Green
Building
Trends
Every year green building finds its
way further into the mainstream,
and 2019 was no exception. From
refinements of existing strategies
to newer ideas sustainability has
become ever more mainstream and
less cutting edge.
One of the latest trends is
that of net zero. Applying to
energy, water, waste, and carbon
footprint, net zero is the concept
of contributing no more damage
to the environment than you are
restoring. With energy the idea
is to produce enough renewable
energy to meet your needs
and to reduce the demand for
nonrenewable energy. Energy
savings begin with increasing
efficiency in your systems and
reducing demand. Selective
choices in the construction
materials selected for a project
can help to reduce energy
consumption through reduced
solar heat gain or loss, while
passive energy design that takes
advantage of natural ventilation,
planting native and adapted
species, and careful thought given
to the orientation of a facility can
contribute to reduced energy
usage. Although a facility might
be producing sufficient energy to
meet its own demands, there is
still typically a backup connection
to the grid for times when the
generated supply can’t keep up
with the demand, or in the case
of failure of the onsite renewable
energy system. In some cases,
excess energy generated is sold
back to a utility service provider
instead of being stored. Onsite
and offsite renewables include
photovoltaic arrays, solar,
wind, and geothermal systems.
Renewable energy certificates
and the purchase of carbon
offsets help to provide support
to the development of renewable
energy networks and restoration
of natural systems like trees to
capture carbon dioxide.
Net zero water follows along the
same concept of reducing demand
for finite resources by minimizing
total potable, or drinking, water
consumption and maximizing the
use of alternative water sources.
Because water resources are
being depleted at an alarming
rate, methods above and beyond
low-flow fixtures are critical. Here
the objective is to create a waterneutral
building where the amount
of alternative water used (like rain
water or gray water) and water
returned to the original source
is equal to the building’s total
water consumption. An example
might be the use of captured
rainwater and reuse of gray water
for building processes like cooling
towers, flushing toilets and
landscape irrigation in combination
with treating wastewater discharge
onsite in a constructed wetland to
return water to the initial source
8 CONSTRUCTIONMONTHLY.COM

– the earth. While not easily
achieved in every scenario, net
zero water is certainly an attainable
goal.
Biomimicry is one of the newest
ideas to be used in sustainable
construction. Literally meaning
“life imitation,” biomimicry is
the design of products and
materials that draws solutions
from living things. Options are
being developed for improving
efficiencies in structural design,
water and waste systems, the
thermal environment, and energy
supply. Some examples might
include the use of insulation based
upon cacti, onsite wastewater
treatment using constructed
wetlands to filter the water and
ultimately return it to the earth,
and photovoltaic systems that
harvest solar energy the same way
a leaf harvests energy from the
sun.
In addition to the rediscovery of
tried and true building materials
new materials are being developed
which replace a component
that requires more energy to
produce or creates a lot of waste
material during the process. Some
historically utilized materials
that are “new” again include
bamboo, straw bales, rammed
earth, and wood. There are also
new concrete alternatives like
hempcrete (hemp plus concrete),
grasscrete (laying concrete with
open spaces to accommodate
plant growth), ashcrete (using ash
instead of cement as a binder), and
timbercrete, which adds sawdust
to concrete. Newer materials
including recycled plastics, ferrock,
and mycelium are on the cutting
edge. Ferrock uses recycled
materials including steel dust
to create materials harder than
concrete, and mycelium, which is
found in fungi, can be encouraged
to grow around a composite of
other natural materials and then
air dried to create lightweight and
strong bricks or other shapes.
Low-emitting windows and
cool roofs are improvements to
standard construction science that
help to reduce energy demand
and the heat island effect. This is
particularly important in heavily
developed areas where the
heat island effect can increase
SPECIAL AUSTIN SHOW EDITION 2020 9

Green Building Trends... Continued
local temperatures due to the
pervasiveness of impermeable
surfaces such as concrete and
asphalt which are slower to release
daytime heating than undeveloped
areas. Windows coated with
metallic oxide block the sun’s rays
during summer and keep heat
inside during winter. Transparent
solar window panels can be
incorporated into awnings, curtain
walls, glass façade, and overhead
glazing units to provide renewable
energy while helping to reduce
energy demand. Cool roofs with
high levels of solar reflectance and
thermal emittance help reduce the
heat island effect by reflecting heat
and light instead of transmitting it
to the building envelope.
Smart buildings utilizing wholebuilding
metering and automated
processes to optimize building
performance allow the facilities
to operate at their designed
optimums while helping property
owners to realize the return on
investment they envisioned. By
controlling the operations of
heating, cooling, ventilation,
lighting, security, and water
systems through sensors, meters,
actuators, and controllers the
data collected allows building
owners and managers to maintain
the workings of their highperformance
green buildings.
