How to present your property for<br />
winter-warming sales<br />
Winter is an ideal season for selling your<br />
home. For one, there are typically fewer<br />
listings than in the warmer months,<br />
coupled with the same numbers of<br />
potential buyers.<br />
Secondly, home buyers know you mean<br />
business when selling your property in<br />
winter. Without the benefit of blooming<br />
spring gardens and inviting summer<br />
temperatures, the unique qualities of<br />
your property can come to the fore.<br />

home well in the traditional season of<br />

Clear the home of clutter<br />
A clutter-free home provides the<br />
illusion of extra space and also paints a<br />
picture of potential uses or scenarios for<br />
interested buyers. It pays to be ruthless<br />
in the culling process, where clear, clean,<br />
uncluttered spaces always supplant<br />
sentimentality. If you can afford to move<br />
much-loved but extraneous furniture and<br />
objects into storage, you are advised to<br />
do so.<br />
A neat garden should define your great<br />
outdoors<br />
With the absence of leafy greens and<br />
bright blooms, winter gardens are<br />
traditionally spare. This is why they<br />
should be presented in meticulous detail.<br />

Part of our normal 3 monthly inspection<br />
process which we conduct every three<br />
months is to ensure that the smoke<br />
alarms in our rental properties are in<br />
place and in working order. However<br />
over the past few weeks I have been<br />
alarmed at the amount of smoke alarms<br />
that have been removed by tenants.<br />
We know some of the alarms will be<br />
beeping at some ungodly hour of the<br />
night resulting in them being pulled down<br />
to quieten them, what seems to happen is<br />
that there is either a time delay in getting<br />
them back up, or they don’t go up again at<br />
all! This creates a major safety issue.<br />
Part of our induction process with our<br />
tenants is advising them that if they have<br />

If you have a spa, make sure that<br />
it is cleaned and/or covered at all<br />

warmth, scene-setting and energy saving.<br />
Similarly, the aroma of winter spices,<br />
such as clove and cardamom, the scent of<br />
freshly baked goodies, and the additional<br />
background music, creates a warm and<br />
inviting atmosphere that can prove<br />
irresistible to aspirational buyers.<br />
Complete any DIY projects before<br />
listing your property<br />
It’s imperative that decking, painting and<br />
landscaping projects are completed to<br />

begin. There’s little that can enhance<br />
this process quite like a professionally<br />
finished deck, paintwork or a pristine<br />
garden with the multi-seasonal appeal.<br />

alarm. Tampering does of course include<br />
removing it. If a tenant is found to have<br />
tampered with an alarm they could be<br />
fined up to $4,000, and of course once<br />
again they are endangering themselves.<br />
It is important to remember, whether<br />
you are renting, or in your own home,<br />
that even the long-life alarms can fail, so<br />
ensure they are checked regularly, after<br />
