend to be luxury 

estates. Homes and lots are also being sold to the southwest. 

The far northwest tip of Providenciales is currently home 

to the North West Point Resort and the exclusive Amanyara. 

As well, the area is beginning to evolve from homesites along 

Millennium Highway to beachfront land sales along the 

north shore. 

There is a variety of commercial properties for sale, 

including existing businesses and revenue properties. They 

are scattered across the island, with prime sites including 

along Leeward Highway, in Grace Bay and within the 

Industrial Park. 

Spread out like jewels connecting Providenciales and 

North Caicos are the Caicos Cays – Pine Cay, Dellis Cay, 

and Parrot Cay. Pine Cay boasts private homes that were 

among the country’s first, some are now on the resale market, 

along with a select number of lots. Parrot Cay is a getaway 

for the rich and famous, and the multi-million dollar villas in 

this island paradise exude sophisticated simplicity. 

While Providenciales is all about tourism and development, 

the country’s other islands reflect the fascinating 

history that shaped them. The Turks Islands – Grand Turk 

and Salt Cay – have a heritage dating back to the salt trade 

and its Bermudian influence is strongly felt. The Caicos 

Islands were shaped by the Loyalist cotton plantation era, 

and their more lush landscape reflects farming traditions.

With the Atlantic Ocean surrounding the island, North 

Creek slicing into its north end and centuries-old salinas 

spanning the interior, on the nation’s capital of Grand Turk 

you are never far from water . . . or a water view. The 2006 

opening of the $40 million Grand Turk Cruise Center, which 

features a state-of-the-art pier, 13-acre recreation complex 

and nearly 20 shore excursions, spurred the market here and 

prices are changing rapidly. 

Grand Turk offers several small hotels in town, some 

of which are converted great houses with glorious, seafaring 

pasts; other properties away from town have been recently 

renovated or built. Several of these are currently available 

for sale. There are residential and commercial undeveloped 

beach and ridgetop properties, as well as homes and villas, 

available. 

Tranquil and charming, with the ruins of the once-thriving 

salinas still intact, Salt Cay is being rediscovered as one 

of the few remaining Caribbean outposts. Folks who enjoy 

adventure have restored and refurbished some of the historic 

salt-rakers’ homes for rental to visiting tourists. 

With its abundant rainfall and fertile soil, the “Garden 

Island” of North Caicos is distinguished by lush vegetation 

and a laid-back, rural flavor. Land values have increased over 

the last several years. Beachfront residential subdivisions 

are available and the northwestern shore near Sandy Point 

is home to multi-million dollar villas and the North Caicos 

Yacht Club and Marina, an exclusive waterfront development 

currently on the market. 

While off the beaten track, visitors to Middle Caicos 

will find rocky bluffs and beautiful inlets along its dramatic 

and picturesque north shore. Property of equal quality as that 

in Providenciales can be bought at a fraction of the price. 

There is now a causeway linking the islands of North and 

Middle Caicos, drastically improving access; it is likely to 

affect future land sales. 

South Caicos is the country’s fishing center and one of 

its original centers of commerce. Tourist facilities include 

the upscale Sailrock residential/resort project and East Bay 

Resort. Scuba diving, bone fishing, kayaking and exploring 

are prime on South Caicos. At nearby Ambergris Cay, exclusive 

residential homesites and homes are available. 

The West Caicos Reserve – an exclusive retreat – was 

under construction on the secluded island of West Caicos. 

The project featured villas, custom homes, cottages and 

marina townhomes. It is currently in the process of being 

brought back to life. v

Surging Ahead 

TCI real estate market flourishes after the 2017 storms.

There’s no doubt that the resorts along Providenciales’ acclaimed Grace Bay Beach made an 

astounding recovery after the hurricanes of September 2017. Most were up and running within a 

month, and winter/spring visitors were not likely to see any evidence of the storms’ impact. 

Thanks to the extraordinary efforts of FortisTCI, power was restored across the country less 

than 60 days after Hurricane Irma. This allowed island residents the opportunity to start picking 

up the pieces, repair roof and structural damage, and try to bring life back to normal. For many, 

the process continues. 

Best of all, the Turks & Caicos Islands real estate market got off to a flying start in 2018, with 

a 16% increase in sales from last year. Could this be the surge after the storm?

What could be more relaxing than this view from Turtle Tail (and the lifestyle that goes with it?) Five Little Cays Villa has it all. 

