Without an offensive posture<br />

determined to save your company<br />

money, economic insecurities,<br />

supply chain disruptions,<br />

and managing a challenging<br />

workforce can influence<br />

companies to be more reactive,<br />

adjusting to the ever-changing<br />

rules and guidelines. Now is the<br />

time to be proactive, but most<br />

business owners cannot invest<br />

the hours to become a financial<br />

expert and stay current with the<br />

latest tax strategies.<br />

Businesses need a partner<br />

whose primary focus is to make<br />

companies more profitable. This<br />

can be accomplished through operational,<br />

insurance and tax strategies by minimizing<br />

your income tax so you can maximize your<br />

working capital to strengthen your company.<br />

We want to share 6 strategies you should<br />

consider to increase profitability at your<br />

construction company:<br />

1. Conduct a Utility Audit<br />

A utility audit company can get you refunded<br />

for past overcharges while also saving on<br />

future bills. They will look back three years on<br />

your utility bills and determine if you have any<br />

bills you should not be paying. On average,<br />

80-95% of companies qualify for a refund.<br />

They will also do an annual review for the next<br />

three years to help you find any additional<br />

savings.<br />

2. Apply for the Employee Retention Credit<br />

Employee Retention Credits (ERC) came<br />

out the same time as Paycheck Protection<br />

Program (PPP) loans as an incentive program<br />

to help stimulate the economy during the<br />

pandemic. Originally, you could choose<br />

either a PPP loan or ERC. At the end of 2020,<br />

Congress decided you could get both, as long<br />

as you back out the money received from<br />

your PPP loan employee forgiveness as well<br />

as other requirements. There are two ways to<br />

qualify for the ERC:<br />

1. Drop in sales of 50% from 2019 to 2020<br />

or a 20% decline by quarter for the first 3<br />

quarters of 2019 compared to 2021.<br />

2. A business disruption caused by a<br />

governmental mandate. This second method<br />

is the area that our tax attorney qualifies most<br />

construction companies as eligible. If you have<br />

The American Healthcare Act<br />

has afforded the creation of<br />

GHCA Breaking Barriers<br />

Georgia Hispanic <strong>Construction</strong> Association<br />

Empowering Minority-Owned Businesses<br />

The construction industry is one of the<br />

most important sectors of the economy,<br />

providing jobs, infrastructure, and<br />

development opportunities for millions<br />

of people. However, it is also a highly<br />

competitive and challenging field, especially<br />

for minority-owned businesses that face<br />

barriers such as access to capital, contracts,<br />

and training. That is why the Georgia<br />

Hispanic <strong>Construction</strong> Association<br />

(GHCA) was founded in 2012, to serve the<br />

needs of the growing Hispanic construction<br />

community in the State of Georgia.<br />

The GHCA is a non-profit organization that<br />

provides education, business development<br />

and advocacy for its members, as well as<br />

promoting diversity and inclusion in the<br />

industry. In this short article, we will explore<br />

the history, mission, vision, and values of<br />

the GHCA, as well as some of its programs,<br />

events and achievements.<br />

The GHCA was established in 2012<br />

by a group of Hispanic construction<br />

professionals who saw the need for an<br />

organization that could represent and<br />

support the interests of the Hispanic<br />

construction community in Georgia. The<br />

GHCA was inspired by the success of<br />

other Hispanic construction associations<br />

in other states, such as, Texas and<br />

Illinois. The GHCA’s founding members<br />

included Guiomar Obregon, Wilson Tomala,<br />

Tomas Lefkovits, Francisco Martinez<br />

among other trailblazers. Since then, the<br />

GHCA has grown to have more than 250<br />

members from various sectors of the<br />

construction industry, such as general<br />

contractors, subcontractors, suppliers,<br />

engineers, architects, consultants, and<br />

others. The GHCA has also received<br />

recognition and awards for its work, such<br />

as the 2019 Minority <strong>Construction</strong> Firm of<br />

the Year Award from the U.S. Department<br />

of Commerce’s Minority Business<br />

Development Agency.<br />

GHCA Core Values<br />

One of the GHCA’s core values is diversity<br />

and inclusion, which means that the<br />

organization is committed to working with<br />

various public and private entities that<br />

take a serious and committed approach<br />

towards promoting the participation and<br />

representation of minority groups in the<br />

construction industry. One of the minority<br />

groups that the GHCA supports is women<br />

in construction, especially Latinas who<br />

face additional challenges such as language<br />

barriers, cultural differences and gender<br />

stereotypes. To address these challenges,<br />

the GHCA created a business resource<br />

group (BRG) called Latinas in <strong>Construction</strong> in<br />

2021, which provides a support network for<br />

women in the construction industry to share<br />

