Guests are attracted to <strong>Glenferndale</strong> for a variety of reasons. There are a lack of letting rooms in this area of Midlothian and<br />
given that the population of Penicuik is in excess of 17,000 there are always occasions when friends and family <strong>com</strong>e to the<br />
area and require somewhere to stay. The nearby Rosslyn Chapel with its historic connections is another major attraction to<br />
the area and accounts for a good number of bookings to <strong>Glenferndale</strong>.<br />
The large and expanding Science Park at the nearby Bush Estate is another great source of business. Recently the Royal<br />
Dick Veterinary Hospital, part of Edinburgh University has opened in this area as has the Roslin Institute (famous for cloning<br />
Dolly the Sheep) and these and other scientific institutes ensure large numbers of visitors to the Penicuik area.<br />
As previously mentioned the business is traded on a fairly low key basis and could easily be opened 12 months a year.<br />
There is also scope to increase the number of bedrooms that are made available to guests and this can be appreciated<br />

The hall has a wood floor and to one corner is situated a desk utilised as a reception area. Also on the ground floor is an<br />
attractive lounge with feature fireplace, two double bedrooms, elegant dining room and <strong>com</strong>fortable conservatory<br />
looking out over the garden and the hills beyond. There is also a showerroom with toilet facilities and two separate<br />
toilets/washrooms. There is also a spacious games room situated on the ground floor; originally built to house a<br />
swimming pool, this room is extremely versatile. It could easily be used as a luxury living area, studio or bed/sittingroom<br />
and has a small kitchenette area.
The kitchen is a major feature of the property. The room is spacious, fitted with quality light wood units and ample work<br />
surfaces. There is a central storage unit/breakfast bar area and the room can easily ac<strong>com</strong>modate a dining table. To the<br />
corner is a semi-<strong>com</strong>mercial stove with extraction above. The utility room leads from the kitchen and is another spacious<br />
room plumbed for a washing machine and also housing a sink unit.<br />
First Floor Ac<strong>com</strong>modation<br />
The owners have kept the first floor for the use of guests. Currently there are four rooms offered for letting; three double<br />
rooms and one family room (with double and 2 single beds). The rooms are beautifully presented and are furnished and<br />
decorated to a high standard. Two of the rooms have ensuite facilities with the remaining two rooms having their own<br />
private facilities. A fifth single bedroom is also available and is handy for the use of families staying at the house.<br />
The floors of the house are extensively finished in quality wood flooring with the exception of the kitchen and utility room<br />
being fully tiled.<br />
The house has to be personally viewed to be fully appreciated. The entire building is light, airy, spacious and very<br />
wel<strong>com</strong>ing.<br />
External<br />
To the front of the property is a large car parking area and drive. This is finished in monoblocking with stone chipped areas<br />
housing large planters also located to the front of the house. The large detached double garage is also situated here and<br />
above it is a large storeroom which would be suitable for conversion to an office or even a self-contained bedroom.<br />
To the side of the property is a large strip of woodland which helps create a real country feel for the house.<br />