In an ironic twist of fate, the 2017 hurricanes (Irma 

and Maria) may have alerted potential buyers to the existence 

of the Turks & Caicos Islands. There was some 

media coverage, especially on social media, as these tiny 

islands braced for and survived a Category 5+ impact. And 

afterwards, TCI’s trademark “Beautiful by Nature” sun, 

sand and sea continued to shine. In fact, Grace Bay Beach 

was awarded “World’s Best Beach” in the TripAdvisor® 

Traveler’s Choice® awards for 2018, reclaiming its crown 

from 2016. 

Turks & Caicos Real Estate Association statistics 

show that the average price of real estate sales increased 

by nearly 50% in the first quarter of 2018, compared to 

last year. This was led by single-family home sales, where 

the average selling price was up nearly 40%. A closer look 

at the figures reveals that Providenciales continues to be 

the centerpiece of luxury villas. During this sales period, 

Amanyara Villa sold for $5,650,000; Tranquility Lane 

Villa sold for $4,600,000 and newly constructed villas at 

The Shore Club, The Dunes and Blue Cay Estate sold in 

the range of $2,500,000 to $5,885,000. 

There’s no doubt that high-end owners are strongly 

attracted to the island’s unbeatable combination of sparkling 

turquoise waters, pristine beaches and endless days 

of sunshine. It’s also easy to be comfortable with a Britishbacked 

land registry system, lack of taxes, and stability of 

the US dollar as currency. 

The beachfront condominium market can be said to 

have ignited the fire beneath the TCI real estate market in 

the mid-1990s. Although it’s hard to believe now, Grace 

Bay Beach was a largely undeveloped swath of ivory sand 

at that time. One by one, successful resort condominium 

development began, with Grace Bay Club, Ocean Club 

and The Sands leading the way. Each project built on the 

success of the last, raising the bar in luxury and amenities. 

As buyers grew to trust the market and witnessed 

ever-growing property values, the flames of interest were 

fanned. 

Today, over 20 years later, the surprising fact is that 

there is little existing inventory for the strong demand that 

continues for resort condominiums. Unit sales and dollar 

volume in the condominium market dropped in the first 

quarter of 2018 for this very reason. Most of the sales were 

at the luxury end, ranging from The Palms penthouse at 

$3,100,000 to a unit at the Regent Grand for $1,159,000. 

Realtors and buyers look forward to new construction 

in this market. This includes the 12-story Ritz-Carlton 

Residences (next to Seven Stars on Grace Bay Beach), 

along with other projects in the pipeline as the new development 

economy begins to sprout from its deep and 

strong roots. 


New Developments 

In late February 2018, the TCI’s first 12-story resort hotel, 

The Ritz-Carlton Residences, officially broke ground. 

Broker/Owner of Regency Christie’s International Real 

Estate Walter Gardiner, was ecstatic over the event. He 

said, “The developers bought the property in 2011. It’s 

been a long journey, but they stayed the course.” Official 

construction is underway, with a three-year completion 

date anticipated. The five-star luxury development spans 

688 feet of Grace Bay beachfront over 10.5 acres. It will 

include a 125 room hotel and 60 private condominium 

residences, along with restaurants, spa, fitness centre, 

meeting spaces, retail shopping and a casino. According 

to Gardiner, pre-sales of the residences in the first building 

have been extremely successful, with over 70% already 

sold. 

Construction is expected to start in late 2018 on the 

Ridge Cottages and Hilltop Condominiums at the Rock 

House Resort, known for its stunning location, unique 

design and eco-friendly environment. The signature 

feature of the low-scale, low-density condos will be a dramatic 

quarry pool. The two-bedroom cottages will give 

buyers the opportunity to own a stand-alone residence 

with private pool and an adjoining lock-out for rental flexibility. 

As part of the Grace Bay Resort’s treasure chest of 

properties, owners and guests at the 14 acre Rock House 

Resort (at the end of International Drive) enjoy use of the 

group’s dining and lounge options, fitness center, spa and 

tennis courts. 

Also part of the Grace Bay Resort family is the Beach 

Enclave, a collection of private luxury villa resorts, each 

offering the finest five-star amenities. The Beach Enclave 

North Shore debuted in November 2016 to excellent guest 

reviews. Beach Enclave Long Bay will open for rental in 

November 2018, while construction started in February 

2018 on Beach Enclave Grace Bay, with the first homes 

to be delivered in early 2019. 

Set on a dramatic and stunning elevation in Turtle 

Tail, Headland Villas’ creative design is befitting of their 

location. They include two single family, custom built 

homes, each with nearly 6,000 sq. ft. under roof, on 

1/2 acre with 130 feet of water frontage. With separate

Dragon Cay Resort, report a good
