Pub Summary<br />

The Nags Head is a well known pub, located in the heart of Lancaster’s town centre; historically<br />

it has been traded as a traditional drink led pub.<br />

Opportunity<br />

Punch is planning a transformational investment of around £250,000 in order to develop The<br />

Nags Head into a high-end bar venue which will primarily attract young professionals. It is


expected that the new operator will trade throughout the day and introduce an offer which<br />

incorporates quality food, a range of cask ales, wines, cocktails and entertainment.<br />

The property also benefits from an annexe to the side of the building, which has separate access<br />

and the potential to be converted into 8-12 letting rooms, office space or management<br />

accommodation. This area would need to be developed by the new operator and will not be<br />

included in the Punch funded investment; this revenue however will not be rentalised. The pub<br />

also has a significant amount of basement space which could be used by a micro-brewer or as<br />

further trading space.<br />

your fixed rent low by agreeing to pay more for your target number of<br />

tied beer barrels. Any barrels you buy above your target are sold to you<br />

at full discount through a rebate in our volume growth incentive scheme.<br />
