Major sewer works
to replace scheme
By ROBYN BRISTOW
Resource consent breaches, growth, and
financial sustainability are themain drivers
behind anew sewer line beinglaid to the
smallLoburn Lea subdivision.
Governmentstimulus funding is helpingto
pay for the upgrade, which is expected to cost
about$2.8 million.
In all, itwill hook 38 LoburnLea properties
into the eastern districtssewer schemein
Rangiora. Other properties along the line will
also have the chance to connect.
Construction willmove north from the
ConesRoad bridgetowardDixons Roadand
AdianWay.
Aseparate construction crew will build the
pumping station outsideLoburn Lea.
It is expected that the work willbe
completed beforeMarch 2022.
The Waimakariri District Council said that
without the financialboost to pay the upfront
cost of the upgrade, affected ratepayers had
been at risk of having to dig deepintheir
Call for
strategy
revamp
By DAVIDHILL
The Woodend and Pegasus area
needsanew strategy, says
ShonaPowell.
The WoodendSefton
Community Boardchairwoman
says the Woodend Pegasus
Strategy,writtenin2013, is out
of date.
‘‘Thearea has changed alot
since2013 and when we look at
the strategy, alot of it has
already been achieved.
‘‘It’s in the Long Term Plan,
but it’s afew years out (2023/24)
and we wouldlike it brought
forward.’’
Both Woodend and Pegasus
have populations around 3500,
whileWaikuku has more than
1800 residents. New subdivisionssuch
as Ravenswood
and WoodlandsEstate are
selling fast.
The area’spopulation is
expectedtopass 12,000 over the
next 30 years.
‘‘In the first two months of the
year,79consents fornew houses
were issued for Woodend and
Pegasus,and that’shalf of the
districtwide consents,’’Ms
Powell says.
Safety improvementsin
Woodend, youth facilities,
GladstonePark developments,
community facilitiesand the
Woodend Bypassremain
priorities for the area.
‘‘There’salack of youth
facilities. Thereisfunding
available so we need to start
working on that.We’ve tried to
encouragelocalyouth to get
involved, but it’s hard.’’
The RangioraWoodend
shared pathway is also set to be
extendedfrom Chinnerys Road
to School Road, which will
improve safety for Woodend
School children.
The recentinstallation of the
signalised crossing on Main
NorthRdinWoodend has made
adifferencefor school children
and the elderly, but it is only
‘‘stage one’’inthe town’s safety
Bulb sales to aid Rangiora Rotary school initiative
Primary school students across North
Canterbury will be readytolearn each
day thanks to aproject launched by the
Rangiora RotaryClub.
Project director Dorothy Stewartsays
thousands of springbulbs are being sold,
with fundsraised helping studentsstart
school each day with the necessities.
The scheme, whichhas been running
for someyears, is being expanded, and all
rates bills decrease.
The council said the existing scheme was
small and struggled to achieve the required
quality fordischargedwaste. It would require
ongoing spending to try to improve its
performance, it said.
‘‘Typically, the one way in whichrates can
be lowered on small schemes is if growth
occurs. This distributes the cost acrossawider
pool of residents.’’
The gravitywastewatersystem will be
extended from the scheme boundary about
1.8km along Dixon Road, and ConesRoad up
to the north side of the Ashley River Bridge.
Apump station will be built to pumpthe
piped waste across the bridge, where it will
connect into the Rangiora system in Ashley
Street.
It will be treatedatthe Rangiora
wastewater treatment plant.
The existingLoburnLea plant willbe
decommissioned and the land eventually sold
as aresidentialsection.
There will be speed reductions and
disruptions, with traffic managementinplace
District shakes off Covid turmoil
Waimakariri retailers appear
to have defied gravity in
withstanding the economic
impact of Covid19.
While the lockdown 12
months ago brought the region
to astandstill forseveral
weeks, eftposspending in the
Waimakariri districtincreased
by 1.3 percentin2020
according to Marketview.
This resultdefiedthe
national picture, with the
eftpos spend across New
same period.
‘‘This represents agreat
result for Waimakariri,’’
Waimakariri DistrictCouncil
recovery manager Simon Hart
says. ‘‘We saw areally good
bounceback afterthe
lockdown.’’
