Situation<br />

<strong>Glenferndale</strong> is situated in the town of Penicuik which is located to the south of Edinburgh and backed by the beautiful<br />

Penicuik is a popular <strong>com</strong>muter town as it has great connections into the city centre and is also close to the Edinburgh City<br />

by-pass making the airport within easy travelling distance. <strong>Glenferndale</strong> is located in a quiet residential area looking out to<br />

the rear onto open countryside in the Pentland Hills and beyond.<br />

The Business<br />

<strong>Glenferndale</strong> was built as a luxury house and around 3 years ago the owners decided to create a <strong>Bed</strong> & <strong>Breakfast</strong> business<br />

which has proved extremely successful. The business is run on a fairly low key basis to suit the current proprietors’<br />

requirements and has vast potential to be expanded further if so required. At the present time the business is open<br />

Guests are attracted to <strong>Glenferndale</strong> for a variety of reasons. There are a lack of letting rooms in this area of Midlothian and<br />

given that the population of Penicuik is in excess of 17,000 there are always occasions when friends and family <strong>com</strong>e to the<br />

area and require somewhere to stay. The nearby Rosslyn Chapel with its historic connections is another major attraction to<br />

the area and accounts for a good number of bookings to <strong>Glenferndale</strong>.<br />

The large and expanding Science Park at the nearby Bush Estate is another great source of business. Recently the Royal<br />

Dick Veterinary Hospital, part of Edinburgh University has opened in this area as has the Roslin Institute (famous for cloning<br />

Dolly the Sheep) and these and other scientific institutes ensure large numbers of visitors to the Penicuik area.<br />

As previously mentioned the business is traded on a fairly low key basis and could easily be opened 12 months a year.<br />

There is also scope to increase the number of bedrooms that are made available to guests and this can be appreciated<br />

when viewing the property.<br />

The Property<br />

<strong>Glenferndale</strong> was built in 2000 and great care was taken to ensure the house offered spacious <strong>com</strong>fortable, even luxury,<br />

ac<strong>com</strong>modation to its occupants. The house is reached by a wide monoblocked driveway with electronically operated gates<br />

at the start of the drive in.<br />

Guests entering the house are met by an extremely impressive lounge with a magnificent double staircase leading to the<br />

first floor ac<strong>com</strong>modation.<br />

Ground Floor Ac<strong>com</strong>modation<br />

The hall has a wood floor and to one corner is situated a desk utilised as a reception area. Also on the ground floor is an<br />

attractive lounge with feature fireplace, two double bedrooms, elegant dining room and <strong>com</strong>fortable conservatory<br />

looking out over the garden and the hills beyond. There is also a showerroom with toilet facilities and two separate<br />

toilets/washrooms. There is also a spacious games room situated on the ground floor; originally built to house a<br />

swimming pool, this room is extremely versatile. It could easily be used as a luxury living area, studio or bed/sittingroom<br />

and has a small kitchenette area.
