Recognised as the friendliest country in the world, The Cayman Islands has earned this accolade as a reflection of its welcoming population long accustomed to the presence of international residents and visitors. A breezy island lifestyle, no direct taxes, a low crime rate and a high standard of living have all contributed to making this British Overseas Territory the jurisdiction of choice for globally mobile high-net-worth individuals. Located 475 miles southwest of Miami, this tropical archipelago is renowned for its modern infrastructure, luxury residential properties, rich marine environment and world-class culinary scene. From a modern airport, excellent schools, three hospitals and over 1,000 health care professionals, to quality telecommunications and utilities, it’s small wonder that new residents are often surprised by the livability of Grand Cayman given its Caribbean address. The impact of the global pandemic has prompted increasing interest in tax-neutral Cayman Islands as a safe place of refuge and a locale offering straightforward residency by investment through real estate programmes. Two options are available. 25-year Residency Certificate This option entitles the holder to reside in Cayman for 25 years without the right to work. • Invest a minimum of US$1.2 million, of which at least half must be in developed residential real estate. • Demonstrate an annual income of US$145,000 or open a local bank account and maintain a minimum deposit of at least US$500,000. • Spend a minimum 30 days annually in the Cayman Islands. Certificate of Permanent Residence for Persons of Independent Means This provides a lifetime right to reside in Cayman, with the opportunity to work. • Invest a minimum of US$2.4 million in developed real estate in the Cayman Islands. • Demonstrate sufficient financial resources • Spend at least one day a year in the Cayman Islands. • This option offers a path to naturalisation as a British Overseas Territories Citizen (after a minimum five years) and then a British passport. In taking this up, there is no obligation to surrender any existing citizenships.
Kimpton Seafire Resort + Spa, and The Residences at Seafire OLEA, a residential community in Camana Bay Camana Bay RBI applicants also choose the Cayman Islands for residency due to the ease of acquiring property; there are no restrictions on foreign ownership of land, no alien landholding licences, no recurring property taxes and title insurance is generally not needed due to the Islands’ Torren title system of land registration. An optional rental program managed by the Kimpton is available to owners interested in renting their property when not on island.