best practices and enhance their professional<br />

and personal development. Latinas in<br />

<strong>Construction</strong> organizes various events,<br />

programs and workshops throughout the<br />

year, covering topics such as business<br />

development, diversity and inclusion,<br />

leadership, communication, access to<br />

capital and financial literacy. Latinas in<br />

<strong>Construction</strong> also recognizes and celebrates<br />

the achievements of Latina construction<br />

business owners, such as the Latina<br />

<strong>Construction</strong> Business of the Year Award,<br />

part of GHCA’s <strong>Build</strong>ing Georgia Awards<br />

Annual celebration. Latinas in <strong>Construction</strong><br />

is open to all women who are interested<br />

in joining the GHCA and growing their<br />

participation and success in the industry.<br />

The GHCA is more than just an organization,<br />

it is a community of Hispanic construction<br />

professionals who share a common vision<br />

and passion for the industry. By joining<br />

mentorship, and friendship opportunities<br />

National Priorities:<br />

Transformers<br />

• In addition to the nationwide shortage<br />

of transformers, the cost of has soared<br />

by more than 70% over the past three<br />

years. NAHB is urging Congress to: 1)<br />

Utilize the Defense Production Act, and<br />

2) Oppose efforts by the Department<br />

of Energy to increase the energy<br />

conservation standards.<br />

Energy Codes<br />

• NAHB is urging the Senate to introduce<br />

and advance legislation which includes<br />

the provision in House-passed bill H.R.<br />

1 that would repeal $1 billion in grants<br />

provided to local governments to adopt<br />

energy codes that are more costly and<br />

restrictive. Forcing the adoption of more<br />

stringent energy codes to qualify for<br />

these grants will exacerbate the current<br />

housing affordability crisis and limit<br />

energy choices for consumers.<br />

Workforce Development Funding<br />

• There is a shortage of more than<br />

400,000 workers in the construction<br />

industry, and this is resulting in housing<br />

construction delays and higher home<br />

building costs. NAHB is urging Congress<br />

to reauthorize the Workplace Innovation<br />

and Opportunity Act to help meet the<br />

residential construction industry’s severe<br />

workforce needs and to fully fund the Job<br />

Corps program.<br />

Dear Members,<br />

At the beginning of the year, we set goals for<br />

ourselves and the association. At the halfway<br />

mark of <strong>2023</strong>, I’m happy to report we are<br />

meeting and exceeding expectations.<br />

A prime example is the success of our<br />

partnership with the Boys and Girls Clubs<br />

of America. You’ll read the details in this<br />

publication, and I want to emphasize how<br />

important this relationship is to the industry<br />

and to the young people involved. Ten<br />

students recently celebrated completion<br />

of the “<strong>Build</strong>ing Our Future: Careers in<br />

Residential <strong>Construction</strong>” program. I am<br />

impressed by the quality of the programs<br />

and the GAHBA leaders and mentors who<br />

developed and taught them. There was<br />

an outstanding turnout of members and<br />

students at every meeting, and I know the<br />

members benefitted as much as the students.<br />

Our participating GAHBA volunteer hours<br />

are invested in our future by helping shape<br />

tomorrow’s construction professionals while<br />

providing students with career opportunities<br />

they may not have had otherwise. This<br />

experience also confirms the excellence of our<br />

existing in-house education programs.<br />

Another example is our goal to increase<br />

membership. Thanks to the overwhelming<br />

support of our outstanding associates and<br />

builders in the <strong>2023</strong> Membership Drive, we<br />

are now the fourth largest local association<br />

of the 700-plus HBAs in the federation of the<br />

National<br />

Association of Home <strong>Build</strong>ers! We added<br />

more than 100 new members in the month<br />

of April, giving us the highest rank we’ve had<br />

in the past 10 years. Even as we celebrate<br />

this achievement, we know it means we must<br />

continue to pursue and recruit new members<br />

and make dedicated efforts to retain the<br />

members we have.<br />

This year’s Parade of Homes featured 23<br />

builders and provided examples of the best<br />

of the best with more than 130 new homes<br />

open to the public. The Parade attracts visitors<br />

from the Greater <strong>Atlanta</strong> area and beyond, and<br />

we are glad to see the response this year as it<br />

confirms our observations about the quality<br />

of the homes we build, the professionalism of<br />

our builders and trades professionals and the<br />

interest of the public in<br />

our communities and<br />

homes.<br />

I also want to<br />

acknowledge the<br />

important function of<br />

the <strong>Build</strong>ing Together<br />

Political Action<br />

Committee, our in-house<br />

committee supporting<br />

candidates running<br />

for local office in our<br />

nine-county territory.<br />

A strong PAC is vital as<br />

we face challenges related to government<br />

regulations and restrictions in more than 70<br />

