Getting ready for a successful Spring sale<br />

With only around four weeks until<br />

Spring these are some tips to help<br />

you prepare to stand out from the<br />

crowd and make the most of spring’s<br />

opportunities.<br />

Renovate what’s outdated: If your<br />

kitchen or bathroom are showing their<br />

age or in need of repair they should<br />

be updated or fixed before you sell.<br />

This may not require a huge outlay<br />

financially, you can think small with<br />

renovations. Rather than replace the<br />

kitchen cabinets, just replace the doors<br />

or the benchtop if that’s the main<br />

telltale sign of the kitchen’s age. New<br />

flooring, an upgraded shower mixer<br />

and a new towel rail may be all your<br />

bathroom needs for a lift. If you aren’t<br />

Get it fixed: Look after those longterm<br />

maintenance issues you’ve been<br />

putting off. Now is the time to start<br />

sorting the broken automatic garage<br />

door, the cracked window pane, the<br />

rangehood light and any other little<br />

items you haven’t got around to fixing<br />

yet. Have a walk around your home and<br />

make a list.<br />

Declutter: You are going to be moving<br />

anyway so now is the time to start<br />

donating or disposing of any items you<br />

no longer need – paperwork, kids’ toys,<br />

unused furniture.<br />

Make it light and bright: Upgrade<br />

or remove any old or tatty window<br />

dressings to let the sun and the warm<br />

air in for your Spring open homes. You<br />

might even want to make the most of<br />

the light by adding a brighter coat of<br />

paint or hanging mirrors – mirrors are<br />

great for adding light to your home and<br />

opening spaces right up. Plant some<br />

bright spring flowers in your garden.<br />

Also, consider investing in some<br />

brightly coloured throw pillows, rugs<br />

and art.<br />

Get the word out there: Since you’ll be<br />

facing competition, it’s worth putting in<br />

some extra effort into advertising your<br />

sale and making your home stand out<br />

from the crowd. Photos are important<br />

so make sure they are high quality,<br />

taken by a professional photographer<br />

who specialises in real estate.<br />

The more potential buyers you draw,<br />

the better your chances of getting a<br />

great result, so invest in advertising.<br />

It costs money upfront, but you could<br />

make it (and more) back in an increased<br />

sale price if done well. If there are addons<br />

that will get you extra exposure,<br />

they might be worth considering.<br />

It’s also worth thinking about where<br />

you can list your house online. Use<br />

a real estate salesperson who is<br />

strong on social media and share your<br />

advertisement by asking your friends<br />

to share it, while also promoting your<br />

property through your agent’s online<br />

property listing websites to help spread<br />

the message far and wide!<br />

Give these tips a try to help you make<br />

the most of spring when selling your<br />

home. It can be a competitive market,<br />

but there’s no doubt that it tends to be<br />

How Is The Local Rental<br />

Market Performing?<br />

The rental property market has been<br />

very busy over the past few weeks with<br />

huge enquiry on nearly everything we<br />

have listed for rent across all types and<br />

sizes of properties and in all areas! We<br />

use an online tenant register system to<br />

record details of anyone who is coming<br />

through our ‘open homes’ which shows<br />

we have had an enormous amount of<br />

enquiry, and tenants registering.<br />

REINZ statistics are showing the<br />

median rents in Canterbury have<br />

increased but only marginally from May<br />

2019 ($390) to May <strong>2020</strong> at $400 per<br />

week. February and March saw a small<br />

increase up to $410, however April and<br />

May saw them stabilise back down at<br />

$400. The number of properties rented<br />

during the past 12 months (according<br />

to bond data), has increased quite<br />

significantly however, increasing from<br />

1,680 in May 2019 to 2,349 in May<br />

<strong>2020</strong>.<br />

So, where to from here? While we<br />

cannot predict the future, with so many<br />

people out there on the search for a<br />

rental property, it would seem likely<br />

that we will experience a shortage, and<br />

in some pockets of Canterbury we are<br />

already beginning to see this!<br />

This means that we need more rentals<br />

for tenants in Canterbury, and with<br />

interest rates so low it could be a<br />

great time to look into purchasing an<br />

investment property.<br />
