with rentals<br />

Property managers have described the<br />

current rental market in Rolleston as quite<br />

buoyant. New and established properties<br />

are being snapped up quickly, with<br />

many rentals are finalised within 2–3<br />

weeks of being advertised. However, some<br />

properties are not advertised as property<br />

The median rental price for a threebedroom<br />

property is $500–$530 a<br />

to get your applications accepted. Some<br />

you and ask questions. This meeting is<br />

your opportunity to show yourself in<br />

the most favourable light. Landlords<br />

and property managers are looking for<br />

what makes you stand out from other<br />

applicants. Therefore, it is essential to<br />

lodge a fully completed application as<br />

soon as you can. This application can also<br />

be an opportunity to include details about<br />

yourself, family or pets and even a photo<br />

is the market for investors or owners.<br />

There has been a significant shift upwards<br />

in house purchase prices, which doesn’t<br />

charge. Landlords must also consider<br />

compliance requirements and healthy<br />

homes regulations, and a common issue<br />

appears to be heating compliance. Not<br />

all new builds meet these healthy homes<br />

criteria for rentals. The healthy homes<br />

standards have specific and minimum<br />

heating, insulation, ventilation, moisture<br />

and drainage standards, and draught<br />

stopping requirements for rental<br />

properties. Tenancy Services states, “All<br />

private rentals must comply with all<br />

healthy homes’ standards within 90 days<br />

of any new or renewed tenancy on or<br />

after 1 July <strong>2021</strong>, with all private rentals<br />

complying by 1 July 2024.” Landlords who<br />

don’t meet the healthy homes standards<br />

are in breach of the Residential Tenancies<br />

Act 1986 and may be liable for damages<br />

up to $7,200.<br />