While Waimakariri spending
dived duringthe lockdown, it
trackedahead of the 2019
Food, liquorand pharmacy
14.3% jump on the previous
year, while hospitalityand
The good resultalsoshowed
that the community responded
positivelytothe ‘‘buy local’’
message as the country came
out of lockdown.
Whileoverallretail spending
is up and the official
unemploymentrate is lower
than 12 months ago, Mr Hart
says several businessesare
finding it tough.
TheWoodend Area Strategy
‘‘Therehas been alot of
activity in Woodend, Pegasus
consideringthat activity, how
we can support that ongoing
growth, and the linkages
‘‘Thelast strategy was
the recovery,’’ Mr Hart says.
‘‘We havebeen meeting with
the stakeholders involved on a
regular basis to understand the
spending data and how Covid
is impactingonthis, and to see
how the councilcan support
The New Zealand Western Riding
Federation’s South Island
Championship Show was held at the
Mandeville Sports Club Centre last
weekend.
The show was hosted by the
Christchurch Western Riding
Association at its Mandeville
headquarters and marked the end of the
South Island season which runs from
October to the end of March.
Thirtytwo horse and rider
combinations from around the country
took part in the show, including stallion
Dunit Magnum Style, an American
quarter horse bred in Canada and
imported to New Zealand by ownerrider
Angel Marsh, of Wellington.
Show secretary Catherine Sellin, who
is also the federation’s South Island
vicepresident, said most competitors
came from the South Island.
People were attracted to the sport
because of the challenge, she said.
‘‘There are really high expectations of
horse performance and horsemanship.
You have to be precise,’’ she says.
However, the cowboystyle dress code,
which was less formal than other equine
disciplines, also appealed to many, with
riders favouring widebrimmed cowboy
hats, jeans with belts and westernstyle
buckles, cowboy boots, spurs and
colourful shirts with bling.
Summer fun ... The aqua play park proposed for the NCF Reserve in Kaiapoi will be similar
to the Kiwi Water Park facility near Cromwell, in Central Otago.
PHOTO:FILE
Trust wants to operate
Kaiapoi aqua play park
By DAVID HILL
Kaiapoi could have anew inflatable
aqua play park later in the year if a
proposal from the WHoW Charitable
Trust is approved.
The KaiapoiTuahiwi Community
Board has agreed to allow the proposal
to go out for public engagement to
establish atemporary aqua play park at
the lake within Kaiapoi’s NCF Reserve,
tucked in behind Courtenay Drive in the
former residential red zone.
WHoW deputy chairman Jason Mill
says the trust hopes to have it operating
on October 1ifthe play park is approved.
‘‘The feedback we’ve had from the
council is that we should know by mid
April.
‘‘We need to order it and pay for it by
May 15 so we can get it here in time.’’
The aqua play park would be a
temporary project while the trust
completes afull feasibility study for an
aqua sports facility as aKaiapoi
regeneration project.
An initial prefeasibility study
conducted last year indicated such a
facility could be commercially viable.
The trust has been engaging with the
Ngai Tuahuriri Runanga to support
longterm mahinga kai initiatives in the
area, and it plans to engage local school
children to help with water quality
testing.
The lake is an old stormwater pond,
but if looked after could provide a
valuable community resource, Mr Mill
says. ‘‘It’s apiece of water that needs
some work.
‘‘There’s abit of weed in there, but we
are very keen to instigate some more
work to ensure it is safe to use.
‘‘There’s apicnic area and adog park,
so it will make agreat space for
families.’’
Initial tests indicate that the water
quality in the lake would be suitable. But
the Waimakariri District Council will
require more testing and discussions
with Environment Canterbury before
making afinal decision.
The trust plans to use large storage
containers on the site as akiosk,
changing rooms and toilet facilities.
The aqua play equipment is inflatable,
so it can be deflated each night and
locked away in one of the storage
containers.
It would operate for six months of the
year, with the containers and all
equipment removed from the site during
the offseason.
KaiapoiTuahiwi Community Board
chairwoman Chris Greengrass
welcomed the proposal.
‘‘Any new proposal is welcome for
Kaiapoi which will bring visitors to the
town for the right reasons, and I’m very
encouraged by the positive comments
I’m hearing and seeing.
‘‘The aqua play park will be aunique
experience for residents and visitors
alike, and will bring another dimension
to what Kaiapoi already offers. Another
reason to spend the day here.’’
