What’s
happening
with rentals
in Rolleston?
Property managers have described the
current rental market in Rolleston as quite
buoyant. New and established properties
are being snapped up quickly, with
numerous applications being provided
to the landlord for selection. As a result,
many rentals are finalised within 2–3
weeks of being advertised. However, some
properties are not advertised as property
managers already have a tenant waitlist.
The median rental price for a threebedroom
property is $500–$530 a
week, while a four-bedroom property
is likely to rent for $550 and upwards.
Common features that tenants seek are
two bathrooms and double garaging, and
these features can command a higher
rent. Another consideration is whether
the rental is pet friendly. This decision
comes down to individual landlords, but
communication and open discussion, and
even supplying references may help your
application.
As a renter, with numerous applications
being lodged, you may be looking for tips
to get your applications accepted. Some
viewings are by appointment only, and
the property manager will get to meet
you and ask questions. This meeting is
your opportunity to show yourself in
the most favourable light. Landlords
and property managers are looking for
what makes you stand out from other
applicants. Therefore, it is essential to
lodge a fully completed application as
soon as you can. This application can also
be an opportunity to include details about
yourself, family or pets and even a photo
to make you stand out.
On the other side of rental properties
is the market for investors or owners.
There has been a significant shift upwards
in house purchase prices, which doesn’t
always equate to what rent landlords can
charge. Landlords must also consider
compliance requirements and healthy
homes regulations, and a common issue
appears to be heating compliance. Not
all new builds meet these healthy homes
criteria for rentals. The healthy homes
standards have specific and minimum
heating, insulation, ventilation, moisture
and drainage standards, and draught
stopping requirements for rental
properties. Tenancy Services states, “All
private rentals must comply with all
healthy homes’ standards within 90 days
of any new or renewed tenancy on or
after 1 July 2021, with all private rentals
complying by 1 July 2024.” Landlords who
don’t meet the healthy homes standards
are in breach of the Residential Tenancies
Act 1986 and may be liable for damages
up to $7,200.