Electric utilities now offer demand
response systems which allow
buildings to reduce their energy
demand during peak times and
offset those demands until offpeak
hours which helps utilities
meet critical demand and reduce
the risk of blackouts while offering
savings through these kinds of
programs to building owners.
Finally, the concept of resilient
buildings has come to the forefront
due to recent disasters, both
natural and manmade. These
buildings are designed to survive
hurricanes, storms, droughts,
heatwaves, cold spells, and floods
by maintaining their integrity and
protecting the lives of innocent
people. In order to minimize
their environmental impact these
facilities utilize low carbon input
materials such as wood, masonry,
and locally available construction
materials which require less
energy and resources to harvest,
produce, and transport. Flexible
multi-use buildings use highly
insulated building envelopes and
triple insulated glazing along
with internal courtyards for low
energy demand and to maintain a
comfortable interior environment if
the power is out.
In summary, high-performance
buildings have proven their
value over the years to both
communities and building owners.
There are many approaches to
designing, constructing, and
operating a sustainable facility
so teams can select what works
for them in terms of aesthetics,
budget, and a return on
investment. Facility occupants
also benefit from these green
building strategies by working and
living in a comfortable building
that operates as it was intended.
While new methods and systems
will come of age, sometimes it is
true that what was old is new, and
green, again.
Development Strategies
for a Vibrant Austin
By Al York, FAIA and Michelle Rossomando, AIA
McKinney York Architects
Austin is one of the fastestgrowing
cities in the U.S.
with a diversified, robust
economy and an enviable
vibe as a center for creatives,
technology, and live music.
Its five-county metropolitan
area has an estimated
population of nearly 2.2
million and projections have
us hitting 3.2 million by 2030.
That rapid growth curve
brings growing pains,
including some of the worst
traffic in the country as
Austin continues to sprawl,
covering nearly 30 square
miles of developed land
area. The City has pushed
a number of planning
strategies, such as directing
new growth along activity
centers and corridors, and
increasing the percentage
of street frontage with
sidewalks and bicycle lanes,
but growing commute times
have spurred a desire among
an increasing number of
Austinites to live closer to
the urban core, a trend that
many other cities are also
experiencing.
It is not just traffic that drives
this desire. The richness of
Austin urban life includes
easy access to hotels,
restaurants, educational
institutions such as Austin
Community College, the
University of Texas and
St. Edwards University,
health facilities and outdoor
amenities such as the Butler
Hike and Bike Trail. The push
to create “people” spaces–
12 CONSTRUCTIONMONTHLY.COM

such as retail, restaurants,
banks and other service
industries–on the ground
floor levels of all downtown
buildings have further
created more opportunities
for human experiences.
The recent growth in the
downtown core is most
visible in high rises, both
commercial and residential,
as well as megablocks. These
developments tend to cater
to the upper end of the
economic spectrum and have
precipitated gentrification
and loss of diversity within
the city.
Less visible though, are
many infill developments
that thoughtfully add
density and re-weave the
urban fabric everywhere
and across multiple building
types including commercial,
institutional, cultural and
residential. These efforts
promise a more diverse
and vibrant city that brings
density to the urban
landscape, by occupying the
“in-between spaces” in a way
that can provide housing
alternatives affordable to a
broader section Austinites
and provide more enriching
experiences for everyone.
These include creating
cultural spaces that blend
with their surroundings such
as the African American
Cultural and Heritage
Center on East Eleventh
Street which combines an
historic African American
home with a cultural center
at the entrance to an
historically black downtown
neighborhood. While
maintaining the character
and scale of the surrounding
streetscape, this center
also offers an activated,
landscaped courtyard for
various events and as a
respite just off the street.
The Texas School for the
Deaf Administration and
Early Learning Center is
another example of how
strategic infill can keep a
campus intact and viable in
lieu of having to move out
of the urban core. The site
selected for the building is
a tight spot between other
existing buildings and creates
the last puzzle piece around a
“quad” for students. Skillfully
tucking this new building
into the existing fabric of
the campus succeeds in
maintaining a cohesive feel to
the spaces between buildings
while also introducing a
more modern, forwardfacing
architecture to the
campus. As the center for
the deaf community in Texas,
the presence of a beautiful
campus close into the
center of town elevates the
awareness and integration of
the deaf community into the
larger community of urban
Austin. This new facility will
be completed in Fall 2021.
As for housing, the effort
to provide alternatives
to expensive downtown
condominium and
apartment buildings
has resulted in some
innovative opportunities
such as Accessory Dwelling
Units (ADUs) and more
unconventional options
such as co-living. ADUs
have become a major part
of Austin’s recent planning
and zoning conversations.