The WaimakaririAgefriendly Advisory
Group has beenupdated by its housing
subgroup, which is focusedonthe
shortage of suitable housing in the
district as our population continues to
rise, particularlyinthe olderage group.
Nearlyaquarter of New Zealanders
will be over the age of 65 by 2034,
accordingtoStatistics New Zealand
figures.
Thirtypercent of peopleinthe
Waimakariridistrict will be over 65 by
2028.
We just need to look in our local
Specifically,the council wants
feedback on three things: New
community facilities for Pegasus and
Ravenswood, upgrades to the Rangiora
The National Party wanted to commit
We have awonderful, marketdriven
In fact, the commission’s own report
suggests that the Emissions Trading
Waimakariri’s Tuhaitara Coastal Park
on Saturday, April 17, to continue
The meeting point will be in Tiritiri
run from 10am to 1pm.
The Te Kohaka oTuhaitara Trust
will supply spades, and the trees for
planting.
It will also provide drinking water
but to minimise the use of singleuse
plastic, volunteers are asked to bring
their own reusable water bottle.
Volunteers should also take work
"As a Council, we are carefully
evaluating this. We look forward to
public consultation to better
understand your views on these
essential services. In the meantime,
we will use this funding to upgrade
many services, we have until the end
of March 2022 to use this funding."
Aword from your CEO, Hamish Dobbie
There’s something in the water. This expression is relevant now more
than ever, with central government proposing to amalgamate three
waters (drinking, waste and storm water) services regionally, into newly
formed super entities separate from local government – local
government being entities like Hurunui District Council.
Earlier this year the Hurunui district was allocated $7.5 million for three
waters projects throughout our district, as part of the Government’s
$761 million COVID-19 stimulus package, and a way to get the
conversation rolling about this potential amalgamation. So far, we have
identified 22 individual projects. To date we have used $1.1 million.
Currently underway isthe installation of 2.4km of new waste water main
from Teviotview Place to Hursley Terrace, Amberley. This larger
diameter of the new main will increase the capacity in the township’s
wastewater network to cater for future development. Other projects
include the construction of new water reservoirs district wide to improve
storage capacity. Groundwater investigations district wide aim to find
potential new drinking water sources toprovide amore resilient water
supply and cater for future demand. Anumber of watermain upgrades
have been planned to replace aging infrastructure and increase
capacity. Over the next few months you will see watermain upgrades in
Amberley, Hanmer Springs, and Waiau.
The rationale behind amalgamation is largely based on economies of
scale associated with larger organisations, significantly increasing
compliance (and costs) associated with the government's new water
regulator (Taumata Aurowai) and socialisation of costs across
population density.
As aCouncil, we are carefully evaluating this. We look forward to public
consultation to better understand your views on these essential
services. In the meantime, we will use this funding toupgrade many
services, we have until the end of March 2022 touse this funding.
Fun
fact!
With Easter coming up, we have afew facts about the Hurunui District’s roading toprepare you for your Easter travels!
We have 601kms ofsealed roads and 853kms of unsealed roads. These roads feature 274 hectares of reserves, 286
bridges, 15 halls and pavilions, and 17 other community buildings. These roads also provide the convenience of 30 public
toilets for comfortable travel. Stay safe this Easter weekend!
It’snoholds barred as wrestlers
prepare for Kaiapoi fight night
By DAVID HILL
Wrestling fanswill get to live out their
fantasies at the Kaiapoi Club on Saturday
night.
The KaiapoibasedUnified
Championship Wrestling will bring back
memories for those who remember 1980s
wrestling starssuch as The Bushwhackers,
Macho Man Randy Savage,and Hulk
Hogan.
Just likethe 1980s television show, WWF
Superstars of Wrestling,the Kaiapoibased
wrestlers have their own personas and
back stories. And, of course, thereare good
guys and badguys, saysChris Miles,of
Kaiapoi.
Chris is known as ‘‘The Bogan Jesus’’,
who ‘‘turns water into bourbon’’, and his
main rival is ‘‘Robbo the Aussie
Dreamboat’’.
‘‘Robbo’’, or Shaun London, is one of the
‘‘bad guys’’ because, well, ‘‘who doesn’t
hate adirty Aussie’’, Shaunsays.
True to form, Robbo’strademark move
is the ‘‘underarm bowl’’.
