Glenferndale is located in a quiet residential area looking out to the rear onto open countryside in the Pentland Hills and beyond. The Business Glenferndale was built as a luxury house and around 3 years ago the owners decided to create a Bed & Breakfast business which has proved extremely successful. The business is run on a fairly low key basis to suit the current proprietors’ requirements and has vast potential to be expanded further if so required. There are a lack of letting rooms in this area of Midlothian and given that the population of Penicuik is in excess of 17,000 there are always occasions when friends and family come to the area and require somewhere to stay. The nearby Rosslyn Chapel with its historic connections is another major attraction to the area and accounts for a good number of bookings to Glenferndale. The large and expanding Science Park at the nearby Bush Estate is another great source of business. Recently the Royal Dick Veterinary Hospital, part of Edinburgh University has opened in this area as has the Roslin Institute (famous for cloning Dolly the Sheep) and these and other scientific institutes ensure large numbers of visitors to the Penicuik area. As previously mentioned the business is traded on a fairly low key basis and could easily be opened 12 months a year. There is also scope to increase the number of bedrooms that are made available to guests and this can be appreciated when viewing the property. The Property Glenferndale was built in 2000 and great care was taken to ensure the house offered spacious comfortable, even luxury, accommodation to its occupants. The house is reached by a wide monoblocked driveway with electronically operated gates at the start of the drive in. Also on the ground floor is an attractive lounge with feature fireplace, two double bedrooms, elegant dining room and comfortable conservatory looking out over the garden and the hills beyond. There is also a showerroom with toilet facilities and two separate toilets/washrooms. There is also a spacious games room situated on the ground floor; originally built to house a swimming pool, this room is extremely versatile. It could easily be used as a luxury living area, studio or bed/sittingroom and has a small kitchenette area.
The kitchen is a major feature of the property. The room is spacious, fitted with quality light wood units and ample work surfaces. There is a central storage unit/breakfast bar area and the room can easily accommodate a dining table. To the corner is a semi-commercial stove with extraction above. The utility room leads from the kitchen and is another spacious room plumbed for a washing machine and also housing a sink unit. First Floor Accommodation The owners have kept the first floor for the use of guests. Currently there are four rooms offered for letting; three double rooms and one family room (with double and 2 single beds). The rooms are beautifully presented and are furnished and decorated to a high standard. Two of the rooms have ensuite facilities with the remaining two rooms having their own private facilities. A fifth single bedroom is also available and is handy for the use of families staying at the house. The floors of the house are extensively finished in quality wood flooring with the exception of the kitchen and utility room being fully tiled. The house has to be personally viewed to be fully appreciated. The entire building is light, airy, spacious and very welcoming. External To the front of the property is a large car parking area and drive. This is finished in monoblocking with stone chipped areas housing large planters also located to the front of the house. The large detached double garage is also situated here and above it is a large storeroom which would be suitable for conversion to an office or even a self-contained bedroom. To the side of the property is a large strip of woodland which helps create a real country feel for the house. To the rear is a patio with adjacent decked area. Beyond this is a large garden, mostly covered with wood chips. Here is located a summer house and a garden shed. Services All mains services are connected. There is a gas fired central heating system. Summary Glenferndale is a unique and extremely attractive property. The house offers very comfortable living accommodation for the owners with the added attraction of a good level of income from offering bed and breakfast to a wide variety of guests.
