Nichols Professional Building, with its
distinctive blue awnings, is located on the north
side of the Square. The building sits on lots
six and seven of the eight original blocks as
recorded in the town plat on September 28,
1848. Originally, the site was occupied by the
Osceola Hotel at Perry and Poplar Streets, where
General Sam Houston enjoyed whittling and
holding forth about the glories of the Republic
of Texas.
Successive structures at the site housed law
offices, a dry goods store, and in the 1870s,
the International Saloon, site of an infamous
shootout. After 1885, with the exception of
the decade from 1910–1920, the lots lay vacant
until the late 1940s, when the current structure
was erected as a grocery store. The building
served a variety of retail businesses until 1982,
when it was remodeled into the current office
suites. Nichols also maintains his “trial ready”
room at his residence in the landmark red brick
Nichols family home place. The Nichols law
offices are fully computerized; utilizing online
libraries, e-filing of court documents, digital
document production and searching, and e-mail
communications, making it possible to operate