‘‘It’sasmuch about the story as the
wrestling. It’s Days Of Our Lives for men.
It’s likewatching Shortland Street —
somethinginitmakesyou want to keep
comingback,’’ he says.
‘‘There is banter and beverages.’’
But safety is paramount, with wrestlers
training for monthsbeforeentering the
ring. ‘‘It hurts more than you realise. We
might be putting on ashow, but Ican
assureyou theimpact is very, very real,’’
Shaun says.
The semiprofessional wrestlers train
two or three nights aweek for the fight
nights, with about six to eightshows ayear
held upstairs at the Kaiapoi Club.
‘‘It’sanamazing wrestlingcrowd. Our
oldestfan is in her 90s and we had ababy
at the last show,’’ Shaun says.
‘‘We make sure there’s no swearing, so
kids can come. And noone is on steroids—
we’re all naturalathletes,’’says Shaun,
who playedbasketball to ahigh levelin
Australia before moving to Christchurch.
The wrestlers preferthe 1980s style of
wrestling,which they grew up withon
television, to the ‘‘ninjaflips’’ used by
modernday professional wrestlers.
While theirwrestling heroes made a
fortune from their sport, Kaiapoi’s
wrestlers have day jobs.Shaunhas a
masters degreeinpsychologyand is a
support worker for peoplewith
disabilities, whileChrisisatradesman.
‘‘We don’tmake alot of money (from
wrestling), but it’sprofitable enough to go
into the next show,’’ Chris says.
Saturday night’s wrestling will hostthe
company’s first women’smatch with
‘‘Shay’’— Ayesha Still, of Christchurch —
takingonNorthland wrestler ‘‘Grace
Lightning’’.
Fight night ... Referee ‘‘John Reginald’’, also known as John Barnden, of Christchurch,
preps ‘‘Shay’’ (Ayesha Still, of Christchurch) on the finer points of wrestling ahead of her
first big fight at the Kaiapoi Club on Saturday night.
Mattes wins dairy trainee title
By DAVIDHILL
North Canterbury has anew
dairy industry champion.
The region has continued
its good run in the
Canterbury/North Otago
Dairy Industry Awards, with
Mattes Groenendijk winning
dairy trainee of the year.
The 25yearold is afarm
assistant at Ngai Tahu
Farming’s 950cow,
303hectare Rangiora
property. He won $5625 in
prizes and two merit awards.
Mattes, afirsttime entrant,
grew up on adairy farm in the
Waikato. He holds amasters
degree in science from
Massey University.
‘‘Increasing global demand
for safe, healthy and nutritious
food that is produced to
ahigh environmental and
animal welfare standard
makes me optimistic about
the future of New Zealand
dairy farming,’’ he says.
‘‘I see myself fitting in as an
innovator and early adopter
of new farming techniques,
systems and technology.’’
Staffing shortages through
calving and mating in his first
season were challenging, he
says.
‘‘I’m proud Iput in 100
percent effort during that
period to get through it and
2355873v1
still achieve good results.
‘‘During the harder times,
I’m driven by wanting to
provide the best care for the
animals, as well as
supporting my workmates.’’
Mattes would like to see an
improved lifestyle and more
worktime flexibility for
people in the industry.
North Canterbury had
another representativie in
the trainee category, 25yearold
Waimakariri farm
assistant and firsttime
entrant Kelly Poehls, who
works for Margaret and
Richard SpencerBower on
their 324hectare, 1060cow
farm.
Rebecca named as finalist
ACheviot farmer is one of
two finalists in the Dairy
Women’s Network’s
second annual regional
leader of the year award.
Rebecca Green has
been chosen alongside
Northland farmer Donna
Griggs from among the
network’s 70 regional
leaders throughout the
country.
‘‘Our regional leaders
are the faces of the Dairy
Women’s Network and
are the first point of
contact for farmers
around New Zealand,’’
chief executive Jules
Benton says.
‘‘They put enormous
amounts of effort and time
into organising and
hosting regional events to
provide their
communities with the
knowledge to further
benefit local farms and,
ultimately, the wider
industry.’’
She says both finalists
demonstrate afocus on
the organisation’s value
Rebecca Green
of building connections.
