Дизайн-завод «Флакон» возник на территории<br />
бывшего хрустально-стекольного завода<br />
на севере Москвы и стал пионером в ревитализации<br />
промышленной зоны за пределами<br />
исторической застройки города. Но важнее<br />
всего то, что ревитализация — это на самом<br />
деле непрерывный процесс. Нельзя ревитализировать<br />
какой-то объект или территорию и затем<br />
просто сидеть сложа руки и пожинать плоды.<br />
Территория живет, контекст вокруг нее постоянно<br />
меняется.<br />
Когда мы начинали наполнять «Флакон»<br />
новым содержанием, нашей главной задачей<br />
было просто вдохнуть в это место жизнь. Это был<br />
2008 год, как раз грянул кризис, и стало понятно,<br />
что реализовывать здесь какую-то громкую<br />
архитектурную концепцию банально не на что.<br />
Поэтому мы просто расчистили все помещения,<br />
которые можно было расчистить, и стали придумывать,<br />
чем их заполнить. Так мы постепенно<br />
объединили на своей территории сообщество<br />
людей, основная деятельность которых — креатив<br />
и дизайн во всех проявлениях, а сам<br />
дизайн-завод превратился в эпицентр культурной<br />
жизни не только своего района, но и всего<br />
города. Так прошло примерно десять лет, к «Флакону»<br />
присоединился Хлебозавод, 18 мая этого<br />
года мы отметили их объединение — теперь это<br />
одна площадка, площадью более 50 тысяч кв. м.<br />
Правда сегодняшнего дня состоит в том, что<br />
нельзя держаться только за недвижимость —<br />
городская ткань складывается не только<br />
из архитектуры, но и из социальных связей<br />
и сценариев пребывания людей, и работать<br />
с этими структурообразующими элементами<br />
не менее важно, чем со зданиями. Именно<br />
поэтому наш особый интерес сегодня вызывает<br />
развитие городских пространств как таковых.<br />
Например, улица Новодмитровская, формально<br />
разделяющая два наших объекта. На ней<br />
есть предприятия нескольких собственников,<br />
в том числе троллейбусный завод, который<br />
сейчас используется просто как склад. Наша<br />
задумка состоит в том, чтобы объединить всех<br />
собственников — причем не только уровне<br />
каких-то сквозных элементов дизайна (например,<br />
паблик-арт и мультимедийные фасадные<br />
решения), но и с помощью онлайн-платформ<br />
и сервисов, которые бы помогали им рассказывать<br />
о своих компаниях и проектах и привлекать<br />
более широкую аудиторию, а с другой — позволяли<br />
бы им самим больше узнать друг о друге<br />
и тем самым сформировать более тесное<br />
и влиятельное сообщество. Мы очень верим<br />
в комьюнити-образующие территориальные<br />
проекты. И свою роль в переформатировании<br />
городских пространств, в том, чтобы повышать<br />
их капитализацию для собственников и арендаторов<br />
и одновременно делать более заметными<br />
в структуре города.<br />
Flacon Design Factory was created on the site of<br />
an old crystal-glass factory in the north of Moscow.<br />
Flacon is a pioneering example of rehabilitation<br />
of an industrial zone outside the historical part<br />
of the city. But the most important thing is that<br />
revitalization is in fact a continuous process. You<br />
cannot revitalize a structure or territory and then<br />
simply sit back doing nothing and reaping the<br />
benefits. Territories are living organisms and the<br />
contexts around them are always changing.<br />
When we began filling Flacon with new<br />
content, our aim was simply to breathe life into<br />
it. That was 2008. The crisis had just struck and<br />
it was clear that there simply wasn’t the money<br />
available for realizing any kind of big architectural<br />
concept. So we just cleared out all the spaces that<br />
could be cleared out — and tried to keep changes<br />
to a minimum so as not to need anything serious<br />
in the way of building permits. Then we started<br />
thinking what we could put in these spaces.<br />
In this way we gradually brought together on our<br />
site a community of people mainly occupied with<br />
creativity and design in all its manifestations.<br />
The design factory turned into an epicentre for the<br />
cultural life not just of the surrounding district, but<br />
of the city as a whole. Approximately ten years<br />
have passed and now there’s Khlebozavod as well<br />
as Flacon — and on May 18th of this year<br />
we celebrated their merger. Today this is a<br />
single venue occupying a territory of more<br />
than 50,000 sq. m.<br />
In this day and age, the truth is that you can’t<br />
hold onto real estate alone. The urban tissue<br />
is made up not just of architecture, but also of<br />
social ties and scenarios by which people live.<br />
Working with these structure-forming elements<br />
is just as important as working with buildings.<br />
That’s why we’re especially interested today in<br />
producing urban spaces. For instance, ulitsa<br />
Novodmitrovskaya — which in theory separates<br />
our two sites. This street has businesses belonging<br />
to several owners, including a trolleybus factory<br />
which is now used simply as a warehouse. Our idea<br />
is to unite these owners — and not just by using<br />
unifying elements of design (for instance, public art<br />
and multimedia), but also through online platforms<br />
and services which can help them talk about their<br />
industries and attract a broader audience — and<br />
on the other hand, allow them to find out more<br />
about one another and thus to form a closer and<br />
more influential community. We really believe in<br />
community-strengthening territorial projects. Ten<br />
years ago, the most important thing for us was to<br />
fill the industrial buildings with life. Now we see our<br />
role as reformatting urban spaces — as increasing<br />
their capitalization for their owners and tenants<br />
while also making them more conspicuous in the<br />
structure of the city.<br />