They offer an avenue to
densify all the close-in singlefamily
neighborhoods by
allowing additional, separate,
small houses to be added
to existing lots to provide
more affordable housing
options, or the ability to
provide separate quarters for
extended family, caregivers,
students or just people
who can live “small”. The
proposed re-write of the
Land Development Code
working its way through
the City Council further
encourages ADU’s as well
as a broader mix of “missing
middle” housing types such
as 4, 6, and 8-plex units
close to public transportation
corridors.
more innovative ways to
create affordable housing in
the core. Capitol Quarters,
a newly announced project
near the Capitol, will be
Austin’s first co-living
building. With 30 residential
units comprising 34,000
square feet, Capitol Quarters
is designed for 120 urbanites
who want to live light and
experience the city as their
living room. Fully furnished
bedrooms share common
spaces in groups of four
and have a whole-building
gathering space adjacent to
the roof deck overlooking
the Capitol. There is no car
storage because walking,
biking and the use of
scooters and shared or public
transportation get everyone
where they want to go.
More importantly, the coliving
model fosters a sense
of community, allowing the
newcomer to integrate into
the life of the city.
The unique sense of place
that permeates Austin is
worth protecting and building
upon. Those of us in the
building industry in Austin
have much to look forward
to in the future as we all can
contribute to shaping our city
and keeping it weird.
BUILDING OZ
It is estimated at
almost 100 Billion
Dollars... The largest
nominal tax credit our
generation might ever
get to participate in, and
get this, it’s not only for
the rich. We are seeing
groups like YesWeOZ.com
invite land owners and
investors to partner on
projects of every size and
scope.
In 2017 the federal government
while working directly with State
officials initiated a program that
designated over 620 areas of Texas
as “Opportunity Zones”. And while
the program received little buzz
initially, now it is hard to discuss
a development project without
someone asking if the property lies
within one of these elicit zones... Now
we can stop you right there, because
this program is not designed to create
windfalls of capital, it is designed
to thoughtfully nudge development
toward certain qualified areas. Most
people also understand that real
estate development is not always a
good investment opportunity and it
can be very difficult to quantify all the
variables involved, especially on larger
or longer duration projects. We have
all seen areas in our community that
experienced tremendous growth, and
we have all driven by the same plot of
land wondering why it has sat vacant
for the last X number of years... the
real estate market can be far more
art than science and just because
your project is in one of these zones
does not mean you won’t lose your
shirt on the deal. Ten years in the real
16 CONSTRUCTIONMONTHLY.COM
estate business can be a blink of
an eye, especially if you are not
in an area already experiencing
growth or have difficulty obtaining
the necessary permits and or
entitlements required to begin your
project.
Before diving into a project,
consult a professional to help
evaluate the opportunity. It
will prove to be tremendously
beneficial to seek the guidance
of an established real estate
professional as well as an architect
and/or engineer to see exactly what
is feasible on your property before
taking that first step.
After you have identified a target
property... It is time to get the
property under contract. Some of
these properties will already be
listed at a bit of a premium, so make
sure to get a broker’s opinion of
value if you are not already familiar
with real estate prices in the area.
And remember that this clock has
an expiration date, so paying more
now can potentially nullify the
primary concept of this program’s
tax incentive. The goal is to create
as much value (equity) as possible
and that is best done by improving
the property. And it is not
uncommon for a project to take a
year or two in the pre-development
stage and we have certainly seen
larger projects take even longer
than that. This phase can make or
break the project before it even
gets out of the ground so we
strongly suggest a feasibility study
be performed before any purchase.
It doesn’t matter if the price is
right if your property is blanketed
by easements that prevent your
idea from coming to fruition. A
comprehensive feasibility study
will discuss several steps that will
be necessary to ensure your best
chance at a successful project.
Having proper infrastructure in
place can take your project from
a “pipe dream” to reality while
saving significant amounts of
capital; however, most projects
won’t be sitting on this silver platter
and while technology continually
changes this can be a tremendous
opportunity to differentiate your
project. Solar power, reclaimed
water, and varietal transportation
can significantly lighten the load
on anyone trying to develop
property in an already saturated
area...Incorporating and embracing
some of these new technologies
not only lessons your impact on
the existing infrastructure, it can
provide even more equity to you
especially if you can take advantage
of the numerous grants and
reimbursement structures that are
widely available.
In summary, if you own real estate
it isn’t a bad idea to have a slice of
your portfolio exposed to these
zones and make sure to never
start a project without an owner’s
contingency in place and as always,
stay diversified!
NAWIC Austin Chapter
Women helping recruit and build for
the future in Construction
National Association of Women
in Construction (NAWIC)
Austin chapter was founded
on February 15, 1958 and was
the 7th chapter chartered in
the US. The Chapter has been
helping grow and develop the
women in our industry for over
61 years. Although the roles
have shifted over the years from
the traditional administrative
or accounting positions to now
include project managers, field
and trades women; our mission
has remained the same to support
and encourage women in our
industry.