These can range from
organising and hosting
events to connect with
regional members, to
hosting discussion groups
on their farms,
involvement in school
boards, and getting
involved in regional
branches of industry
organisations, such as the
Dairy Industry Awards
and Federated Farmers.
‘‘The award not only
highlights the effort they
put in to their roles as
volunteer regional
leaders, but the work they
do behind the scenes for
the good of the industry.
‘‘Our two finalists are
both excellent
representatives of the
Dairy Women’s Network
and consciously
incorporate our values
into their work and daytoday
lives.’’
This year’s award is
supported by FMG.
The 2021 Dairy
Women’s Network
regional leader of the
year will receive a
registration to the Dare to
Lead programme
facilitated by Boma New
Zealand, including travel
to the location of the
programme.
The winner will be
announced at agala
dinner in Taupo next
Thursday.
Covid19 hascreatedopportunities as well
as challenges for dairy industry
recruitment. AgriTrainingbusiness
development manager Bryn Price,
speaking at last week’s South Island
AgriculturalField Days at Kirwee, said
attracting young Kiwis to the industry has
always been achallenge.
Whileborderrestrictions had closedthe
door on many migrant workers, Covid19
uncertainty had opened the eyesoflocal
workers who have not previously
considered an agriculturalcareer.
‘‘We mostly do the training and workin
with recruitment companies,but in the
last 12 months much of our work has been
in offering snappy,shortcourses to retrain
and redeploy peoplewho lost theirjobs.
‘‘We’ve always struggled to get people
and as an industry we’re still shortofstaff
in Canterbury. Most of that willbedairying
and arable. So we needmore people.’’
WhileAgriTraining normally worked
with school leavers, this year it has had
‘‘We say to people that they all have
‘‘I had awomanwho was amanagerin
hospitality who enquired and Isaid ‘you
have staff management skills and you can
do rosters and planyour time, so yes, you
have to stepback for ayear or two,but you
will move up prettyquickly’.
‘‘We are getting people with avariety of
skills who haven’t naturally come to us.’’
Many schools tended not to promote
agriculture as acareer option, which
presentedachallenge to industry
recruiters, Mr Pricesaid.
‘‘We wanttoget into the schools so they
are aware of the opportunities. Alot of
youngpeople, especially boys, have alot of
energy and don’t want to stayinthe
classroom,soifyou canget them outonthe
Mycotoxins under
the radar for many
Mycotoxins are toxic secondary
metabolites produced by fungi (moulds)
that cause an undesirable effect
(mycotoxicosis) when animalsare
exposed.
The occurrenceand concentrationsare
variable by year, whichisexpected
because of the annualvariation in weather
conditions and plant stressors knownto
affect mycotoxin formation.
This season, being warm and humid, was
particularly favourable for growing
conditions for moulds, resulting in high
mycotoxin levels on many farms.
The primary classes of mycotoxins are
aflatoxins, zearalenone, trichothecenes,
fumonisins, ochratoxinA,and the ergot
alkaloids.
Ruminants appear relatively tolerant of
the adverseeffects of mycotoxins, perhaps
because of the ability of the rumen
microflora to partiallydetoxify these
agents.
Ruminaldegradation of mycotoxins may
have helped mask mycotoxin effects in
dairy cows, which in recentyears have
becomemore recognisedasproduction
stresseshave increased,and as the
industry has paid more attention to
management.
However,increasedrumenpassage
rates of today’s high production dairy
cattle can likely overwhelm the ability of
the rumentocompletely denature the
toxins.
Mycotoxins, in large doses, can be the
primary agent behind acute health or
production problems in adairy herd.
From the field tothe feedmill and your farm to
our fork, ALLTECH MYCOTOXIN MANAGEMENT
can help you safeguard the health of your
animals, thequalityofyour feed andthe
security of our food supply.
Your animalsare your business.
Protecting them is ours.
www.knowmycotoxins.com
However, more likely, mycotoxins are
contributing to chronic problems,
including ahigher incidenceofdisease,
poor reproductive performance, or
suboptimalmilk production. Ruminal
degradation of mycotoxins helpsprotect
the cow against acute toxicitybut may
contribute to chronic problems associated
with longterm consumption of low levels
of mycotoxins.
Mycotoxins affect dairy cows by
reducing feed consumption, reducing
nutrient use, alteringrumen fermentation,
suppressing immunity, altering
reproduction, irritatingtissues, and
causing cellular death.