(and growing) municipalities. The PAC offers<br />

an additional path to build relationships and<br />

connect with decision-makers. Your support,<br />

input and donations are instrumental in<br />

helping us comply with the various codes,<br />

regulations and guidelines and the officials<br />

who oversee them.<br />

Maurice Lester is Vice President of <strong>Construction</strong><br />

enhance the lives of their owners. He received a<br />

Bachelor of Science and Technology degree<br />

in <strong>Construction</strong> Management from Georgia<br />

Southern University, and he proudly served<br />

as an officer in the U.S. Navy in Operation<br />

Desert Storm. Maurice has more than four<br />

decades of residential and commercial<br />

construction experience in metropolitan<br />

<strong>Atlanta</strong>, including building more than<br />

2,500 new homes. He was instrumental<br />

in John Wieland’s companies’ long list of<br />

awards: more than 100 prestigious OBIE<br />

awards for residential, single-family home<br />

construction, National <strong>Build</strong>er of the Year<br />

by Professional <strong>Build</strong>er <strong>Magazine</strong>, the<br />

National Housing Quality Award presented by<br />

the NAHB Research Center, and the industry’s<br />

top award, America’s Best <strong>Build</strong>er. His GAHBA<br />

Latest<br />

Trends<br />

in Green<br />

<strong>Build</strong>ing<br />

Every year we see news reports with a<br />

listing of the latest and greatest new<br />

trends in green building design and<br />

construction. While some<br />

are achievable currently<br />

or in the near future<br />

others are unrealistic in<br />

their promises for quick<br />

fixes for the environment<br />

for several reasons. This<br />

article will review a few<br />

of the realistic options<br />

in green building which<br />

human health and wellbeing,<br />

smart devices,<br />

building information systems, and biophilia.<br />

We should begin with a review of the<br />

fundamental concepts upon which green<br />

building is based regardless of the rating<br />

system used. Among the principal strategies<br />

we find preservation, protection, restoration,<br />

and resilience. These ideas apply to resources,<br />

the natural environment, historical sites<br />

or structures, habitat, community, and<br />

vulnerable and endangered species of plants<br />

and animals. Resiliency and adaptability<br />

following natural or manmade disasters have<br />

also become key aspects of green building in<br />

practical application. The old “reduce – reuse<br />

– recycle” we’ve seen on trash containers<br />

for years still applies. Reducing our demand<br />

and impacts, reusing materials and spaces,<br />

and recycling refuse and materials are basic<br />

concepts familiar to most in everyday life.<br />

In recent years the focus has switched from<br />

building-based intents to the protection,<br />

preservation, enhancement, and improvement<br />

of human health and well-being in the built<br />

environment. Numerous studies have shown<br />

that when humans are healthy and happy,<br />

they are more productive in the workspace,<br />

their attendance is improved, sick people heal<br />

faster, and school children perform better.<br />

Better attendance and productivity of workers<br />

lead to an increase in return on investment<br />

for owners as well as higher retention rates.<br />

Facilities that enhance the indoor environment<br />

also increase demand for green buildings and<br />

support higher lease rates.<br />

Net zero is a concept with a broad range of<br />

possible applications. There are criteria for<br />

net zero energy, water, waste, and carbon<br />

policies. Water and energy use reductions are<br />

based upon the precepts of reducing demand<br />

and replacing supply with sustainable or lower<br />

impact sources such as renewable energy<br />

and non-potable water supplies. Renewable<br />

energy can come from photovoltaic, solar,<br />

wind, wave, or geothermal power generation.<br />

One may also support the production of<br />

renewable energy in other parts of the<br />

country by purchasing renewable energy<br />

certificates if local options are not available.<br />

Reducing the demand for potable water for<br />

uses other than drinking water supports the<br />

reuse of some wasted water like gray water<br />

or partially treated black water for irrigation,<br />

flushing toilets, and possibly process water<br />

for mechanical equipment like cooling towers.<br />

We seek to keep the use of potable water<br />

limited to consumption for life to increase<br />

the use of underutilized water resources like<br />

rainwater. We want to treat stormwater as a<br />

valuable resource not as a nuisance.<br />

Net zero waste techniques are supported by<br />

systems like Total Resource Use and Efficiency<br />

(TRUE) certification. Any physical facility,<br />

including buildings owned by businesses,<br />

property managers, schools, government<br />

agencies and nonprofits can receive<br />

certification of eligible events. These events<br />

would include any public or private organized<br />

gathering at a predetermined time and place<br />

such as conferences, festivals, entertainment,<br />

or sporting events. Opportunities for the<br />

reduction of waste begin with reuse and<br />