According to a recent AGC
Survey approximately 80% of
construction companies aren’t
able to find the workers they
need, skilled or non-skilled. There
is still a large gap to fill in skilled
labor positions from the 2006-
2011 recession where many
workers left the industry and
did not return. There are many
efforts, programs and campaigns
to help spread the message that
the construction industry has
sustaining and lucrative careers
choices and NAWIC has been one
of the most vocal and supportive
of utilizing women to fill these
positions.
The NAWIC Austin Chapter has
increased its efforts to educate
girls and women about these
positions and has transitioned
their local scholarships to include
for individuals going to trades or
apprenticeship programs/schools
as wells as post-secondary
education. They developed Camp
NAWIC Austin, a free 5 day
camp for girls in middle school
to explore careers, participate
in hands on projects in different
trades and to educate them to
consider different pathways in
the industry. This camp was is
partnership with Austin I.S.D. –
Pathways in Technology Early
College High School (P-TECH)
– Building Construction Courses
at Crockett High School and
their Construction Technology
Program. They also support and
partner with CAWIC at Texas
State University to help promote
the female students who are
studying to go into the industry.
Throughout the US, NAWIC
celebrates women in construction
during our WIC Week Campaign
– March 1-7, 2020. If you are
interested in promoting or
Ground Up vs Interiors Construction Projects
WEDNESDAY :: 12:15PM - 1:00PM
Presented by - STEVEN J. SHULER, & ROB PICKETT
Preconstruction
The long-term success of any construction project depends on good preconstruction planning.
If our preconstruction professionals are brought in on the design phase, they can provide constructability analysis, cost modeling for various
building systems, budgeting, materials and methods selection analysis, life cycle costing and scheduling estimates. If the drawings are
construction-ready, we provide estimating services, along with scheduling, value engineering, equipment review and coordination, construction
staging and site management.
Getting the right information in the planning stage of a project can result in long-term savings, both in construction costs and maintenance
expenses.
Design-Build
Structura owns your project from A to Z.
A departure from the traditional design-bid-build development model, a design-build project lays all the responsibility on the general
contractor’s shoulders. An owner or developer hires a general contractor to both design and build a new building or a renovation, minimizing
the owner’s risk and consolidating the overall schedule by focusing all the accountability for a project on one entity.
Self-Performed Work
Structura is different from most general contractors in Texas in that we are builders, not just brokers of
construction services.
As a self-performing general contractor, we use our own labor force to accomplish certain critical path components on a project, such as
framing and drywall, concrete work and carpentry. Because our expert laborers are on the job, we can more easily set the schedule for the
job, as well as maintaining the highest level of construction quality and jobsite safety. Our trade partners follow our good example, and the
client reaps the rewards.
Sustainable Construction
According to the US Green Building Council, buildings in the US account for:
• 65% of our electricity consumption
• 36% of our energy use
• 39% of our greenhouse gas emissions
• 30% of our raw materials use
• 30% of our waste output (136 million tons annually)
• 12% of our potable water consumption
As a part of our commitment to the world our children will inherit, the Structura team has several LEED accredited professionals throughout the
company. We are members of the US Green Building Council, Balcones Chapter, and have experience with green building preconstruction
services, building LEED certified projects, and providing the documentation necessary to attain or maintain a building’s LEED status.
AUSTIN
HOUSING
MARKET
BY VAIKE O’GRADY, HBA MEMBER
The U.S. marked a record for
economic expansion this summer,
with ten consecutive years of
growth. And Austin has been
leading the way. According to the
Dallas Fed (which benchmarks
early as compared to the Texas
Workforce Commission), Austin
added 36,511 jobs in the twelve
months ending in September 2019,
a growth rate of 3.4 percent. That
makes Austin the fastest growing
Texas metro area. The Information
sector grew by 14.9% (5,015 jobs)
- making it Austin’s fastest growing
industry - while Professional and
Business Services added the most
jobs, 10,062 (or 5.3%), over the last
12 months. These high-wage jobs
continue to drive housing demand.
Austin continues to outshine
other submarkets as well as the
nation. Nationally, year-to-date
existing home sales are flat, despite
mortgage rates hovering below 4
percent. And many of last year’s
“rock star” housing markets are
flat or declining. Lack of supply
and higher prices are forcing many
families to stay put. While Austin
is experiencing both tight inventory
and price increases, it’s also
experiencing a record year in terms
of home sales.
The Austin Board of Realtors
(ABOR) reports that 2019 sales
in the Austin area are breaking
records. While sales are up, listings
are at historic lows. This lack of
resale inventory is fueling new
home sales. In fact, Metrostudy
surveyors recorded 5,610 quarterly
starts in the third quarter, topping
the old record of 5,041 in 3Q06.