They exert their effectsthrough several
means:
Reduced intakeorfeed refusal;
Reduced nutrient absorption and
impaired metabolism;
Alteredendocrineand exocrine
systems;
Suppressed immune function;
Alteredmicrobialgrowth.
More than 80 animal trials conducted
around the worldhave demonstrated that
feeding the Alltech productMycosorb can
be used as part of astrategy to address
mycotoxinsinfeed.
Mycosorb has beenproven to adsorb a
wide range of mycotoxins quickly and
effectively, providing anatural solution to
address this issue.
Field days draw bumper crowds
By DAVID HILL
Record crowds flocked to
the South Island
Agricultural Field Days last
week.
Nearly 25,000 people
lined up to see the
machinery demonstrations,
primary industry trade sites,
and interactive stalls on the
first two days of the threeday
event.
‘‘We’ve had awonderful
few days,’’ organising
committee chairwoman
Michaela McLeod said.
The forecast of great
weather on the final day
pointed toward another
bumper crowd.
‘‘The feedback we’re
getting is the exhibitors are
really enjoying the positive
engagement they’re having
with the public, which is a
great achievement for our
organising committee which
is largely made up of
volunteers.’’
Site holders reported
good engagement with
clients, with most just
pleased to get out to see
what was on offer.
Lincoln University
student engagement
manager Jaime Shone said
many prospective students
had called in, while alumni
had enjoyed popping by to
catch up with the latest
developments.
The Silver Fern Farms
site was popular, promoting
its new burger range, while
suppliers and shareholders
were treated to lunch by
Dunedin chef Greg Piner,
New Zealand retail brand
manager Elise Le Compte
said.
‘‘The burgers are going
down atreat.’’
Sarah Reed, of Culverden,
who developed her own
clothing line, The Grumpy
Merino, during last year’s
lockdown, was pleased to
get out and talk to clients.
She was promoting her
new blanket range and
knitting yarns which were
fully traceable to sheep from
the The Grampians station.
‘‘It’s pretty important to us
as afamily operation that we
have the diversity which
gets us all involved, so it’s
not just the boys’ gig.’’
Police Sergeant Richard
van Asch, who breeds South
Devon cattle, was out doing
the rounds.
The police joined forces
with Fire and Emergency
New Zealand, St John and
the Malvern Community
Patrol to present an
emergency services site
with the police tractor,
provided by farm equipment
supplier Norwood,
attracting the most
attention.
‘‘The tractor always
breaks the ice and
invariably we hear about
unreported crime,’’ Mr van
Asch said.
Police could respond only
to reported crime, so the
public were reminded to
call 111 in an emergency, or
call 105, or go online to
105.police.govt.nz.
The 2021 AgriInnovation
Award went to Frizzell’s
Smart Paddock Weigher,
which allowed farmers to
weigh young livestock in the
paddock.
Best site went to Alpine
Buildings NZ, which took
home the Hamish Reid
Memorial Trophy, given in
memory of the former field
days organising committee
chairman.
The best big site went to
Polaris, while Survus
Consultants took home the
best small site.
Rangiora Toyota
Sefton triumphs
in cricket final
Sefton won its first country
cricket title in three years
after its senior players
stood up in key moments in
ahardfought final against
Darfield on Saturday.
Rangiora’s showpiece
MainPower Oval cricket
ground hosted the final of
the CRV Ambreed Country
Premier One Day 2020/21
competition.
Ayoung and talented
Darfield XI batted first on
the firstclass ground, but
the side was in early
trouble at 33/2 after
Canterbury Country
paceman Jed Roberts
cheaply removed its
openers, brothers Zak and
Liam Foulkes.
Ryan Hughes batted
superbly to anchor the
innings before he was
stumped by Tim Harrison
off the wily bowling of Nigel
Granger for 64 off 80 balls.
It was then another
experienced and canny
Sefton campaigner, Jeff
Jones, who swung the match
firmly in favour of the
Seals.
Jones ripped through the
middle order, snaring four
about the dra Long Term Plan 2021 -2031.
The Long Term Plan (LTP) is Council’s key
making sure we keep up with growth, Covid-19
economic recovery, climate change/sustainability,
and the impact of the Three Waters Review.
Specifically the Council are asking for feedback on:
• Parking in Rangiora –including acar park building.