reduction of generated streams along with<br />

composting, recycling, anaerobic digestion,<br />

and other processing technologies which<br />

divert waste from landfills or incinerators.<br />

Finally net zero carbon emissions techniques<br />

like carbon capture, afforestation (increasing<br />

forest cover), carbon burial, and the purchase<br />

of carbon offsets help to reduce one’s carbon<br />

footprint.<br />

Green roofs, whether extensive or intensive,<br />

provide a variety of options and can be<br />

combined with solar panels to provide more<br />

bang for the buck by augmenting the positive<br />

effects of using multiple strategies together.<br />

Green roof systems can be designed to look<br />

like a park or may be used for rooftop framing.<br />

A wide variety of plants may be used with<br />

some systems requiring greater maintenance,<br />

more fertilizer and water, and may require high<br />

load-bearing capacity within the structural<br />

systems. Many systems can function as storm<br />

water filters and also provide habitat for urban<br />

wildlife.<br />

A third strategy for supporting the<br />

accomplishment of green building goals<br />

is modular construction. In contrast with<br />

traditional construction methods modular<br />

construction can provide greater flexibility and<br />

reuse, less material waste, and improved air<br />

quality with less moisture in support of human<br />

health targets. This construction method can<br />

be used to reduce the construction schedule<br />

and eliminate weather delays while supporting<br />

built to code construction with quality<br />

materials. Modular construction projects are<br />

safer, better engineered, and offer limitless<br />

design opportunities.<br />

Retrofitting is a means by which to optimize<br />

operations and maintenance along with space<br />

utilization. Old mechanical and electrical<br />

systems can be given new life by incorporating<br />

load curtailment programs and virtual building<br />

automation systems. Existing spaces can be<br />

made new through renovations and upgrades<br />

to enhance and supercharge public visibility,<br />

awareness, and engagement.<br />

Perhaps the most impactful methods to<br />

support green building ideals affect the<br />

relationship between human health and<br />

the physical environment. Evidence based<br />

systems like the WELL <strong>Build</strong>ing Standard<br />

by the International Well <strong>Build</strong>ing Institute<br />

provide verifiable results about spaces<br />

which enhance rather than hinder health<br />

and wellbeing. The WELL Standard includes<br />

10 concepts which include air, water,<br />

nourishment, light, movement, thermal<br />

comfort, sound, materials, mind, and<br />

community. By providing facilities which<br />

provide clean air and water, opportunities<br />

for movement within and around the space,<br />

creature comfort, and stimulation for the mind<br />

and food for the soul the human creature can<br />

thrive in these environments.<br />

Smart devices have become pervasive in<br />

every aspect of daily living and may increase<br />

the effectiveness of various green building<br />

strategies and techniques by increasing<br />

safety, fitness, and interconnectivity during<br />

construction and beyond. From wearables<br />

like smart watches and fitness trackers to<br />

advanced onboard computers and fleet<br />

telematics, increased compatibility of systems<br />

can lead to greater efficiencies in a wide<br />

variety of applications including smart grids,<br />

road conditions, bridge integrity, rainfall<br />

monitoring, and public engagement.<br />

<strong>Build</strong>ing information modeling (BIM)<br />

provides digital planning and design for<br />

use in simulations and digital workflows<br />

to improve efficiency in the design and<br />

construction processes. BIM may be used for<br />

prefabrication of components and systems<br />

to entire structures. Additional tasks such as<br />

space planning and cost estimation benefit<br />

greatly from BIM during the design process<br />

and can be transitioned into the occupancy<br />

phase of a facility for additional management<br />

tools. Smart building systems can manage<br />

building-wide or campus-wide systems such as<br />

HVAC, lighting, energy management, alarms,<br />

communications, maintenance, and security.<br />

Finally, biophilia enhances indoor spaces<br />

through the addition of plants and trees into<br />

walls, interior design, roofs, and landscaping.<br />

Biophilic systems use natural light and water<br />

features to break down the barriers between<br />

inside and outside. Occupants are nurtured<br />

within these spaces, particularly in medical<br />

and educational settings. Humans need that<br />

connection to the outside world to maintain<br />

both physical and mental health.<br />

In summary there are numerous ways in<br />

which to enhance the “livability” of indoor<br />

spaces in support of the human beings living<br />

and working inside those spaces. When the<br />

human soul is properly nourished the physical<br />

self and the mind can be liberated in order<br />

to become the most mindful and caring of<br />

creatures, and we will be free to be the very<br />

best versions of ourselves that we can be.<br />
