Story by DAMON CLINE | Photos by MICHAEL HOLAHAN At first glance, the 4-acre parcel at 636 11th St. appears to be an unlikely place for an upscale apartment complex. The wedge-shaped tract shares the street with a demolition contractor and a commercial printer. Freight trains roll along the tracks that form the property’s southern boundary. And slowly meandering along the north side is the Augusta Canal – which once supplied hydroelectric power to massive iron and steel mills that occupied the land for most of the 19th and 20th centuries. But if one stands on the sidewalk facing the future entrance to the 155-unit Millhouse Station project, the vision behind the “class A” multifamily development comes into focus. Turn your head to the left: there’s a direct, four-block pathway to the central business district and Georgia Cyber Center campus. A glance right reveals the rooftops of hospitals and education facilities three blocks away in the city’s medical district. Look straight ahead and you’ll see a par-5 shot to the James Brown Arena-anchored Augusta Entertainment Complex. Through the eyes of a young professional or college student wanting to live where they work and play, the former industrial property is an ideal place for an upscale apartment complex. “This location has some great connecting points,” said Matt Ivey, co-owner of Ivey Development, Millhouse Station’s lead investor and developer. “We really felt like this location is a good location for folks with an active lifestyle.” Ivey, who runs the company with his brother, Mark, primarily builds single-family homes and apartments in metro Augusta’s suburban areas. But the critical mass forming around downtown’s growing technology, education and health care industries convinced the company that it’s newest – and most complex development – should be in the urban core.
