Replacing a roof<br />

Roofs get the brunt of the weather so it is<br />

not surprising they become tired. Nails wear<br />

loose and the iron or tiles start to fade and<br />

become patchy.<br />

The decision to repair or replace a roof<br />

which has deteriorated, depends on its<br />

condition and also the budget. Replacing<br />

nails and repainting the iron may be<br />

sufficient. When a tiled roof, it can be a little<br />

more involved.<br />

Steve and Lyn’s orange metal tiled roof was<br />

mossy, with damaged and dented tiles and<br />

loose nails. They looked at the long-term<br />

benefits of repainting compared to replacing<br />

the roof. The latter option seemed more<br />

time consuming with safety scaffolding still<br />

needed and the roof cleaned and sealed for<br />

moss before repainting, at a cost of $10,000-<br />

$15,000. The expected life of the repainted<br />

roof, approximately 10-15 years before more<br />

maintenance would be required.<br />

“We wanted a black roof to match the<br />

window joinery. Repainting in a dark colour<br />

would have highlighted any existing tile<br />

damage. We also plan to install solar power<br />

panels in the future so decided to reroof,”<br />

explains Lyn.<br />

Quotes for reroofing were sourced from<br />

several companies with considerable<br />

variance in the final price and calibre of each<br />

quote. The highest quote only itemised what<br />

was not included, failing to list details such<br />

as roof pitch, amount of iron and timber<br />

required, or whether the hire of scaffolding<br />

was included. When refinancing to cover<br />

a renovation, a bank is likely to request<br />

detailed quotes.<br />

The firm Lyn and Steve chose detailed<br />

what was included, gave a timeframe and an<br />

early start date (dependent on the weather).<br />

Extras like the hire of edge protection<br />

scaffolding (a legal requirement for people<br />

working above a certain height) and the<br />

removal and dumping the old iron and<br />

timber were stated. Some spouting and<br />

roof purloins were replaced before building<br />

paper was laid and the new colour steel<br />

corrugated iron fixed.<br />

“Three or four workers were on the job<br />

each day. They cleaned up as they went,<br />

walking around the house picking up nails<br />

and taking the rubbish away. I work from<br />

home so they would tell me where on the<br />

roof they’d be working each day, allowing<br />

me to find a quiet spot away from the noise.<br />

They even took photos of the new roof and<br />

work undertaken for us to send to Council<br />

to be kept on file,” says Lyn.<br />

“They were efficient, safety conscious,<br />

considerate and thorough. It was a quick<br />

experience from the time we decided<br />

to go ahead to completion. We’d highly<br />

recommend them,” adds Steve.<br />

Steve and Lyn are rapt with the final look<br />

of their roof. The new colour steel roof is<br />

modern, adding value to the house. They say<br />

it also seems warmer and quieter.<br />

Before deciding whether to repaint or<br />

reroof, weigh up the options, source a<br />

number of quotes and compare the details<br />

provided then make a decision. Also look at<br />

new houses to get ideas for colour schemes.<br />