This reversed the unusual second
quarter drop in starts - and then
some. Thank goodness for lot
deliveries!
While we’re not yet on a recordbreaking
pace of annual starts,
we’re getting close: 17,563 was
the pace as of September 30, up 7
percent YOY and QOQ.
The annual closings pace DID
break a record, hitting 17,513 vs.
the previous peak of 16,793 in
1Q07. Quarterly closings also hit
a new high at 5,061, beating the
4,615 recorded in 3Q06. Quarterly
closings were up a whopping 24
percent YOY over 2018.
Part of the reason for the strong
performance in 2019 can be
attributed to builders developing
new product and entering new
submarkets. While there’s little to
no inventory base-priced below
$200,000, the segments between
$200,000 and $299,000 continue
to make up nearly half of the
market’s activity.
However, escalating costs have
pushed many builders into higher
20 CONSTRUCTIONMONTHLY.COM

price segments as well. Just two
years ago, 14 percent of the starts
were in the $300,000 to $349,000
range; now it’s 18 percent.
Overall housing inventory—
composed of Models, Under
Construction, and Finished Vacant
homes—increased 5% quarter over
quarter. Total inventory count was
11,299, essentially flat from one
year ago. Housing inventory stands
at 7.7 Months of Supply (MOS) vs.
8.3 MOS one year ago. Model count
was essentially flat both QOQ and
YOY, while Under Construction
inventory increased 12 percent
over the previous quarter.
The Finished Vacant (FV)
inventory count dropped for the
second quarter in a row, reflecting
strong sales. Figures are down 9
percent from 2Q19, though they are
up 5 percent YOY. Strong consumer
demand led to a significant drop
in supply; the third quarter ended
with 2.0 MOS in FV, which now
makes up 26% of Total Inventory,
also down 13% from the previous
quarter. Very few spec homes will
celebrate birthdays this fall!
The inventory picture does look
a bit different through the lens of
price segment, however. While FV
numbers are very low currently,
the amount of Under Construction
inventory above the $350,000
price point is worth watching.
Hopefully most of these higherpriced
homes under construction
are sold. Inventory numbers above
8 months mean we could be getting
a little fluffy in those segments.
Metrostudy surveyors counted
27,123 Vacant Developed Lots
(VDLs) in the second quarter, up
7% YOY as well as QOQ. However,
the market has not yet reached
equilibrium, as that count equates
to only 18.5 MOS given the current
starts pace. Lot supply is even
tighter for smaller lots and lower
price points.
Recent dry weather helped
Austin-area developers continue
a record-breaking pace for lot
deliveries. Austin hit a new record
for quarterly lot deliveries - with
6,911 lots delivered in 3Q19 -
surpassing the second-quarter
record of 5,767. That’s more than
12,000 lots coming online in the
space of six months! That pace
meant another record was broken;
Austin finally topped the 20,000
annual lot delivery mark. Surveyors
recorded 20,206 lots as of 3Q19,
up 20 percent YOY. (The previous
record was 19,060 in 3Q17.)
There’s much to celebrate in
Austin in 2019, and not just in
housing. In its third quarter report
CBRE crowed, “Searing demand
drives fundamentals to record
highs.” The three new office
buildings delivered in 3Q19 were
98 percent pre-leased, and strong
leasing activity is also reported
for the over 6 million square feet
of office space currently under
construction. What’s more, “Silicon
Hills” is actually quite diverse and
getting more so. The Tech sector
made up only 21 percent of signed
leases in the quarter, the same rate
as Business Services and just a hair
more than Financial (18 percent).
The Innovation District and Army
Futures Command are likely to
contribute to that diversification
and thus to the area’s resilience.
If you’re in housing, you would be
forgiven for feeling almost giddy.
Many builders reported their
strongest summer performance
ever. Zonda indicates double-digit
increases in YOY new home sales
year-to-date. The metro area has
broken records for quarterly home
starts and closings as well as for lot
deliveries. The future looks bright,
especially with the expectation
that mortgage rates will remain
below 4 percent for a while longer.
And the Austin-Round Rock CBSA
is expected to continue to grow
faster than almost any other city
in the United States, with 53,000
more people expected to live here
by the end of 2020.
The question is, how will we
house them all? The traditional
pattern has development stretching
farther out into new areas, and
we’ve certainly seen that here.
Cities such as Hutto, Liberty Hill
and Manor now are some of the
most active areas for new home
construction. While the growth is
exciting, it adds to the commute
time and thus our traffic woes. We
can’t build the roads fast enough.
The proposed new land use code
has the potential to encourage
more housing stock within the City,
especially more attached options.
