Thank you for your request dated 1 December 2011 to use our Product 4
information. The enclosed datasheet should be read in conjunction with the supplied
Flood Zone Maps. This information is the best available to us at the present time.
If you have requested this information to help inform a development proposal, then
you should note the following: In England, you should refer to the Environment
Agency’s Flood Risk Standing Advice, PPS25 and its associated Practice Guide for
information about what flood risk assessment is needed for new development in the
different flood zones. These documents can be accessed via the following internet

The site falls within Flood Zone 3 of the Environment Agency’s current Flood Zone
Maps and within Fluvial Flood Zone 3 including Climate Change of the King’s Lynn
and West Norfolk Strategic Flood Risk Assessment (SFRA) Maps.
In accordance with the SFRA protocol, the SFRA is the most up to date, and for the
consideration of individual planning applications, the SFRA Flood Risk Category
Maps including Climate Change will be used and NOT the Environment Agency’s
Flood Zone Maps. A copy of the SFRA and associated maps can be downloaded
from the King’s Lynn and West Norfolk Borough Council website.
As you may be aware the site is located within the East of Ouse Internal Drainage
Board area. The Internal Drainage Board should also be consulted regarding
flooding from watercourses under their jurisdiction. Please contact:
