Getting ready for a successful Spring sale
With only around four weeks until
Spring these are some tips to help
you prepare to stand out from the
crowd and make the most of spring’s
opportunities.
Renovate what’s outdated: If your
kitchen or bathroom are showing their
age or in need of repair they should
be updated or fixed before you sell.
This may not require a huge outlay
financially, you can think small with
renovations. Rather than replace the
kitchen cabinets, just replace the doors
or the benchtop if that’s the main
telltale sign of the kitchen’s age. New
flooring, an upgraded shower mixer
and a new towel rail may be all your
bathroom needs for a lift. If you aren’t
sure what to do, one of the team at
Ray White Papanui would be happy
to consult with you on what might be
worth investing in for the best return at
the time of sale.
Get it fixed: Look after those longterm
maintenance issues you’ve been
putting off. Now is the time to start
sorting the broken automatic garage
door, the cracked window pane, the
rangehood light and any other little
items you haven’t got around to fixing
yet. Have a walk around your home and
make a list.
Declutter: You are going to be moving
anyway so now is the time to start
donating or disposing of any items you
no longer need – paperwork, kids’ toys,
unused furniture.
Make it light and bright: Upgrade
or remove any old or tatty window
dressings to let the sun and the warm
air in for your Spring open homes. You
might even want to make the most of
the light by adding a brighter coat of
paint or hanging mirrors – mirrors are
great for adding light to your home and
opening spaces right up. Plant some
bright spring flowers in your garden.
Also, consider investing in some
brightly coloured throw pillows, rugs
and art.
Get the word out there: Since you’ll be
facing competition, it’s worth putting in
some extra effort into advertising your
sale and making your home stand out
from the crowd. Photos are important
so make sure they are high quality,
taken by a professional photographer
who specialises in real estate.
The more potential buyers you draw,
the better your chances of getting a
great result, so invest in advertising.
It costs money upfront, but you could
make it (and more) back in an increased
sale price if done well. If there are addons
that will get you extra exposure,
they might be worth considering.
It’s also worth thinking about where
you can list your house online. Use
a real estate salesperson who is
strong on social media and share your
advertisement by asking your friends
to share it, while also promoting your
property through your agent’s online
property listing websites to help spread
the message far and wide!
Give these tips a try to help you make
the most of spring when selling your
home. It can be a competitive market,
but there’s no doubt that it tends to be
a great time to go for it. Happy selling!
The rental property market has been
very busy over the past few weeks with
huge enquiry on nearly everything we
have listed for rent across all types and
sizes of properties and in all areas! We
use an online tenant register system to
record details of anyone who is coming
through our ‘open homes’ which shows
we have had an enormous amount of
enquiry, and tenants registering.
REINZ statistics are showing the
median rents in Canterbury have
increased but only marginally from May
2019 ($390) to May 2020 at $400 per
week. February and March saw a small
increase up to $410, however April and
May saw them stabilise back down at
$400. The number of properties rented
during the past 12 months (according
to bond data), has increased quite
significantly however, increasing from
1,680 in May 2019 to 2,349 in May
2020.
So, where to from here? While we
cannot predict the future, with so many
people out there on the search for a
rental property, it would seem likely
that we will experience a shortage, and
in some pockets of Canterbury we are
already beginning to see this!
This means that we need more rentals
for tenants in Canterbury, and with
interest rates so low it could be a
great time to look into purchasing an
investment property.