While Austin-area developers and
builders in Austin have adapted to
higher land prices and development
costs by shrinking their single
family homes, opportunity exists to
better serve Millennials and Baby
Boomers--the two “barbells” of
demand—by creating more diverse
product to meet their respective
needs and desires.
Shaping Austin’s Future: Our Opportunities and Challenges: keynote
WEDNESDAY :: 11:00AM - 12:00PM
Target Audience: Architects, Engineers, Design Professionals, General Contractors and Spec Writers
Austin continues to be one of the country’s fastest growing cities. People, companies and other organizations
are vying to move here because they want to take part in the city’s unique culture, which includes vibrant
communities, a thriving economy and miles of hill country and outdoor space. We’re seeing the rise of mixed-use
developments and urban nodes in submarkets like the Domain and East Austin, areas that represent much of the city’s new
growth today and in the years ahead. Downtown is transforming at a rapid clip thanks to decades-long investment, but the
lack of a convenient mass transit option is an increasing concern, not to mention the scarcity of affordable housing, which is
driving people into the surrounding metroplex. To foster Austin’s upward trajectory, it’s vital to have stakeholders on all sides,
from city officials to developers, brokers and community leaders, work together on solutions to address the common issues
facing expanding cities such as mobility, implementation of smart technology and resilience in design and building.
George began his career in custom residential design, working for CCY Architects and later for Webber+Studio Architects. He spent
five years working in the residential sector and then sought to diversify and gain experience in public and commercial ventures.
He started work with SHW Group (now Stantec), designing projects for the University of Texas for two years. In November
2010, George joined Gensler’s Austin office. As a design director, he leads the design process on numerous projects. Some of
his recent work includes Third+Shoal and the Domain 10, Domain 11, Domain 12 office towers. Most recently, he oversaw the
design of the 6 X Guadalupe mixed-use vertical tower, located on one of the city’s most famous intersections.
Austin’s sustained, rapid growth has brought with it the usual spate of both opportunities and challenges, from
Impact of Social Media & Brand Identity
WEDNESDAY :: 11:30AM - 12:30PM
Target Audience: All Building and Construction Professionals
Mastering Social Media is on the top of the agenda for almost all business executives. They are constantly working
to identify ways in which their firms can make profitable use of the popular Social Media platforms: Instagram,
Facebook, Twitter, LinkedIn and YouTube.
Consumers traditionally use Social Media and the Internet to simply expend content: they read it, watch it, and use it to make
informative buying decisions. They are able to use these platforms for a variety of purposes because they have immediate access
to this information in the palm of their very hands.
This represents the social media phenomenon. This phenomenon is known to have significant impact a firm’s reputation,
sales, and even survival. Yet, many executives neglect this form of media because they do not understand what it is, the
various purposes it serves or how to engage with it. When used correctly, Social Media can monetize your sales and business
growth. Platforms such as Instagram, Facebook and Twitter enable the creation of virtual customer environments (VCEs),
online communities of interest formed around specific firms, brands, or products. In today’s market we see this as the instant
gratification sale.
Increasing your engagement and strengthening your brand identity is vital to the success of this process. I am here to provide
you with the steps necessary to develop this type of presence. In this presentation I will coach you through the process of
establishing your business’ brand identity across a variety of social media platforms and show you the impact it will have on your
sales strategy and overall business goals.
Room 3
Alignment with Sales Goals for Growth & Sustainability YOY
THURSDAY :: 11:30AM - 12:30PM
Target Audience: All Building and Construction Professionals
Having a properly aligned Marketing and Sales department can make or break a business. Did you know that getting these
departments on the same page is major struggle faced by many companies around the world? If you really boil it down, the
marketing team is at the mercy of the sales team. But the marketing team is only successful if the sales team is. A company can
sink hundreds of thousands of dollars into marketing tools, resources and campaigns, but unless the sales goals are aligned with
these campaigns you will not see the ROI you are hoping for.
Bottom line: Marketing’s main purpose is to generate solid leads that Sales can turn into customers! Their ability to close these
deals and gain new customers is depend on the marketing department handing them leads that they can use. Ultimately,
marketing and sales are intertwined and equally dependent on each other.
Shouldn’t we all be on the same page? So often the marketing and sales teams play like they are on separate teams when should
be working hand-in-hand. When the two are truly aligned and in regular communication everything just works.
In this presentation I will be showing you the importance of aligning your business’ communication to get all your departments on
the same page, and how to set realistic goals and strategies to generate growth and success Year-Over-Year.
Construction Project Acceleration Part 1:
Construction Project Acceleration Part 2:
A numerical example for calculating the least-duration (crash duration) and least-cost duration
THURSDAY :: 9:30AM - 10:30AM
Target Audience: Builders and Contractors
Construction project compression is an extremely important issue for contractors and owners, yet it is one of the most
misunderstood concepts leading to tremendous waste of resources and money. It can even get worse when an acceleration
effort backfires and causes a delay in addition to the extra cost. The relationship between project cost and duration is intimate
and interesting. Some projects have a “must” completion date while other projects have the least cost as the #1 objective.
Contractors need to understand this relationship: Sort out and calculate all options, and then allow the owner to make an
educated decision. This seminar explains the cost-time relationship and the process of calculating the optimum durations; cost
wise and time wise.
Maintenance and Preservation of Roads and Parking Lots
THURSDAY :: 9:30AM - 10:30AM
Target Audience: Developers, Road Contractors, Civil Engineers
If correct treatment is applied at the right time, then pavement preservation offers a way to lengthen the service
life of pavement, ultimately saving money because it delays costly rehabilitation or reconstruction activities.
The many benefits of such a strategy include increased return on investment, extended service life, improved
customer satisfaction, expedited treatment turn-around time, increased productivity, and enhanced pavement performance.
With pavement preservation, the service life of a roadway can exceed its initial design life and operate at a high level of user
satisfaction. In fact, there can be up to a 10 to 1 return on money spent on preservation versus rehabilitation or reconstruction
programs; or rather, every $1 spent in preservation eliminates or delays spending $10 on rehabilitation or reconstruction later.
Pavement preservation requires a customer-focused program to provide and maintain serviceable roadways, in a cost-effective
and timely manner, encompassing preventive and corrective maintenance as well as minor rehabilitation. One of the challenges of
pavement preservation is in determining the right maintenance or construction operations at the right time on appropriate roads.
Choosing a road that is in fair condition without structural damage is important, and then choosing the best, most cost effective
technique among the many choices is essential for proper life enhancement.
Consideration should be given to geographic and environmental conditions, existing pavement materials, and local traffic
patterns.
Visco Elastic Sealant - How To Create A Tight Building
WEDNESDAY :: 9:30AM - 10:30AM
Target Audience: Developers, Road Contractors, Civil Engineers
Sealant is a major component in the industry to construct buildings. Using the best sealant will provide assurance
of blocking communication from the exterior into the interior of a building. These are elements to create a “tight building”
In this lecture we review the basics of construction of a building and then we will concentrate on where the application of sealant
is necessary.
The topics in this conference are:
1. Wasted Consumption of Energy in Buildings?
2. Layers to be considered in any construction
3. Maps that determine how to construct a building
4. What a perfect wall? Specifically:
* Wall Above Foundation
* Wall on the Ceilings
* Wall on External walls
5. The difference between a normal house (Residential) and
tall buildings (Commercial).
6. How to seal these places that are vulnerable?
These points are:
* Windows and Doors
* Penetrations to install plumbing and electrical services.
* Air condition and ducts.
7. Specifics about a Visco Elastic (a generic name) Sealant and
other competitors
For several years, gray has replaced the
warm beige tones that interior designers
were specifying in the early 2000s. In this
next decade, crisp white walls will replace
the popular light gray. Painted accent walls
will become less frequently used and toneon-tone
will be embraced. This will yield a
spa-like, aesthetic, regarding wall-color,
ceiling, and trim.
There is more to trim accents than the
shiplap made famous by “Fixer Upper”.
Simple 1x12, squared edge trim can be
used in various ways to create an upscale
focal wall. Be sure your carpenter skims the
textured drywall before application. Then
paint all one color or contrasting tones for
an expensive-looking result, using
economical materials.
In order to achieve a custom aesthetic, leading-edge designers
are opting to mix finishes. That means different finishes of plumbing
fixtures, lighting, hardware, etc. can be complementary in one
space. In particular, matte black will replace the more traditional
oil rubbed bronze and can be paired with either chrome or
contemporary gold metals. This same trend applies to wood
finishes. No longer is it desirable to have a matching bedroom
suite. Rich stained woods combined with painted case goods
provide variety and interest, for a style tailored to the client.
OSHA
Laws on
Trenching &
Excavation
By Joann Natarajan
Excavation and trenching are among the
most hazardous construction operations. The
Occupational Safety and Health Administration’s
(OSHA) Excavation standards, 29 Code of Federal
Regulations (CFR) Part 1926, Subpart P, contain
requirements for excavation and trenching
operations.
OSHA defines an excavation as any man-made cut,
cavity, trench, or depression in the Earth’s surface
formed by earth removal. A trench is defined as a
narrow excavation (in relation to its length) made
below the surface of the ground. In general, the
depth of a trench is greater than its width, but the
width of a trench (measured at the bottom) is not
greater than 15 feet (4.6 m).
One cubic yard of soil
can weigh as much as
a car. An unprotected
trench can be an
early grave.
38 CONSTRUCTIONMONTHLY.COM
Trenching and excavation work presents serious
hazards to all workers involved. Cave-ins pose the
greatest risk and are more likely than some other
excavationrelated
incidents
to result in
worker fatalities.
One cubic yard
of soil can weigh
as much as a car.
An unprotected
trench can be
an early grave. Employers must ensure that workers
enter trenches only after adequate protections are
in place to address cave-in hazards. Other potential
hazards associated with trenching work include falling
loads, hazardous atmospheres, and hazards from
mobile equipment.
OSHA’s laws apply to all open excavations made in
the Earth’s surface, including trenches. Following the
requirements of the standards will prevent or greatly
reduce the risk of cave-ins and other excavationrelated
incidents.
Some of the compliance methods permitted under
the excavation laws require a competent person to
classify soil and rock deposits as stable rock, type
A, B or C soil. Appendix A to Subpart P of Part 1926
explains how to classify soils.
Stable Rock is natural solid mineral matter that can
be excavated with vertical sides and remain intact
while exposed. Type A soils are cohesive soils with
an unconfined compressive strength of 1.5 tons per
square foot (tsf) (144 kPa) or greater, such as clays.
Type B soil includes cohesive soil with an unconfined
compressive strength greater than 0.5 tsf (48 kPa) but
less than 1.5 tsf (144 kPa) and granular cohesionless
soils (such as angular gravel, similar to crushed rock,
silt, silt loam, sandy loam, and, in some cases, silty clay
loam and sandy clay loam). Type C soils are cohesive
soils with an unconfined compressive strength of
0.5 tsf (48 kPa) or less, granular soils (including
gravel, sand, and loamy sand), submerged soil or
soil from which water is freely seeping. Unconfined
compressive strength means the load per unit area
at which a soil will fail in compression. It can be
determined by laboratory testing or estimated in the
field using a pocket penetrometer, thumb penetration
tests, or other methods.
What is a competent person?
A competent person is an individual, designated by
the employer, who is capable of identifying existing
and predictable hazards in the surroundings or
working conditions which are unsanitary, hazardous
or dangerous to workers, and who is authorized to
take prompt corrective measures to eliminate them.
Under the Excavation standards, tasks performed
by the competent person include classifying soil,
inspecting protective systems, designing structural

amps, monitoring water removal equipment, and
conducting site inspections. Employers must ensure
that a competent person inspects all excavations,
adjacent areas, and protective systems daily for
possible cave-ins, indications of failures in protective
systems and equipment, hazardous atmospheres, and
other hazardous conditions.
protective system. At least one copy of the data,
which identifies the registered professional engineer
who approved it, must be kept at the worksite during
construction of the protective system. After the
system is completed, the data may be stored away
from the jobsite, but a copy must be provided upon
request to an OSHA compliance officer.
No matter how many trenching, shoring, and
backfilling jobs an employer has done in the past,
it is important to approach each new job with care
and preparation. Many on-the-job incidents before
starting work, the Excavation standards require
employers to determine the approximate location(s)
of utility installations, including sewer, telephone,
fuel, electric, and water lines. One common industry
practice is to call 811, the “Call Before You Dig”
number, to establish the location of OSHA generally
requires that employers protect workers from
cave-ins by sloping and benching the sides of the
excavation; supporting the sides of the excavation; or
placing a shield between the side of the excavation
and the work area.
The Excavation standards describe various methods
and approaches that can be used to design protective
systems. Examples of protective systems that can be
used to comply with the excavation standards include
sloping the sides of the excavation to an angle not
steeper than 1½:1 (for every foot of depth, the trench
must be excavated back 1½ feet). A slope of this
gradation is safe for any type of soil.
Designing a sloping and benching system in accord
with tabulated data, such as tables and charts,
approved by a registered professional engineer. This
data must be in writing and must include enough
explanatory information (including the criteria for
selecting a system and the limits on the use of the
data) for the user to be able to select an appropriate
The Excavation standards do not require a protective
system when an excavation is made entirely in stable
rock or when an excavation is less than 5 feet (1.52
meters) deep and a competent person has examined
the ground and found no indication of a potential
cave-in.
The Excavation standards require employers to
provide support systems, such as shoring, bracing,
or underpinning, when necessary to ensure that
adjacent structures (including adjoining buildings,
walls, sidewalks and pavements) remain stable for the
protection of workers.
OSHA requires employers to provide ladders, steps,
ramps, or other safe means of egress for workers
working in trench excavations 4 feet (1.22 meters)
or deeper. The means of egress must be located so
as not to require workers to travel more than 25
feet (7.62 meters) laterally within the trench. Any
structural ramps used solely for worker access or
egress must be designed by a competent person.
